Guest Post: Isa Kivlighan, Marketing at Aave.Aavenomics & Governance -- A Move Toward Decentralization In the immediate future, Aave will be moving toward a more decentralized protocol where the governance is in the hands of the users. The Aavenomics proposal was released recently, which highlights the token migration from LEND to AAVE, Aave Improvement Proposals (AIPs), voting and governance, and the Safety Module. The governance is currently on the Ropsten testnet, and the community is welcome to test it out. The first vote on mainnet will be on the migration from LEND to AAVE!Credit Delegation-- Synergies with “OldFi” For the full rundown on Credit Delegation, Stani wrote a great one here. Essentially, Credit Delegation allows party A to deposit in Aave and then delegate their credit line to Party B who can borrow without needing to put up their own collateral. The terms and conditions are all decided in a legal agreement with OpenLaw. The first Credit Delegation has already happened with DeversiFi as the borrower, a momentous step forward. Credit Delegation makes DeFi into a source of liquidity for all of finance. For example, a depositor could be a DeFi fund looking for credit exposure, and borrowers could be businesses, NGOs, institutions, etc. The future of DeFi is interoperable with OldFi. Juliet is joined by the minds behind the 'Bachelor Party' Twitter account, Amelia Wedemeyer and Dylan Berkey, to investigate some cases of potential “frankenbiting” on the last episode (1:59), make some picks for the next Bachelorette (8:03), and discuss their favorite memes from this season (13:20). And don’t worry, fans of ‘Vanderpump Rules,’ Juliet and Jacoby will be breaking down this week’s episode on Thursday! Host: Juliet Litman Guests: Amelia Wedemeyer and Dylan Berkey

Game theory is a very popular theory in economics that in part seeks to understand the effect of events based on not only personal actions but also the actions of others. John Nash is credited with beginning the use and popularization of game theory, The ultimatum game is an economic game in which two parties become involved in a transaction - the transaction is a one off transaction. The parties are only brought together one time - party a is offered a sum of money - say $100,000.00. Party A decides how the money will be split between A and B, the catch is that party B gets to decide. If party B accepts the offer then the transaction is completed if party B declines then neither gets any money. From an economically rational perspective as long as party B gains - even if it is a single dollar it is a good deal for both parties. How often do you think Party B would agree to a single dollar? This podcast is about developing empathy, learning how to negotiate based on interests and not power and how the Ultimatum game demonstrates that. “Get it in writing!” Relying on a conversation to vary a contract has its challenges, especially after you’ve gone down at first instance. Party A provided services to Party B – a company – pursuant to a contract. Party C guaranteed Party B’s contractual obligations. Party B failed to pay the fees owed pursuant to the contract. Party A sued for the fees and won. But by the time of that victory, Party B had gone into liquidation. This left Party C and another guarantor “on the hook” for the judgment debt. Party C appealed, saying the judge erred in her finding of what was said in a meeting, and the effect of it. Party C argued that a conversation had changed the contract despite the “entire agreement” clause. To get up, Party C would need to show that the findings made by the judge were “glaringly improbable”: [44]. He failed. On Appeal the Court found that the first instance judge was “entirely correct”: [47]. Party C’s suggestion of what happened was “inherently implausible” ([48]). Perhaps clearly, the Appeal Court was not satisfied that the finding of the first instance judge were “glaringly improbable”: [51] and [69]. Victory for Party A then. And, pursuant to a clause in the (unamended) contract, legal costs on the more generous solicitor/client basis.
