This is the “Know Better, Do Better” series born from the countless conversations two CERTIFIED FINANCIAL PLANNER™ professionals, Lauryn Williams and Chloé Moore, have about the trendy narratives and clickbaity articles that make it hard for them to help their clients. They want to help you gain financial confidence and clarity to control your destiny. This week Lauryn and Chloé are talking all things estate planning with guest Shalini Codispoti of Codispoti Law P.C. Shalini is an estate planning attorney licensed in the state of Texas and the Republic of Trinidad and Tobago. She's also a wife and most importantly a mom. With that she gained an awareness that everything we do is for the ones we love. She views estate planning as the ultimate act of love. Shalini helps her clients ensure that their loved ones stay out of court and out of conflict in the event of their passing or incapacity. Lauryn and Chloé find that a lot of their clients don't feel that they need estate planning because they're too young, aren't married, don't have kids, or aren't rich. But Shalini shares why estate planning is for EVERYONE. In this episode Lauryn, Chloé, and Shalini talk about: What estate planning is Why EVERYONE needs estate planning (Even if you're young. Even if you're single. Even if you don't have kids. Even if you're not a millionaire.) The estate planning documents you need to have in place Why you need to make some important decisions now instead of waiting The importance of having the right people in place to handle your finances if something happens to you Things to think about when choosing who to handle your medical or financial affairs What you need to know if you're in a long-term relationship and living together but not “married” What you need to know about prenuptial agreements (Spoiler Alert - It's not just for rich people.) How a trust helps keep your finances from being tied up in probate and the importance of funding the trust The importance of how your financial accounts are titled Estate planning recommendations for real estate investors (Another Spoiler Alert: Rental properties should not be held in your individual name.) Estate planning advice for digital nomads Documents that every parent needs to have What digital assets are and how to plan for them Why there is no one-size-fits-all estate plan for everyone Where you can go to find out if you have any unclaimed property The fact that you don't know what you don't know, so you need to work with an estate planning attorney If you want to further connect with Shalini Codispoti: Facebook: @codispotilawpc Email: clientservices@codispoti-law.com If you want to further connect with Lauryn Williams: Instagram: @worthwinning Twitter: @worth_winning Facebook: @worthwinningfp LinkedIn: @lauryn-williams If you want to further connect with Chloé Moore: Instagram: @financialstaples Twitter: @finstaples Facebook: @finstaples LinkedIn: @chloemoore Shared quote: “Estate planning is more than just your wealth. Today’s episode is a g*damn treat because we got to talk to the hilarious, wicked smart Kejal MacDonald about her time working for Tushy and Thinx—two iconic brands that have mastered the art of using humor to humanize taboo topics.Kejal is a literal brand master—with Masters Degree in Branding—and currently runs a marketing agency called Zuzu Digital, so it was a pure delight to pick Kejal’s brain about her time with these brands and hear her insights on the power of comedy to eliminate isolation and shame and bring a sense of truth and humanity to taboo topics.A little background on the two brands we talked a ton about: Tushy makes bidet attachments that have introduced America to the derriere way that much of Europe and Asia has been accustomed to for decades—and they’ve relied on an arse-nal of puns to help them get the message to butts all across the US. They’ve been featured everywhere from Forbes, Vanity Fair, and The New York Times. We both have one and can attest to their greatness. Also, we took on Tushy for our Slogan Challenge that you can watch here.Thinx is a feminine hygiene company known for their revolutionary reusable period underwear, their candid, bold voice, and getting their ads rejected from being on the New York subway. They also have a brand called SPEAX which is incontinence underwear, and BTWN which is specifically geared towards menstruating adolescents. We covered a lot of ground with Kejal on a lot of really strong takeaways for anyone running a brand. Like:—How hyper-specificity in your marketing allows for easy ideas—Why EVERYONE should be using humor in their business...especially the ones most afraid of it—How humor creates community and a rapport and relationship with your consumer—Levity and inclusion and undoing stigmas—How Ben & Jerry’s are killing it rn—The link between laughter and brand likeability—Thinking of brands as people with personalities—Why you should stick with your strong POV—How consistency and commitment are two keys in comedy—Why puns get a bad rap—And a thousand great tangents and callbacks and anecdotes in between...including a Bubba Sparxxx story you have to hear. You can follow Kejal at @KejalMacDonald and @zuzudigital or at www.zuzudigital.comMinute markers for your skimming pleasure (how dare you): 9:18 Spiller Qs 19:18 Branding Qs

