He shares how he met his business partner and ultimately ventured into the co-working industry to become a partner at Workhaus. Today the company has grown to 12 locations in Toronto, Kitchener-Waterloo and Calgary. Ryan acknowledges that his naïveté was an early advantage to entering a new industry with no existing playbook and rules evolving every day. I loved hearing about Ryan's appreciation for the different skills he and his partner each bring to the table. He highlights some of the different scenarios that his business is now helping to address as companies assess their real estate strategies. To do that, there is a greater reliance on technology and predictive analytic solutions to help meet these emerging needs. In this episode, host David Abrams is in conversation with Rob Kumer, CEO of KingSett Capital. Rob shares his journey to commercial real estate. KingSett is a private equity real estate investment company focused on Canada, both the equity and credit side of the business and all asset classes. After graduating from the Ivey Business School, Rob began his 20-year career journey in CRE. He started as an analyst, then moved to the investment side of the business and became President in 2021, and more recently assumed the role of CEO. Rob acknowledged his extraordinary relationship with KingSett's founder and Executive Chair, Jon Love, who is also a two-time guest on the TEN podcast. Rob believes that aligning to a set of core values has significantly contributed to his success and that there is always something to learn from other people. He shares some of his insights from the early days of the pandemic, including this comforting sentiment: “It is never as good as you think, and it is never as bad as you think”. I loved hearing Rob reflect on the pride he feels about KingSett's collective determination to navigate and overcome the crisis the CRE industry is fighting. Our conversation continues with how the use of spaces is changing, which is necessitating more amenity, meeting, and touch-down/collision spaces, and fewer private offices and exclusive workstations. As some businesses rethink their space requirements, more often than not, the actual footprint has not changed significantly. Sophie's journey to her current role started with the experience of living in many different countries and studying people. She started out in strategy and finance and later focused on the future of work as her personal situation demanded working differently. Sophie is an avid observer of people and has used this skill to shape her view of the world, and now the subject of ‘work' specifically. She points out that for the first time, we are at a point where we are asking questions about how we should be designing spaces to meet our needs better. Sophie emphasized the need for everyone to recognize that we are in a period of significant change and now is the time to embrace where we are and engage everyone in the process of defining what in-office work looks like. We discussed how interdepartmental collaboration needs to take place to respond to the emerging needs of people. When it comes to technology, Sophie is a big proponent of experimenting, exploring and testing to see what works. We both acknowledged that communication is key amongst all stakeholders during this significant time of change.

In this episode, host David Abrams is in conversation with Peter Riguardi Chairman & President, New York Region at JLL. Peter's career journey in commercial real estate began early on, watching his father work in property management and then having the opportunity to learn from many experts in the business before embarking with a group of colleagues to start their own company in 1989. He would later sell that firm to JLL in 2002 and has been at JLL ever since. I love how Peter gives credit to his family for teaching him the value of showing people respect. He also provides a valuable lesson about situations where you can “control the work” by striving for exclusivity, rather than competing with other brokers, even if it means smaller assignments. Peter is seeing an increase in people coming back to the workplace and occupiers using the office to competitively attract talent. He has also noticed a significant push to the best office buildings, regardless of their location. With 460 million square feet of office space in NYC, only time will tell how much space use will have to change. We both agreed that the industry needs to seek innovative and creative solutions to meet emerging needs in CRE, as it continues to compete with the many options where people can choose to work. Brett's career journey began through an introduction from a university professor to someone who has now become a lifelong friend, John Weiner, the founder of Canderel. Brett first started at Canderel in what was supposed to be an internship position, but it turned out to be a 7-year-long ‘summer job'. After a great run, in 1993, market conditions