NICK'S JOURNEY: Nick's path wasn't linear. Growing up near Microsoft and Nintendo in Redmond, Washington, he found real estate "incredibly boring" until witnessing how it connected to fascinating industries. After his father and grandfather passed away during his senior year of high school, Nick moved to Florida to pursue professional wakeboarding, eventually earning a podium finish at the World Championships in 2011 while graduating summa cum laude from the University of Central Florida. The dean of UCF's real estate program, whose son was also a professional athlete, reignited Nick's interest in commercial real estate investment and development. Nick started in land brokerage during 2011-2012 when Florida land was worth less than the buildings next to it, learning through challenging cold calls to developers. FIRST DEAL LESSONS: Nick's entry into investing came through a vacant Taco Bell property. Working with a broker partner, they secured the building, signed a 10-year lease with a new tenant, and only had to replace the HVAC and roof. The timing proved fortunate - securing 80% loan to value at 2% interest on an interest-only basis during the post-financial crisis recovery. That first deal taught valuable lessons about protecting downside risk and building tenant relationships while delivering one of his strongest returns ever. CAPITAL RAISING EVOLUTION: For his first capital raise, Nick bought an old bank branch all cash with plans to tear it down and build a quick service restaurant. To protect downside risk as a new sponsor, he structured it with no debt and two years of interest and tax reserves. After approaching friends' parents, fellow brokers, and creating a detailed investment memorandum, a tenant approached wanting to lease the existing building as-is with a 10-year lease. Nick refinanced at 50% LTV, pulled equity out, and used those proceeds to buy a second deal. That snowball effect has grown to approximately 100 investors making about 500 investments with his company. KEY INSIGHTS: Nick continues syndicating individual deals instead of raising funds because his deals follow similar patterns with consistent return theses. This approach gives investors freedom to select which markets and property types align with their preferences while maintaining speed to close. Managing investor capital creates heightened responsibility that sharpens every aspect of deal execution. Nick approaches it similarly to personally guaranteeing loans - while losing your own capital is unfortunate, losing someone else's carries profound implications for relationships and reputation. The biggest lesson from deals that didn't go as planned: contracts matter, but people matter just as much. When tenants respond unusually quickly to lease documents without redlines for 10-15 year commitments, it raises red flags. During Covid, high-credit tenants had attorneys advising them to stop paying rent while small bay industrial mom and pop tenants maintained perfect payment records. BROKER RELATIONSHIPS: The majority of Nick's deals come through brokers he's built long-term relationships with over years. These relationships prove valuable because brokers trust Nick will maintain confidentiality, move quickly through underwriting, and they understand his investment criteria. After years of exchanging deals and feedback, brokers know which opportunities match his thesis. MARKET TRENDS: Interest rate movements create near-term positivity while inflation continues hitting sectors unevenly, creating inefficiencies and opportunities. The retail apocalypse predictions following Covid haven't materialized because people still crave experiences. Drive-throughs represent a clear trend as efficiency becomes paramount - almost every concept has figured out how to use them successfully, including Chipotle proving the model works for food types that seemed ill-suited initially. Great Shorties: "Wie Herr Ye Ti im Winterurlaub einen Schneemenschen kennenlernte" – von Hans Ulrich Hirschfelder(Hördauer 12 Min.)In den späten 1970er Jahren stießen wir in Berlin aufeinander. Zwei junge Lyriker in der Zeit der neuen Subjektivität. Es gab Lesungen in der Galerie Bloom in Kreuzberg, im Buchhändlerkeller in Charlottenburg, in der Wolff's Bücherei in Friedenau. Wir wurden Freunde und spürten, dass wir viele Gemeinsamkeiten hatten, trafen uns bei jedem meiner Berlin-Besuche im Shell am Savignyplatz, bis es das Shell nicht mehr gab. Und irgendwann gab es auch den wunderbaren Dichterfreund Hans Ulrich