Jon has a plan. He wants to make a difference in this world. He’s devoted years of his life to help those in need where he lives. Unfortunately, all dreams, even the most selfless ones, need funding to operate. After circling around the real estate industry for years, Jon’s back at it again, with the intent to make some money as well as position himself to make an impact in his community for decades to come. Of course, no goal is ever complete without its struggles. There’s no doubt that the process of contacting sellers takes its toll on many investors, including Jon. Thankfully, Ryan knows some ways to ease that stress. Additionally, Jon has a mountain of resources right under his nose that he hasn’t taken full advantage of yet, all in Investor’s Edge. In today’s episode, Ryan’s going to show Jon what’s under the hood with Investor’s Edge instead of just the fancy paint job. The world is in need of more people like Jon who want to give back to the communities they live in and are willing to put in the work to make it happen. Specifically, Jon runs his own non-profit, helping children with fractured backgrounds express themselves through performance art. After hearing his story, you can’t help but want to see Jon succeed. The question is “How is real estate going to get him there?” This week’s Coach’s Corner is packed with tons of tips on some of the leading real estate investment strategies, specifically the BRRR method and financing options with good and bad credit. Here are some of the other topics you’ll hear about in today’s episode: The multitude of ways to contact owners. Building a list of contacts. The concept of “skin in the game.” Why credit matters for BRRR. The “1% Rule”   “If your credit is not great...I really recommend you start working on some credit repair. The cost you have to pay to do something like that, you’ll more than save in points and interest when you’re doing deals.” —Ryan G. Wright   Podcast Summary: 0:00 - Podcast Introduction 1:10 - Learning about Jon and how he got to this point in his life. 6:49 - What drives Jon to get more out of his life. Let's Fix Construction

Co-founder of Let's Fix Construction, Eric D. Lussier returns to the mic to host episode 10. As a subcontractor that handles floor finishes, Eric commiserates about the month of August, which tends to be absolute hell for installers. Project schedules are being impacted on the front end more commonly due to weather delays, yet the completion timeframe of the buildings aren't being compensated for on the back end. Jobsites aren't ready. They aren't weathertight. Other trades work isn't complete. The HVAC is not on. Eric talks through multiple jobsites that have had water infiltration issues, even though the buildings were supposedly weather tight and ready for flooring. He also talks about the real issues that he is confronted with on almost every job - high concrete moisture rates and concrete planarity and levelness. An 1/8" in 10' radius is the standard in the industry, yet it is getting increasingly more difficult to achieve that. What is the key of a successful flooring project? Be aware of the moisture threshold of your concrete slab. Know how to properly test, as per ASTM F-2170 (Standard Test Method for Determining Relative Humidity in Concrete Floor Slabs Using in situ Probes). Understand and know that concrete moisture is an issue, whether you are working on a renovation, or in new construction. On renovation projects, any concrete vapor barrier that may have been used would be compromised or deteriorated. Understand that until the ground is taken out of play that you will always have moisture traveling into and out of your slab (unless it is capped or a concrete admixture is introduced). Eric references Peter Craig in the podcast. Visit his website at www.floorworks3.com Lastly, know what your concrete tolerances are and how you can minimize or eliminate saw cuts, where curling is commonplace. Eric has a real concern that project jobsites may be getting worse before they get better. There are 300,000 vacant jobs in construction now, with the fear that there may be 1,000,000 vacancies by 2026. Skilled tradesman are retiring and novice professionals are having to elevate before they acquire the skills that were traditionally held by their predecessors. Co-founder of Let's Fix Construction, Eric D. Lussier returns to the mic to host the first episode since September of 2018. Eric eases back into the podcast by reminding the listeners how steeped in the Construction Specifications Institute (CSI) that Let's Fix Construction ends up being. Eric attended CONSTRUCT, CSI's National Conference, Annual Meeting and affiliated tradeshow in Philadelphia in 2010. Thanks to the Greater Lehigh Valley Chapter of CSI, Eric got to attend his first full conference of CONSTRUCT in 2011 in Chicago and then went on to return in Phoenix in 2012, Nashville in 2013, Baltimore in 2014, St. Louis in 2015, Austin in 2016, Providence in 2017 and Long Beach, CA in 2018. 