Some investors are attracted to the cheap house prices and very high rental yields in resources sector towns but recent events in two of the nation's iconic locations demonstrate why this can be a strategy fraught with peril.   Hotspotting methodology dictates that a diverse economy is a core factor in any location we are willing to recommend – which means locations dominated by one industry sector seldom make it to our hotspots reports.   A country town solely reliant on agriculture, a coastal enclave where everything depends on tourism and mining towns are all places we shy away from, because their reliance on a single industry sector makes them vulnerable, volatile and high-risk.   This is particularly so with mining towns. Many investors have lost big money buying into booming mining towns, only to see property values collapse when the boom bubble bursts.   Moranbah in Queensland had a median house price of $750,000 at the height of its boom more than a decade ago, but later the median fell below $200,000 when circumstances changed. Prices later recovered a little but today the median house price remans less than half of those peak levels.   Houses in Port Hedland in WA typically cost over $1 million during the resources investment boom but dropped to well under half that level when the boom ended. More recently they have partly recovered but the median house price today is around $700,000 – about half a million dollars below that boom-time peak.   Those kinds of risks remain today, as demonstrated by recent events in South Australia and Queensland.    Whyalla in SA has a boom-bust history with its property market because its fortunes rise and fall with the resources sector. Today you can buy houses in Whyalla in the $200,000s and $300,000s and get 6% or 7% rental yields.   But the recent highly-publicised problems of the UK billionaire who owns the town's biggest employer, the steel mill, illustrates how vulnerable Whyalla is. State and federal government intervention has been necessary to try to rescue the situation, at a cost of hundreds of millions of dollars to the public purse.   In far western Queensland, the iconic outback mining town of Mount Isa provides another example of the risks. A major mining operation which employs thousands of people is closing down soon, leaving Mount Isa in a difficult position. Local political and community leaders are campaigning hard to revive the town's prospects, but the future may be grim.   A look at the price graphs for Mount Isa locations – which resemble a mountain range rather than a smooth upward curve – demonstrates how volatile this market can be.   You can buy houses in the $200,000s and get rental yields around 8% or 9%, but capital growth prospects look rather shaky at this point.

ASX 200 grinds 37 points higher ahead to 8347 (0.5%) of Trump's inauguration. US markets closed tonight for Martin Luther King Day. Banks solid again with CBA up 0.8% and the Big Bank Basket up to $255.00 (0.7%). Financials were better, MQG up 1.9% and GQG better too. REITS higher, GMG up 0.6% and SCG up 1.4% with industrials also doing ok. WOW, COL and WES all solid, retail rallied, JBH up 3.0% and BAP up 2.3%. PMV eased off slightly with the vote this week, LOV gave back some of Friday's gains. Tech a little muted with the All -Tech Index up 0.9%. Iron ore miners were better as Port Hedland reopened after the cyclone was downgraded, Singapore iron ore futures slightly better. BHP up 0.5% and RIO up 1.1%. Gold miners eased with NST down 2.6% and EVN down 1.1%. Lithium miners continue to find a few friends and short covering, PLS up 2.5% and IGO up 2.6% despite talking impairments at Kwinana. Energy stocks flat, PDN down 3.7% with DYL up 0.8% on a broker upgrade. In corporate news, IFL granted DD to CC, KAR was plugged and abandoned with a Who Dat well. SGR fell 17.9% on uncertainty unless it can find funding. INR jumped 20.6% on a US government loan. FND is up 25.0% on acquisition and update. In economic news, China left rates unchanged as expected. Things are constantly changing in real estate nationwide but the one factor that never changes is this:  we can always rely on news media to distort the facts and deliver a steady flow of misinformation to Australian consumers, all in the interests of attracting readership, with little regard for accuracy, honesty or fairness. The past week or so has been chockful of media nonsense. If you can believe the headlines, the national property boom is over, house prices are plunging, the rental boom is over and the North Queensland city of Townsville is a mining town. One of the constants of my 40-plus years charting Australian real estate is that there are lines and lines of idiots scrambling to be the first to declare that a boom is over, usually long before it actually is. This is often fed by data research entities like CoreLogic where the key people never let the facts get in the way of good headline and free publicity. So Australia has been resplendent lately with strident headlines declaring that the national property boom is over or words to that effect. Here's the first problem: we don't have a national property boom so it's rather odd to declare that something which doesn't exist is finished. We have certainly had a boom in Perth, Adelaide and Brisbane among the capital cities, but certainly nothing remotely resembling a boom in the other five state and territory capitals.  