In this episode, I get the opportunity to talk to my friend Kailei Carr, founder of the Asbury Group, a leadership development firm that propels women leaders toward greater impact and influence, by developing them from the inside out. She’s also the host of the incredible podcast: Beyond the Business Suit, which offers insights for career focused women. Kailei stops by to share with us Why Presence Can Be The Secret Weapon for High Performing Women Experts Who Want to Be Recognized & Respected as Thought Leaders. Kailei is a true champion for women in leadership. After spending over 15 years working in corporate America, she recognized and identified there were many things that helped and hindered women in their career advancement. Many of these topics were not talked about in performance reviews or in the classroom and were considered "soft skills," yet they were critical to one's success. And in 2014, The Asbury Group was formed to address many of these challenges. Since its inception, their approach to leadership development has helped high-potential women thrive and advance to the C-suite. Her work has also been featured on Forbes, Fortune and the Oprah Winfrey Network. You'll hear Kailei and I talk about: * How the most devastating time of her life led to her calling. * What keeps Kailei encouraged along her Thought Leader journey. * The invisible currents of corporate leadership (and ways Black women can navigate them successfully - without sacrificing their soul or sanity) * Why EVERYONE has a personal brand and how you can leverage yours to be recognized as a leader. * The thought leaders she respects. * Her upcoming Beyond the Business Suit retreat + an EXCLUSIVE listener savings code to register! A short episode but a powerful one focused on the 4 questions that can change your life. I learned these points from Jim Rohn who has been a huge inspiration to me from the start of my career. If you’re struggling in your business right now, I challenge you to spend some time seriously reflecting on these 4 questions… KEY TAKEAWAYS Scaling up your business is also about scaling up your life. You need to improve your life in order to improve your business, it’s as much about mind-set as it business. WHY? – Everyone’s why will be different. This is one of the most powerful questions you can ask someone because it gives them a purpose as to why they’re doing something. WHY NOT? – Ask yourself this too as it will tell you what’s holding you back, what problems you’re facing and how you can overcome them. WHY NOT YOU? – If you think about anyone successful why couldn’t that be you? The only thing stopping you is your thought process. Surround yourself by people who are going to be positive and help you, not people who make excuses as to why that couldn’t be them. WHY NOT NOW? – If there’s something that’s important to you then why not do it now? Focus on a small amount of things at once because he or she who chases 2 rabbit’s catches none. Most people don’t do stuff because they focus on too many things at once, the ‘busy bee’s’. We’ve all got the same amount of time as each-other to get things done so ask yourself whether the thing you’re wanting to do is important enough. BEST MOMENTS ‘You need a purpose for doing something’ ‘Every person who’s achieved something great has asked themselves “why not me?”’. ‘Focus is a superpower’ VALUABLE RESOURCES https://www.youtube.com/watch?v=Km2nv9Rg3_U Jim Rohn's website link: https://www.jimrohn.com/ Nick’s Twitter Scale Up Your Business Podcast www.nickcbradley.com ABOUT THE HOST My name is Nick Bradley. Sup fam!! In this episode, we do a deep dive on all the benefits of knowing how to fight. What it does for the ego, children, parents, etc. Why EVERYONE should know how to fight or defend themselves. Enjoy!!!
We have proven beyond any doubt that Jesus went to Hades for us so that the one that trusts in His sacrifice never has to go! What a glorious provision! This selfless act of gracious love was the innocent Jesus taking the place of guilty humanity, so that the guilty can receive a place with Him as the innocent. Though this central provision of grace is not automatic, it is available to everybody that will receive it! This is the way God so loved the world. He gave His one and only Son as a sacrifice for all. Why? Everyone who believes on Him (trusts and obeys Him) will not perish, that is, be separated from God in Hades and later thrown into the lake of fire for all eternity. What is His mighty provision for all who would trust and obey the Lord by receiving and living in His sacrifice? They would have eternal life, that is, a place in eternity with the Lord forever. That is the message of John 3:13-18! (See NET, MSG, AMP, CJB, OJB versions and others.) Today, we continue to be in wonder at this facet etched upon the brilliant diamond of our salvation. We review some things (important in a subject like this), and then add some more scripture references to help you get the message clearly. Be mightily blessed with this anointed and enlightening series! _______________________ Download the free book that was the basis for most of this study, “The Story of our Great Redemption: Beyond Human Imagination!” That's the link to get the free 194-page book. I've published five different versions on this subject since 1977. The latest 2013 version in Spanish,“Tres Días y Tres Noches en el Corazón de la Tierra” is 290 pages long. Obviously, the Lord taught me a few more things from His Word. That is the most complete version I have published. In its pages are many of the extra things I brought out in these podcasts that were not in previous versions. Get the free "Tres Días..." PDF here. Glory to God!