2019 will find CONSTRUCT at the Gaylord National Resort & Convention Center at National Harbor, MD on Wednesday, October 9th through Friday the 11th. The Education Advisory Council, that Eric has been a member of for three years now, had a chance to meet in National Harbor in November of 2018 and preview the host resort and start planning the 2019 conference. As a building product representative, Eric implored the need to have a dedicated track for product reps. Through original programming and submitted education through the RFP process, Eric helped curate six sessions on Wednesday, October 9th and it is called Product Rep University. Whether new or heavily experienced, the Product Rep University has been developed to help you learn and do your job better as a construction product representative. Session one is hosted by Mitch Miller, and is titled 'Discipline Roles & Project Goals: How Do I Fit In?' The goal is for attendees to define and recognize the primary roles of the project team, which includes the Owner, Architect, Contractor, Consultants and Product Representatives. Session two is co-hosted by former President of CSI, Casey Robb, and is called 'Welcome to the “Vendor” Jungle! – Moving from Vendor to Trusted Resource'. Two of the goals of this session include recognizing the perceptions, limitations and real value clients expect in trusted relationships and how to develop a plan to move from “vendor” to “trusted resource” and gain credibility in the eyes of the client and the industry. The third session has been touched on both in the podcast and on the Let's Fix Construction blog and is called 'Why You Need to Read Division 01 on Your Projects: The Rules of the Game', presented by Anne Whitacre, Senior Specification Writer at HOK. One of the primary learning objectives is to recognize how the various types of contract documents interlock with each other and how they describe the total scope of work. The afternoon sessions kick off with Michael Chambers, who is a product rep and specification guru and will be delivering a session called 'Substitutions and Submittals: Not So Dirty Words'. This session will help the attendee define substitutions and identify the reasons why a substitution may or can be submitted on a project. Product reps need to know how to deal with substitutions and how you need to follow the rules in how they are submitted. The latest Let's Fix Construction blog talks more about substitutions and you can read it here. 'Learn from Real Life Lessons and Stories from the Road' is being delivered by T.J. Gottwalt, the Strategic Architectural Account Manager at Allegion. Draw from the experiences of a "seasoned" product representative to explore what works, and doesn't work, in getting specified. T.J. has been there and done that and learn how to best be a rep. The Product Rep University wraps up with a special 90-minute session that is encompassed by four different 15-minute sessions with 5-minute Q&A's called 'Power 90 for Product Reps: Greetings, Meetings & More to Know'. The Power 90 kicks off with Lauren Anderson called 'Use Your Manners (Do’s and Don’ts of Getting in the Door)' Please. Thank you. Calling ahead. Asking for a meeting. Following up promptly. These are just a few of the best practices of getting in the door at a firm and Lauren will help you with this. Eric will personally be delivering the next session in the Power 90 called 'Networking and Social Media for Product Reps'. Twitter, Facebook, LinkedIn are all social channels to use, but CSI meetings are also great places to network and meet with people. Eric is going to do his best to deliver how best to use these channels and outlets to meet people. An addition spec session is next in the Power 90 with 'Specifications: How You Can Help as a Product Representative' presented by Senior Associate and Specifications at RATIO in Indianapolis, Ivette Bruns. How do you get your product(s) specified? Ivette will inform you the numerous ways you can go about working your product into a project. The last session in the Power 90 is 'Why Wasn’t My Product Used?' with Jake LaManna, the Quality Assurance Manager at Walsh Construction Co. Are you asking the wrong questions? Surprise, the answer is yes. Learn how to balance the strengths and weaknesses (quality) of the product with the manufacturer’s support of the product honestly, with an eye toward growing relationships, not just growing sales Product Rep University is just one component of this year’s CONSTRUCT show. Cherise Lakeside will host the fifth annual Emerging Professionals Day (formerly known as Young Professionals) Program on Wednesday, October 9th as well, which is built for those 35 and under to provide the attendees with the training, networking, mentoring, and education that they need to boost their careers to the next level. There is still time to save on your registration for CONSTRUCT, including Product Rep University and Emerging Professionals Day by signing up by August 6th at www.CONSTRUCTshow.com Check out more on the Product Rep University at www.CONSTRUCTshow.com/PRU. Let's Fix Construction

