Review Guide: The Property Machine Mastering Property Law: The Operating System of Legal RelationshipsThis episode unpacks the complex, layered system of property law—reframed as an operating system—that governs how we understand ownership, possession, and transfer of both tangible and intangible assets. Whether you're preparing for exams or seeking to see property rights from a new perspective, this deep dive offers clarity on foundational concepts like the bundle of sticks, estates, concurrent ownership, and conveyance. Most people think property is just about land—about tangible dirt you can point to. But in reality, property law is an invisible, intricate operating system that governs the complex web of human relationships with both physical and digital assets. If you want to understand how society distributes wealth, enforces boundaries, and balances individual rights against public needs, this episode is your shortcut. We demolish the myth of property as a solid block of dirt by revealing it as a flexible bundle of rights—sticks you can sever, transfer, and share. You'll discover the power of the "bundle of sticks" metaphor, which unlocks the secrets behind key property interests like the right to exclude, use, possess, and transfer. Why is exclusion regarded as the most sacred? How do modern transactions—leases, sales, and even digital spaces—fit into this framework? We provide concrete examples, from leasehold estates to concurrent ownership, revealing how different forms of ownership—tenancy in common, joint tenancy, and tenancy by entirety—shape the wealth and power dynamics we live by.The episode also dives into the legal mechanisms that allow land to change hands: the land contract, the importance of the deed, and the critical role of recording acts. You'll learn how the law balances the uniqueness of property with the need for stability, establishing whether a buyer truly owns a piece of real estate or if a sneaky second sale could undo them. We explore the doctrine of adverse possession—the legal road from trespasser to owner—and demystify complex concepts like waste, future interests, and defeasible estates with clear, concrete explanations. Why does understanding property law matter now more than ever? As society shifts towards virtual and intangible assets, this episode challenges you to think differently about ownership—beyond dirt and into the realm of code. Whether you're a law student or a curious explorer of how our physical and digital worlds intersect, this is essential knowledge. Master these ideas, and you'll see how property law underpins the entire societal fabric—shaping wealth, rights, and innovation.Get ready to decode the invisible grid that governs our most fundamental relationships with space, possessions, and the law itself. This episode isn't just about land; it's about how we organize and protect the relationships that define power and community in every era.In this episode:Property as an operating system: moving beyond the physical to the network of relationships. The bundle of sticks metaphor: understanding property rights as severable, exchangeable rights.Core sticks: Right to exclude, use, possess, and transfer—how these define ownership.Estates of land: fee simple absolute, life estates, and how time limits shape property interests.Defeasible and contingent estates: conditions and future interests—reversions, remainders, and executory interests.Concurrent ownership models: tenants in common, joint tenancy, tenancy by the entirety.Landlord-tenant framework: lease types, implied warranties, and modern tenant protections.Encumbrances and non-possessory interests: easements, covenants, and equitable servitudes.Adverse possession: transforming long-term unauthorized use into ownership.Conveyance process: from land contracts to deeds, merger doctrine, and recording statutes. The evolving landscape: digital property and the future of the property operating system.

It's a wrap for Irish Stew as the podcast-in-residence at the 2026 Solas Nua Capital Irish Film Festival in Metro DC with this episode of five conversations spanning three films: Saipan, Báite, and Conveyance. The Festival's Opening Night feature Saipan unspools the drama that played out on that distant island between the manager of the 2002 World Cup-bound Irish football team Mick McCarthy, played by Steve Coogan and its star player Roy Keane acted by Éanna Hardwicke.Co-director Glenn Leyburn speaks to co-host John Lee about the challenge of dramatizing one of Irish football's most divisive moments: "You want to show both sides of that story and show both men as three-dimensional human beings. We realized how much they wanted the best for their country and the team but just had different ways of going about that. Drama is built from having those shifts and then having shifts within that."Co-director Lisa Barros D'Sa explained the creative process of her filmmaking partnership with her husband Glenn, saying, "The most important thing is to agree on the voice of the film and what the tone is. Once we lock that in, we know the film that we want to make. And then on set, I work a bit more with the actors. Glenn works a bit more with camera."Festival regular and Irish football fan Dan Mahoney provides some audience perspective: "I've probably been to this festival seven or eight times. I was in Dublin for the semi-final match in 1990, which was an unbelievable experience. I didn't remember the whole