This means they get the running struggles we go through and how important the mental side of training the mind is to racing well. Helen and Andy have both worked with professional athletes to help them reach their potential, as well as teaching runners psychological skills training techniques such as imagery, anxiety regulation, and emotion regulation. If you love learning more about the mind, and how we can learn to handle the negative thoughts that go through our mind when we are in the hard part of a race, you will love this husband and wife episode, where there is a lot of humor and fast talking British and New Zealand accents, be ready to listen, and be ready to learn! Today’s Guests Dr Helen Lane has a PhD in attitudes to eating among exercisers. She has authored several articles including the commonly used measure of mood called the The Brunel Mood Scale and a version of the Eating Attitude Test. Andy Lane has a PhD and is BASES accredited sport and exercise scientist, a fellow of BASES, Chartered by the British Psychological Society, and a psychologist registered with the Health Professionals Council. What you will learn about: How Helen and Andy met, and if they psychoanalyze one another What Andy has learned in the 100 peer reviewed journal articles he has worked on The powerful impact of sad or depressed thoughts and how it can really affect your ability to run well How important it is to go for a run if you are in a difficult period of your life Why the fear of failure is not necessary a bad thing, and how to limit the pressure you feel for a race when you have told so many people you are going the race Why you should have some kind of effort involved with you goals, rather than exclusively time goals Why EVERYONE has a self confidence issue, and why knowing that makes us feel like we are not alone How we are all connected emotionally to food, and guilt can be present even while we are eating food we enjoy The relationship between food and performance, and how runners can be affected by a need to be thin The strategies to use to get through the hardest parts of the race, including imagery of a runner you admire (really interesting!) Running with music can actually help you run faster if you find the right rhythm What to do if you have a bad race; how jumping in another race COULD be a good idea, in the right circumstance Why having a break after a great race will help you to reassess and think up a new goal, if you go back into it without much rest, you are going to struggle Inspirational Quotes: You get trapped in the event. You might be the expert, but you are still trapped in the event. You do need to hold back when you are giving advice out, and it is difficult to take advice as well, no matter how well intended it is.-Andy Lane A small mark of depression can lead to all sorts of devastating or negative results that go on from that.-Andy Lane Everybody needs a bag of tricks to identify and use in the dark moments.-Andy Lane Your emotions are evolutionary functions to tell you what is important- Andy Lane Human beings are competitive, so we have competed with ourself by saying that (a time we want), so we can easily think we are failures.-Helen Lane Everyone underneath has an underlining self esteem issue, they are not confident in all situations- Helen Lane Everyone has a little bit of an emotional problem with eating; they eat when they are stressed, bored, not when they are hungry, overeat in social settings...we all have this awareness with food, almost a preoccupation with food.-Helen Lane If I look at social media, I would not know what to eat.- Andy Lane If you want to find an angry person, find a hungry person!- Andy Lane Rethink what fatigue means. Fatigue is an indicator you are working hard. It is not to be feared, it is accepting that you are working hard.- Andy Lane It is very difficult to get from the very highs and maintain those highs, it's unlikely you are going to have another Olympic Gold Medal winning moment two months after.-Andy Lane Resources: Last week's episode with Dean Karnazes Subscribe to the Running for Real Podcast on your favorite player: Apple Podcasts (iTunes) Stitcher Castbox Overcast Spotify Google Play Tina4Real Podcast Running for Real Superstars Community Support Tina through her Patreon Page Buy a Running for Real T-shirt, Tank, or Hat Andy on Twitter Helen on Twitter Winning Lane website Chrissie Wellington interview Paul Sinton Hewitt interview Check out the Running for Real Podcast Series, sponsoring this episode today: Beginners Mental Toughness Training Marathon Training Coming Back From Injuries Running Nutrition Running Through and After Pregnancy Thanks for Listening! Its been a while LOL but we are backkkk The ladies sit and discuss all things Atlanta with friend of the show and real estate agent- Andre Nimene : Dating, Culture, Nightlife and Living in the City and WHY EVERYONE is moving here!
Noah Kagan was fired from Facebook. He was employee #30. “I think they made the right decision to fire me," he said. "One of the big realizations I’ve had in the past few years is that people need to stop fighting their natural skill. My sweet spot is getting things going. My sweet spot is promoting products I love. That was the lesson learned. What I was strong at was not what Facebook needed anymore.” He wrote about it in his free ebook “How I Lost 170 Million Dollars: My Time as #30 at Facebook”. I asked him "how does the average person know what their strong at?" That's what we talk about in this interview. Today, Noah is the CEO of sumo.com, appsumo.com and kingsumo.com. I use these sites to grow and market my business. He also hosts a great podcast, “Noah Kagan Presents” and writes for his blog, okdork.com. 3 min - Noah first came on my podcast 2 years ago. He gave me a challenge: go to a coffee shop and ask for 10% off. The cashier was confused. “You want what?” “10% off,” I said. And I didn't give a reason either. My face was emotionless. She asked her Dad. “We don't do that,” he said. I could feel myself about to throw up. I was going against the normal social protocol. And endangering my life. Any time you step out of your comfort zone and risk being thrown out of the tribe, it signals a reaction in your brain: fear. But now it's much easier. I do challengers almost everyday. Noah does too. And he shared them on his podcast “Noah Kagan Presents.” We talk about more challenges you can do in this interview. 