Good morning, good afternoon, and good evening, investors! Scott Carson here, and boy, do we have a treat for you! Ever wanted to tackle Texas creative financing—think subject-to, wrap-around mortgages, and assumptions—without, shall we say, foul-ups? Good, because I've brought on the man, the myth, the legend himself: T Alan Ceshker from the Ceshker Law Firm! With over 30 years in the game and a proud 5th-generation Austinite, Alan is the go-to guy for navigating the Lone Star State's unique legal landscape. He's helped thousands of investors get these specialized transactions right, so you don't end up with an "Amityville Horror" on your hands. If you're eyeing those sweet, low-interest mortgages and distressed borrowers, this episode is your official "Don't Screw It Up" guide! In this episode, you'll learn:Demystifying Texas Creative Financing (Alan's Way!): Alan cuts through the jargon, explaining why he calls everything a "wrap" (even assumptions and sub-to deals!) from a legal standpoint, and why "sub-to" is a term he strategically avoids. Learn the core concept: it's "just seller financing" where the existing mortgage stays, and the seller dons a new "lender" hat.Bulletproof Contracting for Texas Wraps & Assumptions: Discover Alan's ingenious "math word problem" solution for drafting contracts that account for fluctuating payoff amounts in assumptions, bypassing Paragraph 3 headaches. For wraps, it's as simple as standard seller finance! Plus, get the crucial "disclose, disclose, disclose" mantra to avoid those pesky investor amnesia cases years down the road.Taming the Due-on-Sale Beast with Trusts: Unpack the infamous due-on-sale clause—what it means, why lenders usually don't call it (but sometimes do!), and how Alan's proprietary "due on sale trust" structure leverages the Garn-St. Germain Act for protection. You'll hear about specific lenders (looking at you, Home Loan Servicing!) that raise flags and why downloading generic trust forms is a bad idea.Non-Negotiable Insurance & Legal Compliance: This is HUGE. Alan reveals the #1 reason wraps fail: incorrect insurance. Learn the exact structure (seller as additional insured, not just interest; lender as mortgagee clause) and why you must use a proven provider. Plus, understand the critical legal compliance points for Texas: RMLO requirements, the 5.016 disclosure, and the "no balloons, no ARMs" rule for baseline compliance.Pro-Tips for a Smooth Ride (and Avoiding Foreclosure): Get actionable advice for managing your deals: conference calls with sellers for lender contact, the strategic use of Power of Attorney for checks, and Alan's "6% down" rule of thumb to mitigate default risk. He also stresses the importance of continuous communication with all parties to ensure smooth sailing and happy campers. This episode with Alan Ceshker is an absolute masterclass in navigating the legal and operational intricacies of Texas creative financing. He's not just talking theory; he's giving you the battle-tested strategies to build a robust portfolio and avoid painful (and costly) mistakes. So, stop drawing deals on napkins, reach out to Alan's team, and get ready to close some rock-solid transactions! Der bliver snakket om psykologisk frygt i ‘Get Out' (2017), onde ånder i hjemsøgte huse i ‘The Amityville Horror' (2005), spøgelser og dæmoner i ‘The Conjuring' (2013) og indbrud i ‘The Strangers' (2008). Kommer vi levende fra det? Lyt med! Værter: Sara Sund Madsen, Helena Moustgaard, Sofie Sønderskov Johansen (SJ) og Amalie Isen. Klipper: Amalie Isen
Before there was a “haunted house,” there was a family. And before The Amityville Horror became a pop-culture phenomenon, there was a very real crime scene — six members of the DeFeo family, murdered in their beds on November 13, 1974. In this Hidden Killers deep-dive, Tony Brueski strips away the myth and exposes the true story of Ronald DeFeo Jr. — the 23-year-old son who turned a picture-perfect Long Island home into one of the darkest chapters in American true-crime history. This isn't about ghosts. It's about control, pressure, and collapse inside a family that looked flawless from the outside. Through court records, trial transcripts, and eyewitness accounts, we unravel the DeFeo family's life before the murders — a world of strict rules, generational pride, and a father-son relationship that spiraled from conflict to catastrophe. What happened inside 112 Ocean Avenue wasn't supernatural. It was psychological. A slow burn of resentment, addiction, and identity loss that ended with a rifle and six bodies. Ronald “Butch” DeFeo Jr. claimed he heard voices telling him to kill. The jury didn't believe him. He was convicted on six counts of second-degree murder and sentenced to six consecutive life terms. He died in prison in 2021 — leaving behind a trail of lies, contradictions, and one chilling constant: he never showed remorse. Decades later, the Amityville myth still overshadows the truth. This episode reclaims it. Because before it was a franchise, it was a family. And the real horror wasn't the house — it was what happened inside it.

