Interest rates are higher than anyone expected a year ago and they're continuing to rise. As a result, many purchasers of multifamily properties with high leverage bridge debt will not be able to get the extensions on their loans they anticipated and will be forced to refinance at rates the properties can't support without injecting more capital. At this point, they'll have to reach out to their investors to request more capital or sell at a loss. Either way, the outlook is not good. Brian Burke, CEO Praxis Capital and Author of the Hands-Off Investor, has been a real estate investor for over 30 years and says the debt component of these transactions will make or break these deals and that a lot of newer operators will have to face tough choices in the months to come.

There seems to be some folks who might derive useful insights from a third-party, and mostly neutral, perspective of how the community appears after an honest and sustained effort of engagement, someone who doesn't really place AI risk as their top priority but who also doesn't completely ignore it like some critics, or opponents, of LW might. Notably I've encountered some folks who had strong personal opinions one way or another but refrained from writing them in a public, or even pseudo-anonymous, manner. There also appears to be a large group of lurkers or once-in-a-blue-moon posters who nonetheless have some views of the community and might benefit from someone willing to take the risk to do a write-up. First off, addressing the popular critiques and praises: There has definitely been some evaporative cooling of the community in the past decade or so. Some of the most insightful members have gone on to do bigger things, and the average quality of new posts is somewhat less than where it was a decade ago. Or so far as I can tell via the archives. This isn't very surprising as this is the common trajectory of every community that rapidly grows in size. It would have taken a super-human effort to retain the same level of quality going from 100 to 1000 users, let alone from 1000 to 10000, and so on. So I don't think that would have been a fair expectation to place on the moderators, or anyone else involved, of a decade ago. On the flip side, there is a larger cross-section of society represented in the 2022 userbase, And there has been a correspondent softening of the hard edges that may have been off putting to some a decade ago. Relatedly, the proportion of really bizarre or challenging writing has gone down, for better and for worse. For example, there definitely does appear to be some unique benefit from a community with lots of oddballs with jarring writing styles, but the downside is obvious because nobody really desires to have their norms be constantly challenged in every paragraph. There has been growing focus, and emphasis, on advancements in AI risk and alignment, so LW does seem to be less of a catch-all forum than before. This is clearly better for those who wish to focus and really get into the details. But I can sympathize with the critique that there's less charm compared to a group of unconstrained folks exploring in a hundred different directions. Some of the common terminology is indeed puzzlingly unique, and thus promotes a distinctive writing style that does, in extreme cases, seem to be satire compared to the academic norm. I found it personally difficult to adjust to, and as you can tell by my somewhat varying writing style, I haven't found the best way to write in a conversational yet concise manner while incorporating the terminology. There is some charm, and exciting challenge, in trying to craft writing that isn't dry and aloof yet still remains accurate enough to describe highly complex and technical ideas. So many of the critics seem to be missing the forest for the trees. And I can see very little direct harm in being an outlier in writing style, and quite a lot of benefit from having such a unique differentiator. Certainly some the best Fanfiction I've ever read came from community members, and I highly doubt they would be nearly as popular if standard academic jargon were used. That being said, the critics do have a reasonable argument when it comes to comparisons with other notable online forums. LW does seem slightly more insular in some respects than SSC, Overcoming Bias, HN, etc., though that is understandable given the unique origins of the community and the developments that have taken place since....