6 min - “I've been experimenting with habits and figuring out how to focus on the essentials,” Noah said. “That's where I'm really starting to explore.” He gave me an example. “Look at your phone right now. What apps have you not used in the last 6 months? Delete them.” He does this with relationships, business, everything. “It helps me realize what really matters,” he said. And appreciate more of the people and places and things he interacts with. I did a similar thing about a year ago, but in a much more macro level. I got rid of everything I owned. Except 15 items. Noah asked me what I miss. “Nothing,” I said. I lied (by accident). A few special things came to mind. But, more importantly, it’s been a year and I haven't replaced it rebought anything I threw away. 9 min - After I got rid of 40 years worth of stuff, I had nowhere to live, so I started another experiment. I threw myself at the mercy of my friends… 10 min - Noah says he doesn't want to hate his week so he did a week of nothing. “I had no meetings, I had no one to be around and I was alone for a week.” He started at point zero. And added back the essentials. “What things really matter in my life? What places? What people?” 11 min - I told Noah what I learned from getting rid of all my belongings… 13 min - “People think of dieting only in health, but can you have a diet in friendships? Look at all the things that are weighing on you,” Noah said, “and start having a diet.” 16 min - Noah was the 30th employee at Facebook. “Why were you fired?” I asked. He told me about the guy who fired him. “He's rich,” he said. “But I think they made the right decision to fire me. One of the big realizations I’ve had in the past few years is people need to stop fighting their natural skill. I call it their sweet spot and my sweet spot is starting out.” Facebook didn't need that skill anymore. So they got rid of him. I wanted to know how the average person finds out what their sweet spot is... 19 min - Noah recommends trying these two strategies to find what you’re really good at. 24 min - I tell Noah one of my signature jokes from my stand up comedy… 27 min - Noah told me about his mentor, Jonathan Coon. He founded 1-800-Contacts and funded the movie Napoleon Dynamite. He has a strategy to “reduce friction in his life.” He goes to the same restaurants and overtips the waiters. They know to seat him at the same table and give him the same meal every time. 29 min - We talk about tipping. Noah said that if he’s ever feeling down, he just tips someone well. It makes him feel good. I take it one step further… 30 min - Noah’s mentor got an Uber. “I want your house,” the Uber driver said. “I’ll tell you exactly how you can get a house like this,” Jonathan said. He was even willing to give the driver the money to start a business that day. Here’s what happened… 35 min - We talked about podcasting. When Noah first started his show, “Noah Kagan Presents” he was recording on his iPhone. Then he asked for feedback and found out his audio quality sucked. “I think anyone can do a podcast,” he said. “But number one: can they do it for 4 years? Probably not. Number two: can they get feedback? Candid, honest feedback from the right people. You can get the wrong feedback from the wrong people, which is not helpful. And then three: can you actually improve it?” He said the key is to always ask for feedback. 37 min - Why EVERYONE should start a podcast. 42 min - Noah put himself out there. “Everyone should get their prostate checked,” he said. “Are you okay?” I asked. He’s fine. We kept talking about health. And how you can A/B test to see what’s really working for you. 47 min - Noah said he tried the 5am challenge. Now he gets up at 6 or 7am. But the challenge is what got him to move the day up earlier. Don’t set goals. Set challenges. 50 min - Noah told me about his no apologies, “choose yourself” challenge. He said, “Don't apologize for who you are.” 52 min - How to say, “no.” 53 min - I started wondering how people can get back on track, because again, a lot of people veer away from what they really want in life. And they recognize this. They veered away early. But want to be happy again. It’s hard because they feel this obligation as part of their day. I know it. I used to feel it too. Sometimes, I still do. But it’s rare. And I think the key to choosing yourself is closing the gap between what you want to do and have to do. Little by little. Day by day. So I asked Noah, “How do you get back on track?” 58 min - We discuss “the elements of a good day.” 1 hour - Noah talks about how he built his business. "If someone told me how long it took to get successful, I may not have ever started,” he said. But that’s why it’s good to be ignorant sometimes. And to just focus on what’s in front of you. "I like to work on problems I have in my life and create things I want to see exist in the world,” Noah said. We unpack this and how it relates to other areas of our lives. 1 hour 2 min - Noah’s tried to learn a bunch of new skills: chess, Hebrew, podcasting. He hired a coach or found a mentor for each one. So I asked him what he’s learned about learning... 1 hour 5 min - We talked about “beginner’s mind.” The feeling you get when something’s new. Or when you’re starting over. Noah moved to Israel after we did this podcast. “Changing relationships or jobs or locations, generally improves life,” Noah said. “For me, what I’ve noticed is that when I live in foreign countries or different cities and do work there, my curiosity is elevated.” 1 hour 7 min - We talk about uncertainty. Noah said that if you’re uncertain about what you should be working on, look to your past. And remember what made you happy. 1 hour 8 min - Noah and I discuss the benefits to hiring a coach or teacher when you’re learning something new. 1 hour 11 min - I explain how I personally use Noah’s business, KingSumo, and how it’s helped my businesses grow exponentially. 1 hour 15 min - Before I ended the podcast I needed new challenges from Noah. He gave me three he’s working on right now and he explains how I can incorporate each into my life. See omnystudio.com/listener for privacy information.

