Weekly Shopping Report I made a trip on Tuesday to Food City for a couple of bags of flour and a 22 lb. bag of Meow Mix (that our cats ask for by name); and Walgreens for the goop I put in my eye at night (“Stye”) so it doesn't dry out. Only the first Tuesday in the month is Walgreens' “senior day,” when Grumpy Old Men (and women) get a discount.
For our usual trip, the weather gave us a clear stretch amidst the bands of heavy rain on Thursday. Most people must have decided to wait, as there was little traffic.
Dollar Tree was first. They're finally out of the big non-carbonated Monsters I was getting, but there were plenty of other choices. Stock levels throughout the store looked good. Sonia has been able to find some craft items in there lately.
We also went to Hobby Lobby for some acrylic paint. We didn't walk around the whole store looking at other stock, but I didn't see empty sections or anything else odd. Things may change with the tariffs on Dragon Country, but not yet. They were “normal-busy” with a short wait to check out.
The online price of a 2x4x8 stud at Home Depot is still $3.85.
Aldi was last. We found everything we wanted. Staple prices were: bread (20 oz. white): $1.39; eggs: $4.97; whole milk: $2.92; heavy cream: $5.29; OJ: $4.09; butter: $3.49 (-); bacon: $3.99; potatoes: $4.39; sugar: $2.99; flour: $2.35; and 80% ground beef: $4.59.
Untainted regular gasoline at Weigels is still $3.59/gallon. Operation Independence I had a great conversation with John Pugliano this week that's helping bring clarity to the next big project here at the Holler. I'm still sorting out the details, but it's one of those moments where a few things click into place, and you realize what really needs to happen next. Hint: It starts with some RV spots.  Glenn's Rum – He always shows up with something we've never tried. This year? It was memorable. Let's just leave it at that. Carnivore Scotch Duck Eggs – Y'all, the food. This isn't your standard workshop fare. It's duck eggs. It's bacon. It's food that fuels you for real work. Alan Booker measuring brix – Alan showed me how to measure brix in my plants, gave me a compliment, then called my leaves "aphid food." And you know what? He was right. Patrick Roehrman's precision strike – My one-of-a-kind MT Knives kitchen knife got used to slice a carpenter bee out of the air. No, really. While it was flying. Emily Zanotti Skyles and the plantain spit war – She left fired up about wild edibles. Her kids? They took that knowledge and turned it into backyard ammo. The greenhouse swim spa debate – We planned to function-stack a greenhouse over the swim spa… and ended up realizing Nicole just needs to bury her electrical lines already. Ian's moment – On his way home, Ian stopped by his family land and decided: it's time. That's the kind of clarity these weekends bring. John Pugliano and Meshtastic – He helped all of us finally understand how Meshtastic works—and why it matters. Leos' pop-up blacksmithing – Did I mention we had a surprise forge session? Because of course we did. Glenn's hamburgers – Day one. Fire. Flavor. No notes. Gavin and the birds – Gavin wandered through the holler like a nature monk with binoculars, pointing out the birds we miss every day. Jack Spirko's bioreactor breakthrough – Sometimes the right fencing and weed cloth are all it takes to spark a better compost design. Community eggs – Between scotch eggs, scrambles, and three separate egg suppliers, we fed the holler crew with ease—and had leftovers. Late-night wrestling matches – You know who you are. I won't name names… this time. Pocket door rescues – Multiple saves were made, but one prepper decided to handle it solo. Mad respect. The sea sponges – If you know, you know. And finally—YOU – The participants. Every single person showed up not just to learn, but to help each other figure out their next chapter. So why haven't you taken your shot? Is it the money? The time? The fear of people? Or do you just think you're not good enough? If it is that last one, take a good hard look at that because you are. You are good enough. You deserve to build your dream. And you can do it - it may look different when you get there than you thought it would, but you can go further - but it takes hard work, strong community and it takes being a DOER. The owner visited us to see our proposed site on Thursday, so our first stop on Friday was to his lot, to finalize details and make a deposit. We'll be getting a larger (8'x10') shed, for at least $700 less than Home Depot's price on an 8'x8' model. Home Depot our next stop. They've got LOTS of batteries; I grabbed an 8-pack of AA lithium which will be for a label printer that won't get used a lot, and would likely be destroyed by alkaline leakage. A 2x4x8 is $3.73.  