In 1974, six members of the DeFeo family were found murdered in their home in Amityville, New York. And the scene of the crime was troubling... in fact, curiously, it appeared as if none of the family members had awoken while the others were being murdered. And when a suspect was finally arrested, and he began speaking to investigators about the voices in his head that told him to kill, things just kept getting stranger and stranger. This is one of the most infamous true crime stories in American history, and the case that inspired the film series "The Amityville Horror". Ghosts, ghouls, goblins, aliens, millennials-dressing-up-weird-because-they-can't-afford-homes-but-they-can-splurge-on-hair-dye, and candy corn...It's that time of year again — October 2025, when brainrot meets toothrot on All Hallow's Eve.And this week, we're concluding our two-part special that'll keep you shivering in your skivvies.Carol Malone, a forensic paranormal scientist, has been featured on the Travel Channel and consulted for television and film. Known as the godmother of forensic science in the paranormal world, Carol bridges the gap between laboratory precision and the unexplained. She's spent three decades applying forensic methodologies - from blood-spatter analysis to environmental baselining - to haunted locations, turning ghost stories into data points and cold cases into energy maps. She's no run-of-the-mill "paranormal investigator" or "ghost hunter" or "Jack Osbourne." (RIP Ozzy btw. We love your stuff). No no...she is a seeker of proof! And since she was friends with Ed and Lorraine Warren (see: The Conjuring or The Demonologist or The Amityville Horror or....The Conjuring 2...) and they let you into the inner circle, she's gotta be doing something right! In Part Two, she speaks with Greg about: -Why paranormal apps are mostly junk science (and dangerously misleading).-How the Mind Machine triggered a glowing cross witnessed by 50 people.-The forensic evidence that consciousness interacts with physical matter.-Why mainstream science fears paranormal proof more than ghosts themselves.-The moment reality stopped behaving like… reality. And did we mention it's scary?!?!Happy Halloween, Loopers. This is a Grave Talks CLASSIC EPISODE! Few names in paranormal history carry as much weight as Ed and Lorraine Warren — the pioneering investigators behind The Amityville Horror, The Conjuring, and The Enfield Poltergeist. Their work redefined how the world views hauntings, demonic possession, and the battle between good and evil. But their story didn't end with them. Their grandson, Christopher Edward McKinnell, continues their mission as head of The Warren Legacy Foundation for Paranormal Research. Growing up under the guidance of two of the most famous demonologists in history, Chris witnessed firsthand the courage, compassion, and danger that came with facing the supernatural. In this episode of The Grave Talks, Chris reveals what it was really like growing up with Ed and Lorraine Warren as grandparents, how accurate Hollywood's portrayals truly are, the shocking moment a bed flew off the ground during an investigation, and how the Warrens' infamous Occult Museum safely contains some of the world's darkest forces. Step into the legacy of the Warrens — where faith, fear, and the fight against evil are all in a day's work. If I ask you to think of a famous haunted house, will your mind wander to a white Dutch Colonial house, with quarter-round windows lit from within to look like red eyes? Yes? Then the reputation of 112 Ocean Avenue has done its work, aided and abetted by The Amityville Horror. Even if that wasn't the first house you thought of, Amityville's reputation stretches before it, ready to snag your attention at the first opportunity. After all, the design of the house reappears intermittently, as do elements of the haunting. A presence that hates Christian icons? A child's invisible friend that takes a dislike to a parent? Items going missing around the house, reappearing elsewhere, if at all? The fact the haunting apparently contains ghosts, poltergeist activity, demonic shenanigans and possibly even a portal to hell just adds to Amityville's towering reputation. Let's explore this reputation in this week's episode! I also make a mistake at 10mins 15secs by saying the Lutz family left in March 1976. They left in January, but that's the joy of recording live! It's time for our Halloween special and we are visiting one of cinema's most famous haunted houses with a rewatch of The Amityville Horror (1979) starring Margot Kidder, James Brolin and Rod Steiger.
