Scouting for Growth

On this episode of the Scouting For Growth podcast, Sabine VdL talks to Theodora (Theo) Lau, the founder of Unconventional Ventures, where she spearheads efforts to create an ecosystem that brings financial institutions, startups, and venture capitalists to meet the diverse needs of consumers, particularly older adults and gig economy workers. In today's conversation, we'll delve into the evolving landscape of fintech, exploring the challenges and opportunities that lie ahead. Theo will share her insights on fostering corporate-startup collaborations, now called Venture Clienting, leveraging technology for social good, and building a more inclusive financial ecosystem. We'll also touch on her recent work, including her books "Beyond Good" and "Metaverse Economy," which explore the future of finance and the role of technology in shaping it. KEY TAKEAWAYS The world of FinTech is about money movement and how we get people from point A to point B. You got to a bank or online lender for a loan for a house, or saving up for your children for retirement, these are both moving from A to B. There are more player in this space over the last few years using technology and “super-apps” to allow access to micro-loans, access to insurance, saving money and paying people. What gets me really excited about AI isn't the ChatGPTs of the world, it's how we apply it and how we can change how we do things. For example, how do we use that to help small businesses? How can we create a connection between financial institutions and the people that they serve? Those are more interesting use cases that I'd like to see more.   A lot of people in the industry are very hung up on whether it is or isn't a bank. From a consumer perspective, they simply need a means to save or do ‘x'. From their perspective they're interfacing with an app, not a specific bank. The most important thing is that consumers are protected and not exposed to predatory measures/practices. Do I trust the entity that is giving me advice? Do I trust a faceless algorithm? How do I know they're acting on my best interests? For it to work I need to expose all of my financial interests to this tool, which goes back to trust. BEST MOMENTS ‘With things like Apple's savings account, why would people need a regular bank account?' ‘We need to focus on why consumers go a specific route and have the tools to help them spend responsibly.' ‘We all need information and we need to be more informed on where we are from a financial wellbeing perspective.' ‘It's really hard to create an AI to be a CFO in your pocket autopiloting your finances, we're not there yet but hopefully we will be.' ABOUT THE GUEST Theodora (Theo) Lau is a dynamic public speaker, writer, and startup advisor who is dedicated to inspiring innovation and enhancing consumer financial well-being. As the founder of Unconventional Ventures, Theo focuses on building and nurturing an ecosystem that includes financial institutions, corporations, entrepreneurs, and venture capitalists, all united to address the unmet needs of consumers, particularly older adults and gig economy workers. L&D can sometimes fail to make sense to even the most seasoned L&D leader but what about our colleagues in other departments? What do they make of our products and approaches? What do they make of our inability to equate our spend and effort to ROI? Well Ajay Pangarkar can tell us. His frustrations with L&D had him lean in from his Accounting background and tell us. But not just by heckling. But by giving us advice. In this episode, Ajay will tell us how we're perceived and what we can do to better measure the impact of what we do. KEY TAKEAWAYS Using business terminology, you are not 100% familiar with undermines your credibility. Knowledge is now genuinely driving businesses, so L&D is seen as far more important. The Secret Way How to Get Out of a Lease Contract

Mark My Words Podcast

Car hire and leasing can expensive and getting out of a contract early can be difficult especially if you don't know what type of contract you're entering into. In today's episode, Mark dives into the details of car leasing, contract hire and PCP contracts and explains the most cost-effective way of controlling, owning or renting your vehicle.  KEY TAKEAWAYS  Contract (leasing) hire - the term contract is interchangeable with leasing and is a fixed agreement, usually 24,36 or 48 months and you are expected to fulfil the contract. Essential the monthly payment has been calculated over many months. Therefore if you're looking to end the agreement early you will usually have to pay 50% of the remaining rentals if you're looking to give the car back early. The disadvantage of contract hire is that they are not particularly flexible. If you're concerned about ending your contract hire seek advice from the supplying dealer or credit broker to offer a shorter agreement.   