In today's episode, we chat with AJ Bishop, CEO and Founder of My Wealth Conscious Coach. As a wealth-conscious coach, AJ believes that NOW is the time for women to claim their confidence and feel empowered with their money, their financial decisions, and command their true worth. Although AJ got into the conscious investor by accident, she chooses to stay there. She was a financial advisor who led an active yogi life. When she started meditating, she saw how she was generating her wealth was not in alignment with who she was at her core. Through her practice in yoga, her values of integrity are transferred to her clients. She says if she won't do it herself, then she'll not tell her clients to do it. What AJ helps her clients focus on is changing their mindset. Eradicating the scarcity mindset and replacing it with a mindset of worthiness. Wealth Consciousness is also about this idea of leadership and becoming more aware, of how money or how wealth was, or was not available to you when growing up or in your past and breaking through any barriers that you have with it. AJ teaches people the 3T Framework of wealth creation: Time -- how much energy you put into something Talent -- how you use yours Treasure -- putting your dollars and your money into a place that adds meaning to you. She says, "A big part of the work that I do with women clients is to ensure they get really clear on their values. I teach them that wealth is actually within us and it's also outside of us. This week on She Sells Radio, Elyse is sitting down with her good friend and mentor, Rory Vaden. Rory is a NYT bestselling author, has been inducted into the Speaker Hall of Fame, and is the co-founder of Brand Builders Group. Today, he is breaking down how to sell with honesty and integrity, how to hit your first six figures in sales, how to master your mindset with sales, and how to overcome any fear in selling. Elyse and Rory will touch on masculine v.s. feminine approaches to sales and much, much more. To kick off this episode, Rory talks a bit about what he’s learned from his wife, AJ (check out episode 86 of Instant Impact!). One of the slogans at Brand Builders Groups is “reputation precedes revenue.” That is, in no small part, inspired by AJ. She built her career on the idea that she would do whatever her clients needed, regardless of if she was going to be paid for it. When you do that, eventually you are paid very well for it. You are always paid for how hard you work, either now or later. The biggest mistake people make is being self-centered followed closely by thinking in the short term. What AJ does, is constantly thinking about what is in her client’s best interest in the long term. Rory has had the life squeezed out of him and treated like it didn’t matter in a professional sales situation. The point is, your reputation follows you even after you leave. It’s not worth ruining your reputation as a salesperson for a place that isn’t giving you the compensation you deserve. People don’t care where you work when they trust you. This doesn’t mean don’t close the sale, it means that you should work hard enough to find enough people who need your product right now. Being service-centered isn’t permission to be a weenie, it’s permission to help people make the decision that is best for them. Sometimes it’s yes, sometimes it’s no. Never is it maybe, and never is it ‘buy because I need you to.’ Rory’s message to people trying to break that six-figure mark: you need to work harder. The question is, are you looking for an excuse to justify why you’re not there? The reality is, you just need to talk to more people. The reputation formula is: results x reach = reputation. It’s not that you have a bad product or are a bad salesperson, it’s that you’re not getting in front of enough people. Do what you need to do to get there. You’re not losing because you don’t know how to write an email, you’re losing because you’re not sending enough emails! 99% of the time, you need to get the word out there. If you have confidence in your ability to talk to 100 people, you should have the confidence that you’ll create a space of abundance. You have to have faith that you will create what you need and not worry about your survival. When you can do that, you allow yourself to sell without trying to use manipulation. From there, you can free yourself from material need and come from a genuine place of care and intention. When there’s money in the bank, you can stand in selfless service. When you’re afraid of where your next sale will come from or how you’ll pay the bill, you are tempted to do whatever it takes to get the money. If you’re not afraid to go backward, you can bounce back quickly without being attached to things. From Elyse’s perspective, the grind for a woman can lead to burnout and over-exertion. Sometimes, it’s about finding what works best for you. Tap in, and start to feel when it gets too heavy and take a break--even if it’s for two minutes. For this episode, I am excited to welcome AJ Osborne to the Just Start Real Estate Podcast. AJ is an entrepreneur, investor, author, speaker, and popular podcast host of Cashflow 2 Freedom and Self Storage Income. He also owns and manages his self-storage portfolio of $100 million in assets and specializes in acquiring and turning around underperforming facilities with a value-add strategy. AJ loves to show other entrepreneurs and investors on how to focus on technology and automation in order to grow their businesses. AJ starts out by providing some background on how he got into real estate investing. He starts off by telling us that he was an insurance nerd, and even though it is thought of as a boring occupation, it taught him so much because of the lessons it provided him. He was selling group insurance policies, which were very technical, had a long sales cycle, and a very high failure rate. He learned so many great lessons from working in this field but started to see that it was not something he could scale and he wasn’t really working for himself. As AJ began to see that earning a high wage wasn’t necessarily making him wealthy or financially free, he decided to buy brokerages in order to consistently have clients. He had a terrible experience with one of these deals and this changed his entire work strategy. He decided he needed to actually own assets that paid him consistently and predictably. AJ and his dad, working as partners, ended up buying several self storage complexes mostly because they thought they would be easy real estate investments because they didn’t have toilets. What AJ found was that they were more like businesses rather than real estate assets. AJ said that the way they began approaching these self storage investments was to look at the potential for building revenue only. I asked him to explain what he