Today our expert guest is Joe Fairless, a full-time real estate investor who controls over $175 million worth of real estate and host of the longest-running daily real estate podcast, Best Real Estate Investing Advice Ever.   Joe took an unexpected route into the real estate world – he started his career working with toddlers, as a preschool teacher, daycare staff, and “manny.” Of course, this naturally segued into a full-time advertising job on Madison Avenue.   Even as New York's most eligible manny and a project manager at Chiat/Day, making ends meet in the big city was hard. It was imperative that Joe honed his financial mindset.   Joe started by reading, of course, Investing For Dummies. He quickly read more books and immersed himself in the real estate community – this was the key to his financial freedom.   Getting Unstuck   Like many of us, Joe felt stuck in a job that was, ultimately, unfulfilling – he wasn't contributing anything meaningful as an advertiser.   If you feel stuck in your job, or just at this point in your life, Joe suggests sampling new life experiences. Take an improv class, volunteer, teach, play sports, etc. Just try to identify where your focus should be in this next phrase of your life.   Crash Course on Investing   Before you get into investing, or anything, you should do some research. Listen to podcasts, read books, and talk to people. Welcome to Pillars of Wealth Creation! Today we talk to the late Rob Bonahoom, who unexpectedly passed away on September 29th, 2017 at the age of 45 shortly after the recording of this episode. We are deeply saddened with Rob’s passing and will miss him greatly. Rob always was there to lend support and help his clients along the way. Rob started in Real Estate as a Realtor in 1995 and moved to the mortgage business in 1997. Rob built a mortgage company up to 15 employees by 2004 when he sold his business to Capstone Mortgage ahead of the crash. Rob and his team continued with Cornerstone where he began doing creative financing strategies in 2008, while everyone else was running away from lending. Rob’s strategy allowed his clients to buy houses, renovate them and rent them and then refinance them with Fannie Mae with little to no money out of pocket. Rob took a job with First American bank to grow with his clients into the commercial real estate space, along with his residential loans. Rob left behind his wife and 4 kids, along with his parents and many close family and friends. On this episode Holly is joined by Joe Fairless. Joe is the creator of the longest running daily real estate podcast, Best Real Estate Investing Advice Ever. On his podcast Joe shares advice and success stories with successful individuals in the real estate business Joe became the youngest vice president of an advertising agency before switching over to the real estate world where he currently owns $54 million in real estate. Joe graduated from Texas Tech University as an advertising major, after college he moved to New York where he worked for a prestigious advertising agency. After 6 years at the agency Joe became the youngest VP at the advertising agency but didn’t feel like he was growing and that what he was doing was contributing in a meaningful way. While working in advertising Joe began teaching classes about real estate and investing, he was also buying single family homes in Dallas, Texas and generating income but knew that he could make more. While investing in real estate Joe decided that he wanted to quit an advertising job but knew that without a job he would have a hard time getting investors for his future deals. While teaching his single-family home classes some of his students reached out to him about partnering when he decided to venture into bigger deals. With no job and no income this was appealing to Joe; multi-family homes became his next product that he would teach so that he could land investors and make his real estate dreams a reality. Joe reflects on a book that he once read, “Things I wish I knew when I was 20” written by a Stanford professor that basically said that we can wait for people to appoint us to a level that we can achieve or we can appoint ourselves to the level that we want to achieve and rise to that level by resourcefulness. Those that are interested in real estate need to remember to not focus on what we are unfamiliar with but instead in surrounding yourself with people who are doing what we want to do and something that no one else is doing.  Joe reminds us that we don’t have to follow the traditional path as others have, we can appoint ourselves to the position we want and figure out how to make it happen in the process. Holly also reminds us that we cannot be afraid to put ourselves out there and be frozen in fear, that we need to take action in order to make things happen in your business. Investors wanted to work with Fairless before he even had anything for them to invest in because he had established a track record with investors and he was actively making deals happen. Joe’s advice comes from past as well as current experiences. Joe outlines his key steps to raising money for anyone looking to partner with others on deals. You must first have their trust, second you must have experience and if you don’t have experience you need to surround yourself with people who do have the experience. Lastly you need to make sure that you have alignment of interest.  Holly and Joe discuss the legal aspect of raising money, which types of documents you need so that you may outline exactly what you and the investor are getting into. They also discuss if you can legally publically advertise for investors on Facebook. Joe says that it depends on the structure of the deal and advises us to refer to his podcast on 506b vs. 506c.   When Joe was looking for investors he used a strategic approach, which he shares with listeners. You must have a referral network and a strategic approach when you meet people; you are either building a brand of trustworthiness and character or you are not. If you are doing these things you will be surrounding yourself with people who want to see you succeed and that will work for you for a long time. Anybody that’s followed the flipping junkie blog for any length of time knows I don’t care much for rentals (really, more specifically, managing rental properties).  I really enjoy just fixing up a piece of junk house and selling it quickly for a nice profit.  I’m sure I could learn to love rentals if I just knew how to do it with as little hassle as possible.  That’s why I decided to have todays guest on the show.  He is an expert on cash flowing houses and apartments.   This episode was packed for of information from Joe Fairless.  He controls more than $21 million worth of real estate, attends more Third Eye Blind concerts than anyone else, is an author and comedian, and host of the very popular Best Real Estate Investing Advice Ever podcast.   Joe was very courteous today as I had problems with audio that delayed the recording of the interview for about 5 hours…. Luckily, he was flexible and was still able to be on the show.  So, extra thanks to him for that.   In this episode Joe talks about the four single family properties he bought in Texas (he lives in New York) for cash flow (he sold one to cash out).  He shares with us how he calculates the cash flow using the calculator mentioned in the links below.    He also shares insight into his first big apartment complex deal….168 units that he had to raise over  a million dollars for!!!!   Do you know the difference between economic occupancy and physical occupancy?  I didn’t.  Joe breaks it down for us and why it’s so important to find out about economic occupancy when evaluating an apartment deal.   Joe also shares his ingenious strategy for determining if an area is improving or decaying by checking out two local restaurant chains that are in almost every city.      There are some great rules of thumb also mentioned throughout the show.  Some are:   * 1 manager for every 100 tenants * $250 per unit per year should be set aside for cap ex (capital expenses like roof replacement, exterior maintenance etc)   Enjoy the episode!