changed, and Brett pursued an MBA in France and spent the next 10 years in Europe in a variety of roles. In 2001, with 3 kids in tow, it was back to Canada and a position with CBRE, then to JLL as CEO for Canada. Brett continued to maintain a relationship with John Weiner, and in 2018 he got the call-back to Canderel as CEO. What a ride! In our discussion, Brett highlights the creative side of the CRE industry, emphasizes the importance of relationships, and the overall impact of real estate on society. We had a robust conversation on the topics related to ‘office' and the ways in which the industry is responding. Brett shares details on Canderel's new Okkto initiative, which offers a very exciting suite of innovative workplace hospitality experiences for the users of their spaces. We discussed how technology can offer better connectivity to their customers and help to better understand their needs. Brett shares Canderel's continued efforts to explore new technologies in their buildings but also expresses a desire to see more collaboration and integration between solution providers to give a more seamless experience. About a year into that relationship, Shimon was given the opportunity to run Upper Manhattan and the Bronx as a partner. Shimon went on to hire several key people to support him in that effort, and together they eventually left to start Ariel Property Advisors. At the core of Ariel's mandate is research. Half the team works in research and in turn partners with the sales and investment teams. Layered on top of that are capital service and mortgage brokers. You have to listen to the episode to hear Shimon's story about being laid off from his first job, but somehow also meeting his life partner. He credits the key to his success to his partners at Ariel. Shimon shares insights on the current state of the market as well as his beliefs on the opportunities ahead of us. Gary provided some interesting thinking about the new role of HR departments and their connection to creating physical spaces that help to achieve corporate goals. Creative Earth Coach and Artist Claire Takahashi explains the practice of creating a Morning Altar or Earth Art from natural objects. She guides her students through the process of creative sculptures with grass, rocks, leaves, seeds, and petals found in a wandering process. Claire believes it is essential to realign ourselves with nature to restore creativity and live more colorful lives. Morning altars are a tool to tap into your imagination and what you're feeling in the present moment. Using petals, the gifts of the Earth, to build something.  She refers to David Abrams b book, "Becoming Animal" in which he explains that we have lost our connection to this planet and have become isolated from nature. She advises listeners to engage in a morning practice of connecting with nature, whether through a brief walk, taking off our shoes and connecting with the Earth, or building a morning altar.  Podcast host Christopher Miller explains the importance of calming practice before entering the art studio. It's in a ritual that we align ourselves with a Greater Power. Claire is a self-taught artist who shares her watercolor experience and its fluid characteristics. She often incorporates natural objects in her work and is attracted to the unpredictable nature of watercolors. Chris and Claire share their experiences with different paper and board mediums, including the difference between hot and cold press paper.  They advise the listener to be present and notice the difference in art materials. She shares her process for listening, which includes wandering in nature and noticing what is speaking to you, pausing in place, and then letting the site wander around you. Ask yourself, how is she (nature) smelling, tasting, and speaking? Next time you drive around, lower your windows, smell the air, and be more present. She cautions, "Nature isn't always comfortable, but nature is honest." Claire Takahashi is a Creative Earth Coach, meditative guide, and artist of paint, petals, and words. She is certified as a Wayfinder Coach and a Morning Altar Teacher.  Through her 1:1 coaching, creative workshops and Earth art guidance, Claire helps other humxns to reconnect with the Earth in their bones, uncage their inner creatures, and live with more colorful and restorative creativity.  