Only last year, Alison reached out to ask the Trio to weigh in on a stay/move question. Alison and her daughter were living in a recent purchase on the inner-side of Melbourne's Nepean Hwy, but missed their days by the beach in their former home. Alison had purchased a four bedroom townhouse on 'the other side', but aside from missing her beach life, she also found the home was too big for their needs.The Trio encouraged her to make the move back to their old stomping ground, and Cate recalled some of her happy days in her old 'hood in beachside Mentone too. Alison, now 47, took the plunge this year. She rented out the four bedroom townhouse and purchased a three bedroom unit back on the beach side of Mentone.This time, she writes to the Trio to ask about their thoughts on whether she should retain the four bedroom townhouse, or whether she should sell. With all of the changes to land tax and possible changes to planning laws, ongoing rental reforms and heftier interest rates, Alison is feeling a little bit nervous and wondering what the Trio think. She notes that her large townhouse is projected to be cashflow neutral in six years, but she is also mindful of the pressure she faces as a sole bread-winner. She is also managing a property in the Bass Coast and while her long term intention is to retain this property into retirement, Alison throws out the question to the team about her entire portfolio. "Do I hang on to the 4 bedder and wait until it has enough value to clear my ppr mortgage? Or should I hang on to it for the longer term- past 6 years until it is earning me money? I know it won't be for a long time." First and foremost, the Trio congratulate Alison on her achievements and in particular, her ability to pivot quickly. According to the Australian Landlords Association, landlords own more than 80% of rental properties. Despite this significant contribution, it often feels like landlords are somewhat overlooked (and in some cases, trampled on) in discussions focusing on the challenges facing renters. Dave starts with Alison's property planning and shares some astounding projections. Alison currently owns $2.92 million worth of property at age 47. If Alison is able to hold onto these assets over a long term growth rate of 5% per year, by age her wealth position will be as follows:60 - $5.36m65 - $7m70 - $8.8m80 - $12.94mThis gives listeners a glimpse into the power of time. Dave also delves into debt retirement and timeframes for cashflow neutrality.... tune in to hear more.The Trio then step into Alison's future rental returns and they also consider the necessary evils; land tax and other taxes. When it comes to property portfolio management, knowledge is power, and cashflow is king.Dave's overview is valuable and his preference for targeting capital growth assets comes to light in this listener Q&A. Tackling interest costs, short term cash shortfalls and buffers is a popular theme for this gripping episode, but what Cate shares in relation to rental growth is important for Alison to take note of. Like a strand of DNA, the rent does broadly grow in line with the rate of capital growth, but not always in perfect synchronicity. Gross rental yields are typically elastic, and Alison can look forward to enjoying long term rental growth at the same rate as her capital growth rate.From selling Bass Coast to selling the townhouse, holding all and working hard for more years, the Trio each share their thoughts, pro's and cons, risk mitigants, and they each give Alison some good food for thought. We spoke about how they enjoyed their Basscoast festival experience, their music and so much more. Ardalan Enamored first by traditional Iranian music and classic jazz and rock, Ardalan's taste began to transform with his childhood years spent moving back and forth from Iran and California. “Mr. Spock.” Call it beginner's luck, or more likely, a sign of what was to come–in2010, Ardalan shared one of his earliest studio explorations with Justin Martin, which became the foundation for the breakout hit. “Mr. Spock,” in its bizarre and booty-shaking glory, has been accredited as one of the “tracks that made Dirtybird famous,” helping to define the label's now darling reputation as a trusted source of ridiculous, off-the-wall dance floor bangers. Since, he continued to translate his deep-rooted connection to the dance floor in the studio with remixes on Toy Tonics, Play It Down, Yoshitoshi, and Dirtybird. T Williams  West London's T.Williams is one of those people, having accomplished a full sweep of merited recognition over the years. Emerging onto the house scene in 2010, T.Williams instantly marked himself as a breakthrough artist with a difference; his unique take on house music turning heads. Far from a newcomer, his path as a musical artist started in the grime scene as Dread.D. Signed at the tender age of 17 with grime anthem Invasion on Jon E Cash's Black Ops label, Williams went on to have mass success in the grime and bass world selling thousands of singles worldwide. After a five-year reign, Williams found himself veering towards the world of house music. releasing solo works on his imprint Local Action and Pattern with remixes for Maya Jane Coles, Ben Westbeech and Skream. The end of 2011 saw Williams nominated for ‘Best Breakthrough DJ' by DJ Mag, ‘DJ Stars of 2012' by Time Out and