Aldi was last. It was also rather busy. We found everything we wanted. A few prices were actually lower. Staples were: bread (20 oz. white): 1.29; eggs: $2.05; whole milk: $2.83; heavy cream: $5.29; OJ: $3.29; butter: $3.69; bacon: $3.99 (-); potatoes: $3.99; sugar: $2.99 (-); flour: $2.35; and 80% lean ground beef: $4.09. A gallon of untainted regular gasoline remains at $3.599. Operation Independence What is the emergency fund for and what do you do after using it? Main topic of the Show: What is Next for LFTN It happened again. We turned a corner at the LFTN workshop. I kicked off the event with what was supposed to be a talk about using the #my3things method to move forward in life. But guys, I was BEAT. Like more beat that I have ever been. When I stepped in front of everyone to talk I saw much of the same fatigue on so many faces that I stopped focusing on the prepared notes and started a conversation.  By then end of our conversation I realized something: You are no good to anyone if you put yourself in the hospital. Period.  We have spent years helping people stuck in the throes of analysis paralysis just get started and then refine. We have spent  years helping people who are having motivation problems, maybe a little depression or other things that keep them from persevering. We have talked about all the ways you can look at an impossible list, set a really big goal, then go for it and keep going every. Single. Day.  We have even talked about adding your personal health, relationships, and other really important things to your daily goals so that you build a happy life. Why?  Because the problem most of us face as we begin our walk toward independence is not what other people think about us. It isn;t if a spouse is on board or not. It isnt even about squeezing that last nickel out of your day to finally put aside toward something better.  It is the broken promises to ourselves that must change. We tell ourselves stories like: I will eat on plan, or I will do this thing by that time. Or I will by GUM conquer laundry mountain tomorrow. Always tomorrow.Then tomorrow comes and it is so tempting to just not do what we set out to do even if we KNOW we feel better if we prioritize what we already promised ourselves (and sometimes others) we would do. The pressure of the urgent will overpower the prioritization of the urgent if you let it. And that is what you were programmed to do. Programmed by the bell at school. By asking for bathroom breaks. By seeking permission. Yes a corner was turned at the spring workshop, as it usually is. LFTN has grown as a community. In fact, someone told me they wished they had a term for the Greater TSP/LFTN/SOE/DELINQUENTS community because we all overlap and we all share core values. I just call it The Community if that helps. That way when another community of doers appears, we dont have to rebrand. The Community as in the Real Community - not a fake one that has been thrust upon us by outside forces but a group of people we can work with. Who understand the difference between friendly competition and toxic competition. Who DO instead of take. Yes, LFTN has brown beyond the timid little group of women who decided to step outside expectations and start doing what people told us we couldn't or shouldn't do. We've grown as mentors, and leaders, and as supporters.  I've come to see that homesteads dont do well without women and that many of the best in this space will never be seen because they think that their “small” work on the homestead is nothing. But they are the heart and sole of the homesteading network. And that is how this homesteading podcast started. It started because I was doing things on my homestead that men are supposed to do and laughing with another friend of mine about how we would have to adjust our approach based on such things as: oversized (for us) tools. Center of gravity differences on big projects. Not having grown up building things and not knowing what we don't know. In the case of my friend, her husband works full time and she takes care of the livestock and simply can't always wait for a helping hand. In my case, I was both earning the income and needing to get infrastructure and processes in place to live what I knew would be in better concert with nature, producing food and peace from this small piece of land. And here I am a decade later, helping to bring more people into our Community. Connecting folks with the skills they need to start their own homesteads. Like processing chickens or canning. But the advice has not changed much. If we want something better, we have to figure out how to make that happen for ourselves. We have to move forward no matter what. We have to stop breaking the most important promises we have made to ourselves and just do it. But because we have grown as a community, we have changed too. No longer is the primary demon inaction. No no no. It turns out that overaction is a bigger problem for us now that we have surrounded ourselves with doers. There is always more we can do and we need a new skill: choosing