Hannah’s great season and great crop of guys, Ben’s surprising favorite contestant, the love for Tyler C., and if the show has changed after a change of producers (0:50). Everyone’s open hatred toward Luke P., Hannah’s newfound on-air skills (0:50), ABC’s handling of the Alabama abortion ban, Bachelor Nation’s Robby Hayes dating ‘Siesta Key’ star Juliette Porter, the premiere of Bachelor spinoff show ‘What Now?’ on YouTube (12:50), Kelly Ripa vs. 'The Bachelor,' and contestant doppelgangers (31:35). Host: Juliet Litman Guest: Liz Kelly
The host of ‘The Bachelor,’ Chris Harrison, sits down to talk about how the show reinvents itself, villains from this season and seasons past (0:57), Hannah’s private date with the Boston Celtics, the TRUE story of Colton's fence jump (26:00), the “modern era” of the show, the most successful 'Bachelorette' season, his thoughts on the contestants there for the wrong reasons (42:41), his relationships with cast members outside of the show, and more! "Berlin" Please listen & enjoy my first Summer Set this Year ! ;) MUSIC ON, WORLD OFF ! It´s time, to be a Berliner…… it´s time to live a life ! ;) "Those we love don´t go away, they walk beside us every day… Unseen, unheard, but always near, still loved, still missed and very dear." www.chicano-music.de Follow Chicano: follow → www.soundloud.com/chicano-6 follow → www.instagram.com/chicano_music like → www.facebook.com/chicano.official

Jack Butala: Jack Butala with Jill DeWit. Jill DeWit: Hello. Jack Butala: Welcome to our show today. In this episode, Jill and I talk about three perfect ways to scrub property owner data. Awesome show. Before we get into it, first let's take a question posted by one of our members on Land Academy's community; free online community. Jill DeWit: Cool. Rod asks, "Here's the situation. I have two parties that own two parcels in JT, so joint tenants. The seller states each party owns one parcel, each by mutual agreement. Party A on the deed wants to sell their parcel, and the other party, B, does not want to sell theirs. How do I buy the one parcel from party A that wants to sell? I was thinking Party B quit claims to Party A. If this will work, how does it effect chain of title, or is this a pass?" Jack Butala: I mean, I have my opinion, I wonder if yours is the same. Jill DeWit: No, go ahead. I'll wait, go ahead. Jack Butala: I think Rod's dead on. I think that's exactly what they need to do, and if I were him, I would offer to do all the paperwork and get it in a recording and stuff for free, if it's the regular economic situation on this deal that we're used to. Buy it for five-hundred or something, can sell it for two, or three, or four, or five, or even more. That's how I would resolve this. I would resolve it first between the two of them, because they've structured some silly ... It looks like a silly deal. Get A what he wants, and then get the property eventually into your name for B, everybody's happy. Jill DeWit: This is a perfect use of a quick claim. People think of quick claim as a thing that you use in every single scenario, and it's not. A quick claim is when there's a ... You're cleaning up a little something, or brother is giving it to sister. There's really no money changing hands, or just like, "I'm out," kind of thing. It's perfect for this. Jack Butala: Yeah, I mean, I differ a little bit on that, on the use of a quick claim [inaudible 00:01:59] than you do, and that's fine. We don't do everything exactly the same, but I don't think there's any reason to ever use a quick claim deed. Jill DeWit: Right, you don't need to do a quick one, that's true. Jack Butala: The reason you do ... That's not what this show is about, but the reason you do a quick claim deed is traditionally been for this situation, where it's interrelated parties. There's nothing stopping you from doing a warranty deed, which means the person is warranting the title of the property from A to B, let's say. I would do a special warrant deed. I would say, "Yeah, I warrant the title quality of this property for the time that I've owned it." Jill DeWit: Which was the same time as you. Jack Butala: Right, right. Jill DeWit: Which is really kind of funny. Jack Butala: Quick claim deed, for a lot of people, is a big red flag. When I say, "A lot of people," I mean title agents. Lets say six owners down the road they're doing a title abstract to see if it's all good, and they say, "Oh, darn. There's a quick claim in here. I don't know." Jill DeWit: The nice thing is it's like this one, I mean ... You and I, we really are the same Jack, I don't really like them, but it works for this, because it's like husband and wife on the deed, now it's just husband on the deed, so you can see something little happen, not a major name change. If I see a major thing like a quick claim from a corporation to somebody else, now I got a red flag. We do see the same way. Jack Butala: Oh, good. Jill DeWit: On this, and many other topics Jack.