It's a similar scenario in the regional markets, with a variety of different situations ranging from downturn and stagnation to moderate growth and, in some cases, strongly rising prices. But nationally growth in house and unit prices has averaged 6 or 7 percent throughout 2024 – and lately the annual growth rate, as a national average, has been 4 or 5 percent. Only in the fertile imaginations of media headline writers would that constitute a boom. But, according to various media outlets, this mythical boom is over – even though the latest figures for annual growth in three of our capital cities and three of our state regional markets are still well above 10%. The only places where the evidence suggests the boom is over are the ones where a boom never took place – like Melbourne, Hobart, Darwin and Canberra. But not only, according to media, is the fictional national boom over, but property prices are plunging. One headline in Fairfax media claimed to reveal Why property prices are plunging across Australia – amid warning they could slide even further. A close examination of the article underneath this startling headline discovered there was no evidence in the story to justify the headline. Quite simply, the headline was a blatant fabrication – which, sadly, is all too common in today's news media. The article revealed that Sydney's median price was 0.8% lower than three months earlier but 3.3% higher than a year earlier, while Melbourne was down 1% over three months. Nothing in those figures goes even close to “prices plunging”. In the other major cities prices were still rising and indeed were still growing at boom time rates. House prices were also up in the Combined Regions in the latest month, the latest quarter and the past year– and unit prices were also up nationally, both in the cities and the regions. So, there was very little sign of even minor decline in prices anywhere and certainly no evidence at all of price plunging.  So this was yet another instance of a headline which was an outright and blatant lie. And who wrote this rubbish? well, it was the champion of negative media about residential real estate, the endlessly sad Shane Wright who has devoted his career to writing nonsense about property markets. But wait, there's more. Not only is the fictional national price boom over, but apparently the rental boom is over as well! There have been strident headlines and soundbites inferring that rents are no longer rising.  As is so often the case with these big sweeping media statements, the claim was based on a single month's figures from one source. Nationally, rents rose only 0.2% in November, according to CoreLogic, therefore the boom is over in the simplistic minds of attention-seeking analysts and journalists. And, yes, once again, the source of this myopic and shallow analysis is CoreLogic, a business which publishes lots of major real estate data but is quite dreadful at analysing what it all means. So CoreLogic's head of research Tim Lawless said: “At 5.3% annual growth, rents are still rising at more than twice the pre-pandemic decade average of 2.0%, but given the weak monthly change the annual trend is set to slow further from here. “It will be interesting to see if the rate of rental growth rebounds through the seasonally strong first quarter of the year in 2025, but beyond any seasonality, it looks increasingly like the rental boom is over”. But other sources tell a different story. SQM Research records a monthly rise of a tick under 1% as the national average for residential rents, with Adelaide up 1.1%, Perth rising 1.9% and Canberra up 1.5%. The national vacancy rate remains a fraction above 1%, essentially unchanged from three years ago, so can anyone justify a claim that the rental shortage crisis and rising rents is all done and dusted? Hardly. Another startling set of headlines resulted from the latest Regional Market Update from CoreLogic which declared that the highest capital growth was occurring in Queensland and WA mining towns. I was truly perplexed because I know there has been little price growth recently in mining towns like Karratha, Port Hedland and Newman in WA and Moranbah in Queensland. However, the headlines resulted from CoreLogic boffins – yes, it's CoreLogic again - re-defining major regional cities as mining towns.  Apparently Townsville, which has one of the most diverse economies in regional Australia, with only minor influence from the resources sector, is now a mining town.  So is the key Central Queensland of Mackay, apparently, despite being 2-3 hours' drive from the nearest coal mine. In WA, the key regional city of Geraldton is also, apparently, a mining town, according to Core illogic, although the nearest iron ore mine is an hour's drive away. All of this, and a whole lot more, reinforces our view that there is more misinformation than actual information in mainstream media. And that any real estate consumer who bases a decision on the content of media reports is at risk of making a very bad decision.

