Investors update older homes, and their prices TikTok users took aim when a Brooklyn design firm in 2023 listed a renovated property in Beacon for nearly five times the amount it had paid three years earlier. In a one-minute post in July 2023, a user named BavidDoughy ranted about the 1940-built Cape Cod at 112 Washington Ave. that Factioned bought for $260,000, renovated and relisted for $1.25 million. "This video goes out to all the greedy, delusional house flippers in my area who are buying houses like this and doing too much," he said. The post prompted more than 55,000 comments. Factioned was not that delusional. In June, the home sold for $1.1 million. Nor is the company alone in replacing the city's modest single-family homes built many decades earlier with modern residences. An 1880s Victorian at 33 Davis St. with three bedrooms and three baths that sold for $325,000 in August 2020 underwent a restoration in 2022 that added two bedrooms and a bathroom. The property sold in June for $2.23 million, or $330,000 more than the asking price. A limited liability company that bought 144 Spring Valley St. for $370,000 in March demolished the two-bedroom house and is building a new five-bedroom one offered for $1.7 million. It will have "double-height" ceilings on the first floor and a "stunning patio and spacious yard with views," according to the Zillow listing. Spring Valley runs along Fishkill Creek. The same investors won Planning Board approval to subdivide 46 Judson St., built in 1930. They renovated that property, selling it for $960,000 in January, and used the second lot to build 50 Judson St., which is for sale at $1.35 million. At Factioned, design director Jared Lairmore said he moved to Beacon, to a home three blocks from the Washington Avenue property, before the pandemic hit in March 2020. With most businesses closing, the firm decided to buy and renovate 112 Washington to keep its staff working. "We made a commitment internally that we weren't going to get rid of any of our staff, if at all possible," said Lairmore. He described the project as a "passion project and not a flip." Factioned's gut renovation included dropping the first floor by 2 feet to increase the ceiling height and adding a sunroom and outdoor balcony with a fire pit. "It would be like if you bought a custom home - where you came to us as a client," said Lairmore. "This has that level of detail and consideration." The median home purchase in November in Beacon was $1.17 million, according to data compiled by the Hudson Gateway Association of Realtors. The sales included 37 N. Elm. Built in 1900, the property sold for $1.2 million after being purchased in February 2023 for $340,000 and renovated. Buyers paid between $900,000 and $1 million for at least four other single-family homes this year. With inventory lower by 19 percent during the 12 months ending Nov. 30, the median price for single-family homes in Dutchess County stood at $465,000 - about 10 percent higher than the previous year, according to OneKey MLS, a listing service. Homes stayed on the market for an average of 57 days, compared to 73 days during the previous year.
Sondra Witt Burch, age 88, passed away peacefully Saturday, December 7, 2024. The day prior had been a day of love, laughter, and tears, surrounded by her loving family. Following a private family burial, a celebration of Sondra's life is scheduled for Wednesday, December 11, 2024, at 2:00PM at Meadowbrook Baptist Church in Robinson, Texas with visitation for family and friends immediately following the service. Sondra was born in Waco, Texas on March 27, 1936, to George Cleveland, Sr., and Virginia Craven Witt. She was a lifelong Waco resident and loved her community. She often reminisced about her family home on Washington Ave and the many mischievous escapades she and her brother Cleveland would get into as children and teens. As a young girl, Sondra and her mother Virginia knitted sweaters for WWII soldiers and entertained local soldiers from the USO by playing piano and organ duets and serving food in their home. During the Waco tornado of 1953, Sondra was having her senior portraits made at the studio of Jimmy Willis. These proofs were found 30 years later by Mr. Willis and personally delivered to the then Sondra Burch. Sondra attended Waco High School where she fell in love with her high school sweetheart, Jackson Bryce Burch and they married June 4, 1955. Sondra and Jack shared 53 wonderful years until Jack's passing in 2008. As newlyweds, Jack served his country in the USAF. While stationed in Germany, Sondra's fondest memories were being a member of the Officer's Wives Club and the birth of her firstborn son, Bryce. Sondra continued her love of service to others by helping organize