In this episode of Get Real Wealthy Season 4, Quentin D'Souza talks about uncovering hidden opportunities in apartment building investing.Quentin says that real estate investing offers many opportunities. To create value, you need to increase the net operating income, which is income minus expenses before debt. He adds that there are five hidden opportunities to increase net operating income. The first opportunity is to look for properties with below-market rent. He adds that taking advantage of the spread between current rents and projected rents can benefit the buyer. Rent control in places like Ontario creates a distorted market, making it difficult for new tenants and the production of new units. Therefore, when buying rental property, finding below-market rents with the potential for a rent increase is an opportunity. The second opportunity is to look for properties that have been poorly managed, leading to disorganization and lack of repairs. This can present an opening for you to acquire the building, come in with a professional management company and solve these problems. The third opportunity is to look for buildings experiencing tenant management issues, where the owners or property managers are not addressing illegal activities, such as drug dealing, and not handling late payments or evictions properly. A skilled investor can purchase the property at a lower price, solve the issues, and achieve a better return on investment.The fourth opportunity is to look for properties with poor records management. This can result in difficulty finding bills, leases, and other important documents. Quentin says you can take advantage of this opportunity by finding ways to solve the problem and make more money as a real estate investor. Lastly, he suggests looking for buildings with neglected maintenance, particularly those under rent control with low rents. The building owners have no motivation to maintain the property, leading to a rundown building. But if an opportunity arises to turn over the units and create value, it can be an excellent opportunity for you as an investor.In conclusion, Quentin highlights that these hidden opportunities in apartment building investing, from finding below-market rent properties to solving poor records management issues, present great opportunities for investors. By identifying and addressing these opportunities, investors can achieve a better return on investment. Michael was once a 9 to 5 worker, until he took all his money to establish restaurants. But this experiment went pretty badly. He realized that he had focused on the wrong business that got almost lost all his money. In 2006, he discovered real estate investing. He started by flipping 3 houses and earned money from them. Later, he pivoted from single house investing to full-time multifamily investing. Meanwhile, Michael admits that clarity is everything to him. He believes that people are resourceful to figure out things but the mindset is what holds us back. Thus, the first point of failure is having that idea and plan but not taking action. Also, he emphasizes that you don’t need to be an expert in multifamily, because it takes only one deal away from changing your life. Presently, Michael is pushing his mission, to help people quit their jobs and leverage the power of multifamily as the fastest way to cover your living expenses! Some Questions I Ask: Take us back to the beginning of this entrepreneurial endeavor, how you landed on real estate, and where that led you? 2020 has been a tough year for finding deals—even for us. In fact, the Nighthawk Equity team is currently in the process of closing on our first and only deal of the year (so far). But that’s not for lack of trying! So, what are we looking for in a deal right now? How have we changed our underwriting criteria in the age of COVID? So many people are talking about how amazing apartment building investments can be...finding the deal, financing the deal, and so on. But there are so many “un-sexy” aspects of running larger multifamily deals that most people don't even discuss. On today's episode, we are excited to sit down with Krista Testani about how she pivoted from flipping to multifamily, creative ways to pay for a mentor, the importance of document management, and how to create the “client experience.” Krista Testani, obtained her bachelor's at New York University in 1990 and law degree at Brooklyn Law School in 1994. After practicing law for several years her attention was drawn to real estate in 2009. She began her journey by acquiring single family homes on Long Island, NY, and rehabilitating them for resale but then transitioned into multifamily acquisitions in 2012. Her legal background has afforded her the skill set necessary to navigate the host of legal documents and issues that are involved when raising private capital to acquire and manage both single and multifamily properties. Krista has been involved in acquisitions in Ohio, Alabama, Tennessee, Georgia and NY valued over $23 million dollars. Krista joined forces with her partner Christopher Jackson in 2016 and they formed Sharpline Equity Real Estate Investments. Currently, they own and asset manage a 30 single family portfolio in Syracuse NY, and 270 units in Atlanta, GA.
