In this episode of the Econ Dev Show, host Dane Carlson speaks with Deb Brown, co-founder of Save Your Town and author of "From Possibilities to Reality: How to Save Your Small Town." They discuss Brown's workbook-style approach to small town economic development, sharing practical examples of community revitalization, including movie theater revitalization as an economic driver. Brown offers insights on addressing resistance to change by exploring what people truly valued about their towns in the past, and provides actionable strategies for community members who want to make a difference in their small towns. Like this show? Please leave us a review here (https://econdevshow.com/rate-this-podcast/) — even one sentence helps! Actionable Takeaways for Economic Developers Implement the "idea friendly method" to bypass traditional committee bureaucracy and mobilize community-driven economic development projects. Organize "Tour of Empty Buildings" events to showcase vacant commercial spaces and connect potential business owners with available properties. Focus on attracting and supporting local businesses to expand into empty downtown spaces rather than solely pursuing large outside employers. Create accessible maps and resources that showcase available commercial properties to potential investors and entrepreneurs. Engage residents outside the "usual suspects" (city officials, chamber members) by hosting informal idea-gathering sessions at local coffee shops or breweries. When communities resist change, dig into what they specifically valued about the past to identify the core needs that modern solutions can address. Develop sustainable business models for community assets (like movie theaters) that create real employment rather than relying exclusively on volunteers. Establish clear pathways from idea generation to implementation that don't require formal committee formation or extensive bureaucratic processes. Prioritize filling downtown vacancies with businesses that serve current community needs while preserving historical character. Leverage success stories from similar small towns as proof-of-concept examples when pitching new development ideas to stakeholders and building owners. Special Guest: Deb Brown.

We underestimate the power of love–or maybe limit the places where we deem it appropriate–but that's silly because love is the most powerful motivator on the planet. We believe that love can actually be the key to unlocking the answers to some of our biggest questions and challenges in small towns. In this episode, Rebecca talks about all the ways that love can make our communities better places and what it looks like to show up with love. In this episode, we share three challenges for you to start using love as a force for good and change in your communities: Focus on doing more of what you love Ask yourself: What would make me love my town more? Pour out your love on the people who do the things that make you love your small town more.  Links + Resources Mentioned: Jeff Siegler's book: Your City is Sick. That takes tremendous courage and bravery because there's no way that was universally popular. This is a bold, audacious move that is rooted in love and pride of place. Deb Brown, Chief Mission Officer for the American Lung Association, gave us an update on the annual State of the Air Report and our Delaware Valley air quality it isn't good when it comes to Ozone smog and particle pollution.    We discussed the mission of the Lung Association, education, advocacy and research, which includes the annual report card. She spoke on the health ramifications ozone and particle pollution, they can cause premature death and other serious health effects such as asthma attacks, heart attacks, strokes, preterm births and impaired cognitive functioning later in life. Particle pollution can also cause lung cancer. She notes that communities of color are disproportionately exposed to unhealthy air and are also more likely to be living with one or more chronic conditions that make them more vulnerable to air pollution, including asthma, diabetes and heart disease. The report found that a person of color in the U.S. is more than twice as likely as a white individual to live in a community with a failing grade on all three pollution measures. Deb discussed their current research project on lung health, following a cohort or 25 to 35 year-olds to observe their lung health over the years.  Now in the second year, they are looking for volunteers to participate.   She reminded us of Saved by the Scan, lung screenings for former smokers with a 20-year history of smoking or a 2-park a day habit for 15 years, lung cancer is the number one killer for men and women and survival rates improve with early detection.      We discussed their educational programming, including smoking cessation offerings and youth initiatives.    We also discussed their advocacy work, advancing anti-tobacco laws and air pollution rules that will help clean up particle pollution and address climate change and promoting zero-emission technologies, like electric cars and trucks. Finally, a call to volunteer or fundraise, either a DIY activity or through their annual Fight 4 Air Climbs or other events.  For more information about the State of the Air reports, Saved by the Scan, their anti-smoking campaigns, volunteering or fundraising go to LUNG.org.

