Angad started investing in real estate 3 years ago and currently has a portfolio of 70 single-family houses, 2 multi-family buildings totaling 12 residential units, and a self-storage facility. The wholly owned $6MM+ portfolio generates cash flow of approximately $25k per month with no outside equity capital. In other words, try to figure out ways you can earn through passive income. But even before you even think about how you can get the finances to start investing, there has to be a mindset shift first. Come from an abundance mindset instead of coming from a place of scarcity. Lean into your faith and come together as a family. The Morning Routine & The Night Routine The evening routine is just as important as your morning routine. If you can figure out a night routine, then you're helping bring that championship to your morning. One of the things to add to your night routine is to turn off your phone an hour before you go to bed. Then develop a morning routine such as meditating, reading, praying, breathwork, journaling, exercise – anything you can do for 30 minutes to an hour before you even try to pick up your phone and move on with your day. You have to remain disciplined within your discipline. Keeping a Healthy Dynamic in Your Household One of the things that cause dysfunction in the family is when your kids feel like they're number one. You have to have your spouse as your number one in your family, then your kids come second. That way, you're setting a great example to your kids with the way you treat your life partner. Opening a Business You Know Nothing About Don't be afraid to take those shots. Just do more research before you take those shots. Go to somebody in that space and talk to them about what's great about it, and also the pitfalls. Then evaluate. Just because someone says it's a great idea doesn't mean you have to take their word for it. Go to a neutral party that is already successful in whatever space you're looking at and dig deep before you start opening a business you know nothing about. On this podcast episode, I interview my student Andy Saintilus and we talk about his success as a real estate investor, and how and why he transitioned from long term rentals to short term rentals. Andy is just 33 years old. He attended his first real estate training event with me around 5 or 6 years ago. Shortly after that, he signed up for my one on one coaching program. Over the past 5 years, Andy has purchased 10 rental properties in Miami using the Buy, Repair, Rent and Refinance strategy (BRRR). I loaned him the money on all 10 properties - which is one of the benefits of my coaching program. In the past few years, he has transitioned his long term Section 8 rentals into short term vacation rentals that are listed on Airbnb. He now has all 10 properties in Miami listed as short term rentals on Airbnb. Andy now generates over $50,000 a month in income from Airbnb. He has also increased his net worth by almost 2 million dollars. And he is only 33 years old! In November, Andy quit his corporate job for good. He now has a life of financial freedom. Make It Rain: Multifamily Real Estate Investing for Millennials
Elena Neely grew up in Russia where she graduated high school at the time of USSR collapse in 1991. She was one of the first students in a USA - Russia international bachelor degree program by the University of Maryland. After graduating college she became the youngest Regional Director of IESC for Russian Far East and Siberia. In 1998 she was awarded the Edmund Muskie scholarship to earn her MBA in Finance from Clark University, Worcester MA. Upon graduating Elena worked at Weyerhaeuser company as Procurement Manager, negotiating contracts with suppliers for OSB, TJI's, and paper products. Elena became a full time Real Estate broker in 2003 and owned her Real Estate brokerage and Property Management company since 2010. She presents classes and educational programs on Financial education and Real Estate investing for Women. Alan Neely earned a BS, Professional in Aeronautics and Business Administration from Embry Riddle Aeronautical University. 1992-1996 Alan flew for few small airlines in rural Alaska. He flew in SE Alaska, then was based in Bethel and Kotzebue AK, flying to villages with 150 or so full time residents. For a period of time, he had more landings on unimproved runways then on paved runways in Twin Otters. 1996-1999 Alan built flight time to land his dream job at Alaska Airlines flying Boeing-737's in year 2000. After 10 years of success in real estate he took a leave of absence from Alaska and never went back. Real Estate Journey: 2000 The Neely's started rehabbing properties. They did the BRRR thing, before it was a thing. 2004 Started a construction company building townhomes mostly as owner-builder. They went into the 2008 downturn with lots of dry powder, came out of it unscathed and bought all the properties they could afford in Seattle, focusing on Location, Terms and Expandability. The Neely's developed several projects in the Alki Beach and Greenlake neighborhoods of Seattle. Holding everything as long term rental properties. 2017 - 2019 Sold half of what they built and invested the profits in Apartments located in Texas, Tennessee, Florida, Arizona and a property on Poipu Beach, Kauai, Hawaii. As a Limited Partner they own around 3500 doors. As General Partner they own 1300 doors. They also have experience permitting 40 to 70 unit apartments in the arduous Seattle permit process, and neighborhood plan reviews. Those were sold off with land, plans and permits.As the old saying goes, “All work and no fun, makes Jack a dull boy.” When not grounded in Edmonds, WA they enjoy travel, boating through the San Juan and Gulf Islands. What are the pros and cons of a C Corp and S Corp versus an LLC? calculate, calculate, calculate because it's possible to pay dividends out that are not going to be taxable to you. What are the pros and cons of a C Corp, S corp, and an LLC? Double taxation means the C Corp's getting taxed on its income. When it pays out dividends, the shareholders are getting taxed on those dividends. Also, LLC is not a tax designation. An S Corp is similar to a partnership. It has stricter rules about who can be shareholders of your S Corp and it passes through its income expenses down to the shareholders. A C Corp is its own entity/being. I own a childcare center that is set up as a corporation and taxed as an S Corp. It has a line of credit of $150,000. I'm a new real estate investor and would like to know if I can lend those funds to myself to purchase a house to buy, repair, rent, refinance, repeat (Brrr) or fix and flip? Yes, you could do that, but make sure there are promissory notes between the S corporation and borrower. However, you do have to repay that money to the S Corporation. Document it, and then honor the document. I just received a notice from the IRS asking me to pay taxes on the money withdrawn from my retirement under the CARES Act in 2020. I thought I had three years to pay back the money withdrawn in 2020, which means I still have 2022 to pay back the money that was withdrawn. How do I proceed? You have until 2022 to repay this distribution. However, the IRS technically wants you to pay back taxes on a third of that distribution each year.