Co-founders of Let's Fix Construction, Eric D. Lussier and Cherise Lakeside, open by discussing the movie 'Groundhog Day' and its premise of reliving the same day over and over again is much like construction and how we do the same things over and over again and expect different results: the definition of insanity! Cherise kicks off by talking about how one of her major peeves is the lack of coordination with keynotes on the architectural drawings and the disconnect between the design team and the architectural specifier or whomever is taking lead on the standards. Eric's first Groundhog Day insanity is how the typical building product marketer leads off a typical sales call by regurgitating marketing speak: the age of their company, how they've never had a product failure and how wonderful their warranty is. Meanwhile, they aren't achieving what they should be tackling: ensuring that they answer the questions and delivering the answers that the designer wants to hear. Cherise is able to offer the importance of billable time when it comes to her role as an architectural specifier and how crucial observing timeframes are when she allocates 15 minutes to a building product marketer who is making a sales call. Coordination with consultants and Division 01 General Requirements, a topic that is touched on in the Let's Fix Construction Episode 3 (http://www.letsfixconstruction.com/podcast/ep-003) is echoed as the next part of Groundhog Day insanity. This topic was what kicked off Cherise's public speaking career and is an LFC workshop: http://www.letsfixconstruction.com/aecoordination.html Eric closes the podcast by discussing his biggest issues that he deals with as a sports flooring subcontractor: concrete moisture and condition of the concrete. For 12 years, Eric deems concrete as the bane of his existence and seemingly from job to job, he deals with the same issues with concrete. He suggests that having a conversation about expectations up front will save lots of headaches and money at the 11th hour. CONSTRUCT, which will be held in Long Beach, CA from October 3-4, 2018, is the only dedicated national trade show and educational conference for the commercial building teams that spec, source and purchase building products and coincidentally, is where they met in Phoenix in 2011. Eric and Cherise talk about their past personal experiences at CONSTRUCT, some of the professional benefits they have received in attending and presenting, the people they have met and the value of an event that includes education from many disciplines in the built environment. Learning sessions at CONSTRUCT are selected by an Education Advisory board, which both Eric and Cherise took part in for Providence in 2017 and will again for 2018. https://www.constructshow.com/en/education/Board.html. They close the podcast with a call to the listeners to consider submitting for the opportunity to share their expertise, knowledge and solutions in a presentation at the CONSTRUCT Show. Co-founders of Let's Fix Construction, Eric D. Lussier and Cherise Lakeside continue the conversation on Division 01: General Requirements that Cherise started on the blog post 'Division 01: The Project Road Map' which you can read at http://www.letsfixconstruction.com/blog/div01. Cherise speaks about creating the Specs 101 class and the rules of the project that are found in Division 01. Eric talks about how obtaining his CSI CDT (http://csiresources.org/certification/cdt) was an eye-opening and enriching education that demonstrated how architectural specifications operated far beyond the Division 09 that his flooring finishes were found in. The architect and their consultant document coordination are a source of conflicting information and Cherise's original presentation 'Architect/Consulting Engineer Coordination: Closing the Gap' was generated as a result of these issues. In Episode 10 of the Lion’s Share Marketing Podcast, we’re tackling PR with the LA Chargers’ Assistant Director of PR, Scott Yoffe. Scott shares his experience working in the sports industry and his story about how he first started working for the then-San Diego Chargers. He dives into how he joined a fraternity and, through their connections, got his foot in the door with the NFL team. He also discusses his experience working as a member of a large PR team and the various ways in which they represent the team and their brand. Scott moves on to explain that they are in the relationship business; they buy personalities and sell relationships. Therefore their success is measured differently than in other industries. Their measuring stick is their relationships