projects to aid refugees during the Hungarian Revolution. Upon returning to the states, Treacy and Ben arrived six years apart to the day, completing their family. She managed to raise three lively boys while maintaining poise, grace, and style. She was known to bring orange juice or lemonade out to the waste management collectors on occasion! Sondra was proud of her heritage and the Waco community. She served on numerous placements through Junior League of Waco. Service was her gift, and she spent countless hours on local committees and Boards of Director including Waco Cotton Palace, United Way, Hedonia Club, Red Cross, Hillcrest Baptist Hospital Auxiliary, Providence Park Auxiliary, and many more. She coordinated blood drives, created Adopt A Grandparent programs and Adopt A School programs, and organized volunteer services and training through many local agencies. Even in her career choices, Sondra chose areas of service. After 25 years of serving as Director of Volunteer Services for Hillcrest Baptist Hospital she retired in 1997. She didn't stay retired long and subsequently served as Director of Volunteer Services for Family Abuse Center, Director of Volunteer Services for United Way, Director of Human Resources for Brazos Psychiatric Hospital, and Director of Volunteer Services and Community Relations for Christus Regis St. Elizabeth. Jack and Sondra prioritized family and Sunday lunch was expected at the Burch household. Some of the family's most treasured memories are those Sunday lunches, and family vacations to Colorado, Mo Ranch, and grandchildren only trips to New York. Sondra wanted her children and grandchildren to see and experience the world and all that life has to offer. She valued creating memories with each one of them and enjoyed “breaking a few rules” for the sake of fun! Colton and Tanner were introduced to the fine skill and technique of “wrapping” houses in Castle Heights along with Friday night sleepovers and non-parent approved movies at Honey and Papa's. Lottie, Amber, and Braxton were immersed in all thing's “girly” such as dolls, tea parties and pretty dresses. She wanted her children and grandchildren to know that life's rewards come first and foremost from a relationship with Jesus, a good work ethic, and treating people with kindness, love, and respect. Following the devastating loss of her husband Jack and two of her sons, Treacy and Bryce, Sondra found love again with Ross Sams Jr. They were married on March 16, 2010. She often called Ross her Knight in Shining Armor. She and Ross loved to travel when their health permitted. When they were no longer able, they reminisced about the adventures they shared together and “planned” many trips that we all knew would never be taken. Sondra was an avid Lady Bears Basketball and Baylor Football fan, a Dallas Mavericks fan, and she grew to love Texas Longhorn Football, Ross's alma mater. Sondra and Ross both suffered the devastating effects of cognitive impairment (dementia) in their later years. As their respective impairments advanced and health declined, it became necessary for Sondra to move to an environment with caregivers who could provide compassionate, empathic, and loving care, as this could not be provided in her home. She spent her final years at Arbor House where she was known as their very own “Georgia Peach”! Sondra flourished under their loving and specialized care and the staff quickly became family. She loved each one of them and we cannot thank them enough for taking care of “Honey.” Sondra expressed her unwavering love for Ross until her death. As with Sondra, we take great comfort knowing that when Ross entered heaven, his body was healed, his mind was restored, and all truths revealed. We know that they loved each other dearly. Sondra was a true “Southern Lady,” full of class and character. She was often compared to the late Audrey Hepburn who spoke the following words… “The beauty of a woman is not in the clothes she wears, the figure that she carries, or the way she combs her hair. The beauty of a woman is seen in her eyes, because that is the doorway to her heart, the place where love resides. True beauty in a woman is reflected in her soul. It's the caring that she lovingly gives, the passion that she shows, and the beauty of a woman only grows with passing years.” Sondra often exhibited this beauty in her kindness to others. She was the perfect hostess and became Pen Pals with many of the children of her close friends while they were away at college or in the military. She had a most giving heart and a beautiful soul. Sondra is preceded in death by her parents; her two husbands, Jackson Bryce Burch Sr., and Ross Martin Sams Jr.; two sons, Treacy Andrew Burch, and Jackson Bryce Burch Jr; and brother