About the speakers: Kate Eastman AM SC is a Sydney barrister working in the fields in human rights, discrimination, employment, public and constitutional law. She was appointed a Member of the Order of Australia for significant service to the law, to human rights, and to professional organisations. Zaki Haidari is a 2020 Australian Human Rights Commission Human Rights Hero, an Ambassador for Refugee Advice and Casework Service (RACS), and works at Amnesty International Australia as a Strategic Campaigner. Zaki is also a highly respected commentator in the media on refugee rights. Zaki is himself a refugee. He fled Afghanistan at age 17, targeted by the Taliban after his father was ‘disappeared' and this brother murdered. He survived a terrifying boat journey and arrived in Australia seeking protection in 2012. Since then, despite social, legal and financial obstacles, he has thrived. Having arrived with little English, in 2015, just three years after he came to Australia, he won the NSW Government's International Student of the Year Award (2015). He has also completed a Diploma in Computing and a Diploma in Graphic Design. Zaki is a compelling human rights advocate. Even while he was on a temporary protection visa, and since he was granted permanent protection, Zaki has continually and courageously shared his experience and expertise with the media and the wider community, speaking out about the cruel regime of permanent temporariness faced by people like him who came to Australia by sea seeking safety.

New studies are also showing a massive increase in auto-immune disorders following injections. Will there be proper justice? It's yet to be seen, though as breaking news seems to report, Bill Gates is facing an indictment in the Netherlands over "misleading claims" surrounding covid injections and is to "face trial." Riversgold Ltd (ASX:RGL) chairman David Lenigas sits down with Proactive's Jonathan Jackson to discuss excellent results stemming from a site visit to sample multiple prospects at its Tambourah Project. David, good to see you. During the visit Riversgold sampled multiple prospects at Tambourah, located 160 kilometres southeast of Port Hedland in Western Australia. The visit returned exceptional rock chip results, including 101 g/t gold and 21.78% copper. These findings validated historical exploration results and confirmed an anomalous copper and gold trend over a 12-kilometre strike length. Significant results included a rock chip from the Lone Star prospect with 101 g/t gold and 4.1% copper, and samples from the Hawkstone prospect yielded 21.78% copper and 3.3 g/t gold, and 16.78% copper and 2.4 g/t gold. Additionally, the Logans Find prospect registered up to 67.1 g/t gold. This news increased RGL's share price by up to 33.33% to 0.008 during morning trade. Lenigas described the results as a tremendously exciting development, highlighting the potential for further exploration driven by these surface findings. The company is focusing on the copper and gold potential at Tambourah as part of its broader exploration strategy. Technical director Ed Mead, who sampled the areas during the site visit, identified several gabbro intrusions that could be the source of the mineralisation. Riversgold plans to continue exploration in the coming weeks. Riversgold targeted five prospects for copper and gold at Tambourah -Logans Find, Lone Star, Hawkstone, Shaw Mullock and Trafalgar. Tropical Cyclone Ilsa has made landfall in Western Australia with warnings it is the strongest storm seen in the state for almost 15 years. It powered up to a category 5 storm, the strongest possible category, as it neared land. Ilsa crossed land just after midnight (WA time) on Friday morning with winds speeds approaching 300kmh. It hit the Pilbara region near the Pardoo Roadhouse and De Grey, 150 km north of Port Hedland and 450km south of Broome. The storm is now officially record breaking, the Bureau of Meteorology (BOM), has confirmed. It set a new preliminary Australian 10-minute sustained wind speed record of 218km/h at Bedout Island, just off the WA coast. Cyclone George in 2007 hit 194km/h for 10 minutes at the same location. “The very destructive core of Ilsa, with extreme gusts up to 295 km/h is impacting areas near Pardoo Roadhouse and De Grey during the next few hours, before tracking inland,” the BOM said. Winds of around 150km/h could be felt inland in areas including Marble Bar and Telfer. While 90km/h winds may hit Port Hedland. Cyclone Ilsa was expected to strike Western Australia by Friday. WA's Department of Fire and Emergency Services (DFES) issued a red alert just hours ahead of Tropical Cyclone Ilsa making landfall warning of fierce winds up which had already reached 285km/h. Extremely destructive winds of up to 315km/h are expected around the centre of Ilsa The red alert covers people between Bidyadanga and Port Hedland (not including Bidyadanga) and inland to Marble Bar and Nullagine. “Stay indoors now. It is too late to leave,” said the DFES. Those in the red alert zone need to seek shelter immediately, and hunker down until the danger has passed. “The forecast for tomorrow is that it will maintain tropical cyclone intensity as it tracks past Telfer and further inland. Telfer could experience destructive winds up to 170 kmh,” said DFES. The Bureau of Meteorology's Todd Smith said Ilsa would cause a lot of damage to the landscape, and buildings that weren't up to code. “We know that this system is really packing a punch,” he said. “Category five cyclones are incredibly dangerous, with wind gusts in excess of 250km/h,” he said. “That's going to cause a heap of damage to trees, vegetation, if there were any caravans around they would be destroyed. “Any houses that aren't built to code are going to suffer extensive damage from that kind of wind strength.” - Benedict Brook & Alex Blair, news.com.auSee omnystudio.com/listener for privacy information.