story, but I thought it was a fabulous film," he said. The following day, John spoke with Eleanor O'Brien, lead actor of Báite, the Irish-language murder mystery and family drama that earned the festival's fan favorite award."It was my first feature film where I was the lead — and challenging for that reason, and also because of the Irish in it. By no means am I a native speaker," she says, adding “It's really nice being there at the start and being able to create a character knowing that the character is with me in mind."Eleanor shares the unlikely early steps in her young career and towards the end of the conversation with the rising star, you'll learn the Irish word for handcuffs!Co-host Martin Nutty closes out the festivities with Gemma Creagh, associate editor of Film Ireland and director of the short film Conveyance, a satirical and spooky look at Ireland's housing crises, told through the eyes of a young couple trying desperately to find a home.“They go to see some really dilapidated, horrible places, and then they find this most incredibly gorgeous apartment in Dun Laoghaire overlooking the sea, however, it is not without an undisclosed guest of some ghostly kind,” she says.Gemma also offers a sweeping account of the Irish film industry's rise, pinpointing a pivotal moment, saying, "Game of Thrones came into Northern Ireland and it was the biggest production that had ever been in Ireland. The impact was huge."Three films, five voices, and a fitting farewell to a festival that keeps delivering.Irish Stew LinksIrish Stew CIFF EpisodesFacebookInstagramLinkedInBlueskyMedia Partner: IrishCentralSend us Fan Mail

The Mineral Rights Podcast: Mineral Rights | Royalties | Oil and Gas | Matt Sands
If you've ever inherited minerals and received an unexpected document from an oil and gas company asking you to sign something called a "stipulation of interest and cross-conveyance," you're not alone — and you may not have known what it meant or what to do next. In this episode, we break down exactly what these documents are, why operators use them, when you're likely to encounter one, and what your options are if the ownership percentages don't look right to you. Whether you're a first-generation mineral owner or managing an inherited interest that's been passed down for decades, understanding these instruments could save you thousands of dollars in unnecessary legal fees and help you start receiving your royalty checks sooner. As always, links to the resources mentioned in this episode can be found at mineralrightspodcast.com.
Episode 158 of the Rock Art Podcast steps beyond rock art to explore “obsidian conveyance systems”—how volcanic glass moved through travel, trade, and social ties, and what that reveals about prehistoric lifeways. Host Dr. Alan Garfinkel is joined by co-host Chris Webster for a conversation on obsidian sourcing, chemical fingerprints, and why big datasets can reconstruct connections even when stratigraphy is mixed. Alan draws from a major post-wildfire cultural project in southern Oregon's North Umpqua River Basin, where cleared forests exposed dense artifact scatters and a surprising pattern: heavy reliance on obsidian despite sources 100+ miles away, including biface caches dated to around 4,000 years ago.TranscriptsFor a rough transcript head over to: https://www.archaeologypodcastnetwork.com/rockart/158ContactDr. Alan Garfinkelavram1952@yahoo.comDr. Alan Garfinkel's WebsiteSupport Dr. Garfinkel on PatreonArchPodNetAPN Website: https://www.archpodnet.comAPN on Facebook: https://www.facebook.com/archpodnetAPN on Twitter: https://www.twitter.com/archpodnetAPN on Instagram: https://www.instagram.com/archpodnetAPN ShopAffiliates and SponsorsMotion Hosted by Simplecast, an AdsWizz company. Beloved, We are all on a journey through life, and we often refer to it by different names: "the spiritual path," "a road less travelled," or "a hero's journey."This journey is not just about physical movement, but about the deeper aspects of our existence. It's a conversation about energy, the soul, and the intricate dance between the divine and the earthly realms. It's an exploration of how energy takes form, how intention becomes reality, and how our souls choose to participate in the human experience.Imagine that everything in existence begins as energy - not just light or vibration, but a vast, fluid, and infinite field of potential. In this space, a moment arises when a wave of energy becomes self-aware.This is the starting point of our journey, and it's where we begin to explore the mysteries of existence. As we embark on this journey, we're invited to integrate a profound understanding into our souls.By reflecting on our path, our intentions, and our connection to the world around us, we can gain a deeper understanding of ourselves and the universe. This journey carries us to the moment of the great "I AM" - a moment of pure awareness that is not ego or identity, but simply being. It's the moment when the wave of energy coalesces into a point, a soul point, which marks the beginning of our existence. From this point, the soul makes a choice to participate in the realm of form.It chooses to enter the density of the Earth, where resistance exists, and where intention can meet friction and expression can take shape. The soul sends its intention forward, like a beam of light, through the Divine Channel - a transmission of purpose, essence, and knowing. At the same time, the Earth