and sister-in-law, George Cleveland, Jr., and Martha Witt. Sondra is survived by her son and daughter-in-law, Ben and Genie Burch; daughter-in-law, Tracy Burch Thompson and husband Darrell; sister-in-law, Catherine Burch Bass; grandchildren, Lottie Bullock and husband BJ, Amber Araiza and husband Icaro, Colton Burch and wife Meighann, Tanner Burch, and Braxton Burch; 6 great grandchildren; many nieces and nephews; as well as her lifelong friends Betty Williams, Margie Allen, and Pat Dicorte. Sondra's grandchildren and their spouses will serve as honorary pallbearers. At Sondra's request, memorials may be made in her memory to, Meadowbrook Baptist Church Youth and Children's Ministry Camp Scholarship Fund. The following Ralph Waldo Emerson quote was found written in Sondra's handwriting. “To laugh often and much, to win the respect of intelligent people and the affection of children, to earn the appreciation of honest critics and endure the betrayal of false friends, to appreciate beauty, to find the best in others, to leave the world a bit better, whether by a healthy child, a garden patch, or a redeemed social condition, to know even one life has breathed easier because you lived…This is to have succeeded.” Honey, you have succeeded! But it was when she went to school in Minneapolis-Saint Paul that her true love of cycling took hold. She shares stories from one particularly memorable ride when she and a close group of friends rode around all 5 Great Lakes — finding some hilarious experiences, painful lessons, and an all-out shared love of adventure on two wheels. This is Stephen Schmidt from the Gazette Digital News Desk, and I'm here with your update for September 19, 2023.According to the National Weather Service there is a 40 percent of showers and thunderstorms in the Cedar Rapids area, mainly before 10 a.m. After this it will be mostly sunny, with a high near 82 degrees. There will be a small chance for rain Tuesday evening as well, with a low of around 62 degrees.Five Atkins volunteer firefighters were injured Monday when the firetruck they were riding in rolled into a ditch.The accident happened on a rural road in Benton County shortly before 11 a.m., according to a news release issued by the city.The firefighters were leaving the scene of one call and responding to the scene of another when the truck drove over an uneven surface on the side of the road, rolled into a ditch and landed on its top.Five firefighters were taken to local hospitals where they were treated and released.The truck, a 2022 model, was heavily damaged, the release states, but the department has an older truck that can be used to meet the city's fire and rescue needs while the damaged truck is being repaired.A Cedar Rapids woman waved a kitchen knife at a man, stabbing him several times, before leading police on a chase to get away, authorities said Monday.40-year-old Latoya Taylor faces charges of attempted murder, an operating while intoxicated charge, and several other charges related to ensuing chase with police.Police were called to the 1500 block of Washington Ave. SE about 6 p.m. Sunday for a report of a stabbing, according to Cedar Rapids police.Officers found Willey Davis, 63, of Cedar Rapids, suffering from multiple stab wounds, including one to his neck, which was bleeding when police arrived, according to a criminal complaint.A witness to the stabbing told police Taylor was the aggressor and that she had swung a kitchen knife at Davis, saying “I'm going to kill you,” according to the complaint. The court record did not say what relationship the two had.When police arrived at the scene, they saw Taylor driving away in her mother's vehicle. Officers turned on their emergency lights and sirens to initiate a traffic stop, but Taylor led them on a chase, during which she ran a stoplight and a stop sign and drove more than 25 mph over the speed limit, according to the criminal complaint.Stop sticks — meant to puncture tires — were deployed near the Cedar Rapids Police Department to end the chase and Taylor was taken into custody. Crews are tearing down a vacant warehouse off First Avenue and 29th Street NE that sustained damage in the 2020 derecho's hurricane-force winds, but owner Rick Stickle has no immediate plans for repurposing the property.Stickle, owner of Midwest Third Party Logistics, said it would have cost about $5 million to replace the warehouse's roof, which was damaged in the August 2020 storm — the costliest thunderstorm in U.S. history. The building at 308 29th Street NE also sustained structural damage.“We collectively decided talking with the insurance company that we would settle the claim for somewhat less than that and we wouldn't replace the roof, we'd dismantle the building,” Stickle said.