Storytelling has been used for ages to preserve culture, history, and pass down information from generation to generation. It increases empathy and understanding on a personal level. On a business and marketing level, it makes for an incredibly powerful tool that enables you to build better trust and connection with your customers. In short, stories sell. This episode discusses actionable and practical tips to immediately start implementing more stories in your business so you can keep reap the rewards on a personal and business level. Episode Discussions: How to use stories in your marketing Why EVERYONE has a story to tell even if you think you don’t 2 simple stories anyone can tell to help improve marketing capital The best place to start if you’re brand new to storytelling David Crabb’s Five Part Storytelling Framework How to utilize client success stories in your storytelling strategy "Use stories to introduce yourself and your business, counter and address any objections, to add value to your customers, bring otherwise boring data or numbers to life." - Sell with a Story by Paul Smith If you're new to storytelling, here are two simple stories anyone can tell that will immediately help improve your marketing capital. 4:33 The Founders Story The story of who created the company or business is enticing. It's easier to relate to a person's challenges, victories, failures, fears, tragedies, or whatever the founder endured on their mission to build the business (as opposed to a faceless corporation). "Applicable across all businesses, industries, and markets— It doesn't matter what business you're in, the way it started and what it stands for today is likely a very interesting story." Regardless of how "boring" or simple the story is, it still should and must be told. Simple is relatable and simple sells. Use inspirational nuggets from your founder’s story and turn them into marketing gold. Your customers are interested in how it all came to be. You set yourself apart from the masses becoming more likable, relatable, and more authentic business. 6:20 Client Success Story aka the "Not Boring Case Study" A story around one of your clients or customers using your product or service and getting good results with it. Simple client success story framework: Introduce their problem and pain - Start with where the customer was before they found you. Introduce your product, service, or solution and what it did for them. Show how much happier or better off they are now thanks to their work with you. Additional inspiration: ask to talk with any of your customers and make sure to jot down notes or ask to record the conversation. Use their words verbatim. 8:03 Everything that happens in your business in a story Jenn Tardif shares David Crabb’s 5 part storytelling framework in an article called "The Five Beats of Successful Storytelling": Introduction - Set the scene. Incident - Present the challenge or question. Stakes - What's at stake and why it's important Event - Peak or climax, where all is revealed. Resolution - Reflect on the story and what was learned. What's your story? How did you end up where you are? Why do you do it? Head to ModernMarketingPodcast.com to answer. If you're able to answer in 300 words or less, you have a simple and concise framework and the beginnings of your brand's story. What you do Why you do it How you ended up doing what you do? Have you wondered why your resume doesn’t get noticed? Are you curious regarding how a recruiter “examines” your resume? Interested in the job resume killers? Join career expert, motivator, and award-winning author Andrew LaCivita as he discusses how to get your resume noticed in 5 seconds guaranteed! How can you review 500,000 resumes? Honestly? I’ve reviewed more than a half million resumes during my career. I bet you’re wondering how this is possible. Combine decades of interviewing and hiring at a high velocity, coupled with a whopping no-thank-you to a great recession (where I reviewed an average of 1,500-2000 resumes per week for four years), and strong relationships with prominent outplacement companies who send me resumes by the thousands when they handle a large reduction in workforce for one of their clients, and, hey presto, there it is. How long? 6 Seconds!? Recruiters worth their salt can glance through your entire resume within six seconds, which means you’ve got five seconds to interrupt their mind-numbing, eye-glazing, white-noise-like key-stroking through an electronic pile that will make you start talking slowly no matter how much caffeine you’ve had. Don’t believe me? I’m sharing my personal experience (more on this in a minute), but a number of job sites such as The Ladders (check out their eye-tracking story on how recruiters review resumes) indicate their survey says employers review your resume in six seconds. Ouch. Why? Everyone’s busy and they have too many resumes to review. How do you review the resume? Click. Open. Big Thunderbolt Mac Screen! Eye-Glance 1: Name please! My eyes go right for the top center. I want to see your name. Just your name. I don’t need 18 other credentials and letters (unless you’re a medical doctor, lawyer, or whatever). An address is nice too. I want to know your geography. Eye-Glance 2: Then I look at the entire top half of the first of page of your resume—all at once. I’m looking for something specific (more later). I do not start reading the top half of the page. I’m filing away whether I want to come back to it later. If it has what I want, I’ll come back. If it doesn’t have what I want, I never go back to it. Eye-Glance 3: Then I scramble down the left column of the first page. I’m looking for the companies you worked for. I’m much more interested in which companies you worked for than the positions you held. I want people who’ve played for Super Bowl-winning teams. Eye-Glance 4: Then I look at the entire second page all at once. Yes. The entire page. If you have a third page, I’m upset because you didn’t respect my time. Side note: If I can sum up my entire 28-year career in 26 words, you can summarize a 50-year career in two pages. If you think you can’t, you are mistaken.’ This entire eye-glancing escapade takes me no longer than six seconds. How do you decide to keep reviewing the resume? Now, I need to decide whether to delete the resume or whether to review it. I stress the word review because anyone who has time to read your entire resume has too much time on his or her hands. Want to know what I’m looking for? What’s the 5-second magic pill! Why did you open this post? It was one of two reasons. You either know and love me and thought omigawd, Andy has another amazing post and I just have to watch (listen or read). Otherwise, you had no clue who I was, but saw the headline telling you some dude promises you resume glory in five seconds. I’m guessing the latter. Regardless of your reason, you need to interrupt the recruiter’s mind-numbing review process by giving her something she’ll love—right away. It’ll be your analogous “headline.” She wants to know you’ll bring value to her organization. The easiest way to do this is by encapsulating who you are professionally—in aggregate—and also highlighting your (likely three most) valuable contributions. I suggest doing this in a Career Profile section at the very top followed immediately by a Career Highlights section immediately underneath. I’ve already given you the exact formula and language in How to Build the Ultimate Professional Resume. I’ve also given you the templates whether you need a professional or collegiate resume. Get your ultimate professional resume template with instruction here. Get your ultimate collegiate resume template with instruction here. The absolute DO NOTS as in NEVER EVER! Don’t waste your most prime real estate at the top of your resume with… An objective statement. Yuck. Double yuck. You are advertising what your objective, needs, or wants are. The employer wants to know what you can contribute. Tell them what you offer not what you want. A bunch of skills: Ugh. Please, whatever you do, don’t list skills in a table or any other format that tells the employer you are a leader, project manager, hard-working, detail-oriented, energetic, so on and so forth and so boring. This takes up space sharing generic skills, which are technically your opinion of yourself. The employer wants facts. Give them facts. Caveat: you can identify skills in your career profile sparingly and according to the instruction I provided in How to Build the Ultimate Professional Resume. An education section: Education is nice and should be toward the bottom of your resume if you’ve been working professionally for more than 24 hours. That’s right. You’re a pro now. Drop it down. Caveat: You are in a CV-type world where the studies, doctorates, and so forth are key. Caveat Part Deux: You’re a college student. Coming soon! I’ll be running a webinar completely dedicated to writing the perfect resume. If you’re on my Tips for Work and Life® blog subscription, you’ll be notified! FREE Live Job Interviewing Webcast: I’m offering a FREE LIVE WEBCAST titled 3 Keys to Ace Any Job Interview. It comes with great instruction and a nice workbook for note taking. Northeast Florida Real Estate Tips for Buyers and Sellers by Chris Snow
Winter is a great time to buy or sell a home. While most buyers and sellers wait untilspring to enter the market, there are a few unique benefits you can reap from the winterreal estate market. Looking to sell your home? Click here to use our home evaluation tool. Looking to buy a home? Click here to search all Coastal Florida homes for sale.Lately, a lot of sellers have asked me about waiting for spring or summer to put their houses on the market. Today, I thought I would let you know that winter is actually a great time to buy or sell a home. For sellers, waiting until spring to put your home on the market may not be in your best financial interest. Why? Everyone else will wait until spring or summer, so if you wait along with them, there will be more houses for sale, more inventory for buyers to choose from, and more competition for you. If you put your home on the market now, there will be fewer sellers for you to compete against. “Get ahead of the competition by entering the winter market. ”If you’re a buyer, it might not be in your best interest to wait for the spring inventory. You actually have a great opportunity to purchase a home during the winter. Winter and holiday sellers are highly motivated. The more motivated the seller is, the more flexible you can be on price. If you have any other questions about buying or selling in the winter, give me a call or send me an email. I would be happy to discuss your options. I look forward to hearing from you!
Contractor Success Map with Randal DeHart | Contractor Bookkeeping And Accounting Services
This Podcast Is Episode Number 0193 And It Will Be About Leveraging Credit Increases Your Contracting Company Cash Flow Accepting Credit Cards Can Immediately Increase Sales And Profits* Contractors Accepting Credit Cards Make More Money *We do not provide merchant services. We suggest you start by contacting you bank and doing your own research. I know from many years while we were contractors it paid off handsomely so I am simply passing on a mere "scrap of information" to help you get more cashflow and profit. Unplanned Emergencies - Are stressful now add "how am I going to pay for this" to the mix and the anxiety increases exponentially! For most people cash in short supply which leaves using a credit card, getting a bank loan or selling something to raise cash as their best options? For Example - Homeowner with leaking roof is going to get it fixed right away because rain water is damaging the interior of their home including some irreplaceable sentimental treasures including items passed down from parents and grandparents. Who Will They Call? - You I hope! If you are their contractor and you are actively working and the contractor they like and trust. Accepting All Credit Cards - Makes you the hero because they get instant financing and your Electronic Armored Car takes your money to the bank. "Everybody wins, your client gets roof fixed, they earn airline miles and other perks and you made a sale which you could have easily lost to a competitor that accepts credit cards. Add On Sales - Will more than make up for any fees you pay to accept credit cards. Prove it to yourself by asking twenty contractors that accept credit cards why they do and then ask twenty that don't and make up your own mind. In our past construction businesses when we