PCP (Personal Contract) Hire - At the end of the contract you either pay the remaining value of ‘balloon' payment, you sell the vehicle or you return it. Should you wish to end the agreement early the common agreement is to pay 50% of the remaining rentals or return the vehicle to the finance company. With PCP you are able to enter into a process called voluntary termination giving you the option to return the vehicle to the company when you've paid 50% of the amount payable or more. This can be referred to as the rules of halves and thirds.   Many car lease agreements have a buy-out option and will usually credit a percentage of the lease payment towards that purchase and is commonly least expensive way of getting out of a car lease. In order for it to make sense the resale value of the car needs to be equal or more than the buy-out value of the car. However, if you're looking to get out of your lease so that you can purchase a new car be careful re-entering into another agreement especially with the same dealership as they will roll over outstanding payments on your old agreement into a new finance agreement.     BEST MOMENTS  “With a contract hire You will usually have to pay 50% of the remaining rentals. From my experience, they will try to make you pay all of them.”  “Car dealers love nothing more than for old customers to come back in and purchase a new car as they will make money on the old sale and the new one”  “Get everything down on a spreadsheet to work out the total cost to get in and out of these leases”  “Focus on the P&L and APR before purchasing a car”  “Dealers love talking about monthly payments”  VALUABLE RESOURCES  Centralleasing.com Appliedleasing.com  Leasing.com  Freedomleasing.com ABOUT THE HOST  Mark Homer is an entrepreneur investor.  He has worked with investment since he was 15 years old using the laws of wealth! Liam discusses the best property strategies in the UK for 2023, highlighting the current market conditions, including rising interest rates, inflation, and a shortage of homes, which have created opportunities for buyers. Liam shares his personal experience of being involved in over £28 million worth of property deals and predicts that the next few years will be even more lucrative. He explores various strategies such as single lets, rent-to-rent, lease options, land developments, and commercial conversions, emphasising the potential for generating passive income and substantial profits.  KEY TAKEAWAYS The UK property market is currently transitioning into a buyer's market, creating opportunities for investors. There is a shortage of homes in the UK, with a shortfall of nearly 400,000 homes per year, leading to increasing rents and fewer people able to buy. Different property strategies can be successful in 2023, depending on individual goals and circumstances. Some strategies mentioned include single lets, rent-to-rent, lease options, land developments, and commercial conversions. Single lets can provide steady cash flow and potential for capital appreciation, but may require a larger portfolio to replace income. Rent-to-rent, lease options, land developments, and commercial conversions offer higher income potential and opportunities to make significant profits, often without the need for large amounts of personal funds or specific skills. BEST MOMENTS "With interest rates on the rise, inflation at its highest level, cost of living out of control, people's wages suffering, this has created a frenzy."  "Rents are going up at the fastest rate we have seen in decades and there's less people able to buy." "Income follows assets. It's not about working harder, it's about working smarter and having your money work for you." "Imagine sacking the boss, reducing your hours, being in a position where you've just doubled your money in literally two property transactions."  VALUABLE RESOURCES The Dealmaker Podcast - https://omny.fm/shows/the-deal-maker-by-liam-ryan Assets For Life - https://assetsforlife.co.uk Instagram - https://www.instagram.com/liamjryanwealth/ Facebook Page - https://www.facebook.com/LiamJRyan.AFL Facebook Personal - https://www.facebook.com/profile.php?id=100010124928017 You're listening to The Deal Maker podcast with Property Expert, Property Multi Millionaire and Joint World Record Holder Liam J. Liam discusses the strategy of buy-to-let investing in the UK, sharing his insights and expertise on how to generate passive income and build equity through buy-to-let deals. He explains the concept of buying properties and renting them out, highlighting the potential for monthly cash flow and long-term capital appreciation, and explores two approaches to buy-to-let investing: buying ready-to-rent properties or purchasing run-down properties and adding value through renovations.  