When Clearwater Mayor Bruce Rector steps onto Virgin Airlines and sees Clearwater Beach representing Tampa Bay on international flight promotions, he's reminded of his city's global tourism appeal. But as he reveals in this candid conversation with Real Estate Disruptors host Amir Habibzadeh, tourism is just one piece of a more ambitious vision for Clearwater's future.Mayor Rector brings 34 years of legal practice and extensive international leadership experience to his role, having visited 50 countries in a single year during his presidency of Junior Chamber International. This global perspective informs his approach to Clearwater's challenges - from unprecedented hurricane recovery to downtown revitalization that has lagged behind neighboring St. Petersburg and Tampa. "We need to revitalize our city, not just our downtown," Rector emphasizes, outlining his commitment to enhancing all areas from the beaches to Countryside. The conversation delves into Clearwater's remarkable recovery from Hurricane Helene's record-breaking eight-foot storm surge that devastated properties that had stood for a century, while also addressing the critical housing affordability crisis that forces over half of Clearwater Beach's workforce to commute from neighboring counties. Mayor Rector details his plans for attracting development while protecting the natural environment that makes Clearwater special, including waterfront opportunities created by the county's planned relocation and potential workforce housing along US-19.Beyond tourism, Rector envisions Clearwater becoming a hub for cybersecurity and life sciences, particularly marine research, positioning the city within Tampa Bay's broader economic ecosystem. His hands-on approach to community engagement - personally responding to every email and phone call - reflects his commitment to hearing residents' concerns while building a legacy focused on long-term improvements that may not be fully realized during his term. For real estate professionals navigating Clearwater's complex market, the mayor offers both encouragement and challenge: help find housing solutions for the workforce while maintaining the community character that makes Clearwater an international destination.

Lisa Chandler–a key player in Clearwater Beach's transformation from tourist hot spot to year-round, family-friendly destination–joins host Owen LaFave for a lively discussion on all things sand. A Clearwater native, Lisa's entrepreneurial journey began when she and her husband opened a 1950s-style diner that evolved into Pier 60 concessions. Inspired by a sand museum in South Africa, Lisa launched the Pier 60 Sugar Sand Festival in 2013, turning a simple idea into a multimillion-dollar event that draws international attention and generates approximately $30 million in economic impact annually. The festival's success is driven by innovation, community involvement, and adaptability–such as incorporating augmented reality exhibits and using Elmer's glue for environmentally friendly sand preservation. Lisa describes how Clearwater Beach has balanced growth with local needs, sharing insights into leveraging partnerships, ensuring long-term sustainability through strategic planning, and sourcing alternative transportation solutions. Her journey showcases how vision, persistence, and creative problem-solving can turn a niche idea into a world-famous community tradition that drives tourism. The Bank of Tampa | Member FDIC

Greetings, Leaders. God orchestrates extraordinary events in His infinite wisdom and power to capture our attention, revealing His presence in ways surpassing our wildest imagination. He generously rewards those who earnestly seek Him. God delights in our desire to cultivate a deep, personal relationship with Him. Early in my career, I busied myself with career goals. I mistakenly thought that my career was everything and life was the outcome. Then, I began to notice God speaking to me through unusual circumstances. Every day, I began seeking God and asking for His guidance and help. I studied Scriptures that spoke to every circumstance I faced in my life and career. As many do, I was focusing on my finances. Financial debt was an enemy that was overwhelming me. I began to ask God to show me what to do. He did! I began practicing giving financially to the LORD's work, including my local church, missions, people, and initiatives, as He directed. "Give, and you will receive. Your gift will return to you in full—pressed down, shaken together to make room for more, running over, and poured into your lap. The amount you give will determine the amount you get back." Jesus - Luke 6:38 NLT I began experiencing what I recall as "Divine Encounters on my Life and Career Journey." My "Divine Encounter" occurs on a sunny, breezy day in Clearwater Beach, Florida. My wife and I are walking along the ocean's shore; the waves come in and out, the breeze, the seagulls, and the smell and sounds are fantastic! We are holding hands, walking on the seashore. A gust of wind blows my straw hat into the ocean. Inside the straw hat is a $20 bill that I stuck inside, intending to buy my wife refreshments at the end of our walk. I waded into the ocean and retrieved my hat. The $20 bill was gone—the wind and the sea had taken it! We continued to walk down the beach, trying to reshape my sea-drenched hat in my hand, and suddenly, five minutes later, the $20 bill washed ashore in front of my feet! I say to my wife; the LORD is speaking to us and say, "Speak Lord, Your servants are listening!" I heard, "I will rebuke the devourer for your sake!" This Scripture was a promise God gave me months earlier regarding our finances. "Bring the whole tithe into the storehouse. And I will rebuke the devourer for your sakes, so that he will not destroy the fruit of your ground, nor shall the vine fail to bear fruit for you in the field," Says the LORD of hosts." Malachi 3:10-12 God is faithful to all His promises. Our response is to believe, obey, and rely on Him for everything. I pray that this account of the faithfulness of God to keep all His promises will encourage you as it has for me to seek His guidance and instruction for everything in life and career. According to His power in us, He can do exceedingly abundantly more than all we can ask or imagine. Victory!