accepted credit cards the profits increased over 100% and if I told you how much I guarantee you would not believe it! Create additional cash flow by accepting credit cards. Why? Everyone uses credit cards. When was the last time you wrote a paper check? When you go to the Grocery Store, Drug Store, Office Supply Store, Post Office, Gas Station or your Favorite Restaurant; do you use your checkbook or your debit or credit card? How often do you use an Electronic check when paying your bills? Do you even have a book of checks for your checking account? Many of us would say “No” – why do I need a checkbook when I have the routing number, and checking number, or I pay all my bills using Online Bill Pay. Not a problem, I setup automatic payments. I don’t write checks because [fill in the blank with your answer]. It is the Holiday Season, time for Skiing, next is Spring Break, then it is Summer Vacation full of fun, shopping, eating and travel. Are you going to write a check, pay by debit or credit card? More and more places decline to accept checks especially if you are from Out Of Town. I want those reward points. Credit Cards are here – Every year I write fewer paper checks than I did the year before. I also know to make the system work effectively there has to be a seller and a buyer. Where would you be if you were out of town doing something special and everywhere you went you were told: “We Don’t Accept Credit Cards”? Oh, maybe you carry lots of cash – Just in case. Perfect! Comcast sent out a postcard expecting an increase in the use of credit cards in 2017. Comcast was suggesting business need a faster internet connection to deal with the increased Online Traffic. If their information is true, then maybe the banks will be offering credit to more people and raising the credit limits for their existing customers. This suggests the economy may be improving. As a Contractor, don’t you want some of that new business? Some contractors feel that taking credit cards costs too much, that there is not enough margin to still make a profit. For years’ studies, have shown that a Client who uses their credit card they will spend more money. Some American Express users will only purchase using their American Express. Short Answer: Taking credit cards has the potential of Plus Dollars that will increase your Cash Flow to do the things you want. (Buying something new, paying off something old, saving for future purchases) Do you want to be deselecting your customers based on payment method? Do you want to spend ALL THAT MONEY on Marketing only to say No Don’t Choose Me because I refuse to accept your credit card payment? By searching the various processors, you find a process that will be a process at a reasonable rate. Depending on the processor there maybe monthly statement fees. Many invoice programs have a Merchant Services add-on. Apply for it. How much would you pay an outside sales person? What is it worth to get a customer? What is your marketing budget? Isn’t Merchant Fees marketing? Why I accept credit cards? The most obvious one. It’s Convenient. You are across town, in a nearby city or located in another state. Relying on the mail to promptly deliver mail is one of the reasons that everyone uses their email (even if a paper letter follows) Even faxes are now more in the form of junk faxes more that any really important documents (except to your tax accountant at tax time). That was not the case 15 or 20 years ago (oops – showing my age) Of course if you are local and come into the office I have a terminal and can swipe your chip-enabled card otherwise I use a virtual terminal. Yes, I accept Visa, MasterCard, American Express, Discover Card AND Paypal. Yes, It is a higher rate when it is a personal designer rewards card. Yes, It is a higher rate when it is a Business Credit Card No, I am not going to ask you to pick the credit card that will have the cheapest processing rate. Unless the card is swiped and a PIN number entered it is treated as a Credit Card. You may have noticed other merchants who treat Credit and Debit Cards all the time. The rate on a Debit card is at the same rate as the Credit Card, but the Store Owner never has to be concerned about employees seeing the PIN number. Terminals are a great way to go. Years ago, our terminal was wireless for onsite visits and connected to cell phone towers and worked on all platforms. This is the type of terminals you will see at Trade Shows, Home Shows, and Conventions. Wireless Terminals will work when individual cell phone coverage may be spotty. As “Stuffy Accountants” we not a crazy using the cell phone as a terminal. Cell Phones are too easily stolen. An alternative to a traditional payment processor is Paypal. Almost everyone has a personal Paypal account. As a consumer – apply for the Paypal credit. Typically, the credit line is not as large the credit line with the bank. No harm if you never want to use it. It is there if you need it and if you buy using Paypal, it is easy to pay with Paypal credit instead of one your other credit cards. PayPal Credit has Special Offers emailed to everyone who has a Paypal Credit Account. Every business should accept Paypal to use when you want to; no fees when you do not want to use it. One of the features is that Paypal offers it the ability to send electronic invoices to your clients. Clients then can follow the link and pay. No chasing, to meet the client and receive payment. Works especially well for the Job Deposit or the final payment on a job. Fees only apply when you process. Even if you do not intend to accept credit cards on a regular basis, it is a good idea to setup a business Paypal account. It will ready for when that One Client says YES if they can use their credit card. Paypal is there if you need it. Ignore it when you don’t. There are no Monthly Statement Fees. Of course, your client has to be willing to pay you for your services because they have to follow the link and submit payment. Will the client pay this way – In many cases the answer is Yes. Why, because it is easy for them; to take less than 5 minutes and pay then trying to connect up with you to give you a check. Your clients have busy lives and may not be comfortable leaving a check under the mat. As a Contractor, you can now offer to finance. Paypal currently offers