KEY TAKEAWAYS Buy-to-let investing is a traditional property investment strategy that involves buying properties and renting them out to tenants. With just 10 buy-to-let properties in the portfolio, it is possible to generate £3,000 to £4,000 per month in passive income. Buy-to-let properties can provide both passive income and capital appreciation, as property prices in many parts of the UK double every 10 years. There are two approaches to buy-to-let investing: buying ready-to-rent properties or purchasing run-down properties and adding value through renovations and improvements. BEST MOMENTS "With just 10 Buy to Let deals, you could be generating over 3,000 pounds a month passive income and generating hundreds of thousands of pounds in equity."  "I've made all the mistakes in the book, and over the last eight years, it has been incredible, like turning on a tap."  "You do the work once, you get paid for a lifetime."  "You want to get the worst house on the best street, and then you're going to bring this property back to life." In this episode, Kenneth takes a look at the top 10 things that contribute to making a great cup of coffee. This is the first of the two-part series in which Kenneth shares items 10 to 6, for the next episode it will be 5 to 1 that he covers. KEY TAKEAWAYS Temperature has a significant impact on how much flavor you extract, which is why it is on Kenneth´s list. Grind size is especially important when you are doing a pour-over. Scales are much better than a scoop. When it comes to ratios, it is never a good idea to go over 1 to 17/18 coffee to water ratio. The cooler the coffee becomes, the more the taste of the water is going to come through. BEST MOMENTS ‘With immersion, it (grind size) might not make as big a difference as it would in pour over. ´ ‘You can under-extract it and it'll taste kind of sour or acidic.' ‘The more you let it cool down, the more you'll be able to taste those nuances.' Today, David builds on his previous episode about our 6th sense, intuition. which was published a couple of weeks ago. That episode prompted many listeners to ask him how you could tell if it was your intuition speaking to you or fear.  David answers that question and shares some methods you can use to recognise, connect to and dial into your intuition. Providing you with zen and the ninja ways to do so. KEY TAKEAWAYS Intuition is a quick response to a situation that you find yourself in. Fear is what you're looking to avoid. Intuition takes you toward what you would love, even though there might be some risk. Intuition's voice tends to be encouraging, whereas fear is hypercritical. To decide whether you should do something or not, close your eyes, focus, and ask yourself a question that requires a yes or no answer. Your intuition will respond. That's the zen approach. BEST MOMENTS ‘With intuitive decisions, there is sometimes a risk or a feeling of risk, of stepping outside your comfort zone.' ‘That fear centre of the brain is fired up by binary choices, and you're forced to make a decision yes or no.' ‘You and your mindset will be released from those fears that hold you back incrementally, the more you can practise this.' Be Happy Healthy Wealthy

Do you have bad habits? By ‘bad' we mean those that offer no real benefit to us in terms of health, wealth or happiness that we just can't seem to break. Dr Irene is here to explain how you can eliminate these wasteful, repetitive, destructive patterns once and for all. KEY TAKEAWAYS  A habit is a choice that we make originally, but we stop thinking about it and continue to do it, often daily. According to MIT researchers, a habit is like a loop with three core parts to it. The first is the ‘cue', or trigger, the second is the ‘routine' and the final part is the ‘reward'. Identifying the different parts enables us to plan a circumvention. BEST MOMENTS ‘With the reward, it perpetuates the routine of the habits. Then the cue starts it off again. So it becomes like a cycle.'  ‘How do you isolate the ‘cue'? The questions to ask over different days are; “where are you?”, “what time is it?”, “what's your emotional state?”,”who else is around?” And “what action precedes the urge?” "We also knew the cue. The cue was the 7 o'clock news and she was all alone at home feeling bored.'   