On today's episode of the Lab Coat Agents Podcast, host Jeff is talking with Brian Grimes - Founder of 24/7 Cash Flow University. He is an ivy league grad who loves to play basketball. Brian grew up in Philly in the C Class neighborhood, during that Allen Iverson era. Brian has experience in the C-class which from a real-estate point of view is very risky. Brian talks about how he is kind of building a model that is a bit more recession proof. Tune in for all of the details! Episode Highlights: Basketball took Brian around the country, around the world to degree and then landed him at Columbia University. At Columbia University, he met former athletes that became mentors of him in the trading field for options traders down on the New York Mercantile Exchange to commercial and mortgage real estate brokers. The mentors gave Brian principles and knowledge that transformed the way that he thought about himself. Brian shares instances from his career and how his interest in Finance spiked.  Brian became a financial planner so that he could build his own schedule. He was selling insurance annuities. He was on a 100% commission, and he didn't make a dime for his first six months.  If you put in energy today two months from now, it will come back in the form of you know cash flow or whatever you were looking for and you start to trust that when you are in a Commission based environment, says Brian. Brian went on to work at a high-net-worth boutique firm in New York managing where they managed 1.4 billion for about 300 wealthy families. He worked at an insurance startup policy genius, where he was running their call center nationally. They were selling thousands of policies a month and building that out and using his sales skills.  Brian talks about his struggles in the real-estate market and how he got duped by a contractor.  He continues to iterate and get better over the course of time and that had led to, 300 full gut rehabs over the course of that, maybe the next five to seven years from that point. The more risk you take the more reward there is. So, the cap rates in the C Class are definitely juicier, says Brian. At the end of the day real estate in cash flow investing is all about picking good tenants, says Brian. Brian bought properties in a marginal C class neighborhood that he knew new working-class people would live in. People who work for the city, who work for SEPTA, who drive buses or who belong to the working class. Brian has the required skill set, a 20,000 square foot warehouse, 150 contractors, best contractors and city. He can go and flip properties like anywhere in the country and he has the experience to do it.  He can flip them in the eight class neighborhoods, but it doesn't match his prime mission which is to re-build the C Class neighborhoods until they look like the beat or a class neighborhood to put people back into the neighborhoods to run out blight and to restore money bouncing in those neighborhoods.  If you get mentorship, you can navigate and learn from somebody who has done it 100 times in these types of neighborhoods and get all the lessons that you need so that you can do it successfully from day one, says Brian. People are not their credit score. The credit score model is a is a slightly outdated. You will find people with good credit scores who don't pay for whatever reason. You have to underwrite people, not credit scores. So, you have to get into, like, their job. Is there a job actually durable? What type of job are they doing? You have to test your tenants as well, says Brian. People who can articulate themselves well, speak well, calmly, they are going to be the same way when something goes wrong in your property and something is always going to go wrong, says Brian. Brian talks about the importance of landlord tenant law and how one can save themselves a lot of trouble by learning and understanding the law. Brian warns about people who know how to gain from the system because the credit score doesn't tell you that. Before you hand over possession, you better do everything in your power to ensure that you picked a good tenant.   No matter what sector of real estate you are in, if you can't pick winners, it's not long before you will be out of business, says Brian. Brian is a strategy agnostic, and he believes in having multiple strategies. He suggests as a new real estate agent you need to be able to adjust to the market. The more knowledge you have about different strategies that are available to you, the more money you'll make.  If you went to Baltimore right now or Cleveland or parts of Philly, they're not going to experience major downturns in the market right now even with rates going up and some of these things. So, you have to look at the hard-core data and realize. "We are state specific," says Brian. 3 Key Points: Brian shares how  he has best used his experiences from different jobs to start his own real-estate business. If you are not from the C Class, you would want to have some type of mentorship from somebody who is, if that's something you want to do because the cap rates are better, the cash flow is better, says Brian. Gary Land is a legendary snowboarding photographer and award winning director. Gary starting taking photos of his friends surfing and skateboarding growing up in Virginia Beach. He was working in a surf shop and they had just got in some snowboards.The next minute on a whim Gary went off to Vermont. He started taking photos for Eastern Edge snowboarding magazine and later became their staff photographer. Gary was living and working in the notorious party house called ‘East Street'. This would become the inspiration for his 3rd photography book called East Street Archives, documenting 90's snowboarding on the east coast and all the riders and friends he met along the way. Gary moved to Boston and got a job as Reebok's staff photographer where he stayed for 8 years. The U of SC football program had just won the first Bowl Game in the 100-year-plus history of the school.   After joining the rugged and tough SEC in 1992, the Gamecocks were still struggling to be the elite SEC teams like Florida and Tennessee.   Tennessee had a young QB with a head-turning last name…Manning.  We had a pony-tailed enthusiast named Taneyhill, along with two offensive lineman, two running backs all headed eventually to the NFL.   We were desperate for a signature win in the SEC. The last 2 years have created a desperate longing.  Let's articulate the challenge that you are up against today. PAIN - Skyrocketing material and sub Pricing, Uncertainty, Subcontractor frustrations, Schedule delays, unrealistic clients, and PEOPLE PEOPLE PEOPLE! Let's think through some of the desperate things you (or someone you know) may have tried in the midst of a desperate situation in your business… Go more intensely after deposits, draws, or receivables Maybe you're in a habit of using tomorrow's deposits, to pay yesterday's payables Hiring Marketing companies to get more leads/sales b/c “Sales solves everything right????”