In this new book, Brent takes a deep dive into the certain personality type and key attributes it takes to thrive in and build a substantial portfolio of commercial real estate. Quotes: “If you underwrite 2-3 deals a day, and write 1 deal a day, that 5 offers a week. You're going to end up landing way more deals than you know what to do with. At the end of the day, you're going to lose all of your money by the down payments. You're going to go broke, but then you bought all of these incredible deals and other people are going to see what you did and you're going to be able to go out and get investors for these properties. So, at some point, you will spend all of your liquidity, but if you're buying amazing properties, and other people see you're able to source deals, manage them, turn them over, and prove them, you're going to wind up with more investors than you know what to do with.” “You have to have a developer's mindset to the property. In this competitive market, where commercial real estate is so highly valued, you have to come in like a developer thinking how are you going to improve the asset. What are you going to do to take it from a 4 cap to a 5 ½ cap? Welcome to yet another captivating episode of Liquid Late Nights! In this unpredictable, rib-tickling take on our everyday lives, we explore the fascinating (and often humorous) dynamics between pets and their owners. Ever wondered why it feels like your furry friend might not love you as much as you love them? Listen in to our light-hearted discussion about this paradox. Our second segment brings you a hilarious, tech-centric story that underlines the degree of our dependence on mobile devices. We recall an instance of a ATT wireless outage that stopped our world - no Uber, no Wi-Fi, no social media. A funny yet uncanny reminder of how the absence of these gadgets can bring about chaos. We then transition to a hot-topic - Miami Beach increasing fees at parking garages during the busy spring break season. Was it clever crowd control, or an unfair imposition on the locals and tourists? Join us in dissecting this controversial issue. Seasonal Frenzy, Music Bias & International Relations Spring Break brought not only fun and excitement but also sparked heated debates. We recount the frenzy created by a half marathon in Tampa Bay amid simultaneous events like an amateur golf tournament and a concert. How do local municipalities like Clearwater Beach cope with such high seasonal traffic? Let's find out! Shift your focus with us to the music industry next, as we delve into the surprise that was Beyonce's country music chartbuster, 'Texas Hold'em'. Appreciated by many but also dividing opinions, we try to untangle the politics of music categorization and the potential bias within the industry. We conclude the episode with a thought-provoking discussion about the complex economy and the relationship between the United States and China. Gain valuable insights into business competitiveness, economic connections, and the public sentiment towards China. Trust us, you wouldn't want to miss this! Join us in Liquid Late Nights as we blend humor and insightful discussions to entertain and inform you! Tune in now!

On tonight's program: Recovery is a long way off for places like Perry, that were hit hard by Idaliah, but residents remain hopeful they can get through it—together; For some parts of North Florida like Wakulla County, Idalia was a case of a dodged bullet; For coastal areas like Clearwater Beach, storm surge was Idalia's calling card, even though the center of the storm was far away; When hurricanes strike, the filing of a property insurance claim often follows shortly thereafter; A historic tree on the grounds of the Florida Governor's Mansion was a casualty of the hurricane; And how might Governor DeSantis's response to this week's hurricane impact his political aspirations?