VALUABLE RESOURCES Join Patreon : http://www.patreon.com/drireneching Instagram: irene.ching.777 Tiktok: @ireneching777 Youtube channel: Dr Irene Ching Twitter: @ireneching7777 Clubhouse: @ireneching1 https://www.facebook.com/irene.ching.735 LinkedIn : https://www.linkedin.com/in/irene-ching-742623219 ABOUT THE HOST Dr Irene Ching is a medical practitioner who specialises in Family Medicine, Wealth and Life Coach, Property/ Business Investor, Speaker, Quantum Wealth Creation Accelerator and Podcaster : Be Happy, Healthy and Wealthy. For this episode, David is joined by Shaileen Shah who is a happiness coach. He is the founder of Happy Life Habits. A business that helps people, communities, and companies to be happier, kinder, and more effective, and to respond in a meaningful way to the challenges that life and indeed wider society throws at us on a daily basis. Shaileen shares his own learning journey. Explaining how he explored the science of happiness and sharing some of these experiments and the results. Shaileen explains how to develop habits that naturally release the happy chemicals and flush away the stress chemicals. Something that automatically makes you feel happier as well as benefiting your health and improving the balance in your life. KEY TAKEAWAYS Shaileen´s approach is informed by scientific studies into happiness as well as by cultural practices. Doing the things that naturally release the happy chemicals in your body is powerful. Hedonic happiness is fleeting. Eudaimonic happiness goes far deeper. Pro-social practices contribute massively to happiness. Acknowledge negative emotions like anger, but don't dwell on them. You have to actively counter society's negative bias. Shaileen shares several ways to do this. Connection with others is really important. Be aware of what you have achieved in the past year. It can be used as fuel to take you further. Take stock 4 or 5 times a year. Life is short, make the absolute most of it. BEST MOMENTS ‘With that timeout, I revisited and really looked at the things which were important to me, I reflected, I looked at my values again,' ‘Happiness is not just a fleeting emotion, it's bigger than that.' ‘There is flex in my planning, if an opportunity comes along, which I hadn't planned for, but it feels right … I say yes to this' EPISODE RESOURCES Website - https://www.happylifehabits.co.uk/ Linktree - https://linktr.ee/HappyLifeHabits LinkedIn - https://www.linkedin.com/in/shaileen-shah-Happiness-Coach Facebook - https://www.facebook.com/groups/happylifehabitscommunity Stolen Focus by Johann Hari / https://www.amazon.co.uk/Stolen-Focus-Why-Cant-Attention-ebook/dp/B096LZDY32/ Flourish by Martin Seligman - https://www.amazon.co.uk/Flourish-Understanding-Happiness-Wellbeing-psychology/dp/1857885694/ref=sr_1_2?crid=3KKJWHLWJTZ8C ABOUT THE SHOW People with purpose make a difference. In this episode, Rob takes a look at all the different things that are going on in the world at the moment. He explains why he feels that we are heading into dark times and why it is not all doom and gloom for property investors. As well as sharing how he has/is preparing his business and personal finances to weather the storm. Rob is not a financial expert so you will need to do a bit more research to be able to work out whether his approach is also right for you. KEY TAKEAWAYS It is good to be prepared for periods of financial unrest. Understanding macroeconomics is highly beneficial for property investors. There is nothing wrong with inflation from a property investment point of view. In fact, it's a good thing. If your mortgage interest rate goes from 2/3 % to 6/7% that will have a significant impact on a landlord's cash flow. If you have not re-mortgaged yet, it may be worth talking to your broker to find out if they think it is right for you. Investigate other forms of investment, e.g., metals, stocks or crypto or other types of property development. Educate yourself about alternative investments and macroeconomics. BEST MOMENTS‘With energy rationing potentially coming up quite literally, we're going to be heading into dark times.'‘You need to understand the macroeconomics behind what's going on.'‘Please don't get scared by this. Speaking From Our Hearts
My Cancer Was A Blessing In Disguise (Part 3) – Paul D. Lowe & Sam Hales

Speaking From Our Hearts

Play Episode Listen Later Jul 31, 2022 15:07

In this episode Paul is joined by Sam Hales, for the third in a four part episode, to discuss a four letter word that came up at the end of the last episode: “Love”. KEY TAKEAWAYS I had no love, I didn't know what love was, I wasn't willing to accept love, I had zero self-worth, I didn't realise the importance of love. But, with cancer being the blessing in disguise that it was, I then realised and learned that it's actually all about love. Everything starts with love and, if you don't have it, something will always present itself to make you realise that you actually need it, you need to go and look for it and you need to practice self-love to start with. When cancer presents itself there's an element of the family coming together to support and stand strong together and love is all around. Before cancer, it was let's go party, let's work, let's just live absent mindedly and not address the real issues which is having fun together and without substances because they mask what really needs to be addressed. Self-love is learned, but if we don't have that love we are robots, a shell we are dysfunctional without it. Then we go through these big traumatic events in our lives, discover that love is all it's about and then things just gradually