…even though we don't have measure in place to manage the money even if it did come in Tried to buy bulk material and it's dropped your cash flow Build Bonus structures and increased base comp, b/c “more money means people will stay longer” Just putting your head down and doing it yourself…”it's just easier” Tried to fix your schedule, or job costing, or projections schedule…but it just takes too much time Hired new PM's and Supers, Fired old PM's and Super's Hired your brother or your cousin, or your son Take on more work even though you are way behind on receivables and never properly job-costed previous job to understand profitability We are running around, spinning in circles, a slave to an over-heated market, the client, to the employee, to the sub, to the vendor. And we just want it to STOP.  Just for a second so we can catch our breathe.  Talked to a custom builder in Kentucky two weeks ago who said, “I'm actually looking forward to a market slow down.” I was waiting for lightning to strike.  You had a grueling week, and then you have a Saturday where you are fired up about a late breakfast where you are going to eat donuts, cinnamon roles, pancakes, bacon, cheese grits… then after you're done, you turn on a game on tv watching world-class athletes and think, “I need to work out!”  Chaos can often translate to unhealthy habits because we are vulnerable.  In the chaos of the pricing increases or material delays, we tend to rest in the false comfort of cash flow, while KNOWING that we are neglecting the discipline of purpose, process, and systems that will create a long term FIT-ness for us, our team, and the mission we are on in our business. I've seen it reported recently that both Quarterback Russel Wilson and basketball mega-star Lebron James each spend over $1 million on the health and fitness of their mind and body. Here is a hard reality…trying to control pricing and material logistics is like trying to control the weather…you can't control the weather, BUT you can forecast and adjust plans based on the latest information…and PRE-PARE. I love the world prepare…it's actually two words in Latin    Prae (Pre) = before   Parare (pare) = make ready How do we make ourselves and our business ready BEFORE the next step? A friend of mine, Chad Jeffers is the lead Dobro player for Carrie Underwood.  He was passing through Columbia, SC a couple of years ago as we were in town and we had coffee in the lobby of the downtown hotel he and the other band members were staying at. I asked Chad a simple question that I had never asked, “what is it like to play in front of all of those people?”  His response was sobering.   He mentioned that most nights he forgets where he is at, and that the “repetition of the event” can get quite boring.  In order to be great and find joy in touring, you've got to go back to THE FITNESS of your repetition and training. In preparation for Carrie Underwood's Las Vegas residency shows, Chad said… "Typically for tours (including Vegas) we will rehearse for a month and half to 2 months (7 days a week) prior to the first show. Personally, i prepare for the rehearsals about a month prior to that (especially if we are learning new music). " Kobe Bryant was 41 when he and his daughter died tragically in a helicopter crash in January of 2020.   He was notorious for his relentless work ethic.  Writers Scott Davis and Connor Perrett chronicle some of Bryant's more remarkable disciplines. Practice from 5a to 7a…in High School Shaq said he would practice without a basketball…just visualization and mind preparation Had Nike alter a few millimeters off the bottom of his shoes to achieve “a hundredth of a second better reaction time” You must “love the process…the daily grind…this generation loves the results too much.” - Kobe Bryant's conversation with Nick Saban “I loved preparation more than the competing part” - Kobe Bryant's conversation with Alabama Football Team NBA Scout in 2008. -“Allen Iverson loves to play when the lights come on.  Kobe loves (playing) before the lights come on.” -  Here is a question for us.  It's easy to scream, yell, turn over tables, run out of the tunnel with a new idea, rally the troops for a momentary push. What about you?  In the face of unpredictable pricing and material concerns, and personnel challenges, and disrupted construction schedules…will you commit to play BEFORE the lights come on?? The best bourbon is PREPARED before it's aged and evaporated.  The best wine is PREPARED with full ingredients before it sits. How?  WRITTEN Vision, Mission, Values How?  WRITTEN Cockpit and Master Process Roadmap How? A clear, old fashioned WRITTEN Org Structure & Job Roles How? There's a huge difference, and if you can't see that, then I don't think we should talk anymore. What if I told you that I failed at mimicking your style because it's unique? Does it sound more like a compliment? Plus, I enjoy being weird. -But that doesn't excuse busting my chops about being lonely sometimes! Something is in your schtick that wants to be on all of the time. That usually means the person is hiding pain or sadness. Asking a different way…how long do you stay in your basic form without turning into something else? - I'unno, I don't do it unless there's a reason to.  So why do you do it with personal interactions? -*pause* You're really pushing this as a “thing,” aren't you? It's what I do. -Alright, here goes *morphing sound* What are you doing? -Hold on…almost *screaming* MY OFFICE CAN'T FIT  - *elephant trumpet* I guess we'll have to address things my way. *angry* YOU DIDN'T HAVE TO BECOME THE ELEPHANT IN THE ROOM! - I figured we could stop using metaphors. *muffled* I can't even write my notes down - Guess you'll just have to…use your memory You are not permitted to use any more elephant jokes -*morphs again* How about this then? A gorilla…how droll. Let me guess, you weigh 800 pounds? -No, just 790. I had to get a little weight off of my shoulders I swear you are going to drive me bananas. Quit monkeying around and we can actually get somewhere. -No need to go ape over this. You are beyond annoying now. Please stop. -But you're playing into the puns yourself. It's a reflex and it's gotten me into some trouble. If you relax for a moment, I'll let you in on a secret. Humor is my main defense mechanism because the world is a tough place, and I don't know if I would survive without levity. I play into jokes more than any psychiatrist I know because it's my comfort zone. But sometimes I go too far, and I make those that love me pissed off because I had to learn when to stop and hear them without pre-loading a retort. So I'm leveling with you…from a professional stranger…pump the brakes once in a while so you can appreciate the sadder things in life more. Cry, ponder, just for a little bit. Otherwise you'll notice that others are experiencing things on a deeper level and you'll always miss out. - *pause* Dude, you really are a nerd. Thank you!