responds with its own channel, the Earth Channel, which carries the codes of form, the agreements of gravity, time, biology, and lineage. It carries the blueprint of how to be human. When these two channels meet - when the soul's intention moving downward through the Divine Channel meets the Earth's offering rising upward through the Earth Channel - there is a spark. This spark ignites the human energy field, marking the moment of embodiment. This moment is not metaphorical or mythical; it's a real event that occurs in the center of the body, in the region known as the Dantian, just below the navel. This is the ignition point, where the soul's intention strikes the flint of the Earth's wisdom flows through all energy bodies and activates the chakras. The flint is “Akasha,” the sacred memory of all things - a living field of potential, history, and possibility. When the soul's intention meets the Akasha through the Earth Channel, the energy ignites, and our journey as human beings begins. The Akashic Field is YOUR INFINITE BOOK OF LIFE. The Delta of Convergence: When Divine and Earthly Energies MeetAnd from there, the human energy field begins to form.Energy is drawn upward from the Earth, and downward from the Divine. They meet in the center and spiral outward, creating the energetic architecture of a human being. Is My Hara Line Showing? (Asking for a Friend)This is the origin of the hara line. The hara line is not just a metaphysical concept—it is the energetic spine, the first thread of alignment from which all other flows emerge. It is the foundation of the chakras, the meridians, and the craniosacral rhythms. It is the sacred axis of the self. From this line, energy flows in all directions. It spins into vortexes we call chakras. It travels in rivers we call meridians. It pulses in rhythms we call cranial tides. It is all connected. You Chose Earth: Here's Your Soul's Descent into DensityNow, imagine this meeting point between the Divine Channel and the Earth Channel not as a single moment, but as a delta.A delta, like the mouth of a great river, where two currents merge and mix.The soul's energy and the Earth's energy begin to braid together. But this convergence is not always seamless.Soul Seeks Body: Must Love Long Walks on the Beach (of Potential)Sometimes, there are gaps.Sometimes, the energy doesn't align.Sometimes, there is interference. This interference can take several forms. There might be breaks—holes in the flow, like Swiss cheese. There might be misalignments—like a zipper that doesn't quite match up.And sometimes, there is a film—a subtle barrier that prevents full integration. This film can be caused by trauma, by beliefs, by inherited patterns from both soul and body.It can be ancient. It can be recent. It can be both. The "I Am" Moment: The Genesis of a Soul PointThe Earth Channel carries not only the physical DNA, but also the human agreements—those collective permissions and limitations that shape our experience on this planet. The Divine Channel carries the soul's history—its wisdom, its wounds, its longings, and its gifts. When the two channels meet, they must negotiate. They must find common ground. And when they do not fully integrate, it can result in what we call delta interference. This interference can manifest in many ways—disconnection, confusion, a sense of not belonging, or an inability to fully embody one's soul.It can feel like floating. It can feel like ‘frozen cold” as a rock.It can feel like being too much or not enough. And it can be healed. But healing does not always require knowing the origin.Sometimes, healing is simply the willingness to allow energy to move again.Because trauma is not just pain.It is frozen energy. It is energy that has stopped moving. And the remedy is flow.Connection, Conduction, Conveyance: The Mechanics of EnergyThese are the mechanics of energy. They are the way energy moves, the way it interacts, and the way it transforms.Connection is the point where two or more flows of energy meet.It is the handshake. It is the moment of contact.Conduction Junction: What's Your Energetic Function?Conduction is the flow of energy within that connection. It is the exchange, the dialogue, the movement.Conveyance is the motion of that conduction through space and time.It is the journey. It is the path.Think of it like a package on a conveyor belt. The moment the package touches the belt—that's connection. The energy exchanged between the belt and the package—that's conduction. The movement of the package along the belt—that's conveyance. And when all three are aligned, energy flows freely. But when there is interference—when there is trauma, belief, or misalignment—then the connection may be weak, the conduction may be blocked, and the conveyance may be stalled. This is why we scan. This is why we look. Not to diagnose, but to understand. Not to fix, but to witness.A body scan is an invitation to feel energy in the physical form.A soul scan is an invitation to sense energy in the subtle form. And both are valid. Both are sacred.During a reading, these scans allow us to perceive where energy is flowing and where it is not. They allow us to feel into the delta and sense whether there is harmony or interference. They allow us to ask—Is there connection? Is there conduction? Is there conveyance? And if not, what is needed to restore it?Sometimes, it is as simple as acknowledgment.Sometimes, it is as complex as reweaving lifetimes of belief. But always, it is possible.Because energy wants to move.It is its nature. And when we allow it to move, healing happens. Not because we force it, but because we allow it.The soul is always seeking integration. The Earth is always offering support. And the Akasha is always holding the memory of wholeness. So let this be an invitation. To explore your own delta. To feel into your own energy field. To notice where the Divine and the Earth meet within you.To sense whether they are dancing or resisting. To listen for the wisdom that is uniquely yours.Because you are not just a body. You are not just a soul. You are a convergence. You are a living channel. You are the spark between heaven and earth. And that spark is sacred. All my love. Listen to this 3 times. Your soul will show you….”why.” xo Kassandra