start falling into place. We start feeling the warmth and we start feeling happy within ourselves and when we start feeling that happiness and our vibration is raised a little bit and things start to go well – we get good jobs, or welcome people into our lives who match that vibration and are good people. It all starts with a little even where love is shown. I was a very angry person at a young age, I hated the world and the world around me, I would drink to mask it and abuse substances, going with people to find what I thought was love at the time but wasn't. The “walking wounded” are the people that are walking around not knowing that they need love, not understanding that to improve the quality of their life they have to learn to love themselves, show love and accept love as well. BEST MOMENTS ‘With the absence of love we are not contributing to the world.' ‘It's about letting go of business, money and everything else and it's about being together and feeling that loving energy of everybody around you and their vibrations. That's where the real healing starts.' ‘I have to go through these things to learn the big lessons later on.' ‘Why is every single one of us going through these terrible traumas to find love? It should really start with love from birth.' In this episode, Kenneth sits down with Eric Brenner from the Bourlag Institute for International Agriculture at Texas A&M. They discuss the challenges coffee farmers face. They discuss how the price they are paid, climate change and diseases and pests impact the farmer. Eric explains the relationship between these issues, and how one problem feeds into the others. He also shares details of how by working together these challenges can be overcome so that everyone can continue to enjoy superior quality coffee. Eric also talks about the work the Center for Coffee Research and Education at Texas A&M is doing in conjunction with growers and others involved in the coffee industry to improve the quality and supply of coffee.   KEY TAKEAWAYS The three main challenges that coffee farmers face are closely related. Coffee leaf rust has always been an issue, but climate change is making things a lot worse. Older coffee plants are more prone to disease. Also, in some countries, most of the plants are 50+ years old. There is a correlation between low prices and the prevalence of leaf rust. Eric explains the link in the podcast. Effectively dealing with leaf rust requires an integrated approach that involves everyone. Diversity in coffees planted is essential for tackling leaf rust and changes in weather patterns and growing conditions. The research the Bourlag Institute is doing means they can provide expertise for every link in the coffee supply chain.   BEST MOMENTS ‘With climate change, coffee leaf rust is getting worse because temperatures are more unpredictable. ´ ‘There is no silver bullet that is going to get rid of leaf rust, only a holistic approach will help.' ‘There is a lot of need for coffee research.'   EPISODE RESOURCES Coffee Education Website: https://coffee.tamu.edu Contact page - https://coffee.tamu.edu/contact/   VALUABLE RESOURCES Award-winning single-origin specialty coffee: https://umblecoffee.com/   You're disciplined and high achieving. In this episode, Kane speaks with Kevin Clifton, podcast host of The Kevin Clifton Show and former Strictly Come Dancing professional. They talk about his time in Strictly, the highs and lows of his career and how he has managed to overcome his own personal struggles. They also discuss all things podcasting, including monetisation, why Kevin chose to go into podcasting and the benefits and opportunities he has discovered since launching his own show. KEY TAKEAWAYS Before Strictly, Kevin did a lot of stage work which he loved but he knew there would be a time limit on it. He started to look at something that would give him a longer-lasting platform and Strictly was perfect. He was rejected the first two times he applied to Strictly but he was third time lucky and was on the show for 7 years. The pressure of performing, the press and social media on Kevin Clifton's mental health is eventually why he decided to leave the show. It was taking his toll and he knew he needed to take a step back, realign and refocus himself. Podcasting has helped Kevin become more comfortable with himself and allowed him to feel more connected with others. He has been able to speak to people first hand about the similar difficulties they have faced. Podcasting is a platform without constant feedback like social medial channels. People can review you but they don't comment, share and like as they would on other platforms. Interviewing people on podcasts can be so revealing. Kevin has found that many performers seem very extroverted and confident but then when you hear them talking about their struggles it really puts their humanity and authenticity at the