Send us a textThe 1970s and 80s was a hotbed of excellent paranormal horror films – The Exorcist, the original Amityville Horror, Halloween, Carrie, Eraserhead, Dawn of the Dead, Suspiria, Invasion of the Body Snatchers…. I could go on. It was quite the era of film – and remarkably, some of these legendary tales are based on true stories. One of the lesser known films of this era is The Entity. It's sort of your run-of-the-mill poltergeist film: single mother, claims she's being attacked and harassed physically and sexually by a ghost or demon or something…But! It was based on the true story of Doris Bither…whose case was, in fact, rather unique for an alleged haunting.Sources: 1) https://skepticalinquirer.org/2021/10/a-closer-look-at-the-entity-photographs/2) https://laghosttour.com/the-entity-house/3) https://www.themysticmedium.com/the-entity-haunting-the-doris-bither-story/4) https://en.wikipedia.org/wiki/Doris_Bither_case5) https://www.universityofcalifornia.edu/news/paranormal-activity-ucla-haunting-storySupport the show
When the Halloween season rolls in, few names cast a darker shadow than Ed and Lorraine Warren—the real-life ghost hunters behind The Conjuring, Amityville Horror, and Annabelle. Their stories have fueled decades of scary movies, haunted house legends, and late-night whispers. But how much of it was true… and how much was carefully crafted myth? This Terrifying & True deep dive unearths the real case files, skeptical investigations, and shocking contradictions that made the Warrens the most polarizing figures in paranormal history. We trace their rise from small-town “ghost chasers” to icons of spooky season, uncovering the faith, fear, and fortune that kept their names in the headlines—and on the silver screen.Along the way, we reveal the cultural moment that made them possible: the 1970s exorcism craze, the birth of modern demonology, and the national obsession with what hides beyond the veil.Inside this episodeOrigins & Methods: How the Warrens' haunted New England beginnings shaped their famous possession framework.Legendary Cases: Amityville, Annabelle, Enfield, and more—what they claimed versus what investigators found.Faith vs. Forensics: Photos, tapes, and testimony—what holds up and what falls apart under the light.Skeptics & Secrets: From Ray Garton to Joe Nickell, the critics who challenged the Warrens' every word.Legacy of Fear: How their cases built the blueprint for Hollywood horror and every spooky story that followed. If you're hunting for real-life horror stories, haunted history, and a chilling listen to carry you through Halloween night, step inside. The truth may be far stranger—and far scarier—than the movies ever showed. We're telling that story tonight.Check out more Terrifying & True episodes!https://www.weeklyspooky.com/categories/terrifying-true/
Summer's done, and now we're hurtling toward the darkest, coldest days of the year. So forgive us if we aren't feeling ourselves. It's as if an evil force has taken over our souls. ... Could this be what it feels like to be possessed? In the spirit of the season, this episode of "How We Heard It" explores the phenomenon of possession as portrayed in the movies. Your hosts - veteran entertainment journalists and horror-movie aficionados Wayne Bledsoe and Chuck Campbell - compare notes on one of the most lucrative subgenres in the film industry. (John Baker's along for the ride, too, though he doesn't like scary movies.) There are the old-school priest-and-holy-water possession movies popularized by "The Exorcist" franchise (well, at least the first and third installments), and subsequently everything from the "Conjuring/Annabelle/Nun" world to solo shots like "Late Night with the Devil," "Jennifer's Body" and "Immaculate." Then there are location-oriented hauntings and possessions, from "The Amityville Horror" and "The Shining" to "Evil Dead" and "Paranormal Activity." And, of course, curse-oriented movies like "The Ring," "The Grudge" and "Drag Me to Hell." And who can forget that creepy boy from "The Omen"? We've all felt like that kid from time to time.