to do the things that are most important. That move ourselves and our families forward. Whether your family be biological or chosen. Most of you missed my talk at LFTN24. Members, you will get it in the portal in about a month. We talked about having three areas of focus to move me toward my personal vision: Health, Wealth, Community. Three. Wealth is the thing that most of us hesitate to start building. It is the reason my advice is usually to get off your ass and try. But you have all grown beyond that. And so have I. Now it is time to get back on your ass and prioritize your three most important things. For me, my health has suffered as a result of delivering on my q1 and q2 promises. That is why I took last week all the way off.  While catching up on home and homestead tasks, it was clear we had turned a very important corner. We have grown to where more action does not build more health, wealth, and community. Focusing more effort on fewer things does. Building back time to keep the promises we make to ourselves (I'm looking at you my “quit smokers” and “more workouts” people) in service of our long-term life vision is important. Becoming more ruthless about what you might catch from investing time in something - like the news or a toxic relationship - is important. In short, when we started 8 years ago, we were like a tomato seedling pushing through the soil and putting on leaves. Our flourishing and future depend on pruning to allow for airflow and so we can focus our resources on the most important vines. What does this mean for LFTN: We are still here and will go back to three shows (and maybe 2 in the future) a week. I will not be speaking at events so much because the cost of being gone from the homestead and from all of you is higher than most speaker fees. In short, we are honing in on the things that bring true prosperity and happiness. Main topic of the Show: Take That Risk, Make It Work I want to but what if I get too many orders and cannot fulfill them? The economy is looking really sketchy, what if people can't afford my product? I may look stupid if I try that and it doesn't work. What if no one cares? What if I cant do it? What if I cant make enough money to pay for amy family? What if I move and real estate crashes and I end up upside down in my mortgage? What if we go to war? What if the economy crashes? What if I am not good enough. What if I am not good enough? WHAT IF IM NOT GOOD ENOUGH? Ever single thing that has moved me ahead in life. Every business that has succeeded. Every event that has sold out. Every big name speaker I've booked. Every time I have attempted to grow. And every time I have not gone as far as I wished, has involved taking a risk. An action. A decision. And lots of focus and work. Nothing has come easy but imagin how things would be different if I had gone the more steady, conservative path?  In the late 90s, I would have become a school teacher, despite the fact I could see the schools systems are broken training grounds for generations of kids to NOT learn the skills they will need in our modern future. Impossible to change from within. In the early aughts, what if I hadn't quit my relatively low paying job at a software and training start up? What if I handn't jumped at the chance to have that mortgaged home and rent out rooms to make ends meet? (Rental business, side hustles painting and cleaning, website development, coaching, Public Policy Career). In 2016, what if I had stayed with my secure income, not started this podcast, not sold my roasted beans at the farmers market for too little money? (Rentals added some stability, newspaper, egg sales, facilitation, story coaching, websites, speaking engagements) In 2017, what if I hadn't taken my last $400 to go to Jack Spirko's? (Kickstarter Holler Roast, membership, facilitation, processing classes, rentals) And 2018, the leap of faith into the LFTN Spring Workshop when my land wasn't ready? (Workshop 7 will be sold out this week if it isn't already) 2019: HELP THE REDNECK 2020: BUY THE BEANS, UNLOOSE THE GOOSE 2021: SRF 2022: UPGRADE THE ROASTER ON SPEC 2023: GET OUT TO EVENTS, SELL THE COFFEE, LAUNCH WEBINAR CENTER All of this has taken risk and then making it work. Some of if has been more successful than others. None of it abject failure. And we learned a few things along the way. On risk taking: Spreadsheets dont lie - go in with open eyes, know your best and worst cases. The truth usually falls in the middle If you are passionate about making it happen, FOR REALSIES, your risk is lower than it looks Community and Underground Communities matter the most, this is why there are networking groups of all kinds Only YOUR opinion really matters when weighing if you should or should not do something The Small Daily Decisions Matter Most On Making It Work Things often look different than you thought Most people think they are not good enough, the ones who