forefront. Longform content such as podcasting is actually really unique and special. People don't have to talk in ‘soundbites' they can provide context, listeners can gain a full understanding behind a situation and a person. The connections Kevin has gained through podcasting has been invaluable. It's provided a platform to getting to know people and make more valuable connections. One of Kevin Clifton's lifelong dreams was to perform in Singing in the Rain. He got to live this dream and puts it down to his podcast, if he didn't have his podcast he wouldn't have made the connection that led to this role. Starting is the biggest hurdle in creating a podcast. Kevin says once you have started things become more natural and you will find through trial and error what works. Start now, get perfect later. Kevin has been able to monetise his podcast in varying ways. Directly he has set up a Patreon, indirectly he is making connections, leveraging his other projects and more. BEST MOMENTS “With podcasts you don't see that, there's not a comment section, you don't know how many likes you have” “I speak to a lot of introverts, and it's the perfect medium (podcasting) for them” “Podcasts are great for that, on podcasting people really open up and you can have that real conversation and peek behind the curtain” “It's beneficial to them as well as they get to talk about their work, they know it's going out to people, they get to leverage”  “If I didn't have a podcast I probably wouldn't have done Singing in the Rain which was a bucket list item”   VALUABLE RESOURCES Website Instagram  ABOUT THE HOSTS Kane Baron, Thom Luter & Aaron Nelson manage over 100 live podcasts Including Rob Moore, Kevin Clifton, Shaa Wasmand & more.  Helping Entrepreneurs Launch, Scale & Monetise their podcast for over 7 years. In this episode, we chat with Denis Laviolette, Executive Chair of GoldSpot Discoveries. It is are a technology/investment company that uses artificial intelligence and machine learning to significantly improve mineral exploration targeting on both a regional and local scale. Denis is a geologist by background and has worked on three different continents, Canada, Norway, and Ghana during his career. He has a range of experience working on advanced mine operations, start-up mine management, grassroots exploration, and financing and acquisitions. Now he is bringing machine learning to the resources sector. KEY TAKEAWAYS Increasingly, mineral explores are using big data and machine learning to accelerate exploration. Goldspot´s focus is on reducing risk. Getting more out of the data you have is a big part of doing this. Their team consists of many specialised individuals that also have expertise in sub-disciplines for example geology or geophysics. They employ data scientists as well as geoscientists. Currently, the accuracy of the data they are given initially is not adequate. So, there is always an element of additional research necessary. The fact that, over the decades, geologists have used different names for the same rock means core samples need to be relogged to be useful. Goldspot has developed Litho Lens to speed up core relogging. It uses historic core photos. Data needs to be accurate. In the podcast, Denis shares several examples of how the flaws with the data can be recognised and how it can be cleaned up. Sometimes it is possible to use data from a neighbouring project to learn more about your asset. Goldspot is starting to offer its AI tools and software to individual companies so they can use them to speed up their exploration. BEST MOMENTS ‘With any particular mining project, the data sets are different, the problems that need solving are different. ´ ‘It's about that front end work, standardization, homogenization and cleaning up the data.'  EPISODE RESOURCES Email: denis@goldspot.ca Denis Laviolette LinkedIn: https://ca.linkedin.com/in/denis-laviolette-928a30a7 Website: https://goldspot.ca/ LinkedIn: GoldSpot Discoveries Corp. | LinkedIn Twitter: https://twitter.com/goldspotd?lang=en Facebook: https://www.facebook.com/pages/GoldSpot-Discoveries-Corp VALUABLE RESOURCES mailto:rob@mining-international.org https://www.linkedin.com/in/rob-tyson-3a26a68/ http://www.mining-international.org https://twitter.com/MiningConsult https://www.facebook.com/MiningInternational.org https://www.youtube.com/channel/UC69dGPS29lmakv-D7LWJg_Q?guided_help_flow=3 ABOUT THE HOST Rob Tyson is the Founder and Director of Mining International Ltd, a leading global recruitment and headhunting consultancy based in the UK specialising in all areas of mining across the globe from first world to third world countries from Africa, Europe, Middle East, Asia, and Australia. In today’s episode Pete is joined by author, podcaster, fitness influencer and founder of Couch To Active, Lyn Lindbergh to discuss her business venture and why it means so much to her. Together they explore the benefits of beings active and the importance of being a kind, compassionate person and why love and relationships are the most important thing in our lives.   