Today's show is with Ben Askren, former mixed martial artist and wrestler, who is now a wrestling coach (amongst his other ventures). Ben is one of the most successful wrestlers, and MMA fighters of all time, known for his unique style and technical skills. Ben's NCAA career consisted of a 157-8 overall record. His final two years were dominant with an 87-0 record capped by back-to-back national championships (2006 & 2007). Ben was a four-time all-American, and two-time recipient of the Dan Hodge Trophy (the college wrestling equivalent of the Heisman). Askren was the former Bellator and ONE Welterweight Champion, remaining undefeated for over a decade before competing in the Ultimate Fighting Championship, and had a final win-loss record of 19 and 2. Ben has co-founded Askren Wrestling Academy (AWA) with his brother Max. They currently operate 5 gyms. I am perpetually fascinated by elite talent in sport. In training athletes, so often we take for granted, the long term process, the mental process, and the creativity that makes some athletes so elite. It is very easy to get “sucked in” to sets, reps, exercises and positions, and fail to nurture both the individual creative and mental processes that are going to help athletes succeed as the level of competition rises. From the launch to the middle of last year, Disco had a low conversion rate and couldn’t figure out how to acquire users properly. Ben even ran out of money a couple of times.Finally, in the summer of last year, Disco found its stride by learning how to speak to customers better. That’s what allowed them to scale so quickly, especially in the last six to seven months.The three actions Ben took for Disco to reach its recent turning point were adding a post-survey into the checkout process, reaching out to customers for feedback, and noticing patterns between the two. Post-purchase surveys had five different reasons why customers may have purchased Disco. This gave real data from customer responses to understand why people were actually buying.Reaching out to customers, Ben received valuable feedback about the website experience and the product that was similar to post-purchase survey responses. Ben learned Disco needed to acquire customers in a different way. That’s when they really had a product-market fit and started to grow. Today’s guest is Ben Mizes, a real estate investor based out of St. Louis, Missouri, who is co-founder and CEO of Clever Real Estate. The first two words that came to mind as we wrapped up our conversation were inspiring and impressive. Ben shared in detail how he started with a limited capital base to make his first investment in residential property as a so-called house hack. He used an FHA loan, which is a federal assistance program from the Federal Housing Authority to help typically lower income buyers purchase homes with as little as 3.5% down. He then parlayed that initial investment into a real estate portfolio with dozens of units within a few short years. At the same time, he shared his parallel journey as an entrepreneur to found Clever Real Estate, a fast-growing company that is changing the structure of the industry. This was such a fun conversation and it’s possible to take away insights on multiple levels — from the mechanics of real estate investing to a street-level view of how the macro policies of recent years are playing out in real estate as an asset class to some of the structural shifts occurring in the industry.