meant by revenue management other than occupancy because this type of investing seems a lot like multi-family properties to me, which hinges on occupancy. AJ gave us some great analogies to explain his philosophy towards creating wealth with this unique wealth-building tool. AJ shares a lot about the lessons he learned in building his business and he found that very few people understand the intricacies of self storage investing so he decided to share all of this information through podcasting and writing a book, titled The Investor’s Guide to Growing Wealth in Self Storage. He said they just starting uploading all of this information and it caught on like wildfire because there are no other resources for this type of investing. AJ mentioned how they get a lot of deals this way because sharing these investment strategies built people’s trust in their business. AJ mentioned he had just started a private equity company, so I asked him to explain what that meant to our listeners. He said that they just take on private investor’s money to give them equity in a deal. He explains to us how he started in this arm of the business and give us some specific examples of deals he has taken on private money. He also shared how doing business this way reinvigorated him because he is a people-person and loves brainstorming with others. I asked AJ to explain the new technology company he is involved with. He said they are partners with Tenant Inc, a property management program whose technology is superior, yet simple and helps to centralize and streamline your self storage business. We’re very happy to welcome AJ Keirans, the Vice-President of Business Development at Disqo, as our guest for today! AJ started at Disqo three months ago. Joining them was a logical decision for him because of where he is currently at in his career, and he is very proud of the unique and special work that they are doing. Why Disqo is different The business and events industry is changing and there has been a lot of consolidation taking place within the industry recently. At Disqo, there are only a few areas of focus. They don’t utilize any exchanges as they prefer to use partners or river traffic. Also, the company remains its own asset and they don’t try to productize everything. The majority of Disqo’s panel-asset is made up of US consumers, and all their discussions are transparent. And because the relationship that Disqo has with its panelists is focused on validating who the panelists are, and on quality and simplicity, it has been a very easy sell for AJ. What AJ likes about Disqo, and what makes him proud, is the way that the company has returned to focusing on quality and propriety. The panelists that join Disqo The panelists that join Disqo do so because they want to be there. And AJ believes that Disqo is a unique and scalable asset for them to have. Focusing on one panel-asset At Disqo, they have only one panel-asset, and that’s where their focus lies. Having only one panel-asset allows them to have a uniform strategy for how they engage with their panelists, and for how their panelists are rewarded. Low threshold Disqo has a very low threshold. That is part of their validation and quality process, and it allows for a win-win situation for everyone involved. Respect Nobody is likely to get rich from taking surveys. However, when people feel that their time and their money are being respected, they tend to be more eager to participate, and they do so more actively. What Disqo is doing with passive metering and with the tracking of consumer behavior What Disqo has been doing with passive metering, and with the tracking of consumer behavior, has been a point of differentiation for AJ. He explains that their approach to passive metering, and the use of rich data, is a new way of thinking. It is also a first-party, and it is scalable. Passive metering allows Disqo to track the behavior of consumers online, to see behind their walled gardens, to see the ads they are exposed to, and it enables them to be privy to consumers’ purchase behavior. Passive metering can be done on a desktop as well as on mobile devices and it allows for a truly rich understanding of the consumer. This is very significant right now, with the way that consumer behavior is changing due to the coronavirus pandemic. Transparency is key The way that Disqo tracks consumer data is done transparently, and their passive metering software is installed without any cookies. Consumers choose to participate, so they can opt-in if they want to, and they are rewarded for doing so. Consumers need to trust a brand to allow it to track their behavior, so transparency is the key here. Allowing consumers to control what is happening with their data, and engaging them in an opt-in, is ethical, and it is also very important in maintaining their trust. Doing something unique The way that Disqo is going about doing its passive metering is truly unique. Everything it does is above board, honest, and transparent. This is very important because people tend to question the validity of the data. Covid reports For quite some time now, the Disqo team has been asking questions and using surveys, and digital behavior, to create Covid reports. They started tracking people’s behavior as early as February, and the reports are now available on the Disqo website. Positioned for success AJ is convinced that Disqo is perfectly positioned for success going forward because he knows that what they do,

Hi friend, I hope you are having a most awesome day. Today I want to share a special story with you. My guest on this podcast is AJ Miller. She is a Boot Camp Challenge® (BCC) trainer and BCC Master Trainer. She is also the daughter of a Vietnam veteran who passed last year. What AJ did not know was her father had left behind a journal, a memoir. After trying several times to read the memoir, and failing, she decided to return to Vietnam and retrace her father’s footsteps. Her purpose is to unveil her fathers’ story and share his memoirs right where they happened. She has only been able to make it through one entry so far but it was a big one. In it he talked about flying his chopper, thoughts of suicide, how he felt he never really came home and what his job was in the US Army during the war – he was a Scout. And, according to him, a killer. It was the last line that caused AJ to freeze. Not just physically, but mentally and emotionally. She’ll explain in the podcast what happened next, and let’s just say, shocked is an understatement. As AJ continues traveling across this country and visiting places her father stayed, she is trying to understand her father. How did he live with such cruel and unimaginable memories? How did he appear to function in society after the war? How did he manage his undiagnosed Post Traumatic Stress Disorder (PTSD)?
