Wonderfully unique, and rooted in field recordings, UK producers Yard One & Tryst's productions are no stranger to us at Delayed. Having premiered many a tune of theirs over the years, it's always nice to listen to their latest project. Today is no different as they, alongside Red Pig Flower, and Vovian, join forces to create the latest release on Stolar, titled ‘San-lim Yok'. Haeundae Beach (The End Of The Line), is like a musical deep breath. Giving space and letting listeners take a pause, to recenter themselves. Soft melodies swirl around the depths, while soothing Korean spoken words add a zen-like element. All backed by the sounds and textures of waves crashing on a beach, far far away. As a companion to the premiere, and release, a short film has been created, envisaging the above, set in an evocative color palette, like a shared fever dream. Forthcoming on Stolar, the San-lim Yok EP also features notable remixes from Alex Albrecht, and Eli Verveine to round out an already jam-packed release that should be out on December 10th. Between the global financial crisis, tanking housing production, and rapid inflation, housing affordability for middle income workers has become increasingly out-of-reach. Workforce housing, a type of unregulated affordable housing, addresses the limitations that professionals like teachers, healthcare providers, and retail clerks are facing when it comes to owning a home. In this episode, I unpack the concept of workforce housing and revisit a conversation with Peter Brosens, founder of Stolar Capital, where we cover the details of Chatham on Main, his firm's garden-style, multifamily complex in Chatham, New Jersey.Located in an affluent town 45 minutes from Manhattan, Chatham on Main is a 118-unit property featuring one- and two-bedroom floor plans. The extensive renovations include roofing, shutters, lighting, and landscaping. Stolar Capital specializes in buying mixed-use or multifamily properties and repositioning them through asset management. Peter shares the challenges he faced starting out, which ultimately led him to specialize in this area. He also walks us through approval processes, why he prefers buying and fixing existing property, and the importance of relationships in real estate. About the Guest:Peter Brosens is the founder of Stolar Capital, a real estate investment firm with offices in Hoboken and in Philadelphia. The firm's focus since 2012 has been on developing large mixed-use projects in transit-oriented downtown locations in New Jersey. In addition, he has raised a 10 million specialty financing fund to focus on investment in repositioning multi-family residential assets across the country. Prior to starting at Stolar Capital, Peter worked at the JBG companies in Washington, DC. He is a Columbia University alum.Topics Covered:What workforce housing is and who it serves Why the term ‘workforce housing' is considered controversial Ways that Chatham on Main delivers a best-in-class living experience What goes into the development approval processThe metrics and criteria that Peter uses to determine which communities to invest in Key takeaways from the early days of Stolar Capital Resources Mentioned: Workforce housing and middle-income housing subsidies: A primer About Your HostAtif Qadir is the Founder of Commonplace, a company dedicated to tackling one of the biggest barriers to more inclusive, affordable, and sustainable development: improving access to capital. Delayed regulars make a reappearance on our platform with a Lawrence's remix of “On the Road Again” by Molly. The remix comes as part of an EP consisting of two Molly's originals, two Lawrence's remixes and a Soela's reprise, on Philippe Priebe's Stolar label. Lawrence's interpretation of the track features his signature percussion and bassline sounds working in tandem with the elements of Molly's original. The end result is an ever-dreamy nostalgic and melancholic deep house piece perfectly showing the inevitable synergy between the two, the Dial co-founder and the RDV founder. The five track “On The Road Again” EP will be available digitally and on vinyl on June 2nd, 2023, on Stolar. write up by https://soundcloud.com/sabro96 https://soundcloud.com/lawrence_dial https://soundcloud.com/molly_music https://soundcloud.com/stolarrecords https://www.instagram.com/lawrence_dial/ https://www.instagram.com/mollydj_official/ https://www.instagram.com/stolarrecords/ www.itsdelayed.com www.instagram.com/_____delayed/ www.facebook.com/itsdelayed

Hello and welcome once again to a brand new SegaGuys RetroPod! On this show, James and Dan will go back in time to E3 1997 and examine Bernie Stolar's now infamous line, the one liner which shattered the dreams of millions of Saturn owners and seen SEGA's 32-bit system fizzle out in the West by 1998, leaving gamers on this side of the world without a new and supported SEGA system until the launch of the Dreamcast in late 1999. We: Revisit the launch. Give our thoughts on what SEGA could have done differently. Tell you why the Saturn very much had a vital role to play in SEGA's future, a role it was never allowed to fulfill. Detail the games which could have made all the difference (the worst part is they launched them!). And tell you why that infamous line was SEGA's very own Sliding Doors moment, a moment which sent ripple effects through the company that would impact it until the final Dreamcast was manufactured. All this and much more on another packed SegaGuys RetroPod!