It's finally that special time of year. This week, we revisit a classic Shocktober episode about the creepy-ass real-life story of the crazy sh*t that occurred at 112 Ocean Avenue in Amityville, NY. There have been two movies produced about it, one with James Brolin & Margot Kidder, and one with Ryan Reynolds & Chloe Grace Moretz. Countless stories have been written including a best-selling book, and now it's time for Nikki to be your personal tour guide to terror. In Part One, she speaks with Greg about: -The secret behind why energy and life after death are almost certainly real.-How brain trauma can open new channels of perception.-The science behind psychic ability and consciousness transfer.-What those TV ghost hunters keep getting wrong (and why Carol's real fieldwork since the late '90s is nothing like it).-One eerie detail about the human body that might just prove the soul IS REAL?!?And did we mention it's scary? Happy Halloween, Loopers. This is the perfect spoooooky listen while you're rush delivering that costume piece from Amazon....Find Carol on her Facebook page at FPI Unsolved: https://www.facebook.com/fpi.unsolved Let Greg know how you like the show. 284 # The Amityville Horror | The Lutz Family Haunting and the Making of a Legend We're going deeper. Beyond the horror flicks, beyond the book deals — this is about George and Kathy Lutz and their three children, their claims, their interviews, their contradictions, and what might have motivated them. We'll also cover how their story was shaped by public pressure, media, and maybe just a touch of performance. The Amityville story might be part memoir, part myth — and the Lutz family are right at the centre.
We dive deep into the chilling real-life cases of Ed and Lorraine Warren, the legendary paranormal investigators behind The Conjuring universe. From the cursed Annabelle doll to the Amityville Horror and even a supposed werewolf exorcism, we unpack the stories that blurred the line between horror movies and real events. We watched the 1979 film from Stuart Rosenberg, The Amityville Horror.I don't know about you, but if I could find a house for $80,000, I would move into it so fast that all the ghosts and demons inside it would be spinning. For this year's annual Bowery Boys Ghost Stories podcast, Greg and Tom take a road trip to Long Island to explore the region's most famous haunted tales from legend and folklore, 'real' reported stories of otherworldly encounters that have shaped this historic area of New York state. When you think of Long Island and scary stories, your mind might immediately go to the Amityville Horror houseor perhaps even the Montauk Monster. But let us introduce you to a series of far older stories which incorporate Long Island's extraordinary history:-- The Sag Harbor Goblin: A restless soldier from the Revolutionary War period harasses the residents of this charming Hamptons retreat.-- The Wraiths of Raynham Hall: In Oyster Bay, a beloved landmark is sometimes called 'the Grand Central Station for ghosts' thanks to its population of historic spirits -- including that of a famed Revolutionary War traitor!-- The Bolt From Beyond: Winfield Hall is better known as the Woolworths Estate, best known for its eccentric owner Frank Winfield Woolworth. But the house is also known for a series of unfortunate events -- and the secrets which its marble hallways may still hold.-- Dancing In The Ghost Light: The Gateway Playhouse in Bellport celebrates 75 years of regional theater this year -- and a few ghosts have returned to join the party.-- The Hermitage of the Red Owl: A spooky tale of folklore in Brentwood, featuring a utopian community, a talking bird and the ancient, unburied bones of a warrior. This episode was produced and edited by Kieran GannonGet tickets to our LIVE Halloween show at Joe's Pub here (Oct 29-31, 2025) Hosted by Simplecast, an AdsWizz company. Jessica Young joins us for a #VIDtober deep cut as we discuss the espionage/thriller/romantic comedy, 1986's KEEPING TRACK. This movie stars Margo Kidder (SUPERMAN, THE AMITYVILLE HORROR) as Claire, a lady banker thrust into a world of genetically modified computer chips and government conspiracies when all she really wants to do is sell trains. You know, as all bankers do. Claire is forced to partner up with Hawkins, an overworked reporter from Action News. Hawkins, played by Michael Sarrazin (THEY SHOOT HORSES, DON'T THEY?), is the kind of reporter who finds the craziest stories. They're so crazy that nobody believes him. So, it should come as no