On this episode of the Massimo Show Rod sits down with Ron Koenigsberg, Founder & President at American Investment Properties, a successful Long Island Broker with 30 years experience in the commercial real estate brokerage industry.   As Ron recalled the pathway to his start in commercial real estate he stated that he “[wished] everything was a straight path… but there are lessons to be learned that are probably never in a straight path, and you certainly have to have a little bit of resilience along the way.”  Ron describes his journey from growing up in Long Island and watching his father survey buildings and construction sites, through his time in college, first jobs, and the eventual decision to establish his own firm, American Investment Properties.  Rod goes on to ask Ron what's the one common thread that allowed him to not only succeed, but thrive during the market cycles over the years? Ron responded that he attributes his success to two factors, his call counts and his coaching from The Massimo Group.  Ron recounts a time in his career when he was scared, he was making a lot of calls, but business had come to a halt. After seeing an advertisement for The Massimo Group, Ron encountered James Nelson and asked him if The Massimo Group was really worth it, since it was expensive!  Ron was a successful broker, “but [he didn't] know what [he didn't] know.” After 10 years with The Massimo Group, Ron stated that “It changed my life. Within five years, I went from really losing money or just getting by to… Broker of The Year… and I won the MVP (The Massimo Group's Most Valuable Producer award) bat on the back of my book.” Rod then goes on to ask Ron what the foundations to his success are? Ron immediately replied with relationships, daily phone calls, and reaching out to his prospects, especially through face to face communication and active listening. Ron notes that while social media is important, it's also a double edged sword. 93% of the essential parts of how we communicate, per an FBI study in the 1970s and 1980s, never come through with the use of technology.  Lastly, they discuss Ron's new book, Power Broker: How to Succeed In Life And Business. This is an essential mindset book for any broker on how to attack everyday, especially if you're feeling stuck, questioning what to do, or are plateaued. You'll hear them discuss the film in great detail including such topics as the new uniforms, deleted scenes, Kirk's death, the destruction of The Enterprise D and more. Also covered in great length is Dennis McCarthy's underappreciated score. WARNING: We do talk about Star Trek: Picard Season 3 in this episode so if you haven't seen the new series yet, you've been warned;  there are SPOILERS in this episode. STAR TREK: GENERATIONS was released on November 18, 1994. Malcolm McDowell joined cast members from the 1960s television show STAR TREK and the 1987 sequel series STAR TREK: THE NEXT GENERATION. In the film, Captain Jean-Luc Picard (Patrick Stewart) of the USS Enterprise-D joins forces with Captain James T. Kirk (William Shatner) to stop the villain Tolian Soran (Malcolm McDowell) from destroying a planetary system in his attempt to return to an extra-dimensional realm known as the Nexus. The film was directed by TV veteran David Carson. The original soundtrack album was released at the time of the film's release on GNP Crescendo Records. It had a generous amount of music on the album, close to 45 minutes worth with 16 minutes of Star Trek sound effects from the film. In November of 2012, GNP Crescendo released an expanded version of the score featuring two full CDs of music expanding the run time to OVER two hours. The score was recorded by Robert Fernandez at Paramount Pictures Scoring Stage M, McCarthy conducted the Hollywood Studio Orchestra. Mark McKenzie, William Ross, and Brad Warnaar provided orchestrations. The Executive Album Reissue Producer was Dennis McCarthy. The Executive Album Producers for GNP/Crescendo Records were Neil Norman and Melanie Clarkson. The Album Reissue Producers were Ford A. Thaxton, James Nelson and Mark Banning. The Project Consultant was Lukas Kendall, with liner notes by liner notes by Jeff Bond and Lukas Kendall. The GNP Crescendo album is currently out of print! Part 3: “Multnomah County Manson”For the past two weeks, I've told you the stories of the Street Kids of Portland that fell prey to the power of The Family- Led by Grant Charboneau and Greg Wilson. They had a hand in the killings of Hal Charbanou, Misty Largo, and Leon Stanton. One of their murderous helpers was James Nelson. While Grant and Greg spent their time behind bars, James finished his, was released, and soon found himself on the streets yet again. Finally, he could fulfill his desire to be the leader of a group of kids. But he would rule with a literal iron fist. When a young girl with disabilities enters the scene, she struggles to follow the rules and soon meets consequences she never imagined and certainly didn't deserve. Part 1: "Rambo Games"Homeless rates have skyrocketed across the country over the last few years. But it isn't anything new. But back in the 1980s there was a new scene brewing in the houseless community- street kids. While many of the street kids of Portland were simply looking for a new home, a new sense of community where they could feel safe away from abusive homes, others were finding opportunities to take leadership positions that would allow them to take control over the kids. Creating “Families'' which differed little from the Manson Family.