featured in The Guardian. Two relationships came to the forefront in 2012 that propelled Williams to greater heights. The first was his weekly show on legendary London station, Rinse FM and the second, Williams' relationship with label PMR through his remix of Javeon McCarthy's ‘Lost Time'. The remix was named Record of the Week by BBC Radio 1 and supported by tastemakers Annie Mac and Fearne Cotton. From here T. signed to the label exclusively releasing his debut EP for the label in September 2012, and in the process receiving further support from BBC Radio 1. Further remixes of Mikky Ekko, Wretch 32 and Lianne La Havas followed suit, as well as his biggest to date - Disclosure's ‘Latch'. Powering dancefloors across the globe. Gaining his own monthly residency show with BBC Radio 1, 2013 ended with T. having played over 100 shows across four continents. 2017 marked the launch and release of the first collaborative EP with UK producer Julio Bashmore, via their joint independent Conch Records, a label aiming to push out more underground cross-genre music with heavy rotation from the likes of Moxie and Shy One. With an ever-expanding global tour schedule and further solo releases on the legendary NYC house label Strictly Rhythm turning heads, T.'s upward trajectory has never showed signs of slowing down. Welcome to DRR Podcast 099, this week we welcome Rennie Foster, Canadian House & Techno Wizard based in Vancouver. Rennie Foster has been a well-respected figure in the Canadian music and art community for over two decades. He influenced many as an early pioneer of the Hip-Hop / B-Boy movement, and later the House Music and Techno / Rave scene, participating in the first events in Western Canada during the birth of these now common urban subcultures. He is also very well known within the niche of graffiti art for his early work, having been archived in several published books. Rennie relocated to Tokyo Japan in 2004 and became an important part of the Japanese club scene, playing all over Japan in venues such as Womb, ageHa, and Yellow, maintaining DJ residencies in Tokyo and Kyoto at the Metro club and at the Nagisa Music Festival in Tokyo and Osaka. Rennie was consistently ranked in the top 50 DJs in Japan by LOUD Magazine until re-locating back to Canada in 2011. Rennie is currently a resident DJ at Western Canada's top after-hours club, Gorg-O-Mishin Vancouver, BC, regularly traveling to play as a guest at underground venues across Canada, Detroit, New York,and Paris and has played festivals such as Shambhala and Bass Coast among others. Rennie Foster has released music with Jack White's Third Man Label, classic dance music labels including Transmat, F-Communications, Synewave, Teknotika, Subject Detroit, and is widely recognized for his underground anthem Devil's Water on Rebirth Records. Rennie has remixed, or been remixed by, some of the top names in dance music such as Juan Atkins, James Zabiela and Swayzak. He has released many singles, EPs, and four full length albums. He runs a signature record label RF and continues to produce tough urban house music and stylish techno for cutting edge dance music imprint including Goldmin Music and Skylax Records in Paris and the Detroit based Soiree Records. Henry C is a DJ, musician based in Vancouver, Canada. His roots take him all the way back to a small, but beautiful country, El Salvador. It is his unique roots that bring an especially exquisite taste for his music selection. Henry C combines different forms of house, minimal and techno to create a distinctive sound, which helps generate his refined and renowned sets. In addition, Henry C is always expanding his knowledge for music, nowadays by pursuing new sounds through production. With 5+ years of experience, constantly practicing and mastering his mixing techniques, Henry C has been able to achieve quite some recognition around the underground scene in Vancouver, Canada. He is been a resident DJ for the last two years at one of the biggest clubs in underground music in the city, Are you MIA. Where he has manage to establish himself as one of the favourite to open up for big shows. Such as: Dom Dolla, Dillon Nathaniel, Dubfire, Eagles & Butterflies, Josh Butler, Gene Farris, Pete Tong, Richy Ahmed, Sonny Fodera and more. His also currently part of the team and has started by helping with the bookings for Saturdays at the club. Also, he has manage to be a solid member of the best after hours club in Vancouver, Gorg-O-Mish. Holding up a resident DJ for three years. He has proven to have the skills and style to keep his name on top with some really talented artists in the city. Such as Derrick Vnuk, Kevin Shiu, Rennie Foster, Sivz and more. This year, at this club he played his longest live set to date, 6 hours set. Thinking he can still offer some more to the community, He teamed up with some of his closest friends to create this new group or movement called "The Initiative". Which in less than a year, they have achieved quiet some recognition around members of this city. They pulled off two underground raves with almost a 1,000 attendees, Now they have the opportunity to bring their events to different nightclubs around the city. They are bringing this new energy and look to their well-known parties. Henry C has also achieve some recognition and love around some countries in Latin