a Paypal Credit with a special offer of 6 Months Same As Cash on purchases over $99.00 from Qualified Merchants. (No, you are not waiting 6 months to get paid) As a Contactor accepting Paypal; ask Paypal support to enable this feature on your account. Then if your client is paying by Paypal, this open will populate as a payment method. If Clients does not have Paypal credit, it will give them an opportunity to apply. Think about all the projects that you can do that are around $2000.00. Are they Quick and Easy, and Profitable to do? Would they lead to bigger jobs in the future? Would they increase your Cash Flow? Contractors - Anyone remembers having a relationship with your local finance company. A packet of forms needed to be filled out, sent into initial approval, even more forms to be filled out at the end of the job. Then you had to wait for the check and make a special trip to pick it up for the finance company. The key word is WAIT, get signatures and WAIT some more. This type of financing is for larger amounts and is still available (though harder to find). Usually available to finance Windows or Heat Pumps. Leverage Your Credit: Apply for a credit card at a Traditional Bank or Credit Card company. Apply for a Credit Card with Lowes and Home Depot. Open a 30-Day account at your local Lumber Yard or Supply House. Take advance of better pricing by using a couple primary suppliers. They will treat you well. The advantage of using 30 Day Accounts is able to effortlessly assign a Job Name to your material receipts. All Construction Suppliers have a place for a Purchase Order (PO). You do not have to have an elaborate naming convention for jobs or issuing POs. Use your Customer’s Name and Address. This information will translate over to the priced invoice and then can easily be added to QuickBooks Beware Of Easy Credit When It Seems Too Good To Be True – It Might Be! Many merchant services have a division that offers easy financing. This type of financing usually is “Factoring Your Accounts Receivable.” We do not recommend you do this. These lenders appear to offer an easy approval, but then it is difficult to get the loans paid off. A few NonTraditional Lenders have the payback terms similar to Pay Day Loans. If there is No Cash Flow; another loan needs be gotten to make the mandatory payments. Sometimes talking to your vendors is a better solution. Today I’m going to talk about one of the biggest expenses a family ever has, and that is college, and the money it costs to send somebody to college. One of the big questions is, first of all: Is it worth it? Should it be done? Should somebody go? I want to discuss all of these. Colleges are forcing graduates into major debt. Is is worthwhile or are there better paths in life? Just an aside, colleges and universities are really in trouble right now. They’re bloated, and they’ve had rising tuition for many years, decades actually, and now they’re trying to figure out how to make things match for the students, because quite frankly, it’s becoming more and more difficult for people to go to school. The solutions that are being proposed are usually: “How do we subsidize the kids, or something else?” The real problem is the colleges themselves have bloated administrations, and bloated faculty in many cases, with incomes that are really unrealistic for what they should be getting. I say “should be getting,” because really, they’ve been negotiating from the standpoint that they always get this money from just raising tuition or alumni donations, pleading and begging for additional donations. Those two sources are not like you’re really negotiating directly with the person that pays the money. Somewhat similar, in essence, to the government. That’s just a little backdrop to give you where the problem really starts and started; not your solution to it. You have to make the decision. First, college costs $40,000 to $50,000 a year. I hear several that are over 50, a few that a slightly under 40, but that’s an awful lot of money. Think of it in these terms: What is the ROI? What is the return on that investment? Let me give you some comparisons. If you took that $40,000 to $50,000, let’s say you took $40,000, and that 20-year-old child (not an adult yet), that was put away in some sort of trust for them that could not be opened until they were 65 – they would have a retirement that would take care of them the rest of their lives. The second one could have been put aside for a house when they’re 30 or 32. All of these things, because of the compounding of interest, would be great investments. Let’s get back to college. If a parent, you have to say: Why? Everyone says that you have to get to college, it’s the ticket to a good or better job. Some say that it’s just what the kid wants. Ask the question: Is it worth it? Second: Does Jack or Jill deserve it? Three: Am I doing it because of peer pressure? Remember the peer pressure episode. Peer pressure, even indirectly. Somebody might not be saying to you: “What school is your kid going to?” but you see everybody else preparing their kids, and everybody else is talking about where their kids are going to go, and when they’re going to go to college, etc., and that indirect peer pressure. “Is it really worth it?” first of all. Is there a strong reason for a potential career that requires or should have college? The reason I say this is because I see so many people that finish college, and I meet them every day, and what are they doing? They’re working retail in Best Buy or someplace else, or they’re doing something else that doesn’t require or shouldn’t have ever required college. If they’re working as a waiter, waitress, or bartender, they don’t need to have gone to college. Many other things don’t require it. It used to be that college was a ticket to show future employers. It didn’t really prepare you by teaching you, necessarily, the skills; although, it did the skill of logical thinking, etc., but also perseverance and determination. It used to be 30-40 years ago, three quarters of people were failed out of college. Then they started more and more needing students to stay in to pay the bills, and they started with student evaluations of faculty, which when I was in college, they were just starting that, and I thought that was absolutely ridiculous.
