In this episode of Purpose-Driven Wealth, your host Mo Bina is joined by Eric Shirley to explain what's conservative and what's not in conservative underwriting. Even with the current craze for cryptocurrency, with more and more governments adopting the technology, how come real estate investing still weathers the storm better? As an underwriter for Four Oaks Capital, Eric lets us pick his brain regarding conservative and aggressive underwriting, the future for multifamily, and the trends that face the crisis of affordable housing head-on. In this episode you will learn: Multifamily is a complete language of its own What conservative underwriting is and what it's not We are at a tail end of an economic market cycle Real Estate Investing > Cryptocurrency, Stock Market Today's construction cost is a headache to the issue of affordable housing and so much more! About Eric Shirley:   The term "conservative underwriting" gets thrown around quite casually these days, which has diluted its impact. Eric has a tremendous talent for walking investors through the underwriting  at an analytical level that encompasses every aspect of the investment.   Presented in a way that causes investors to have that "a-ha" moment where everything clicks into place and illuminates exactly how our conservative underwriting is just that. Eric's underwriting prowess is such that he is routinely solicited from outside firms to audit their underwriting.   Couple that with years of building broker relationships ensures the highest caliber of investment opportunities coming across your desk.   Follow Eric Shirley on:   Website:          https://www.fouroakscapital.com/ LinkedIn:         https://www.linkedin.com/in/eric-shirley-68125925/ Email:              ericshirley@fouroakscapital.com   Connect with Mo Bina on:   Website:          https://www.high-risecapital.com/ Medium:          https://mobina.medium.com/   For more information on passive investing in commercial real estate, please check out our free eBook — More Doors, More Profits — by clicking here: https://www.high-risecapital.com/resources-index

Whether that's through a task a simple as mowing the yard or taking a property from rehab to riches, seeing change is a motivating factor for success.I have enjoyed many positions throughout my career in real estate, allowing me to grow in to someone who has learned these two overarching themes:1. People Matter! - Whether it's a $10 million apartment deal or a $10k office renovation. Surrounding myself with the right people and treating other people the right way is crucial to seeing long-term success.- I speak GC and LP. Being able to relate to both GCs and LPs is crucial to managing and communicating clearly.- Everyone has a story. Understanding that story and how it has led them to be where they are today will lead to deeper relationships and trust, both professionally and personally.2. Information Matters!- I am constantly learning and refining my knowledge so that I can put myself in the best possible position to have a favorable outcome.- Knowledge allows you to remain calm when faced with adversity. A deep understanding of the subject prevents adverse results.- Information allows you to have high quality results!I enjoy meeting new people and hearing new perspectives.