America, such as Mexico, El Salvador, Nicaragua, Colombia and others. He debuted with the 2003 single "The Sad Piano." Released on Ben Watt's Buzzin' Fly label, played by Derrick Carter and Pete Tong, and licensed by Steve Bug, the single got Martin's recording career off to an impressive start. Additional singles for Buzzin' Fly and Utensil were out by the time Martin and Claude VonStroke co-founded the Dirtybird label, an outlet for both producers' solo tracks, Martin's partnership with Christian Martin (as Martin Brothers), and other artists such as Ardalan. Martin's debut album, Ghettos & Gardens, was released on Dirtybird in 2012 with new productions, a handful of remixes, and a "remake" of Goldie's "Kemistry" all part of the program. Justin moved away from dirty bird pursue in his new sound and focus on his productions. With this Justin had started his own label, whilst not ready yet, Justin continues to put the hard work into his new label by doing all the designing, editing, organizing you name it, his 100% effort has started and will continue to grow his label. The in depth interview covered topics from his emergence on to the scene in 2010, his growth as an artist inking a deal with PMR records, a spot on the prestigious Radio 1 “Residency” which facilitated a number of bookings and performances the world over. The article also touched on his on going support from Red Bull Academy to his return to his independent creative roots with his Today Tomorrow records, the innovative spread covered every base. Another mile stone of 2017, was the launch and release of the collaborative efforts of Williams and Julio Bashmore, their first EP, one of many scheduled for further releases in the forthcoming year via their joint Independent Conch records. Avid students of house music, the label aims to push out more underground cross genre music with heavy rotation from Moxie & Shyone. The tastemaker also released an EP on the legendary NYC house label "Strictly Rhythm" stand out track "Moody Dubs" premiered by Annie Mac and Kerri Chandlers Madhouse Records, the stand out track "Together" reaching No.10 in the traxsource chart. As this year comes to a close, this year has proved to be a stellar one for the West Londoner as he starts work on Vol.3 of his "Sodality” Series. In this episode, Greg talks to Mal Label boss Mal Harper. They open the episode by listening to the song "Evil Aria" by Illexxandra on the latest Mal Label compilation Space Opera. Mal talks about putting the compilation together, and how they brought together a diverse lineup of both up and coming and established artists around a common stylistic theme. Greg and Mal then mention the Pyramind live stream scheduled for later that day featuring some Mal Label Artists, and how they will continue to work together on events and look for talent among all the many talented Pyramind students. They then talk about the origins of Mal Label in the live events and music promotion space. Mal talks about how she met El Diablo and The Genie, and how they put on their first shows, as well as the band Mal was in around 2008. Mal talks about how events like Burning Man inspired her and other event companies in the Bass Music scene to add more visual and art elements to live events. After this Mal talks about how she decided to go back to school to learn Music Business and Marketing, which allowed Mal Label to transform into both an events company and full-fledged record label. Mal credits two events that inspired her, Shambalah and Bass Coast in Canada. Both because of how fun they are and how they work hard to create a safe dance space for their patrons. Mal and Greg then discuss the meaning of safe dance spaces and how important they are for the scene, as well as how much progress has been made to create Safe dance spaces. Circling back to the record label, Mal talks about how Mal Label now has over 250 releases. They talk about how the label has gotten to this point by focusing on putting out material from up-and-coming artists, as well as prioritizing women and POC artists. Mal also talks about how the label has recently moved from putting out releases in rapid succession to focusing more on creating curated compilations in order for each release to get the proper time needed for marketing. She also talks about leveraging their large catalog to a music library that focuses on micro-licensing for internet ads and home-exercise content, and how doing so has created a consistent revenue stream for the label and its artists. Finally, they listen to another couple of tracks from Space Opera, first "The Dragon" by El-Diablo and Nim-1. Greg and Mal talk about the crossover potential between Bass Music and Hip Hop, and how it's been done so successfully over the years. Jennie-maree Tempest is a textile artist living on the Bass Coast of Australia. After many years creating art quilts and portraits, she has decided to challenge her textile art skills and creativity by creating textile art botanical sculptures. Jennie-maree focuses her creativity inspired by the native Australian species that grow around her coastal home. The latest is a flowering yucca that is around 6ft / nearly 2m tall! It has been a massive undertaking, and has taken over four months of hard work to create. It's not only a challenge of textile art but also of construction.