and their ability to go out and earn opportunities for the team to garner increased media coverage on platforms relevant to their target audience. They measure brand awareness through the minutes they are featured on TV, time they are on the radio, inches they are given in print and their overall social media and digital media coverage. Scott explains that these measurements are important because they help the PR team determine what they can improve upon and where there are opportunities for growth and increased brand awareness. Scott comments on the challenges and opportunities that the Chargers have encountered as they attempt to expand into the Hispanic market. The NFL’s efforts have ranged from bringing regular season football games to Mexico City to broadcasting the games on Hispanic radio networks. Scott mentions that the reaction from the Hispanic market has given his team reason for optimism and that they will continue efforts to further penetrate this promising market. Scott concludes the conversation by mentioning that media in LA has been very positive and supportive throughout the team’s relocation process. He further comments that the PR team is working to strengthen their relationships with media outlets that previously covered the team to a lesser extent during its time in San Diego. He also talks about the importance of training the players and coaches how to conduct themselves with the media. Scott points out that NFL players and coaches are taught to treat every person with a camera phone as a reporter. Join us in this conversation about public relations in pro sports. Listen in to learn more about Scott’s experience with the LA Chargers PR team and get some tips on how to be successful in a PR industry by focusing on building relationships. special tactics used for each event 5:17 Why Tony Robins’ events are some of the “best run events on the planet” from the music to how Tony Robins controls the crowd- it is a wow experience. 5:39 Chris shares what it was like to have Jairek Robbins as a speaker and how expectations were high considering that Tony Robbins is his Dad. 5:55 Creating a memorable entrance on stage-Chris hid Jairek behind a screen and he was “revealed” to the audience in an unexpected way that attendees talked about after the presentation.  People shared that it was one of their favorite things they remembered about the program. 6:50 Exploring what it is like to be the son of an icon like Tony Robbins?  Chris had high expectations on him-Jairek is an amazing educator and does a great job speaking. 8:20 How to create a memorable experience for the attendee -Chris shares his strategies for pre-event, during and post event. 9:37 How to make your event “sticky”, Chris suggests starting with a power networking experience to help people feel at ease and enjoy themselves immediately.  Making people feel comfortable to meet 300-500 people takes planning.  Volunteers at Podfest for example, are very happy people, warm and inviting. 10:21 Networking breaks are a key strategy to help attendees maximize the value they get out of the event.  Podfest kicks off the event with Speed Networking to help people meet. 12:00 Planning is very important-when there is an event that has 100 panelists, sharing the agenda too far out may have changes.  Instead, Chris recommends releasing the agenda two weeks out so the schedule is finalized. 12:50 One way to help attendees stay connected is handing out pre-printed post cards that attendees can mail to someone that made a difference for them at the conference. 13:10 Attendees are encouraged to make 60 day goals and are sent a postcard 60 days to remind the attendee what the goals were. 13:22 Planning includes feedback sheets and negotiations with AV providers prior to the event. 14:40 Our audience can implement this idea with post cards that sales reps can send out at your next   National Sales Meeting to help the reps stay connected after the meeting. 15:27 Chris discusses how to get attendees to the exhibit area.  If the meeting is small enough, the exhibits can be out in the corridor not in a separate room which helps people visit the area. 16:20 Exhibitors are encouraged to have prizes that are tied into a treasure map-companies can submit questions that they would like attendees to know.  After the attendee visits each booth, they get a sign off on a treasure map.  As soon as all of the spaces are completed they can turn the maps in for a drawing and win one of the prizes like a microphone, drone, or other item that has value. 17:24 Winners are selected throughout the meeting and it drives excitement for both attendees and the exhibitors alike. 18:25 Exhibitors are encouraged to promote the Podfest event and let their customers and list know they will be at the event.  If they do a Facebook live video or other promotion, the exhibiting company can get exposure on social media feed from Podfest as well. 19:11 “Marketing is an event like oxygen”.  