About Deb Brown Maher: Deb Brown Maher owns Deb Brown Sales, a company that helps small business owners succeed through improved sales performance. She has over thirty years of experience in sales leadership, training, and coaching. Her clients boast that she successfully moves them from "stuck" to "productive" by empowering them to change how they approach sales. Deb is passionate about helping people sell from a position of integrity. She shares her methods in her book and video training course "Sell Like Jesus: 7 Characteristics of Christ for Ethical Sales". Deb has an impressive track record of getting results — first as a salesperson, then as a sales leader for various organizations, and now as the owner of Deb Brown Sales. She loves working with small business owners who have to sell but hate to sell. Her long-term goal is to eliminate the negative stereotype of sales by changing how people sell. Check out the latest episode of our Conversational Selling podcast to learn more about Deb.  In this episode, Nancy and Deb discuss the following:The reason why many people hate selling.Ways of changing the minds of business owners who must sell but aren't into it.Selling is having a persuasive conversation. The history of Deb's book: Sell Like Jesus, Seven Characteristics of Christ for Ethical Sales. Value of a balance of caring for others and standing our ground in sales. If you're talking, you're not selling. You can't sell anything to anyone until you understand what they want to buy.Why nobody can convince anyone of anything. You don't have to be an expert in your product to sell it effectively.Key Takeaways:  Changing mindset starts first with the willingness to look at sales from a different perspective. If you don't have a ready response that creates a win-win scenario, you will end up in a win-lose or a lose-win, both of which are loose loops. If prospects know a lot and you're telling them all the great features and benefits, you're insulting them because you're discounting what they know without knowing it.Good news for those who think you must do dog-and-pony shows - you don't. In fact, it's usually insulting.Passion drives you. But that passion alone isn't enough to sell effectively.A book might be worth that expense just to read to get alternative perspectives because the phrasing, the way of saying things and doing things differently, is not intuitive."So, if you're in sales, you are going to be asked to lower your price. And if you don't have a ready response that creates the win-win scenario, then you're going to end up in a win-lose or a lose-win, both of which are loose loops." – DEB " What I did was look at how Jesus communicated. And I elevated the techniques that he used to these seven characteristics. The first one is a character, then connection, clarity, comprehension, certainty, choice, and commitment. Now you can imagine there are a lot of nuances under each one of those characteristics but basically what I did was take the steps of the sales process from preparation to setting expectations to having that sales conversation, closing, delivering, and doing the follow-up and follow-through, and applied that that structure in each of these characteristics, if that makes sense. " – DEB "Going back to something you said about the importance of preparation, we need to be prepared for each sales process step. And when you're making a first contact, the goal is to go ahead and do your selling on that call if you're in a one-call close. But most people are not. And so, the goal of that first call is to create space to have a deeper discussion, whether it's face-to-face or a video conference, or a separate phone call where you have enough time set aside to go through the process of qualifying effectively." – DEB Connect with Deb Brown Maher:LinkedIn: https://www.linkedin.com/in/debbrownmaher/Deb Brown Sales: www.debbrownsales.comWorshipful Art:https://deborah-brown.pixels.com/Try Our Proven, 3-Step System, Guaranteeing Accountability and Transparency that Drives RESULTS by clicking on this link: https://oneofakindsales.com/call-center-in-a-box/  Connect with Nancy Calabrese: Twitter: https://twitter.com/oneofakindsalesFacebook: https://www.facebook.com/One-Of-A-Kind-Sales-304978633264832/Website: https://oneofakindsales.comPhone: 908-879-2911 LinkedIn: https://www.linkedin.com/in/ncalabrese/Email: leads@oneofakindsales.com