To the United States now where authorities are warning Hurricane Idalia has the makings of an 'unprecedented event' for the Big Bend area of Florida. The storm is fast approaching and gaining strength. CNN's Gloria Pazmino is in Clearwater Beach. She says the sunshine state is bracing for a possible category 4 impact. I live about 20 minutes from world-famous Clearwater Beach. I do bike around that area sometimes but that's about the only time I go there, because I'm not much of a beach person. But people come from all over the world to sit in that sand, because that's one of the things Clearwater is known for. But there's something else that makes this city famous. Clearwater, Florida is also the worldwide spiritual headquarters of the Church of Scientology. Back in 1975, there was a Scientology-founded group that purchased the huge Ft Harrison Hotel in Clearwater for $2.3 million. On the paperwork, the tenant was listed as “United Churches of Florida”, so the City Council and the citizens of Clearwater didn't realize that the new owners were actually the Church of Scientology – until after the purchase was finalized. Citizens groups and even the mayor of Clearwater at the time, protested against the church establishing a base there, and they repeatedly referred to the group as a cult. But the group stayed. And now, the Scientologists own 185 properties in downtown Clearwater. If you drive around the city, you'll see these people walking from one place to another, doing their work or taking courses. My guest today is Kat, and she knows about the Church of Scientology from first-hand experience. When she was barely a teenager, Kat was given to the Scientologists – by her mother. He opens up to the group about his feelings and a member helps him see the situation in a different light. One member points out that he should be excited about the opportunity to speak at a conference in Clearwater Beach, Florida, and reach a large audience. Josh emphasizes the notion that we can sometimes struggle in silence with our issues and refuse to consider other perspectives, which can impede our ability to grow and advance. He exhorts listeners to form genuine relationships with advisors and invite people into their lives who can hold them accountable and offer alternative viewpoints. The episode stresses how important it is to surround yourself with constructive people who can help you change your perspective and find inspiration during challenging times. They will touch on such topics as: Perspective and changing lenses are the inspiration for this episode's message: “The lens that you're looking at your life through is not the lens you need.” The chef analogy and the importance of having a marriage counselor: “The lens that we look at our lives through is not always helpful.” Talks about why business owners need counseling too, and how important they are bringing outside perspectives and doing business with people you trust. The importance of having a successful and wise counselor or council, and how it helps people find their way back to the right path in their business: “A nation succeeds when it has many good and wise counselors.” Talks about when can we honestly say that our business is going to succeed, and how building a successful counsel helps. The importance of having a support system and the perspective that creating a council is the best way to create longevity in business and life. Uncaged Hack: “We all want to confidently expect good things in our marriages, good things in our businesses, good things in our lives. But sometimes we need counselors and people around us to keep us on that path.” - Josh Payne Additional Resources: When you are ready…Here are ways that we can help you to grow your practice: If you're ready to join our community of Uncaged Healthcare Professionals and become UNCAGED in 2023! On EP. 171 Scott is back as he continues the conversation about solitude, this week focusing on retreat. A retreat is another opportunity to get away and find some space, but with a group of like-minded men. Men, we need to get serious about getting away with a group of friends to talk about things that really matter. A retreat allows you the opportunity to hit pause, talk about your struggles with other men, and put a plan in place for the future. Jesus exemplified this idea of doing life with a small group of men, with His 12 disciples. The spiritual discipline of solitude, and getting away on a retreat with like-minded men will help you become the man God has called you to be! “Jesus exemplified this idea of doing life with a small group of men.” – Scott Davis Scott joined the Men of Iron team in October of 2022 as our Iron Rep in Tampa, FL and the surrounding region. On EP. 170 we continue the conversation around the spiritual discipline of solitude. Men, Jesus is our example for why solitude is so important. Several times throughout the New Testament we read, "Jesus would go to a solitary place to pray." Jesus would get away from everyone to spend time in solitude with the Father. The human side of Jesus needed rest, needed a reset, and most importantly needed to hear from God. If you are living a rushed and busy life, you are proving your lack of confidence in God's direction. Live your life with confidence that Jesus is in control! “Jesus would get away from everyone to spend time in solitude with the Father." – Scott Davis Scott joined the Men of Iron team in October of 2022 as our Iron Rep in Tampa, FL and the surrounding region. Brooke and Katie are alone this week with some good old fashioned girl talk about all the things we haven't gotten to discuss the past couple of weeks. Katie finally gets to relay her experience at the Eras Tour in Tampa, and we discuss the Twitter drama surrounding a particular Disney influencer's attendance of multiple concerts on the tour. We also talk about our girls trip to Clearwater Beach and wonder what the synthetic drugs are made of that are sold in the gift shops there. We react to the And Just Like That season 2 teaser, the breaking and totally believable news of Taylor Swift and Matty Healy *ALLEGEDLY* dating, and the Met Gala. We unpack whether Trace Cyrus is attractive, who our Boygenius biases are, and who we would want to be dressed by for the Met Gala. For our NTBABBs we talk about how more couples should consider having only one child, and how we do not like seeing the voice actors of cartoon characters.
