In this episode of the Financial Freedom with Real Estate Investing podcast, Michael Blank wraps up the powerful 4-part series on the “4 Pillars of Apartment Investing Success” – a framework to get your first or next deal under contract in as little as 6 to 18 months. Today's focus is on the final pillar, Deal Capital. In the last three episodes, Michael discussed becoming Deal Ready, establishing Deal Flow, and mastering Deal Analysis. Now, he dives into the importance of Deal Capital, where you'll learn how to raise the funds you need to act quickly when the right deal comes along. If you've ever felt that raising capital is daunting or worried about making mistakes, Michael breaks down the proven methods that have helped his students raise millions in capital, purchase over 41,000 apartment units, and build wealth using Other People's Money (OPM).Key TakeawaysThe Basics of Deal CapitalSecuring capital is essential to closing multifamily deals, but many investors are unsure how to raise funds effectively, especially before they have a property under contract.Michael explains that raising capital doesn't require you to have your own funds; you can leverage Other People's Money (OPM) to build wealth. He shares strategies to begin conversations with investors early, so you're ready to move quickly when a great deal comes your way.Creating a “Sample Deal Package”The “Sample Deal Package” is a powerful tool that allows you to present an example of a typical deal to potential investors, even before you have a specific property identified. This package provides potential investors with a clear picture of the type of opportunities you're looking for, showcasing your vision and approach.By educating investors rather than “selling” to them, the Sample Deal Package builds trust and interest, making them more likely to invest when you're ready to close a deal. How to Find Investors in Your NetworkRaising capital often starts with people you already know, so don't overlook your network – talk to everyone about what you're doing.Michael emphasizes that you're not selling an investment; you're educating your network about multifamily opportunities and solving a problem for them by offering passive income.Approach potential investors as partners in wealth-building, showing them how they can benefit from passive income through real estate.Approaching Investor Conversations as Education, Not SalesMany investors are looking for passive income opportunities but may not know how multifamily real estate can work for them.Instead of a sales pitch, approach conversations as education – show them the potential of multifamily investing without pressuring them. When you position yourself as a resource, you create authentic relationships where investors feel comfortable asking questions and investing with confidence.Success Stories Using the Deal Capital ApproachMichael shares how many of his students have used this approach to successfully raise capital, purchasing over 41,000 apartment units valued at $1.5 billion.By focusing on education, strategic networking, and a clear investment approach, these students have been able to simplify the capital-raising process and close deals more easily. These stories demonstrate that with the right approach, raising capital becomes an achievable part of multifamily success, even for first-time investors.Connect with MichaelFacebook

Welcome back everybody to the Self Storage Income Podcast! I'm your host AJ Osborne! One of the most popular subjects I get asked about is this topic exactly - how to find investors, how to structure deals with investors, the entire world surrounding all things INVESTORS. And these are great questions to be asking. The truth is, no matter if you're just getting started or you're a seasoned investor yourself, you will NEVER have enough money. You never reach some kind of finish line where you have all the money in the world to fund all your own deals. It just does not exist. Not only that, it doesn't make a lot of sense. Think about it - look at the largest companies in the world. Are they using all their own money to fund their deals or grow their company? Realizing the power that you can unleash by bringing in partners is probably one of the biggest and most important lessons you can learn, so learn it now! Don't miss out on the opportunity to scale more efficiently and more quickly. Imagine, would you like to accomplish a 20 year plan in only 5 years? How would or could that change your life and your future? We're diving into this subject today and are shedding light on this elusive subject. That way you all will have the tools to be able to get out and start connecting with the right investors now. Thanks everybody, AJ Be sure to go to Selfstorageincome.com to get your copy of my Self Storage Playbook. Welcome to another bonus edition of The Property Nomads Podcast. In this episode, your host, Rob Smallbone gives a live reading of the Joint Venture section of his upcoming book: “Buy To Let; How to Get Started”. Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS Where to find JV partners? Property Networking Events Money is pretty much EVERYWHERE. The secret is to find the places that give you the best chance of finding people who are likely to have it. Property network events are very useful. Progressive Property Network (PPN), Property Investor Networking (PIN) & Property Hub Meetups are all superb examples of these. People attend to find out more; they may already be investors or they may have money but lack the know-how. The key is to make your way around the room and introduce yourself to as many people as possible. Don't forget to always follow up with them too! You never know who you are going to meet or what opportunities they may have for you! Local Business Networking Events Business Networking International (BNI) meetings are in many places and consist of many business people coming together to network, share and pass on the business to each other! Local Chamber of Commerce Your local Chamber of Commerce is relatively inexpensive to join and can provide fantastic opportunities! Local business people get together to discuss what is happening locally; not many people have property knowledge which allows you to position yourself as the expert! Social Media You never know who is watching your feed and posts on Social media! Rob has raised £15k through social media alone just by posting about various projects, below-market value opportunities, local investment news, photos and information! High-End Clubs & Restaurants The fact of the matter is that ‘people with money will spend time in establishments that are of a high standard'. You are very unlikely to be part of or overhear a conversation in McDonalds about a multimillion pound development like you would in a high-end club. Clubs & Gyms It is always beneficial to mix passion and profession. If you already play golf, enjoy shooting, going to the gym or helping others (rotary clubs for example). A lot of people that undertake these activities enjoy it and, more importantly, have the time to enjoy it. If they have the time, chances are they are either retired, have money or both. 6 Ninja Hints to Find Investors Network with a purpose Always Follow Up Do Not Rely on One Type of Networking Event Tell people what you do Add Value to other people If you have an opportunity, TELL PEOPLE ABOUT IT!