Hirschfelder nicht mehr. Er starb 2006 mit 52 Jahren an Krebs. Seine beiden eindrücklichen Gedichtbände „Orangen“ und „Weiße Nacht“ verloren sich aus dem literarischen Bewusstsein. Sein umfangreicher Nachlass schien niemanden zu interessieren. Dann der Anruf von einem anderen Hirschfelder-Freund – Wolfgang Heyder. Und wir starteten mit Cousine und Nachlass-Erbin Andrea Müller eine einjährige Reise durch das Geschriebene und nur zu einem kleinen Teil veröffentlichte. Wir waren ihm wieder ganz nah, unterhielten uns mit ihm über die Zeit, über seine Texte und am Ende entstand ein Buch, das alles zusammenfasst, was wir für eine Veröffentlichung geeignet fanden und was uns immer noch haltbar erschien. In der Hoffnung, dass noch andere Menschen sich an den zu Unrecht Vergessenen erinnern mögen oder ihn vielleicht ganz neu entdecken wollen, zum allerersten Mal: Das Buch „Tänze zwischen Barhockern“ mit Gedichten, Prosa und einem Mini-Einakter ist gerade in der edition eY erschienen. Calm on the Surface, Distress Below: Joe Blackbourn on the State of Sunbelt Multifamily The Eye of the Storm? When my podcast guest this week, Joe Blackbourn, president and founder of Everest Holdings, stepped in front of a room of ULI members in late 2024, he titled his multifamily market forecast “An Underdressed Weatherman Gets Sent Into a Hurricane.” The image was evocative – and accurate. Multifamily investors, developers, and lenders had been navigating gale-force winds of rising rates, inflation shocks, and structural cost resets. And yet, as Blackbourn noted in my conversation with him, today the industry still appears eerily calm. “There's a lot of stormy weather on the horizon, and, like a hurricane, we don't know quite where it's going to land or how bad it's going to be.” The Invisible Cost of ‘Calm' Core inflation may be retreating, but the real story, Blackbourn argues, is not about the rate of change. It's about the baseline shift. “Even if we're at just over 2% now, it's still a 30% increase in a very short period of time,” he said, referring to food prices, but with implications for housing as well. Home prices in many U.S. markets, particularly across the Sunbelt, have surged by 30–50% since 2020. That repricing is likely to stick. “It's really difficult to give that pricing back,” he added. “Short of some real economic calamity, the best we can manage is slower growth, not a decline in consumer pricing.” That same principle is locking up real estate deals. Rent growth has slowed, but operating expenses have not. The result is compressed margins, sluggish NOI, and a widespread inability to transact or refinance. Multifamily: Where Distress Hides Quietly On paper, the multifamily sector looks surprisingly stable. Cap rates for high-quality assets remain in the 5.0%–5.25% range, and transaction volume is beginning to pick up in select markets. But beneath the surface, stress is mounting. “There's a lot of stress at the balance sheet level,” said Blackbourn. “And it's not being helped by property-level performance.” In many Sunbelt markets, especially those with pandemic-era construction booms, organic NOI growth is flat or negative. Rent collection is delayed, staffing is inconsistent, and delinquencies are rising. “We're seeing situations where it's taking all month to get the rents collected,” he noted. “You'd be at the 15th of the month with less than 50% of rents in the door.” Yet distress sales remain rare. Why? Blackbourn offers two reasons: Lender tactics: Debt funds are “hope-certificating” properties, granting extensions, persuading sponsors to inject capital, and delaying the inevitable. Human psychology: “There's a survival instinct at work,” he observed. “People will do whatever they can to stay in the game.” What Keeps Deals Frozen? Everyone is waiting. Borrowers, lenders, and investors are all betting on falling interest rates to solve their problems. But Blackbourn remains skeptical. “I don't think it's inevitable that rates come down,” he said. “And yet, it's within the debt fund's interest to persuade borrowers that they will.” Many current valuations are premised on that hope. But even if rates do drop, the bid-ask spread remains wide. In his words, “It feels like this really taut balloon; fragile.” Why Aren't Cap Rates Rising Faster? One of the stranger dynamics in today's market is that cap rates haven't risen much, despite the Fed holding policy rates above 5%. High-quality assets are still trading at 5%–5.25% caps. How is that possible? “If you