What does wakeboarding have in common with real estate? My guest this week, Austin Hair, is an expert at connecting the dots between these two careers.    In today's show, he discusses how he transitioned from being a professional wakeboarder to becoming the Managing Partner at Leaders Real Estate, where he raises capital for his own healthcare real estate acquisitions. Austin is also exploring the ‘capital allocator' model as the next stage in his career and shares insights he's gained about that approach.   Deal Structure   Having attended several real estate and business masterminds, Austin has identified three key roles in a fund: the fund manager (largely administrative), the ‘expert investor' (more commonly known as the sponsor or operator), and the capital raiser (the role Austin plays).   Austin's approach is to seek opportunities where these roles split the General Partner economics equally, one-third each, or at least where the capital raiser earns a pro-rata share of the GP economics based on the proportion of equity raised relative to the project's total equity requirement.   Target Deal Criteria   Austin prefers deals in the $14-$15 million acquisition range that require approximately $5 million in equity and is comfortable raising $500,000-$1 million per deal.   He seeks sponsors with a minimum of 5+ years and 5+ deals of experience, avoids first-time sponsors aiming to raise large funds (up to $100 million), and is skeptical of sponsors projecting unrealistic IRRs (70%+) preferring, instead, deals with IRRs of 15-18%, which he considers more realistic.   Austin is particularly drawn to healthcare real estate, especially dental practices, as his research shows they have some of the lowest tenant default rates, making them a safer investment option.   Challenges and Lessons Learned   Listen to this episode to hear Austin discuss the biggest challenges he has faced in raising capital and to learn about the single most effective way he has found to connect with more investors for his fund.   *** Explore the world of real estate capital allocators—a fresh approach to financing that's reshaping the industry.   In this series, I talk with allocators, investors, sponsors, and service providers to give you an inside look at this fast-growing space.   PLUS, subscribe to my free newsletter for real estate investors and gain access to: * Introductions to sponsors, allocators, and investment opportunities. * Insights drawn from my 30+ years of experience in real estate investing. * Hacks and tactics for raising capital to help you scale your real estate portfolio.   Visit GowerCrowd.com/subscribe

A native of Chicago, Illinois, Andre joined a gang on the South Side of Chicago at the age of 12. After years of violence through fights, drive-by shootings, and other actions, Andre decided to pursue a better path in life. In 2016, he graduated from the U.S Naval Academy at the top of his class with a degree in Engineering and became an MIT Fellow and Truman Scholar. Today, Andre is an Active-Duty Supply Corps Officer, experienced in accounting, sales, and the management of over $3.8 million in high-value assets.  Andre's journey into real estate started when he bought his first $2 million dollars 4 unit property in the Pacific Beach Submarket of San Diego. One month later he participated as a Limited Partner in a 7 unit Syndication deal in Coronado. Today, Andre owns 91 doors as a GP actively hosts a meetup group called “San Diego Opportunity Knocks – Real Estate & Financial Freedom” which has a total of over 355 members and is the host of the “Multifamily by the Slice” real estate podcast. On this episode of Weaver: Beyond The Numbers Real Estate Edition Podcast, hosts Rob Nowak, Partner, Tax Services at Weaver and Howard Altshuler, Partner-in-Charge, Real Estate Services at Weaver, talked about the Pros and Cons of Real Estate Funds Vs. Real Estate Partnerships with Scott Winkler, Senior Manager, Audit Investment Funds, Weaver. “I think the biggest advantage of an investment fund over a partnership is they're going to be nimble,” Winkler said. “With an investment fund, you're usually able to obtain a subscription line of credit from the bank.”This allows investors to have quick access to capital so that you can move quickly in a time-sensitive deal. This is an advantage over a private partnership unless someone has something on the shelf, which not many folks do, according to Altshuler. If they don't, they will have to go out, get documents ready, make sure everyone is on board in the partnership, and it is more time consuming. This has led to a proliferation of real estate funds, according to Nowak. “Deal flow is a little constricted right now, and good deals are hard to come by. I think if you have a fund structure in place, it just enables you to move on that deal significantly faster.” Other differences include promote and fee structures, which may provide more benefits to investment partnerships over funds.Listen to hear more about the differences between real estate investment partnerships and real estate funds.

In the same year Greg bought into a minority share of a restaurant and that didn't go well with Covid. He learned a lot though. Consistency is extremely important when it comes to making a living with real estate. If you want to do this full time, like I know a lot of you do, you're going to have to gain a certain level of consistency when it comes to doing deals. You can't close on four contracts one month, and only one contract the next, and expect for that to be workable as your main source of income.That's what I've got my friend Chris Arnold on today to talk about how he was able to up his consistency. It took him about 90 days to really get going to where he had multiple contracts a month. But then, Chris hit a few speed bumps. His acquisitions manager ran into some health problems, and suddenly Chris was left to do everything on his own.Left alone with an overwhelming number of leads coming in, Chris had to step back and reevaluate what he was doing. It turns out he had given a little too much leeway to his acquisitions guy, and without him, he was in way over his head. I've learned this the hard way. The quickest way to tank a business is to hand it over to someone else.  Even as you start to outsource your administration tasks, you still need to stay involved and check in with your people every so often.By focusing on only the best leads, Chris was able to regain control of his business, and when his acquisitions manager came back, they worked up a new system for sharing the load. The trick was to slow down, but never stop.The biggest key to making consistent deals, though, is in the communication work. You have to try and make 50 calls a day to get that lead pipeline established. Chris doesn't always get to all 50 calls every day, but guess what: he tries, and by making that volume of calls, he's consistently bringing in 6 contracts a month. Hello guys, welcome back to the REI Network podcast. Today, I'm going to be talking about something that isn't very exciting, but makes all the difference when it comes to making deals. That something is follow-up.Now, I know following up with sellers tends to be the least exciting part of the whole process, but I'm here today to tell you that over 90% of my deals only happen because I do the follow-up as I should. Remember, when you make an offer and a seller says “No,” what they're really saying is “no, not yet.” By going back to those sellers after 30, 45, 60 days and checking back in, you'll already have a relationship built when they decide that they are ready.The vast majority of deals don't happen with just one phone call. Remember, the profit is in the follow-up! But when, and how?Well, the first question is a little tricky. There really is no set answer for the best time or how often to reach back out to a seller. It really all depends on the property and the situation. If it's a hot lead, follow up within the week. Colder deals can wait longer, even a few months.The trick is to set tasks, update them, and take good notes. That way, if it's your VA reaching out instead of you, they know the situation. They know the questions to ask. Communicating with sellers is all about building a rapport, and good notes are the key to doing that.