The community has worked on the puppets for weeks and will get to debut their own latest creation to the public at 7 p.m. on Aug. 18 at New York Mills VFW Post 3289. An additional performance will take place at noon on Aug. 19 at the Finn Creek Open Air Museum.
Saturday, July 29, 2023, Jeffrey Mosher dropped by the REO Town neighborhood of Lansing, MI, for The Lansing Board of Water & Light (BWL) celebration. In this interview, he speaks with General Manager Dick Peffley about what was going on that day. BWL opened its doors for self-guided tours inside the REO Cogeneration Plant and Depot to celebrate the 10-year anniversary of BWL operations in the neighborhood. Washington Ave., Lansing WHEN: Saturday, July 29, 10 am-2 pm The event brought fun for the entire family, including a Touch a Truck display with equipment BWL crews use every day. Fun giveaways, free food, and a new BWL-themed ice cream flavor will be provided while supplies last. BWL Human Resources representatives were also in attendance promoting the benefits of a career at BWL, alongside the BWL's Hometown Energy Savers to learn more about how to reduce energy consumption and save money on electric bills. Visitors were also able to see inside the over 100-year-old REO Town Depot, which was restored and reopened in 2013. This beautiful facility, previously known as the historic Grand Trunk Western Railroad depot, is on the U.S. and Michigan Register of Historic Sites. Everything from the interior woodwork and vaulted ceilings to the terra cotta roof tiles was refurbished or replaced. “This $182 million project was the first gas-fired plant and first power plant built by BWL in 40 years. I'm proud of how the REO Headquarters and Cogeneration Plant significantly contributed to the redevelopment of the REO Town neighborhood by bringing nearly 200 workers to the area,” said BWL General Manager Dick Peffley, who served as the project manager. “At the time of going operational, this plant was hailed as the cleanest and most efficient in the country.” The week before, BWL announced its plan to build over 650 megawatts (MW) of clean energy projects to support its clean energy goals and meet future regional load growth. Across Minnesota and the nation, new and more diverse independent bookstores have been popping up. In fact, for every independent bookstore that has closed since 2020, more than three new ones have opened, according to the American Booksellers Association. It's part of a continuing trend jumpstarted by the pandemic, and each of these bookstores has a story of its own. When Josh Hames saw the storefront up for lease in West St. Paul, he knew it was perfect for a bookstore. It was late at night, and the lights on the side of the building illuminated the old brick building. He could see the tall ceilings through the windows. “It looked like the cover to ‘Needful Things' by Stephen King a little bit,” he said. Hames, 30, opened Other Skies Weird Fiction in 2022, just in time for his favorite holiday: Halloween. The store sells high-quality editions of horror, sci-fi and imaginative fiction. Hames has been collecting these genres since he was 14, but the pandemic shutdown really clarified that passion. “We all had time to reflect on, what are the things that we really, really like to do when we go out? And for me I found that, even before the pandemic, I would always spend all my time looking for books, at Goodwill, thrift shops, estate sales. I was always out there buying books, and I thought, man, that's really important, I want to be a part of that,” he said. It turns out, others do, too, and Hames said he's been blown away by the community of readers who share his interest. A couple hundred miles to the northwest, in Detroit Lakes, Minn., Amy Erickson was feeling the lack of a bookstore in her town. The closest one was about a half-hour away, ever since the local Book World closed. “And when they closed, I said, ‘I don't know that I can live in a town without a bookstore.' It just felt wrong somehow,” Erickson said. Erickson was a 49-year-old stay-at-home mother of three. When the pandemic hit and her husband suddenly stopped traveling for work, they had some big family discussions. “And I said, you know, if I don't do this by the time I'm 50, I'm probably never going to do it,” she said. “I don't want to live knowing that I there was something that I wanted to do and I could do and I just didn't do it.” In May 2022, she took a leap of faith and launched Bluebird Books. It's a family affair: Her three teenage kids are now all old enough to work in the store, along with some of their friends. “I love being surrounded by books all the time,” she said. “My favorite thing in the world is when someone walks back into the bookstore and says, ‘You recommended that book to me, and I absolutely loved it. What else? What other recommendations do you have?' That makes my heart happy.” Bluebird Books and Other