Claire is also the host of The Mindful Creature podcast, guided meditations for reconnecting with our creature cousins and calming our inner landscape. Besides her coaching and workshops, she is working on her first poetry collection and the second season of The Mindful Creature. Phil's career journey had finance and entrepreneurial beginnings, which led him to real estate with Newmark as a tenant rep broker in lower Manhattan. Phil eventually met the CEO of a newly emerging company, now called WiredScore, and was brought in to help bring the business to market. This company saw an opportunity to create a measure and certification of how well a building is connected through technology. In the early days, Phil's back was against the wall. He believed that this new opportunity had to work, which for him meant doing his best work, as there was nowhere else to go. Phil ran sales and revenue over 9 years and helped grow the business to 150+ people and operating in 25 different countries. Fast forward, and acknowledging that historically there has not been any one person overseeing innovation and technology in CRE, Phil saw an opportunity to support the industry by providing fractional or an outsourced innovation lead to help select and implement the right technology solutions. And so, Market Lane was born, providing an unbiased expertise to choose the right technology for each and every building, based on its own set of unique characteristics. Phil has seen first-hand how building owners look to the hospitality industry for inspiration on the future of office buildings. Our conversation naturally led to a discussion about customer experience and the need for more collaboration between building owners, operators and their tenants. Sonny's career journey began working in investment banking at Morgan Stanley on Wall Street after completing his studies in finance. He had an opportunity to rotate from mergers and acquisitions to join the real estate group, which he thought would only last a year or so, but it stuck and he feels very fortunate to still be working in commercial real estate. Sonny has lived and worked in 6 different countries, and that experience is just one of the reasons why he has stayed in the industry so long. Sonny started GreenOak in 2010 and sometime later, a former Morgan Stanley colleague, Amy Price, then President at Bentall Kennedy connected to say, “I have this crazy idea”. A year later they got married, and their union created BentallGreenOak. We both share a passion for buildings, or “battleships'' as Sonny likes to call them. I really enjoyed hearing about his family story and our discussion about real entrepreneurship. Sonny shared his thoughts on technology disrupting CRE and the impact it's having on each sector of the industry. We talk about buildings and cities and the idea of placemaking, as well as the partnership between landlords, tenants and government. Sonny highlighted several ways that technology can improve the customer experience and also impact property management to help drive efficiency, find cost savings, and contribute to sustainability. She is the author of the IPPY award-winning short story collection Things That Pass for Love and the novels A Nearly Perfect Copy and Stations West, which was a finalist for the 2011 Sami Rohr Prize for Jewish Literature and the Oklahoma Book Award. Her most recent book, Enchanted Islands, was on the longlist for the International Dublin Award. Allison teaches creative writing at Lehman College, in The Bronx, New York.David Abrams is the author of two novels: Brave Deeds and Fobbit, a comedy about the Iraq War that Publishers Weekly called “an instant classic.” It was also a New York Times Notable Book of 2012, an Indie Next pick, a Barnes & Noble Discover Great New Writers selection, and a finalist for the L.A. Glyn has a new toy. A 360 degree camera which he assures us will be used for nothing more suspicious than making videos for the Hidden Wiltshire YouTube channel whilst out walking. So watch out for more news on this, and more of our ugly mugs. Meanwhile Paul is traumatised having sold all his camera gear without having the foresight to sort out a replacement kit. Unfortunately we've received another complaint from a Mr Jenkins about how long it takes us to get to the main subject of each podcast. In the last podcast it took us 29 minutes (apparently) to get to the point. We'll see if we can do better and maybe get through an entire episode without getting to the point. Some would argue we already do! Back on the subject of videos the countdown is on for the YouTube premier of Hidden Wiltshire's first serious crack at making a film. Our 40 minute film starring local historian David Carson is based around the villages of Alton Barnes and Alton Priors and the surrounding hills, taking us on a historical journey from Neolithic times up to the English Civil War and the Swing Riots of the 19th century. The film premiers at 7:30 pm on Tuesday 15 February and viewers can use the Chat function to talk to the Hidden Wiltshire team as we watch the video together. There's a link to the YouTube channel below. We posted a blog a few days ago about the walk Paul did based around Lacock and the Wilts & Berks Canal. For those who don't use Facebook it's a good idea to keep an eye on the Hidden Wiltshire website for regular blogs. You can subscribe to alerts which will notify you when new blogs are posted. There's a link to the Wilts & Berks Canal walk below. A quick mention also of the exhibition by aerial photographer David Abrams called