surprise that Claire and Hawkins find themselves in the most unbelievable of situations. We do our best to make sense of the plot in KEEPING TRACK. That said, you shouldn't feel bad for not, well, keeping track. Jessica helps us decipher the nuances of her native Canada where KEEPING track was shot. We discuss the benefits of living above a bar/restaurant, differences between US and Canadian trains (although, we're not sure there is any difference) and the proper way disguise yourself when the CIA, FBI, RCMP, and the Canadian Government all want you dead. We introduce a new element to the podcast, "Point Counterpoint". We're still working out the kinks. While there is no "lube talk" in this episode, some of the hosts have a visceral response to needing to read "The Reincarnation of Peter Proud" in grade school. Enjoy. Haunted dolls are a cornerstone of folklore and popular culture. Our enduring fascination with them may stem from the fact that they occupy the uncanny valley, where their lifelike resemblance to humans both captivates and disturbs us. Ahem, hence the name of this series.) A creepy old house on Stacey's street is set to be demolished, and the baby-sitters (along with honorary BSC member Charlotte Johanssen) are convinced that there is a mystery surrounding the strange happenings at the property. But… is there? Is Stoneybrook built on an ancient burial ground? What's with all those flies? Is the mystery just a collective hallucination inspired by a few good horror movies? Join us and our return guest Tim to watch the old house and its mystery come tumbling down in Stacey and the Mystery of Stoneybrook. Imagine living across from a graveyard for forty-three years — and slowly realizing your home has become a mirror image of The Amityville Horror. That's the reality Katie faced in Oyster Bay, Long Island, in a story so terrifying it left her with PTSD. At first, the haunting was subtle. Certain rooms in the house carried an oppressive heaviness, so overwhelming that Katie, an empath, could barely enter them without running out. Then came the footsteps — heavy, deliberate, pacing the upstairs hallway night after night. She thought it was her father. He thought it was her. Neither of them were moving. Soon, things escalated. Unplugged electronics. Doors opening. Nights spent downstairs while footsteps thundered up and down the staircase with no one there. But nothing could prepare Katie for the night it revealed itself. After turning off her TV, she rolled over and saw a massive black figure standing in her room — tall, thin, something like a Slender Man cloaked in shadow. Frozen in fear, she cried herself to sleep, only to wake to its growling voice: “GET OUT. I'M GOING TO HURT YOUR SISTER.” Moments later, she heard her sister screaming from the room next door. Paralyzed, unable to scream for help, Katie whispered for her stepmother — a former cop — but no sound came. The terror left her in a trance until she collapsed back into sleep. In the morning, she learned the family dog had been defecating in her room out of fear, and her stepmother admitted she'd seen the same dark figure entering Katie's bedroom for years. This is Oyster Bay's real haunting. A story of shadow men, family terror, and a presence that refused to leave. #Amityville #TrueGhostStory #RealHaunting #ParanormalStories #HauntedHouse #ShadowMan #OysterBay #RealGhostStories #ParanormalActivity #DemonicEncounter Love real ghost stories? Called Pennsylvania's “Amityville Horror,” the Smurl family's nightmare of demonic possession is the subject of both the current motion picture, Conjuring: Last Rites, and this book. Venturing far beyond the West Pittston coal region, author Maxim W. Furek's narrative explores the dark crawlspaces of High Hopes, the Hindsdale House, the damned Welles House, and good and evil, as seen through the eyes of history's foremost exorcists and psychics, such as the mysterious Fr. Alphonsus Trabold O.F.M and Alexander Tanous. There was something of the supernatural channeling through Furek that inspired him to write this book. The 92-year-old West Pittston Smurl duplex was a half-hour drive from his home, and, during their 15-city book tour promoting The Haunted, the author befriended Ed and Lorraine Warren. And sadly, Furek met Annabelle handler Dan Rivera, the day before he died during the 2025 “Devils on the Run” Tour in Gettysburg.Furek: “It wasn't a coincidence. It was destiny. I believe that psychic energies were being channeled through me to allow this thing to take shape and manifest.