You have to constantly be promoting your event. 20:42 Why naming an event with a regional name can hinder attendance.  After removing the word  Florida from Podfest, attendance and registration increased. 22:15 Why companies should consider creating an evergreen 3 episode podcast as a  marketing tool- This single Series Podcast can be used year in and year out. 22:40 It is worth the investment to create an evergreen podcast and Chris hired Dave Jackson’s School of Podcasting to crate The Podfest Chronicles that is story driven and a professional series that can live on after the event. 23:43 Find out the benefits of having a big name speaker and also why you should have a speaker program internally so that you can promote your own people.  You need to find talent within your organization and you may be surprised to learn that internal speakers will have a bigger impact on the attendees because they can visualize that these speakers are just like them. 24:57 Three key strategies to reduce fatigue when you are hosting an event: 1. Eat clean. 2. Sleep if possible despite the adrenaline from the event. 3. Finish business and wrap up before taking a few days off.  25:48 Chris describes how he recharges with his wife Katie Kramitsos, who is also a podcaster of a global show Biz Women Rock. 26:30 One thing to remember when planning an event-don’t over set up a room- it will feel empty.  Set up just under the right number of chairs so that people feel it was a successful event. 27:40 If you want to learn more about Podfest.us check out the website and use coupon code joinme.  Chris can also be reached at Chris@podfest.us 28:30 Love what you heard? In Episode 1 of the Lion’s Share Marketing Podcast our featured guest, Jon Henshaw, offers insight into the importance of optimizing websites for search. Jon is the CEO and Co-Founder of Raven Tools, a platform that provides SEO Analyses and Reporting Software for digital marketers. This growing company recently launched its new standalone Site Auditor Tool targeted for professional SEOs and SMBs to identify issues with their websites. Jon Henshaw discusses the importance of site speed for mobile browsing and tools such as SourceSet that can be used to increase the speed of sites to provide a better user experience. Additionally, Jon encourages digital marketers to pay close attention to where Google is headed- especially in regards to the change on focus from desktop to mobile, security, speed, and user experience. Jon elaborates on AMPs (Accelerated Mobile Pages) being the solution Google is using to address the speed of pages across the web as well as the search giant’s true intentions behind using AMPs. The way AMP works is by converting a copy of your content into an AMP version. Google then takes the AMP version and puts it in their own server. When a user conducts a search it takes them to the AMP version and they never really visit your site- meaning that users stay on Google and view your content through the AMP version. The AMP version strips the page of advertisements, and unless there are internal links in that content that lead users to your site, the users will never actually land on your site. Only about 3% of users who go on AMP pages actually end up visiting the original site. Join us in this conversation about site speed, AMP, and Search Engine Optimization and learn more about the steps that marketing leaders should take to prepare for the changes set in motion by Google.   Time Stamps 00:00 – Podcast Welcome 00:19 – Co-hosts/ Podcast Introduction 00:53 – What’s on the News Today | Mazda Drive for Good Campaign 02:30 – Featured Interview with Co-Founder and CEO of Raven Tools: Jon Henshaw 03:33 – What is Raven Tools and how to get started 05:40 – Google changes and how Raven Tools can support web masters 07:01 – SourceSet 09:00 – Why marketing leaders should care about site speed 10:48 – Accelerated Mobile Pages (AMP) 12:05 – AMP & Search Engine Optimization 15:06 – Amazon Web Services Conference 15:40 – AMP’s effect Google Analytic Reports 16:59 – Jokes 17:50 – Where Google is headed 22:42 – How SEOs can prepare for Google’s changes 24:06 – Transition to one platform and its effects on reporting 26:45 – Raven’s recommended URL shortener 29:15 – Raven’s New Site Auditor Tool 33:50 – Where to get Site Auditor 34:19 – Episode Key Takeaway 36:09 – Jokes – Trampoline Featured Guest Jon Henshaw – Co-Founder & CEO of Raven Products Website: raventools.com Facebook: facebook.com/raventools Twitter: twitter.com/henshaw Raven Tools Site Auditor   Resources Mazda Drive For Good Campaign Therapy Dogs for Vets Video | Mazda USA AMP Introducing the Google “SERP App” and Why You Should Care   Lion’s Share Marketing Podcast Learn More About Tyler & Kyle Music Intro Music – Colony House – Buy “2:20” on iTunes Outro Music – Skillet – Buy “Lions” on iTunes