succeed don't let that voice win - it is a choice It is OK to stop doing things that dont work for you for any reason (EGGS) Your World, Your Rules, Your Results Forgiveness The true question: What do you really want? Are you talking about the latest unstarted idea with worry an anxiety to have something to talk about, or do you really want to do it? Creek Mint Fall restock will happen in the next four weeks or so (How we do this) Weekly Shopping Report From Joe I gassed up on Friday, and spent the usual $3.899 per gallon of untainted regular at Weigels. Traffic was moderate, and the weather was nice. All of the drink coolers are working at Dollar Tree, and they are well-stocked. The health aisle looks pretty full too, with a good supply of generic OTC meds.  A 2x4x8 remains at $3.68 in Home Depot. I'm not sure I saw any AA or AAA Lithium batteries, but they have plenty of alkaline, and they do have Lithium coin cells and CR123s. The store was normal-busy. Aldi was last. We found what we wanted. They even had a little bit of 70% chocolate in stock again. Staple prices were: milk: $2.82, eggs: $1.03, heavy cream: $4.69, butter: $3.19, OJ: $3.19, bacon: $3.99, potatoes: $5.99, sugar: $3.09, flour: $2.19. Frugality Tip from Janet - who just started a sewing podcast This one can help keep things tidier in your bathroom too! I save little slivers of soap in a jar in the bathroom. When I make a batch of homemade liquid hand soap with a bar of grated soap and a gallon of water, I add all the little slivers to the batch and use them up that way. Operation Independence Three sheep were born, Lamb Chop and Two Unnamed Girls! Main topic of the Show: How I Built a Rental Business with a $25,000/Year Job It was the early 2,000s and I was living in an apartment with a roommate. I was in my late 20s and had rarely lived without roommates - that was how I made money work. Background: Grew up helping Dad with rental properties Took jobs cleaning and painting in college because they were flexible Was an excellent tenant KNEW I wanted to eventually have rental properties Learning the Trade: Befriended someone who managed several rentals and helped with property management. Standardized agreements Standardized paint colors Standardized policies/template agreements Garbage disposals, ceiling fans, and appliances The “Move in fee' Month to month versus leases Screening services Mentorship and My First Home Qualified for $150k on my 25000/year salary with good credit Could only really afford 100k when I looked an finances At this time, houses in the “wrong” part of town fell into that category How I got the first home How I kept the first home (Roommates) Remodeling myself It was 2006 and the mortgage market was playing free and loose with loans – New state, Tennessee. I found myself becoming a landlord across the country. Established a long term goal: ongoing revenue in old age, 10 units Mid 30s and still had roommates Went in on a duplex in Nashville with a 50-50 partner in an undervalued part of town. It needed work and updates. Established a property manager I trusted (words on this) Bad experiences happened when I let folks in with former evictions I let folks in with criminal history I let folks in with bad credit I did not check monthly Bought the Holler and my former Nashville Home became a rental - the NEW DAWN Standardized policies No exceptions to screening rules Hired a lawyer for rental agreements Standardize paint colors, ceiling fan, garbage disposal, appliances policy Immediate eviction notices for late rent Philosophy: strict adherence to contracts from the start Financial goal per property: Positive cash flow, not long term asset appreciation Today, we rarely have issues and use time between tenancy to implement maintenance. The approach is that it is better to be empty a bit longer than to have a bad renter experience. There is still improvements to do on each property and we update things as extra budget happens.  Speaking of finances: for 20 years, most money from the rentals goes back into the rentals, which are nicer than my personal home. By choice. To build this long term into ongoing revenue for when it is harder for me to work. Today I have 4 and if you think about it, by having Tactical in my guest house, I STILL live with a roommate. In my 50s. Because that is one of the BEST ways to quickly improve your financial situation quickly and leverage the money toward rental property acquisition. Make it a great week! GUYS! John’s circuitous career path includes military services, both enlisted and officer, corporate career in industrial sales, and finally, a late-blooming entrepreneur. John has an MS in Systems Management from the University of Southern California and a Bachelor's of Science and Environmental Science and Engineering from Penn State. In a nutshell, John is the quintessential Millionaire Next Door.   “First, learn how to earn, then you have to save, and then and only then you invest.” John Pugliano   Worst investment ever John found himself in the middle of the internet bubble in the 90s. Being a smart investor, he’d seen the internet bubble coming, and so he got out of technology stocks. This saved his wealth and so he was sitting on his high horse as he watched others lose their investments. The arrogant and overconfident investor Having escaped the internet bubble unscathed, John became arrogant and overconfident. With so much confidence, he invested a very large percentage of his portfolio in a brick and mortar, retail type of service company. He invested in Boston Market, a concept restaurant that served good healthy, home-cooked kind of meals. But the big concept of it was you didn't have to eat there. You could take it at home. Take out was a new thing, and this made the company all the rage. His entrepreneurial instinct told him that the technology stocks would go down, but the brick and mortar type of restaurants would always be there. And besides, the company had great reviews. Everybody loved it. So feeling all smug and overconfident, he put a large portion of his portfolio that he'd already made a profit on from getting out of the internet bubble into Boston Market. Falling off the high horse The Boston Market stock listed at about $20 and was selling at around $45 when John decided to invest in the company. Within a short 18 months, the stock went to zero, and the company went bankrupt. So John didn't lose 10% or 20% or even 50%, he lost a whopping 100% of a large portion of his overall investing portfolio. John was overconfident in his investment plan so much so that he didn’t even consider diversified investments. He put all the money he had in one stock. Lessons learned Diversify your portfolio John learned the hard way that you don’t have to believe in the rich man’s hype. You don’t have to take big risks to win. The way to win is through portfolio diversification. So instead of investing in one stock, diversify your portfolio by investing in many different stocks. This cushions you from making your worst investment should one of your stocks go bankrupt. John’s style now is to have very large diversification. He prefers to have a minimum of 30 stocks at a time, which gives him roughly a 3% position in any one stock. Now even if another disaster happened and one stock went to zero, he’ll only have lost 3% of his overall portfolio. He now believes that if you can't have a diversified portfolio, you're not an investor, and you shouldn't be doing it. Ignore the hype Ignoring the hype is especially an important lesson for people who are interested in how to start investing in stocks. Forget the people on Wall Street; they’re simply interested in getting your money, so don’t take them at face value. Being cynical when getting into the stock market will save you from losing your wealth. Ask the hard questions before you get sold. Don’t be a conformist Don’t fall for fear of missing out, aka FOMO. Just because everybody else is investing in a particular stock, you don’t have to do it. Whenever you conform you risk getting mediocre performance. Protect yourself with a put If you want to buy into one stock, you can protect your wealth with a protective put option. A put option allows you to know upfront what your losses stand to be. So you know how much you’re willing to risk. Andrew’s takeaways Be careful not to be overconfident Confidence or overconfidence is the problem, while diversification is the solution. Overconfidence will bring you losses, but learning how to diversify your stock portfolio will increase your wealth. Do your research The number one investment mistake that people make is that they fail to do their research. We fail to properly assess and manage risk leading to poor investments. Actionable advice Mitigate your risk and refrain from investing more than you're willing to lose. That's the beauty of a protective put. It forces you to decide what you're willing to lose upfront. No. 1 goal for the next 12 months John’s number one goal is to get out of the unpredictable stock market before it falls apart. He doesn’t want to be the last guy standing. He wants to get out before the music stops. Parting words   “The best way to build your wealth is to do what works for you and not what others are doing. Budgeting is a plan for failure.  Optimistic biased budgets encourage people to spend what they can “afford”.  Inevitably things go awry.  Unforeseen expenses cause a deficit that usually ends up on a credit card. I’m avoiding the hype of unprofitable Cannabis companies but I’m not ignoring the inevitable trend of various forms of legalized cannabis. I believe the real opportunity will be with established and profitable consumer product companies.  Blue chip companies like Coca Cola and Estee Lauder that will revitalize old stale product lines with marijuana derivatives.