Just four years ago, pediatrician Dr. Orit Stolar was dead set against using cannabis to treat the autistic children under her care. “I would say, ‘you're off the wall — this is a dangerous drug, it's illegal.'”Today, she is running one of the only clinical trials in the world looking at how cannabis can help autistic children, and seeing results in her clinic. So what changed?“One kid,” Dr. Stolar explained on The Cannabis Enigma podcast. One of her patients came for a periodic visit vastly improved. “I was very sure it's not something I did, so I asked the mother, ‘what did you do?' And she quietly said, ‘you know, I'm giving him cannabis.'Dr. Stolar stayed up all night that night looking for medical research on cannabis and autism. She couldn't find any, so she set out to create it herself. One of the biggest problems she faces in using cannabis as a treatment, she explained, is that it's extremely difficult to know if the plant, or oil extract in her case, is staying consistent over time.“That's what's happening in my clinic. A family starts and says, wow, this really, really helping my child. And then the next month they say, oh my God, it's gotten really, really bad. And I don't know if it's gotten bad or if it's the bottle that is changing,” she said.Dr. Stolar thanks all of her colleagues on her study: Dr. Dedi Meiri of the Technion, who analyzes the blood, Prof. Ilan Dinstein of Ben-Gurion University and his team, who do the sleep analysis and EEG, her team at Assaf Harofeh — for everything.Edited and mixed by Michael Schaeffer Omer-Man. Produced by Michael Schaeffer Omer-Man, Elana Goldberg, and Matan Weil. Music by Desca.

We all know it's important to get your work published, but how do we actually make it happen? What benefits are there to seeing your work featured in publications? On today's episode, we're joined by Meghan Stolar Brown, director of Two Bright Lights and How They Asked, as she leads us through the wonderful world of publishing. She is sharing what editors are looking for, what to avoid when submitting your work to get published, and how Two Bright Lights can help you streamline the process. The Importance of Getting Your Work Published Getting your work published adds to your client experience. For example, you can wow your couples by getting their wedding featured in a magazine or blog. They will be super excited to see and share with their friends. It gets your work in front of potential clients too. It serves as an unbiased reference for your work. The editor is vouching for all the work behind it. Another bonus to getting your work published are the SEO benefits. The more backlinks you have in other websites, the higher your ranking becomes! What Editors Look For When you are crafting a submission, editors are looking for a lot of details. They want details in things they can write about. Publishers need to be able to write about it. Using the wedding photography example again, submit 70% details and 30% with people. This helps tell the story of the day. They want to be able to inspire their readers and by showing a story, they can! You also need to include all the people that helped on the event or the wedding. You need to give credit where credit is due. What Happens When Your Work is Rejected for a Publication You might not know the reason why your work wasn't accepted. Sometimes it has nothing to do with your talent and everything to do with what the editor is looking for during that time. Make sure you research publications before you submit anything to them. Make sure your style fits with their style. If your work is rejected, find another publication. There is a publication for everyone, so don't get discouraged. You'll find the perfect fit for you and your work. About Meghan Meghan Stolar Brown, Director of Two Bright Lights and How They Asked, is passionate about creating a platform to help event professionals grow their brand and leads by connecting with publishers and other vendors. She has extensive marketing and event management experience and understands the challenges and opportunities creative entrepreneurs face. Growing up with a booking agent and a wedding band leader for parents, there is no doubt that marketing and events are in Meghan's DNA. Her love for music and events grew from singing and playing piano as a toddler, to performing in recording studios and at weddings and events in the years since.