KEY TAKEAWAYS   Getting active is the one thing you can do that will help your health that is free and has no ill side effects. Although there are all of the benefits associated with getting active, it remains the most underused tool that people use. If you are caught with a chronic illness which sees you in bed every day, it is even more important for you to be active but the barriers you have to get there are sometimes tough to overcome.   ‘Should’ is a word of frustration. If you are saying ‘should’ you are saying you are not happy with how things are in your life right now. There are some non negotiable ‘shoulds’ in life. We all should be kind, compassionate and caring to one another. As far as your own life goes, you should have the freedom to explore and do what makes a good life for you.   Love the people around you. When you see someone you love decline within themselves, you realise that life really comes down to relationships and love. These are the two things that only really matter at the end of it all.   We have issues as a globe that need solving and we have huge problems in the world that need to be addressed but overall, we are way more aligned in agreement on life in general than social media will lead you to believe. It is unfortunate that we have this sense of these huge divides. With listening, there is a way to find commonalities, build bridges and solve those issues.   When you really understand that you are nearing the end of your life and you come to think about your bucket list, the concept of skydiving, underwater sea diving and other wild tasks you may have previously put on it become meaningless.     BEST MOMENTS “With all of that, it grew me up and I am able to do what I am doing today.” “Do what makes a good life for you.” “I am right where I am supposed to be.” “There is such a need there, I would love to fulfil that need.” “In the end it is really love and the people in my life that really matters.”   ABOUT THE GUEST “I am Lyn Lindbergh, the author of the 6x award winning book COUCH to ACTIVE: The Missing Link that Takes You from Sedentary to Active, host of the Health and Fitness Motivation podcast, Blogger, Speaker, Coach, Fitness Influencer, Certified Personal Trainer, Certified Pilates Instructor, Certified Group Fitness Instructor, and President of COUCH to ACTIVE. Toni talks with the inspirational Jose who in his journey to becoming a successful global speaker uncovered ground breaking insights for personal development that turned his obstacles into triumphant public speaking and stand up comedy performances. He shares inspirational advice on how even negative reactions or the worst case scenario happening are things you can get through and learn from. There is something for everyone in this episode about overcoming fear, taking action and expressing yourself so the whole world knows who you are.   KEY TAKEAWAYS It was millions of micro moments of bravery doing what I feared. When you are a public speaker you need to know your audience. Joining toastmasters was an opportunity to expose myself in a controlled manner on a weekly basis. Controlling your breathing is an important element when public speaking. Everyone faces challenges and there is a level of ear but the more you put yourself in situations when you need to face your fear the more in control of yourself you become. Negative reactions can play a big role in becoming de-sensitised. Even if the worst-case scenario does happen you will still be here and there is a lesson around it. If fear is something you know is going to be there, it’s a constant, and will not stop you taking action Friends and family almost never change how they think about you, the dynamics don’t change they are the people who know your essence. It may have been that outside world didn’t know you because you didn’t express you. When you show up you are not just showing up for yourself you are showing up for others and letting them know they matter.   BEST MOMENTS ‘With a change in mindset fear becomes a trampoline that you metaphorically jump on’ ‘It may have been that outside world didn’t know you because you didn’t express yourself’ ‘Do it for yourself and to impact others’   VALUABLE RESOURCES Presenting, Pitching, Public Speaking Podcast Unlimited Success Progressive Property   ABOUT THE HOST  Toni Gargan is a Double World Record-holding Public Speaker, Mentor, Entrepreneur, and Professional Property Investor. You can review the level of service you are offering to everyone around you to understand more fully the value you are bringing across both your personal and business life.   