In a major shift, HUD and the FHA are walking back a Biden-era policy on foreclosures that gave nonprofits and government agencies first access to buy distressed properties. Originally intended to support affordable housing and community revitalization, the policy has delivered underwhelming results—prompting officials to reverse course. In this episode of Real Estate News for Investors, Kathy Fettke breaks down what this rollback means for investors, how it could speed up the flow of foreclosed homes to the open market, and why it might lead to new buying opportunities in 2025. A bill in the Oregon Legislature would set up a structure for social media companies to compensate local news producers whose content is shared on those sites. SB 686 is based in part on bills in California and New Jersey, as well as a law that recently went into effect in Canada. It was meant for the largest social media companies to compensate local news media organizations whose content is shared on the platforms — thus supporting news outlets, many which have seen advertising revenues plummet. But the law has had some unintended consequences, including Meta simply deciding not to allow news to be shared at all in Canada. Joining us to talk about the law's intentions, its unintended consequences and possible solutions is Ryan Adam, formerly the vice president of government and public relationships for the Toronto Star. He led efforts to pass the country’s Online News Act, also known as the C-18 law, and testified in Salem in April about Canada’s law. OPB is among the news media organizations that testified in support of the Oregon bill.

Brenden Schaeffer discusses a mixed results type of night for Matthew Liberatore as the St. Louis Cardinals fell to the Pirates 8-4 at PNC Park on Monday.Although Liberatore struck out seven and didn't walk anybody, he got bit by the big inning again and righties still seemed to feast on him. Is this considered progress or do we need to see more from his development? The bullpen remains a touchy subject, too, as Chris Roycroft is struggling with command and falling short to this point of developing into the reliable weapon that Oliver Marmol could use out of him.Offensively, this was a disappointing one for the Redbirds, but the newest Cardinal Yohel Pozo at least gave one awesome highlight and an epic bat flip!Follow this podcast feed for daily Cardinals coverage all year long!

Ozempic, initially approved as a medication for type 2 diabetes, has recently garnered attention for its secondary use in weight management. As more individuals explore different methods to achieve and maintain their ideal weight, Ozempic has emerged as a compelling option, especially for those struggling with obesity or weight-related issues. The active ingredient in Ozempic, semaglutide, works by mimicking a hormone that targets areas of the brain which regulate appetite and food intake. By doing so, it helps decrease hunger and calorie consumption, leading to weight loss. The effects of Ozempic on weight loss were highlighted in various clinical trials, where participants reported significant reductions in body weight. These studies have shown that when used alongside lifestyle changes, including diet and exercise, Ozempic can lead to substantial and sustained weight loss. For individuals considering Ozempic as a weight loss solution, the decision can be complex. It represents a shift from traditional weight management strategies that focus primarily on diet and exercise. Using Ozempic introduces a medical approach to weight loss which, for some, might feel like straying from the ethos of achieving body goals through personal effort alone.Nevertheless, healthcare professionals advise that while Ozempic can be effective in aiding weight loss, it should complement, not replace, healthy lifestyle choices. Balanced nutrition and regular physical activity remain cornerstones of effective weight management. Furthermore, it's essential for individuals to consult with healthcare providers to understand the full scope of benefits and potential risks associated with using Ozempic for weight loss. This includes discussing any possible side effects, the duration of treatment, and how it fits into their overall health plan. In conclusion, while Ozempic offers a modern medical solution to weight loss, it also requires a thoughtful consideration of one's health objectives and personal beliefs about wellness and achievement. The April results bring the annual PPI up to 2.2%, and lower the annual CPI to 3.4%. The results for the core rate were similar with the PPI increasing slightly and the CPI decreasing slightly. Although the first report triggered another wave of concern about where inflation is headed, the second report helped settle a few nerves. And they didn't do much to ruffle the feathers of Fed Chief Jerome Powell. He spoke after the PPI was released, and said that inflation has remained higher than expected but that he still expects it to move down... ...Please subscribe to this podcast and thanks for listening! The Lecture this week was multifaceted and covered a wide: Exploring The islands of The Caribbean and The Limitations of Garveyism, Black Nationationasm and NeoLiberal Globalization. The Lecture delivered by Rev. Renaldo McKenzie, Author of NeoLiberal Globalization Reconsidered, Adjunct Professor in Caribbean Thought at Jamaica Theological Seminary. The class was very interactive and engaging as the students provided a report describing the Caribbean Islands. However, the class reviewed last week's Lecture entitled: The Paradox of Sovereignty: Cuba and Haiti's Struggle for Freedom and the Challenge of Development (Chapter Excerpt). We answered the Brain Teaser Quiz and delved deeper into what the activity revealed or was driving home. Brain Teaser: Quiz What do Haiti and Cuba not have in common with D.R., Jamaica, Trinidad, and Barbados? 1. Poorest in the world 2. Black and brown peoples 3. Granted freedoms 4. Taken Freedoms 5. Embargoes and shaky diplomacy and international relations 6. Debt, dependency and non-competitiveness 7. Formerly colonized Options: A. 2, 5, 6 and 7 B. 1, 4 and 5 C. 1 only 3 D. 3 and 4 E. 1, 3, and 4 F. All of the above The Answer Reveals A Complex Tapestry of Independence and Adversity. With its vibrant cultures, rich histories, and diverse peoples, the Caribbean region has long been a subject of fascination and study. A Deeper Look: Taken Freedoms and Nationalist Independence Leads to Mixed Results. In the mosaic of the Caribbean, two nations, Cuba and Haiti, stand out not only for their vibrant cultures and tumultuous histories but also for the unique paths they traversed in their quests for freedom and independence. While their counterparts, including the Dominican Republic, Jamaica, Trinidad, and Barbados, attained their freedoms through colonial concessions, Cuba and Haiti defiantly seized their destinies, forging independent nations amid the crucible of revolution and resistance. However, the seemingly noble act of self-liberation has been fraught with profound challenges, perpetuating a paradox wherein the pursuit of sovereignty has engendered poverty, instability, and diplomatic isolation on the world stage. Cuba and Haiti's decision to take their freedoms into their own hands, eschewing the shackles of colonial rule, is emblematic of their fierce determination to chart autonomous development trajectories. Haiti's groundbreaking revolution in 1804 shattered the chains of slavery, establishing the world's first black republic and inspiring oppressed peoples globally to aspire for liberation. Similarly, Cuba's revolutionary struggle in the 20th century, culminating in Fidel Castro's ascent to power in 1959, heralded a new era of socialist governance and national sovereignty. However, the euphoria of liberation soon collided with the harsh realities of post-colonial existence as both nations grappled with.... Notes available in #theneoliberalcommentary via LinkedIn on Sunday 2.26.24. The Lecture then segwayed into the new topic on: Question: What distinguishes Haiti and Cuba from the Dominican Republic, Jamaica, Trinidad, and Barbados? Please answer and provide a brief synopsis of these islands, their socio-political economy, religions, demographics and histories, and their current position today? The class discussed: Dominican Republic, Trinidad and Tobago, Antigua, Barbados, Guyana and Cuba...