Because Deb is a Christ-follower, she looked to Jesus. As she read scripture, the Lord highlighted certain passages showing her how they applied to sales conversations. That's how her book, “Sell Like Jesus” was born.  Deb recently completed a Marketplace Mission Trip and had an unforgettable experience. Deb Brown is the president of Deb Brown Sales and Author of Sell Like Jesus, Seven Characteristics of Christ for Ethical Sales. After realizing how many people associated her with the pushy used car salesman type everyone hates, she took a professional sales course and recognized principles being taught that resonated with her faith. As a child, she loved the idea of making and selling things to make money. When she graduated from college, she came to the conclusion that she had to find a way to sell that which she was comfortable with. It took years before she found someone that was teaching a trustworthy sales approach that was also Christian. He was very careful not to teach techniques that would disregard another person. Those sales where you have to talk to someone to consummate a sale even when doing lead gen online. There comes a point in your sales process where you have the conversation to gain understanding and see whether you have a good fit between what you have and what they need. She believes that conversation needs to have structure. Most people think sales is by the seat of their pants, and people develop their own mojo. Doing and saying certain things every time in a certain way. If you just set the expectations at the beginning of the conversation, you'll have a chance to get back on track. If you've gotten off track, you can point back to the expectations that were set and reset the course for the conversation. At the end of the sales conversation, which isn't necessarily the end of the sales process. Set expectations to make sure everyone is clear on what's going to happen next. Establish what was accomplished and what deliverables each party might have before you meet again. Deb made the decision long ago to only work with people who want to learn. When talking to a company with a sales team, she always makes sure to engage with the sales manager and individual salespeople themselves to get buy-in because if someone doesn't want to learn, they could put up obstacles that derail the teaching and learning of everyone in the room. She believes it's essential to master each of the steps and transition between them. There are some phrases that she asks people to memorize because they work 100% of the time. A lot of people think this person can sell because it's in their nature and they just have the personality for it, and you could never do what they do. The truth is that there are certain ways to engage in conversation with people when selling. No matter what your personality is, whether you're an introvert or extrovert, Deb will teach you perfect phrases. When you approach sales as a conversation by giving and taking, you are learning more than you're telling. In the early stages, you're learning someone's story and you're gaining the information that you need to be able to guide them to the best possible solution for them.In this episode:[01:49] Deb describes her journey of getting into salesHaving to find a way to sell which was oblivious to as a child, became a really big issueNot being able to do to people what she didn't want to be done to herself[06:04] Using sales tactics in the digital marketing world and getting pushbackInvite people to an open conversation about their reactionHave the conversation and gain the understanding to see whether you are a good fit[09:33] The goal is to create an environment which you and the prospect can discover togetherSetting expectations is about starting the conversation by stating the objectivesMapping out the first phone call all the way...

Our guest in this episode believes selling doesn't have to feel like a necessary evil. More so, that one doesn't have to sell their soul to sell. Deb Brown Maher is a relationship catalyst who helps business owners and freelancers change their sales approach by shifting their perspective of sales from convincing a prospect to buy to being of service to them. Deb's combination of coaching, creative listening and supportive guidance enables her clients to gain a completely new perspective on their sales process and conversations, which leads to an increase in sales and business growth success. Deb is also the author of the book, “Sell Like Jesus:7 Characteristics of Christ for Ethical Sales”, where she details how to apply the communication methods used by Jesus to open the doors to reap the benefits of the spiritual law of the harvest: Everyone reaps what they sow. In sales, as in life, when we do the right things for the right reasons, we get right results.

Dr. Albert Rizzo, Chief Medical Officer, American Lung Association, and Deb Brown, Chief Mission Officer, American Lung Association, discussed the ALA's annual report on lung cancer.   Lung cancer is the leading cause of cancer deaths in America, but both expressed hope thanks to their aggressive anti-smoking advocacy and scans for people at high risk.  Screening is used to detect lung cancer early, if  caught before it spreads, the likelihood of surviving 5 years or more improves to 60 percent.   We discussed the causes, while smoking is accountable for many cases, second hand smoke, particle pollution and radon can also cause it. For former smokers, however, a screening program can help discover cancer while still in its earliest stages.  We also discussed the outcome disparities for men – and women – of colour, in scanning and treatment.    For more information call 1-800-LUNGUSA (1-800-586-4872) or visit Lung.org.  For the risk factor questionnaire go to SavedByTheScan.

Sell Like Jesus Deb Brown Maher pt 2 You've heard me share my story several times on this podcast. How, after I left the military, I had my own business doing insurance sales and did quite well for several years. I had my own agency with agents and staff and we had become the second highest producing agency nationwide for the company I was with.  But, eventually, I got bored with it and entered law enforcement. The reason I bring that up is simple. Our guest today has written an absolutely fabulous book titled, “Sell Like Jesus.”  Praise the Lord! Most people recognize Jesus as the master in servant leadership. But did you know He was a master salesman? Deb Brown Maher says, “When done right, sales is a form of servant leadership.”  In her book, “Sell Like Jesus: 7 Characteristics of Christ for Ethical Sales,” she unpacks what Jesus did; how He did it and how YOU can apply it to your sales conversations, too! Amen! Deb Brown Maher is an accomplished business owner who has been helping salespeople connect with their ideal customers for over 30 years. Her professional background included expertise in all levels of sales execution, training and coaching that spans multiple industries as well businesses of every size: from start-ups to mid-range and global organizations. Her passion is helping her clients overcome obstacles to achieve sales success so they are better able to serve their clients while fulfilling their own goals and dreams. She is committed to teaching people to sell from a position of authority. This is part two of a great two part interview! In your book, “Sell Like Jesus: 7 Characteristics of Christ for Ethical Sales,” you list seven different characteristics. Can you briefly go over them for us and give us an idea of what you cover in your book? Because this sounds fascinating… (we pick up our conversation with Characteristic #4)... #4 – Comprehension #5 – Certainty #6 – Choice #7 – Commitment Out of those sevens characteristics, which do you believe is the most important? You state, in your book, “Sell Like Jesus: 7 Characteristics of Christ for Ethical Sales,” that Jesus is the ultimate model in how to “establish, build and maintain meaningful relationships.” Is that the key to a successful sales career? Relationship? Deb, this has been so interesting… How can someone obtain a copy of your book, “Sell Like Jesus: 7 Characteristics of Christ for Ethical Sales,”?  Is it available on Amazon? If someone wanted to get in touch with you, to ask a question, check out your coaching program or possibly to do an interview such as this, how can they do that? How can someone get I touch with you? I'll put links to all of this down in the show notes below… Folks, Jesus had to, not only recruit His disciples and “sell them” on the new plan of salvation, He had to do so in a way that they would be able to carry on the “sales system” after He was gone. He was – and is – the ultimate salesman. Amen! Deb Brown Maher's book, “Sell Like...

