Many people think that the Office of Prophet and Apostle has died off at the close of the canon of Scripture. They have heard and believe that the Spiritual gifts are no longer needed because the we have the complete Bible. Well, I'm here to tell you that is not true. If we look very carefully at Ephesians 4:11-13, we see that Jesus "gave" some to be apostles, some prophets, etc, here the word "edoken" in the Greek, meaning "to give" or simply "gives". Many scholars think that this word is in the past tense, but actually if it were, then we would have a "tense conflict" with one word in "past tense" and the rest of the passage in the present / future tense. In the early days of my online business, about 10 years ago, I used to fall asleep at the keyboard at 3:00 in the morning. And then I came to this realization that I'm doing everything and it has to stop. By day, I was a general manager. By night, I was the janitor. I was doing everything including writing articles for Ezine Articles, manning my help desk, writing sales copy, building my website, all the rest of it. That was slow progress. So then I put out this post-it note on my computer and this post-it note changed everything. And it simply said, 'Would Richard Branson be doing this?' And I didn't think he'd be writing articles for Ezine Articles. It just gave me that mental lever to start giving tasks to someone else. So, it's a filter. It's a rule. It's a motto. It's a saying, whatever you want to call it. It's just a device that helps you get out of being the person doing all the tasks. What profit strategies should you employ for your public speaking career? There are way too many variables to offer a one size fits all answer but here are some mental nuggets to ruminate upon. First of all, if you’re famous, you probably won’t have to do any marketing at all to stay busy. Former President Bill Clinton regularly gets a few hundred thousand dollars to show up and speak for an hour. One event paid him over half a million. Charging fees like that, we’re guessing he doesn’t have to do much marketing for his services. Word is already out there that if you’ve got the money, he’s got the time. But what profit strategies work for the opposite end of the spectrum, for the newbie public speaker trying to get a toe in the door to this potentially lucrative career? To give you an idea of what others have done, you can probably charge $200 for your first few engagements. If you’re good at it, and word of mouth builds, you could be charging $500 to $1,000 per talk by the end of your first year. Some speakers have a sliding fee scale depending upon the organization. Extras like travel and eating expenses are normally paid for. Whether or not you negotiate your fee is up to you. Some speakers do and some don’t. These days the internet should absolutely be at the center of your profit strategies to get the word out. That you need a website goes without saying but we’ll do it anyway. You need a website! Article marketing is a great low-cost way to not only drum up business but establish yourself further as an expert on the topic. If you're struggling to make money right now, or you feel your business has plateaued and you're trying to get it back to where it once was... OR you're doing great and you want to do better... "What's the most effective thing you can do right now to EXPLODE your business?" Let me tell you three things that WON'T help... or at least, these aren't the answers I'm looking for... It's not "expanding your social media presence" -- look, I created a LinkedIn group with the rest of them that's now just under 1,000 members. We've got a few Facebook fan pages for our business (plus some other niches) and a FB group where people login and post every day. Google+ Communities are too new for me. A Twitter account I never really use, 7k followers... Writing a book? You should have one but there are more urgent matters you need to attend to... Information product? The "perfect" home study course or membership site that took you 2 years of content creation to finish? Or a "steady stream" of 7 dollar products that make you 500 bucks each? Not so much... The secret to consistent income is sending consistent emails consistently. MEANING: Email Every Day! I'm looking at 2,706 broadcast emails I've sent in the past 5 years alone and here's what I can tell you... People are going to drop off your list no matter what you do (1% list decay every single day) You can email for the same offer 45 days in a row and people will buy every single day (Newbie Crusher, Paper Template, Backup Creator) You can expect a 2% clickthrough rate from your entire list every time you mail -- but you can mail 5-10 days in a row to get 10%-20% of your subscribers to click Your subscribers are the hottest within the first 7 days -- so email every day when someone joins your list I don't know how your business is doing personally (but I do care)... but if you plan on going to an offline event anytime soon, as this question to an internet marketer: "Where is your optin page and where can I join your list?" You probably won't get a URL as an answer. Thinking back to some random conversation years ago. Someone asks