KEY TAKEAWAYS Even if you are not continuing to work with a client or customer you need to finish the interaction in a positive way Everyone gets a difficult customer at some point but even in a negative situation, the customer is always right. Even if you can't help a customer signposting the place they can get what they want means they are still having a positive experience. There is nothing wrong with firing a customer but it's important to make the transition a positive experience. If you have not been able to provide the customer with what they want or met their expectations need you still want to work towards no review rather than a negative review. Sign Up For MSOPI Here: https://bit.ly/msopi-nomad KEY TAKEAWAYS Get ahead on your podcast schedule. Interviewing people is a great way to learn yourself. Do not miss an episode, if you don´t deliver as promised you will lose your audience. There is a huge and growing demand for podcasts. If you want to get business results out of podcasting, treat it as a business. Invest in a reliable way to capture and save your recording as well as a good mic. Be yourself and take note of feedback – good and bad. Advertising during your podcasts can work. Provided it is for something that is truly helpful and relevant to your audience. Spread your investments. That way if things go wrong in one area you can still make a profit in other areas. Don´t get too easily distracted, choose a property investment model that suits your skillset and stick with it until you are successful. People will only lend to you if they like you. Investors will always want to work with people who have a good track record that is easy to check. Be honest, if you are not, you will get caught out and ruin your reputation. At which point raising funds will be more difficult. Don´t be embarrassed about asking people for finance - after all the investment opportunity you are offering them is far better than what the banks provide.   BEST MOMENTS ‘With podcasting, consistency is key.' ‘Follow one course, one form of property investment, until successful. Do what works for your skillsets.' ‘Find reliable investors, people you like to work with, people who like to work with you - it's a two-way street.'   VALUABLE RESOURCES The Property Nomads Website  Buy to Let: How to Get Started – By Rob Smallbone (Amazon)   OTHER RESOURCES J2 Hub Podcast on Apple Podcast J2 Hub Facebook Page   The Zoom H1n   ABOUT THE HOST Rob Smallbone the host of The Property Nomads Podcast, is on a global mission to guide your success. Discover today how identifying your uniqueness can set you apart in a saturated market. Join Rob today as he outlines how you can extract your own uniqueness by drawing on your own life experience, asking friends, family and previous clients why they think you're unique and how you can use this to your advantage.   KEY TAKEAWAYS One reason why it is important to show your uniqueness is that it will differentiate you in a crowded market, and it will differentiate you from the rest. Secondly, being unique is great leverage and makes you memorable to your clients. The more memorable you are, the more reach you will gain for your business and thus your marketing costs will be lower.   In order to extract your own uniqueness, you must first listen to what other people find different and unique about you. Use your social media resources to find out what people like about you and what they find unique about you. Use these answers to find out what people are consistently saying about your product or service that is unique to others in your market.   Look at your own personal experiences in life when identifying your uniqueness. The life you have led makes you who you are which is a uniqueness in itself. Honour who you are and think about what you bring to your business that others don't by looking at your previous life experiences and drawing on them.   What do you do, that is different? And how do you do it differently? Have you figured out a way to market yourself differently? Or perhaps you have hybridised two existing ideas, to create your own unique one. Look at your niche and think about how you are different from the others and how you can disrupt your niche.   BEST MOMENTS “With a lot of people, maybe they are not really sure why they're better, different or credible. When you extract those out of yourself it gives you more confidence.” “Being unique isn't just about being one in seven billion.” “You are you, and you do you.”     VALUABLE RESOURCES https://robmoore.com/ bit.ly/Amazon-RM   ABOUT THE HOST Rob Moore is an author of 9 business books, 5 UK bestsellers, holds 3 world records for public speaking, entrepreneur, property investor, and property educator. Coming out of this will be in part guided by the media and how long they continue with a negative message. There is money available for borrowing It's all about confidence We have carried on working on our construction projects throughout this pandemic but have had plenty of challenges around supplies.
