We have a special guest today who we squeezed in before her return home to Tampa Bay, FLA to warm weather, pickleball year round, fruit trees in her backyard. The reasons are obvious why Canadians love Florida. Carmen is a Canadian living in Florida, she's Chartered Professional Accountant Tax Specialist in both Canada and the USA. She owns 70 income properties in the USA, her 24 year old son even owns three rental houses in the States too! Carmen got into investing after selling her business, then in the 2008 real estate crash and bought a portfolio of single family homes in Florida to generate cash flow and replace part of her income. Carmen is a passive investor as SHARE's property management team takes care of everything so she gets to enjoy early retirement income. As Carmen is a practicing Accountant who prepares tax returns for Canadian clients, she introduced clients to invest in US based single family rentals including Andrew Kim, CEO of SHARE and together could see how involved the process from legal setup to ongoing property management but the returns are life changing hence they knew they had to create SHARE, a technology based real estate solution for anyone to become a US landlord without all the hard work. This week on the Transition, I'm joined by Army Veteran and Veterans In Residence Alumni, Simon Karmarkar, Founder & CEO of Refund Wiz, a smartphone mobile e-filing tax return app. His company also offers MasRefund, an app designed specifically for the Spanish-speaking community. As a trained and certified Tax Specialist, Simon noticed a glaring gap in the number of tax specialists who could serve the non-English-speaking Latino community, many of whom wanted to pay taxes, but were nervous about the second and third-order effects of reporting their income. After doing some research, he realized that there are fewer than 10,000 trained and regulated Spanish-speaking tax preparers supporting 63 million Hispanic and Latino people in the United States. To solve this issue, Simon launched Refund Wiz and branded it under MasRefund to reach the Latino community. Body dysmorphic disorder (BDD) is a mental health condition where a person spends a lot of time worrying about flaws in their appearance. These flaws are often unnoticeable to others. While social media doesn't cause BDD, it can amplify the condition. You might constantly take and post selfies, then constantly scrutinize and criticize them. To deal with it, most are going under the knife."Beauty is Pain(ful) and costly..."The costs?The annual value of Total Beauty + Skin sales for Black consumers stood at $7.42B at the end of April, according to NielsenIQ Omnishopper. Hair Care is the top category for Black consumers, with approximately $2.29B in annual sales. This is unsurprising, given the unique needs of textured hair types and the popularity of natural hair movement. Yet what is surprising is that the Facial Skin Care category is the least lucrative, making just $1.05B. Generating $1.94B, the Cosmetics and Nail Grooming category is also surprisingly weak, considering the size of the overall U.S. markets for both categories. Americans have an absolute mountain of credit card debt in 2022 — $841 billion, to be exact.Overall, the national average card debt among cardholders with unpaid balances was $6,569. That includes debt from both bank cards and retail credit cards.The four states with the most debt were all on the East Coast, while the three lowest were found in the South. There was a major difference in balances between the states at the top and bottom of our rankings, with New Jersey cardholders owing $7,872 and Kentucky's owing $5,441. That means the average New Jersey balance is 45% higher than the average balance in Kentucky.