It's our annual 4/20 special, and we're here to celebrate the one green to rule them all. This week, Trevin unknowingly ate the final Sweet-Tart, leaving his memory of the flavor as foggy as a college dorm on April 20th. Meanwhile, Amanda is dealing with a sunglasses situation that's less cool and more cringe, as her husband insists on wearing novelty shades in public—unironically. In a very high-quality round of Two Truths and a Lie, Trevin delivers three weed-related celebrity claims involving Willie Nelson, Wesley Snipes, and Aerosmith. Amanda counters with her own... eclectic trio: Mark Zuckerberg, Carmen Electra, and yes—Hitler. Because nothing says “celebration” like controversial historical figures and Carmen in the same sentence. For storytime, Trevin takes us to a petty crime straight out of Middle-earth, featuring Paul Smith—New Zealand's answer to Gandalf—who uses his business to bring a little relief to the Shire. Amanda shares a blazing new tale from Orlando, Florida, where trio Jimmy Andrial, Bianca Andrial, and Daniel McCreary take their weed delivery dreams mobile in a makeshift dispensary bus affectionately dubbed The Cannibus. Both stories are united by special deliveries and plenty of 4/20 spirit. So light up, kick back, and join us for another year of high holiday mischief that will leave you feeling J.R.R. TOKEN. “Legacy code is a code without tests. If you have code, and it has lots of tests, it's relatively easy to change. But if you don't have the tests, you're really in serious trouble.” Do you dread working with legacy code? Michael Feathers, renowned software expert and author of the classic “Working Effectively with Legacy Code,” joins me to discuss the challenges and strategies for working with legacy code, a topic that remains highly relevant even after 20 years! Michael explains why he defines legacy code as “code without tests,” emphasizing the crucial role of automated tests for code maintainability, rather than simply defining it as an old inherited code. He also provides insights on the psychological challenges of working with legacy code and stresses the importance of approaching it with curiosity and a sense of adventure. The conversation also explores the evolving world of AI assistant in software development, drawing from Michael's forthcoming book, “AI-Assisted Programming”. Final environmental impact report for the Delta Conveyance Project. Also, Shriners partners with Sacramento-area high schools to empower women in orthopedic surgery. Finally, K-ZAP brings their music box selections released this year. Delta Conveyance (Tunnel) Project Climate change is challenging the way California captures and delivers water to drier parts of the state, like the South Bay and Southern California. For years, farmers, preservationists and environmentalists have fought over the proposed ‘Delta Tunnel' project. Last week, the project cleared a major environmental hurdle which could re-energize plans to drill a single tunnel under the Sacramento-San Joaquin Delta and divert water to parts of the Bay Area, Central Coast and Southern California. Jay Lund is a water resource engineering expert with the PPIC and UC Davis and joins us to explain the latest on the ‘Delta Conveyance' proposal and how the new environmental impact report could affect water delivery in the future. Women in Orthopedic Surgery Women make up roughly half of all medical students, but that doesn't trickle down to all specialties. Orthopedics rank at the bottom with just 7% female surgeons. We'll go straight to the source to better understand why that's the case. Dr. Michelle James is an Emeritus Chief of Orthopedic Surgery and a pediatric hand surgeon at Shriners Children's Northern California, and Dr. Claire Manske is an orthopedic surgeon at Shriners Children's Northern California. They join Insight to discuss an event this weekend with The Perry Initiative designed to encourage and empower young women to explore careers in orthopedic surgery and engineering. Participants across Sacramento-area schools will engage in mock surgical exercises, and attendees will hear lectures from local women surgeons and engineers about their experiences and journeys in these fields. New Music Box Set Selections When holiday shopping for the music-lovers in your life, one of the best gifts to get is a CD box set, packed full of unreleased tracks, remastered tunes, memorabilia and more. And 2023 saw no shortage of musical offerings. Dennis Newhall, co-founder and announcer of K-ZAP returns to Insight with a selection of box set collections released this year, from Bob Dylan and The Who, to Joni Mitchell and The Doors.