have the right basis, you can sell into that,” Blackbourn explained. “The pricing for high-quality assets hasn't jumped that much.” But for vintage assets, pricing capitulation is coming. Lenders are forcing assets to market when no other solutions are viable. And while buyers are circling, few are pouncing. Supply, Demand, and the Surprise of Absorption Another surprise: absorption is holding up remarkably well. “We're seeing absorption that's about keeping up with supply,” Blackbourn noted. “In some markets, we're about to hit the point where we're absorbing more units than we're adding.” This matters. Historically, once net absorption overtakes new deliveries, rents begin to recover, often before occupancy hits 95%. And that could happen sooner than expected in markets like Phoenix. “We're modeling that inflection point this year,” he said. But again, bifurcation matters. New Class A developments are attracting high-income renters, people who once would have bought homes. Meanwhile, vintage B and C properties are seeing tenants who are increasingly rent-burdened. “In new projects, we're seeing a higher-income demographic than we've ever seen,” said Blackbourn. “But in older assets, collections are way down. Rents are up 30%, but incomes aren't.” The Forecast: Q3 and Q4 2025 Looking ahead to the rest of the year, Blackbourn sees a mixed bag. More volume is expected from both opportunistic buyers and forced sellers. Permits are collapsing, setting up an eventual rebound in pricing power. Selective outperformers will emerge in submarkets with favorable rent-to-income ratios. “We could see surprising outperformance in the asset class sooner than people think,” he said. “But it will be bifurcated by quality, by tenant income, and by geography.” In short, the underdressed weatherman may not be in the eye of the storm just yet – but the wind is shifting.

I've had the pleasure over the last few months to interview quite a few people that I admire, who've told me about their fascination with beekeeping. Over and over again I've heard about the incredible insights into overall ecological health and the amazing reflections of ecosystem function that can be observed through managing bee hives. I got a window into the world of natural beekeeping back in May of 2022 when I co-hosted a Climate Farmer's community event at Wilmer's Gaerten, a regenerative farm just south of Berlin. Since then I've been looking for an opportunity to speak with Uli Beckman, the instructor on our course on beekeeping and management who helped me to see a whole new possibility in how to promote healthy colonies that in turn promote health ecosystems and people. This is exactly what today's episode is all about. Uli's company, Beckmann Urtracht was founded in 2015 with the aim of consistently working in such a way that the beekeeper takes a back seat to the needs of the bees. Today, their principles and way of working far exceed anything required to be certified as an organic beekeeper. Natural propagation, natural honeycomb, built entirely by the bees, natural nutrition and minimal intervention are their maxims. Because with every jar of honey we hold in our hands, we must not forget that the bees did not produce it for us, but as food for themselves. Beckmann Urtracht is the alternative to maximizing yields and obtaining varietal honeys. The end result is an honest, original honey that can only be harvested in small quantities, but is outstanding in terms of quality and taste as well as its ecological and bee-friendly production. In todays conversation with Uli, we start by comparing and contrasting the conventional practices of industrial beekeeping and how they differ from the principles that guide natural beekeeping. From there we go into the details of not only the life cycle and behavioral patterns of bees and how those inform how to manage them well, but also the practical side of building hives that promote their health and the environmental factors that present a real challenge to the future of the species. In the process we also unpack the history of beekeeping in Europe and the innovators how pioneered new management methods based on relationship over extraction. We cover advice on how to get started with your own hive and expectations of time and equipment for keeping bees too. I'm sure that by the end of this episode you'll come to understand why many of the most influential and insightful people in the world of regenerative land management have become beekeepers themselves.