me why webinar attendance was down industry-wide. He mailed to a webinar and only had 100 people register, only 33 showed up, he didn't make too many sales... After some questioning, I realized he'd only mailed once. With a very uninteresting webinar title. At the last minute. He fooled me at first when he said his list was 50,000. I had to find out the hard way that "fifty thousand" included his Twitter followers, Facebook friends, YouTube subscribers... not the same thing. Is Facebook eating all our lunch? Yes! Are email opens down, email clicks down, blog comments down once people get to the page? You better believe it! Of course people would rather click the "like" button, share a 1-sentence post with friends, post a cute picture of a puppy, or get distracted by 1,000 other things on the page. Here's another scary thought... I took an a forced optin page that converts at 42.9% to cold traffic, promoted it on Facebook... only a 1.29% optin rate! (direct linking on the news feed, running ads, placing inside a fan page iframe didn't make any difference... they ALL remained around a 1% optin rate) It's like Facebook has turned our brains into BROWN SLUDGE!!! So internet marketing as we know it is DEAD?!? What's the solution? Is it to pack up your blog, pack up your website, shut down that sales letter, stop emailing, and move it all to Facebook? No. Look, you might love Facebook a bunch, but it's "just another traffic source" just like EzineArticles is just another traffic source and AdRoll is just another traffic source and podcasting is just another traffic source! Keep the email list, free gift, optin page, sales letter, keep sending broadcast emails and save your best emails into your followup sequence Keep running ads and tracking your links so you know what converts and what doesn't

There is no doubt that once you kick off a serious yellow letter campaign, the phone calls from sellers will start to flood in. This can be overwhelming to even the most experienced investors in the bunch. While one of the most awesome features of a yellow letter campaign is the incredibly high response rate, you still have to manage to pre-screen each and every seller that calls. If you miss some, you may miss the one that could make you several thousand dollars.So what is the best way to handle seller calls from a yellow letter campaign? You can handle it one of three ways. You decide which one works the best for you. Take the Calls Yourself - If you are on a tight budget and can't afford to outsource your seller calls to a professional answering service, then you can take the calls yourself. Here's what you can expect when you mail out a bundle of letters on Monday. It will take 1 to 3 days for your yellow letters to get into the hands of the prospects. They'll immediately ready your letter, and you'll start to get responses. The majority of the calls will come in all at once (meaning all over a span of 1 - 2 days), with a few stragglers trickling in behind them. You must be prepared to answer each call, and capture the necessary information in order to make a decision on whether or not to move forward with that lead. (Not recommended unless absolutely necessary). Send Your Callers to a Pre-Recorded Message - Every yellow letter has a phone number on it where the seller can contact you if they're interested in selling their house. Generally, the callers are directed to a "normal" person who answers the phone with a simple "hello",to keep the warm and fuzzy feeling of the yellow letter going. But there does come a time when the seller needs to know that they are dealing with a real estate investor. This could be the point that you decide to let them know that. You can have callers directed to a pre-recorded message that tells them about you and what you do for a living. You can explain the process a bit, and then give them another phone number (a cell # maybe) where they can call you to speak in person if they want to talk to you directly. This weeds out alot of people who are "tire-kickers" or trying to sell their house for top dollar. It will eliminate alot of junk callers and in a way, they have pre-screened themselves just one step further in the process. (Recommended) Hire a Professional Answering Service - While this is most expensive of the choices, it's the least amount of work on your part. And in this business, time is money = money is time. If you have a full time job, or are busy talking to sellers and negotiating fantastic deals, then you simply won't have time to answer calls from sellers. On average, your going to get about a 10% response rate when you mail out your yellow letters. if you mail out the minimum recommended quantity of 250 letters, that is at least 25 people that you have to talk to and pre-screen. it's just too time consuming. You can easily outsource this task to a professional answering service and let them handle it. They'll forward all of the leads to your email inbox and you can handle them from there. Not a bad deal, eh? Whatever choice you make for handling your seller leads, I commend you. You are one step closer to landing that real estate deal and being able to choose the lifestyle that you deserve. Tracy L.