Fear This is the biggest of all and encompasses just about everything that makes you not even want to jump off the diving board into the pool of cool success. Fear of Results But we want results right? Yes, we do. yet many times those results can be scary to think of. There are people who are afraid of what's going to happen to them if and when they become successful. What if success changes you what if you become fake? All of these different want ifs that happen in our minds but never happen in real life. Fear of Change The very act of changing scares people. That lizard part of your brain starts to activate and you are suddenly on the lookout for saber-tooth tigers and other unforeseen hazards. So, it is better if you were just staying in your cave and not come out. Of course, that means you will starve. Yet you are at least safe. Fear of Upsetting Others We worry about what others will think. Again we may lose some friends or be talked about behind our backs. Well, who wants that? Nobody if they allow others to control their feelings. You would be surprised to find out that most people who matter in your life will cheer you on. While those who don't actually provide value to your life will talk. Yet again since they don't provide any value they really don't matter in the grand scheme of things, which is your life. Fear of Failing We fear to fail. It could ruin us or cause problems. Maybe you fear people will talk or something to that effect. And that could happen more than likely they will see you get back up and ignore the fall. What the fall means is only in your mind. The Skateboarder My son when he was young wanted a skateboard and so we got him one. Several Months later, He wanted to go to the skate park and try it out. So we took him to the local park and it took him a long time of trying to go down the halfpipe before he finally attempted to go. What was holding him back? Fear Why does this happen? Visit the Effective Complaints WebsiteIn today's podcast, I talk about how Facebook is holding my email address hostage by allowing someone that has fraudulently signed up for an account using my email address to continue using it with reckless abandon!This is a really good example of a company that uses a variety of underhanded tactics to keep from being contacted, and there's irony in the fact that Facebook CEO Mark Zuckerberg is a proponent of so many "open policies" in terms of making everyone's information available to the world, yet Facebook itself employs a variety of means to insure that you can't find out any information about contacting their company directly. Feel free to click on the podcast in the player below, or read the following for my "rant": More than a month ago, someone in some African country, fraudulently used one of my email accounts and signed up for a Facebook account. Facebook, somehow let them continue to keep this account, and move forward without them having access to my account to do whatever confirmations that were necessary, and this person continues to get notification messages sent to my account.It’s clear from the messages that I’m receiving, that the person who signed up for this account, knows that they did so on a fraudulently obtained email address, because they keep adding friends, participating in a variety of different Facebook activities, and notifications of such activities keeps getting sent to my email address.I have tried to find some way to contact Facebook and let them know that this is the wrong email, but any email address I can find, does not work, or says it’s been discontinued and that I should refer to their Frequently Asked Questions page, but the Frequently Asked Questions page doesn’t lead you to a resolution, it just takes you into an endless loop of questions that don’t really answer your query. I’ve even gone so far as to search out other means to contact the company Facebook and get my email account removed from their service and get them to take note of this issue and rectify it, but all attempts at this have failed, because as probably the largest company for having everyone’s account information and details, and with a CEO like Mark Zuckerberg who is infamously known for wanting everyone’s information to be public and for things to be transparent, Facebook itself is very secretive and shady when it comes to showing you how you can get in touch with someone that can get an issue resolved within their company.They have an INTENTIONAL system of checks and balances that insures that you can’t find a real live person who can take ownership of an issue and see that it gets fixed and this is showing just ONE MORE REASON why Facebook and all the information they hold is a very dangerous threat to people and companies throughout the globe.And to be clear, I do have a Facebook account, so that’s how I say confidently that the person who is fraudulently using my other email account is doing so with the full knowledge that they shouldn’t be! Every time you log into Facebook, you have to give your email and password, and there’s NO WAY that someone can mistakenly enter an email address that isn’t theirs time after time, week after week, and continue to add friends and events and all sorts of other things via the Facebook interface!Now we see how Facebook can tout that it has "500 million users", it’s holding innocent people’s email addresses hostage to build up its numbers! Yes, Facebook has allowed someone to STEAL my email address and use it fraudulently for SEVERAL MONTHS, and they won’t even allow ME, the OWNER OF THE EMAIL ADDRESS any means of recourse for reporting this issue besides creating this podcast and blog post about it! And by the way, Facebook does NOT have 500 million users. They probably have about 300 million users (which is still a vast number) but the 500 number is inflated, as I guarantee you at huge percentage of the 300 million I mentioned have multiple accounts, and I’m not just talking about the ones who have been given additional fraudulent accounts the way that I have.My next step is to look into what government agencies are supposed to regulate Facebook and their activities, because I suspect that this situation is allowed to continue at Facebook because it relates to some other fraudulent or illegal activities, and Facebook is merely choosing to turn a blind eye to it now, since it doesn’t negatively effect their bottom line at this point to see that the issue gets rectified.So, with that said, in closing, I’d like to say once again: FACEBOOK IS HOLDING MY EMAIL ACCOUNT HOSTAGE, and I would like for this person’s account to be deleted, or at the very least have my email address removed from their account, since it was used illegally, and is continuing to be used without my consent! Also, Facebook needs to change their policies for people signing up for accounts, because I clicked the link they gave for “if you did not sign up for an account at this email address”, but it didn’t work! As did none of the other links in their Frequently Asked Questions page that deal with this topic. Then, since there is no “Contact Us” page, or way to get in touch with the company, or someone that oversees these problems, there’s no means of recourse on my end except for the internet.So hopefully, the people that work at Facebook are megalomaniacal enough to have “Google Alerts” set up about their name, and sooner or later they’ll see this message, and contact me, and give me my email address back! Or, perhaps Anderson Cooper will just be perusing the internet, come across this site and post, and do a major story on CNN about this issue. I’m certain if it’s happening to me, it’s happening to MANY other people as well. This is fraudulent behavior that is unfortunately continuing unchecked!