Hello, and welcome to Beauty and the Biz where we talk about the business and marketing side of plastic surgery and how to keep staff for the long-term. I'm your host, Catherine Maley, author of Your Aesthetic Practice – What your patients, are saying as well as consultant to plastic surgeons, to get them more patients and more profits. Now, today's episode is called “How to Keep Staff for the Long-Term with Mark Beaty, MD”. It's so interesting to learn how each surgeon runs their own practice given their interests, personality, and goals. There is no one way to grow a successful practice, although there are fundamentals. So, I interviewed Dr. Beaty, a cosmetic and facial reconstructive surgeon in private practice with 2 locations in and near Atlanta, GA. Dr. Beaty has been in practice for over 40 years and he shared so many pearls such as: How he manages to keep staff for the long-term, even during this time of staff shortages Working with his wife of 22 years who is also a physician in the practice Bringing on an associate this past year and what to watch out for His biggest mistake that set him back 5 years And, listen to the last 10 minutes where I asked him to tell us something we didn't know about him and I was not expecting the answer he gave! Enjoy this week's podcast on how to keep staff for the long-term with our special guest, Dr. Mark Beaty! I look forward to your feedback –
LLN (4/8/22) – CVSA wants changes to the rules for personal conveyance – and wants to track your truck as it goes down the road. Also, the latest in the line of acting administrators made her first major public appearance recently. We'll bring you what she had to say. We'll also have information on some situations that you may not be aware are considered refusals under drug testing rules, and what a recruiter at one motor carrier had to say about driver retention. And you hear all the time that trucking isn't like the old days anymore, that truckers don't help others the way they used to. sent $$$ this week to Norcal Resist.norcalresist.orgHi, I’m changing things up a little over here. Since July 2020 I’ve sent weekly cash to an entity or person doing the work or in need of funds. Connecting it to the radio show has been a way for me to budget and redistribute money regularly and to share about where I was sending it so maybe you would too. Well, I did my taxes and turns out my budgeting was off. For now I’m just going to do a monthly sustainer with Norcal Resist at a more sustainable rate until I can get back to it. I’m giving some time to mutual aid projects, but I’ll try to do more. If you’re in a position to give money to people/groups, and you haven’t yet made a plan to do it on the regular, I urge you to figure it out.Love, HoshwaDOWNLOAD RECORDINGsubscribe to the podcast here: http://feeds.feedburner.com/5432fun(intro by omar)Major Murphy “Coming Around” Lafayette EPMore Eaze “the symphony” ConveyanceT-Rextasy “Coffee?” PrehysteriaTrue Blossom “Flu Punks” HeaterFauvely “Good News” WTLD home demosOrchid Mantis “lifted” yellow houseTurtlenecked “Riding Bikes Along The Springwater Corridor” Springtime In HellEmily A. Ep. #30 In today's episode, Mallika invites her friend, Elanne Kresser, to share a deep exploration of cultural healing and the hope for education that teaches our children to live within and honor the beautiful space we occupy, birthing a new paradigm of partnership, of tending and of caring for all beings. Mallika and Elanne have been friends since 2013 and have been in conversation with each other about many topics, from conscious parenting and healthy relating styles, to the current paradigm of "compulsory schooling" and examining or shifting cultural constructs. Elanne Kresser is devoted to the labor of birthing a world in which all voices, both human and otherwise, are honored. She has practiced in the Ordinary Mind School of Zen for two decades and directed The Dharma School for children for eight years, and her adult life has been dedicated to community-based, culturally-generative, earth-honoring education. She is a practitioner of ancestral and cultural healing and loves supporting others to reclaim their self-worth, life purpose, and sense of belonging.