Ruth Palmer was scared to death about coming on this podcast. But she did it anyway. And that just about sums up Ruth Palmer. Born in Adelaide, Ruth was 15 when her parents decided to move to Port Hedland in Western Australia where he father took up another position as a train driver. Ruth refused to go and instead behind and moved in with her boyfriend. The relationship was not a good one for Ruth. She eventually moved to Port Hedland and ended up in another bad relationship before moving to Melbourne where she finally had a chance to grow.  Ruth didn't like the cold and moved up to Brisbane where she started a career in the recruitment industry. She then moved to Darwin and Lajamanu and  married a police officer. Her father's background in the CFMEU made her an ideal candidate for the Labor Party and she joined the Government in communications and even after Labor lost the election 2012, she was one of handful to be offered a position with the government now in opposition. For the past seven and half years Ruth has been Executive Director of the Property Council of Australia. Despite a serious case of imposter syndrome, Ruth has overcome her fears and doubts and is now one of the most influential women in the Northern Territory.  This is Ruth Palmer's Territory Story. A woman killed in a horror collision with a road train which also left her two young sons injured has been remembered as a “much-loved” and “caring” mother of three. Samantha Macalister was driving home to Perth with her two children — aged four and eight — in the back of their Isuzu D-Max, when tragedy struck on Great Northern Highway south of Port Hedland just before 7pm on Friday. Police said the Isuzu D-Max collided with a Western Star road train about 15km south of the town and the 37-year-old was killed on impact. Thanks to her work, more than 6000 women have learnt to code. She has hustled to source more than a million dollars from government and industry to support women in STEM. With a regional upbringing, she strongly believes in empowering women from the world‚Äôs remotest regions, from as far north as Port Hedland and Karratha, and east as far as Brisbane. Kate has also contributed to the growth of Spacecubed, and since 2014 has played a pivotal role in building community and coordinating other programs including Plus Eight, and Startup Weekend. Today on the show I speak with Mama of 2 Emma Penno who lives in remote WA in Port Headland. Emma herself was a c-section baby and so were her 3 siblings. Emma believed for a long time that c-sections were the safest and best option. But, fast forward to her first pregnancy Emma intuitively knew she wanted a natural birth but lost her her first baby at 8 weeks. She fell pregnant for the second time shortly after and had a straight forward physiological birth in hospital. After this birth she decided to freebirth her 2nd son and although she did have prenatal care at the hospital she was always in her power and had a very intuitive pregnancy and birth. Her second sons birth was so simple that her husband came home only a mere hour before he was earth side. When I asked Emma to be on the podcast she said - I don't know what I'd say about it because my freebirth was really a non event. And I replied - that is what I love about it. We also talk about womb regression, how important it is to work on yourself and spirit babies. Enjoy this conversation a very simple but still spiritual birth. More about Emma: Emma is a curious, independent, wild woman. Also, a Mother of two boys living in the remote town of Port Hedland, Western Australia. It was after the birth of Emma's first baby she became really passionate about birth, to then realise 4 years later that her passion for the way we are born actually began at the time of her own birth. After spending the last 6 years understanding more about why and how we birth like we do and creating a business, Emma has shifted her focus to mastering the art of honouring a 'slow' Mother phase, for herself and her family. This looks like getting back to basics, connecting to herself through her inner cycles and nature, slowing down her days and bringing more ritual into her life.