Skies Weird Fiction are two of the 15 new independent bookstores that have opened in Minnesota since March 2020. That's a big rise, and it's in line with a regional and national trend. Carrie Obry is the executive director of the Midwest Independent Booksellers Association. She credits the rise in part to Bookshop.org, the website that lets people buy books online and shares the profit with indie bookstores. She says having that online platform has democratized the bookselling industry. “There's just a whole new influx of wonderful much-needed energy and diversity coming through our ranks of bookstore owners,” Obry said. There are challenges, of course, for any bookstore: competition for customers' time and attention, accelerating rent rates in an industry prone to low wages and supply chain issues. Former educator Mary Taris never expected to open a bookstore. When she got fed up with not seeing enough great children's books by authors of color, she started Strive Publishing in 2018. She quickly found the need was far greater than a one-woman publisher could address. After the murder of George Floyd, Taris said Strive publishing was flooded with people wanting to write their own stories. “The civil unrest was a huge contributing factor in me kind of doubling down on my mission to elevate Black voices,” Taris said. She looked for partnerships, and she found space in the IDS building in downtown Minneapolis, tucked among other retailers in the Black-woman owned Sistah Co-op. The tiny Strive Bookstore struggled for foot traffic following its opening in the fall of 2021, but still, Taris saw an impact. “When Black people come in, they're like, ‘Wow, this is for us,'” she said. “And I even get more people who are inspired to write, you know, when they come into the bookstore, and just, it kind of feels like, the more I can do in the book space, the more our mission can come alive.” Working with the Minneapolis Downtown Council, she's about to open a second location in the historic Young Quinlan Building on Nicollet Avenue in downtown Minneapolis. The ribbon-cutting ceremony is Saturday, June 2. The 4,000-square-foot space has gotten some pre-opening customer praise: “‘Oh, wow, this is so beautiful!' That's what I hear,” she said. Taris can't wait to use the space to celebrate authors and cross-cultural communication. Because whatever the path they take to get there, for booksellers, there's no better feeling than getting the right book into a reader's hands. LLR's podcast hiatus during every September is due to their involvement with Hell's Half Mile Film & Music Festival. Jay was able to introduce Party Nails to his hometown audience (her album You Don't Have To Come Home But You Can't Stay Here was his #2 record of 2020, which was covered in episode 12), while Deon spent his evenings creating a space suitable for a truly unique live music experience. It was one helluva weekend. After the rock-n-roll hangover dissipates, the Lightnin' Lickers will return with Episode 25, where they discuss their favorite records from bands filed under the letter E. Stay tuned! ___ HHM weekend's peak of music events for our 16th annual festival took place on Saturday, September 24th at the Dunlop Building (located at 517 Washington Ave., Bay City, MI), and per usual brought 3 amazing bands! This year's lineup featured Party Nails (Los Angeles), Ratboys (Chicago), and Sugar Tradition (Detroit), who recently opened for Jack White on his Supply Chain Issues Tour. As a festival, we were thrilled with the opportunity to use the Dunlop Building and transform it into a HHM-style venue for one evening, and bring 3 very different bands together to make it's mark on "Midtown Bay City"! It's Hell's Half Mile's sixteenth birthday, and we celebrated the only way we know how. The Art Department of Bay City provided stunning custom neon and unique art installations in the bar/lounge (former showroom) area, while Lightnin' Licks Vinyl Preservation Society provided venue layout, logistics, design and decorations (service garage). Dunlop Building owner Mike Beattie allowed HHM volunteers to showcase the history of the building, utilizing many promotional materials from the business' glory days as a Pontiac dealership and service center. Dunlop Pontiac was regularly voted as the #1 auto dealership in the Greater Bay region, selling both new and used vehicles to the community. Most longtime residents of Bay City have a connection to the building due to the once sizable workforce at nearby GM Powertrain, allowing family and friends to purchase their cars from the lot with GM discounts. It was important to HHM and Lightnin' Licks Vinyl Preservation Society that the aesthetics of the venue reflected the history of the building, marrying the city's auto manufacturing past with it's cultural present, as any space where working people spent their time away from their families deserves to be treated with respect.
