My guest on the show today is Adam Wilk, Founder and Portfolio Manager at Greystone Capital Management. I invited Adam back on to discuss an article he wrote back in August 2024 to explore the idea of investors/shareholders finding companies, in other words, delving deeper into a statement made famous by Buffett, "companies ultimately end up with the shareholders they deserve." There's many different ways to think about this concept - Adam and I do our best to cover them all. I thought it was particularly interesting for why Adam even wrote the article was inspired by potential LPs and other investors asking him why won't this company stay cheap forever; I would've thought for sure this article was inspired by management teams asking him about this topic. And for full disclosure, we discussed a number of companies during today's podcast, I am not a shareholder in any of them. Real Estate Investing With Jay Conner, The Private Money Authority
The real estate industry is full of promise and potential, but navigating its complexities can often feel like running a never-ending race. If you're a real estate investor looking to break free from the constraints of traditional financing and maximize your profits, you're in the right place. In a recent episode of the "Raising Private Money" podcast, Jay Conner and David Richter dive deep into the transformative strategies that have not only kept them in the game but made them leaders in the field. Let's unpack their insights on raising private money and implementing Profit First principles.Raising Private Money: A Game-ChangerUnderstanding Private MoneyPrivate money refers to funds sourced from private individuals rather than traditional financial institutions like banks. This method of raising capital has become increasingly popular among real estate investors due to its flexibility, speed, and accessibility. According to Jay Conner, known as the Private Money Authority, raising private funds allows investors to operate under their own terms, becoming both the borrower and the underwriter.David Richter's JourneyDavid Richter, an expert real estate investor and the author of "Profit First for Real Estate Investing," shares his personal experience with raising private money. His entry into real estate began with traditional financing methods. However, after realizing the limitations and high out-of-pocket expenses, Richter pivoted to private money through his networks—family, friends, and specifically, high-net-worth individuals.Effective Strategies for Raising Private MoneyNetworking Groups: One of the most effective strategies discussed was the power of networking. Richter emphasizes the importance of joining local Real Estate Investment Associations (REIAs), masterminds, and even specialized meetups like "Investor Addicts" or "Captains of the Deal" cruises. These platforms bring together lenders and investors, opening avenues for funding and collaboration.Building Credibility: Jay Conner and David Richter stress vetting potential lenders and showcasing your own credibility. Maintaining transparency and demonstrating a strong knowledge of what you plan to do with your money instills confidence, making lenders more willing to invest.Implementing Profit First: Maximizing Your EarningsThe Profit First PhilosophyThe core idea behind the Profit First methodology is deceptively simple: pay yourself first. Traditional accounting often follows the formula: Sales - Expenses = Profit. Instead, the Profit First approach flips this on its head, proposing: Sales - Profit = Expenses. This shift ensures your business not only generates revenue but also secures and grows profit from day one.Creating a Cash Flow SystemRichter's real-life expertise is underscored by his work in company finance, where he helps businesses identify and stem financial leaks. By implementing the Profit First system, businesses allocate their income into several predetermined buckets, such as:Profit Account:Ensuring a portion of every sale goes directly into profit.Owner's Compensation:Paying yourself adequately.Taxes:Setting aside money to avoid tax season panic.Operational Expenses:Budgeting what's left to maintain and grow the business.OPM Account:Other People's Money, which safeguards investment funds from operational expenditure. This structured cash flow system not only promotes financial health but also provides clarity, fostering better decision-making.Avoiding Common Financial PitfallsDavid Richter points out that many real estate investors fall into the trap of associating business growth solely with more deals, often neglecting the financial health of their company. The most common mistake, he su

In this episode of Grow a Small Business, host Troy Trewin interviews Jenna Biancavilla, from Pearl Capital Management, about her journey from starting solo to leading a team of 12 in wealth management. She emphasizes personal development, financial transparency, and job security through building reserves. A special takeaway: Jenna's top book recommendation is Atomic Habits, a guide to building effective systems. Why would you wait any longer to start living the lifestyle you signed up for? Balance your health, wealth, relationships and business growth. And focus your time and energy and make the most of this year. Let's get into it by clicking here. Troy delves into our guest's startup journey, their perception of success, industry reconsideration, and the pivotal stress point during business expansion. They discuss the joys of small business growth, vital entrepreneurial habits, and strategies for team building, encompassing wins, blunders, and invaluable advice. And a snapshot of the final five Grow A Small Business Questions: What do you think is the hardest thing in growing a small business? Jenna Biancavilla highlights that one of the hardest things in growing a small business is managing the emotional rollercoaster that comes with it. She emphasizes the need for resilience, as challenges and setbacks are inevitable. Additionally, she points out the importance of maintaining a focus on personal development and continually learning to navigate the complexities of entrepreneurship. What's your favourite business book that has helped you the most? Jenna Biancavilla's favorite business book is Atomic Habits by James Clear. She frequently recommends it for its emphasis on establishing small, effective habits and systems that can lead to significant improvements over time. Jenna appreciates how the book provides a solid foundation for developing good practices and avoiding overwhelm in business. Are there any great podcasts or online learning resources you'd recommend to help grow a small business? Jenna Biancavilla recommends the Advisor Success Podcast, which features industry-specific insights from others in the wealth management and financial planning space. She finds it valuable for learning from those who have faced similar challenges and sharing experiences. Additionally, she suggests The Perfect RA podcast, which offers trade secrets on how to enhance business practices and deliver more value to clients. What tool or resource would you recommend to grow a small business? Jenna Biancavilla emphasizes the importance of personal development as a key resource for growing a small business. She encourages entrepreneurs to drop their egos and adopt a mindset of being a constant learner. By recognizing that they don't know everything and being open to learning, business owners can cultivate the skills and insights necessary for growth. What advice would you give yourself on day one of starting out in business? On day one of starting out in business, Jenna Biancavilla would advise herself to acknowledge that "it's going to be hard, but it's worth it." This advice serves as a reminder that while the journey may be challenging, the effort and dedication put into building the business will ultimately lead to rewarding experiences and success. Tom Trimmer, Jr. spent his growing up years in the Northern Suburbs of Detroit, Michigan, and was disappointed when his father got rid of the family powerboat (about the time he was old enough to start skiing…) and bought a sailboat instead. The sailboat sparked a love of sailing however, that carries through to today, and spurred Tom's first significant entrepreneurial venture - Bachelorette Party Boat Tours departing the Chicago Yacht Club. And - love of sailing led into his current business, Custom Marine Products - when he built a website to offer his father's solar panel on a pole invention to the market - allowing live-on boaters to maximize their solar collection by adjusting the angle of the panel to be always-perpendicular to the sun. Custom Marine Products has been growing at a 40%+ growth rate for most of its 10-year history, and is beginning to broaden their product offerings beyond highish-end marine solar systems, controllers, and lithium battery systems. They are increasingly developing their camper-van market offerings, and introducing refrigeration systems and more in the seasons to come. It's an interesting business, with 3 - 6 month lead times for most of their products, and slow inventory turns. In Tom's previous chapters, and still today to a lesser extent, Tom has been a finance entrepreneur - sourcing capital for day traders, identifying arbitrage opportunities in foreign exchange markets, and other brainy stuff - and he is also active as an angel investor. Tom's a brilliant guy, a world explorer, and a very entertaining guest - so please enjoy, as I did, my conversation with Tom Trimmer. I recorded this conversation with Scott Wallace, CIO and Founder of Shorepath Capital on July 12th.