Other than that brief information I just shared, can you tell us in your own words, “Who is Deb Brown Maher?” Your first venture into sales was fairly successful. Can you explain the success you had selling pot holders? What made you decide to pursue sales as a career goal? But your first venture in sales did not work out the way you thought it would. You felt like you were being lumped into the same category as the “used car salesman” category. I must admit, I've felt like that before as well. What did you do to overcome that perception? You have a saying, “People get into business because they love what they do – not because they love selling.” But isn't sales a part of every business? You state, “Sales and evangelism, when done well, is a unique form of servant leadership.” Can you explain that for us? With your follow up. Very few Realtors follow up. If the client is not right in front of them, they forget about them. If you do follow up, you will be in the minority of Realtors and that is a good thing. You will have very little competition. You will also impress your potential clients with your interest in serving them. So, how should you follow up? When should you contact them? What should you say? In this episode of The Delicious Story, I visit with Deb Brown of saveyour.town about the big things happening in small towns today.Right off, Deb provided compelling information about the state of small-town U.S.A. that dispelled misconceptions I had about what is worthwhile and possible in small communities. Deb's news is that things are actually exciting in small towns, there are viable opportunities for development, and we should all care about supporting small towns—as residents and visitors alike. Deb grew up on a farm outside of Geneva, Iowa, population 141, where her first entrepreneurial venture was raising a hog. She developed her business chops through a rich background of business experiences both in small towns and big cities. Her passion for small towns never waned however, which led to her become co-founder of saveyour.town.Today, Deb travels all over, speaking and working with communities to help them brainstorm ideas into practical action. Deb is knowledgeable about small-town life and savvy when it comes to working the saveyour.town approach, coined “the idea friendly method.” The key elements of her method include:•Gather your crowd•Build connections•Take small stepsDeb is a natural storyteller and speaker, so she migrated from one interesting story to another providing thrilling examples of how this method has worked in small towns. And for those interested in marketing a business anywhere, the stories and messages of Deb's anecdotes will engage you like a warm piece of bread with butter!TASTY STORIESDeb shares one particular story of a South Dakota small town that includes teenagers, garden sheds and Christmas. I'd tell you the details, but they are more fun as told by Deb. See if you can glean the lesson of the story! Of course, at The Delicious Story we want to capture a memorable meal, and Deb shares an enchanting one involving travel, the magic of impromptu events all wrapped up in Lisbon, Portugal. STICK-TO-YOUR-RIBS GOOD LUCKAs I write this post, we are experiencing record-setting frozen temperatures in the Midwest and are surrounded by an unimaginable arctic tundra. And so, anything warm that can stick to the bones and rest in the belly for a while sounds marvelous. Deb shares a dish called Speck ‘n Dicken, a German-inspired term harkening to “Year-Old Pancake.” The recipe here is from SparkPeople. Deb mentions the small town of Akley, Iowa with strong German heritage where you can eat these pancakes in January; a tradition meant to bring you good luck. Speck ‘n DickenINGREDIENTS2 cups whole wheat flour1 cup white flour½ cup brown sugar3 tsp baking powder3 eggs¾ cup Karo (dark corn) syrupSalt2 cups milk½ tsp anise seed (optional)DIRECTIONS: Mix ingredients together (excluding the sausage) and refrigerate overnight (or at least 4 hours). Then fry like a pancake, placing 2-3 sliced ring bologna pieces on one side before flipping. Makes 24 medium sized "pancakes". *Tastes wonderful served with homemade applesauce.