Ancient Sites from the Air. David's incredibly detailed photographs include many in Wiltshire and can be seen at Salisbury Museum until Sunday 15 May. More details in the link below. Finally, before we get on to the main subject, we thank some of our lovely Facebook Group contributors for their posts about their walks and finds. A special mention goes to Elaine Perkins who's posted details and photos of some terrific walks recently. Just the sort of thing we're looking for. The main subject of this episode of the podcast is the walk Glyn and Paul did recently together with Hidden Wiltshire follower Bo Novak, around Old Winsley and Turleigh which took in the curiously named “The Elbow”. We recorded some audio as we walked so this podcast is a mixture of indoor and outdoor recording. We've mentioned this walk a few times but we were inspired to do it following correspondence with Sarah Lucas. Sarah moved away from Wiltshire some 30 years ago and listening to the podcast brings back memories of her youth. She lived with her family in Old Winsley and during the last war her mother worked as a nurse in what was a TB clinic and is now Avonpark Retirement Home. Her grandparents owned a house by the Kennet and Avon Canal called The Elbow. Sarah asked if we would do a walk and take some pictures in the area. We were happy to oblige. It's an area Glyn and Paul knew little about so it was great to have Bo along to act as our guide. You'll find a link to the blog about the walk below. Listen NowThe e-cigarette market, or what the FDA formally terms Electronic Nicotine Delivery Systems or ENDS, has grown since 2004 to approximately 11 million American consumers.  Recent survey data published in February in JAMA has shown use of e-cigarettes (or vaping) among underage youths or middle and high school students has increased significantly since 2011.   Beyond potentially serving as a gateway to the use of combustible or tobacco cigarettes, there is research to suggest nicotine can harm developing adolescent brains and the exhaled aerosol can also pose a public health threat.   Beyond the significant increase in under age use there is also concern recent investments in the e-cigarette industry by tobacco manufacturers, specifically Altria's December investment in e-cigarette manufacturer, JUUL, will result in e-cigarette users transitioning to tobacco cigarettes.  Recently resigned FDA Commissioner, Scott Gotlieb, made e-cigarette regulation a priority throughout his two-year tenure.  The question begged is will FDA's e-cigarette regulatory actions prove productive, will they prevent or inhibit current and future consumers of nicotine from taking up of combustible/tobacco cigarettes and/or allow or encourage current tobacco cigarette consumers to transition to e-cigarettes a far safer product.    During this 30 minute conversation Professor Abrams critiques the evidence to date that rising use of e-cigarettes among middle and high school students is necessarily a cause for concern, i.e., that e-cigarettes or vaping is a gateway to use of combustible or tobacco cigarettes.  We briefly discuss how underage youths are able to acquire e-cigarettes.  Moreover our discussion focuses on related regulatory actions under the FDA, i.e., is limiting access and use of e-cigarettes or youth addition to nicotine commensurate with the potential massive public health gain.  Are these actions commensurate with the potential to reduce adult combustible cigarette use that remains the leading cause of preventable death in the US at nearly half a million deaths per year (and estimated to kill 1 billion throughout the world this century).  We also discuss Altria (manufacturer of Marlboros) recent $13 billion investment in JUUL, the leading e-cigarette manufacturer or what it may mean, reducing nicotine content in cigarettes, raising the minimum age requirement from 18 to 21 to buy tobacco cigarettes and related issues.    Dr. Abrams is currently Profess of Social and Behavioral Sciences at New York University.  Dr. Abrams was a professor and founding director of the Centers for Behavioral and Preventive Medicine at Brown University Medical School.  He then directed the Office of Behavioral and Social Sciences Research at the National Institutes of Health (NIH).  Until 2017, he was Professor of Health Behavior and Society at Johns Hopkins Bloomberg School of Public Health and the founding Executive Director of the Schroeder National Institute of Tobacco Research and Policy Studies at Truth Initiative (formerly the American Legacy Foundation).  Dr. Abrams has published over 250 peer reviewed scholarly articles and been a Principal Investigator on numerous NIH grants.  He is lead author of The Tobacco Dependence Treatment Handbook: A Guide to Best Practices.  He has served on expert panels at NIH and National Academies of Sciences, Engineering and Medicine on Obesity, Alcohol Misuse and Ending the Tobacco Problem: A Blueprint for the Nation.
