Jorge Sanchez is President and CEO of San Antonio-based Thor Energy, which develops and finances energy-efficient projects throughout Mexico and South America. Sanchez tells the fascinating story of how a start in his family's business turned into Thor Energy, and how simply listening – to your customers, yourself, your children – holds the key to differentiating yourself from the competition. From the start, Sanchez listened to customers' specific needs and found a foothold selling locomotive parts to Mexican businesses. Leveraging the common language, Sanchez quickly expanded into South America, and listened when businesses in the marine and oil and gas industries – both of which utilize the same parts as the auto industry – asked for his services as well. At every turn, says Sanchez, listening to customers and their needs catapulted Thor over their competitors. The move from oil and gas and fossil fuels to renewable energy occurred when Sanchez's daughter presented a school project on renewable energy; it was the moment he recognized not only the opportunity, but also an immediate need, to pivot in that direction. Sanchez seamlessly transitioned the company into a service that recognizes a problem, identifies the technology to solve it, then finds funding for the partnership. In this instance, he explains, Thor quickly overtook the competition by adding the financing piece. Even large, State-run companies throughout South America often lack the financing up front to address pressing issues in the Amazon, he explains. Thor Energy can simultaneously find the partners and technology for a solution and conduct a visibility study to secure the financing to push projects forward. Culturally, each country is its own entity, says Sanchez. We discuss Jorge's postdoctoral work on the Huarochirí manuscript – one of the few surviving records of indigenous Andean philosophy in the Quechua language – and talk about the metaphysical ideas Jorge has worked to uncover in the text. It's crazy witnessing the universe align when it's pushing you to meet someone. A few friends had sent me Jorge Sanchez's profile saying I needed to have him on the podcast. Then a week later at a Warriors game, I got to meet him and understood why he needed to be on the show. Jorge is a professional wheelchair basketball player and a part of the Dub nation! At the age of 8, Jorge was diagnosed with Osteogenic Sarcoma, which is a type of bone cancer that caused him to have his leg amputated. Through the countless surgeries and navigating this new way of life, Jorge was approached by someone in Costco who told him to try out wheelchair basketball. Years later, he's now an Olympic Gold Medalist! Today we dive deep into Jorge's journey. Title Nerds co-hosts Mike O'Donnell and Bethany Abele welcomed two partners from our Environmental Practice In Episode 9, Alexa Richman-La Londe and Steve Senior. Alexa and Steve discussed the hot real estate market in New Jersey for commercial/industrial properties, which are frequently environmentally impaired and require remediation. This led to an interesting conversation about the use and mechanics of NJDEP's Deed Notices that get recorded in land records, including a case where a property owner refused to consent to a Deed Notice (Cozzoli Machine Company v. Crown Real Estate Holdings, Inc., Docket No. A-1733-19, App. Div., Dec. 7, 2021). The discussion led into other environmental documents that show up in title searches (including, other deed restrictions, conservation easements and liens), and the potential obligations of sellers and/or lenders to disclose environmental reports. Next, Mike interviewed counsel Jorge Sanchez about a case recently heard in the Appellate Division and approved for publication, Woodmont Props. v. Twp. of Westampton, 2022 N.J. Super. LEXIS 13, *2 (N.J. App. Div. Feb. 7, 2022). In this published case, the appeals court affirmed the dismissal of a potential purchaser's claim for a constructive trust as to foreclosed land, finding that the potential purchaser's claim could not be sustained because a foreclosure and sheriff's sale extinguished any unrecorded contractual right to purchase the property. The plaintiff, Woodmont had contracted to purchase a piece of land. The contract required that the seller not encumber the Property more than 80% of its value. Woodmont did not record the contract in the County Clerk's Office. The following week, the seller gave a mortgage on the land to TD Bank to secure a loan, encumbering the property. The seller defaulted on the loan prior to closing with Woodmont, and TD Bank sought foreclosure of the property. Woodmont did not intervene. While the foreclosure was pending, Woodmont entered into a redevelopment agreement with the Township of Westampton, which was terminated by Westampton when Woodmont failed to secure title to the land. The property was eventually sold to TD Bank at a Sheriff's Sale. Woodmont subsequently filed suit against Westampton and TD Bank, among others, alleging tortious interference and a breach of the redevelopment agreement. Central to the claim was that the TD mortgage lien was more than 80% of the property's value. The case was dismissed, and Woodmont appealed. On appeal, the appeals court found that the claims against Westampton failed because the redevelopment agreement was conditioned on Woodmont having title to the property, which it did not. As to TD Bank, the Court first found that even if TD Bank knew of the Woodmount contract, it still had a right to foreclose and need not name Woodmont as the contract was not recorded. To rule otherwise would run contrary to N.J.S.A. 2A:50-30, prior case law. The Court warned that those who did not record their interests ran the risk of their property interest being terminated without being named as defendants in a foreclosure. However, the court did find that Woodmont could have a viable claim against TD Bank for tortiously interfering with its contractual rights with the seller if it indeed knew of the contract .

High school students Jenaya Wilder, Jorge Sanchez and Mary Katherine Archer joined host of Change Starts Here, Dustin Odham, to discuss how to overcome the issues facing today's schools. A common theme the three students mentioned as a struggle for the modern-day high schooler was the tendency for cliques to form, which discourages individualism and increases groupthink, and time management, like how to juggle social expectations with schoolwork and extra-curricular activities. How does a student combat these issues? Archer thoughtfully noted to not let labels confine one's dreams and goals. “Just because I like something, doesn't mean that's my identity,” she explained. “I think students need to understand that ‘it's high school,' and you can do or be anything – that's life.”However, many schools are experiencing an apathy issue, where students aren't quite as excited to be a part of the school community. The group discussed many ways to solve this problem, and it ultimately boils down to a positive school culture. This solution would consist of increasing school pride; participating in extracurricular activities; highlighting the school's history, alumni and successes; and allowing students to take more ownership in decisions.Sanchez posed the great question that administrators are likely asking themselves: “How am I going to give 3,000 students a voice?” One route seen at many schools already is implementing representative groups or clubs that would represent the student body's interest. This could look like anything from student councils to town halls. The episode ended with reflecting on some of their favorite resources to learn from, like TikTok, YouTube, Ted-Ed, and books, as well as some overall life tips:• Waking up early in the morning to extend your day.• Taking a nap and catching up on sleep is extremely underrated.• Staying organized through structure and deadlines.• Investing time into your personal wellbeing.

While many of us were safe at home in 2020, the staff on the 4th floor of Spaulding Hospital Cambridge were volunteering to care for Covid-19 patients. In this episode, Amanda and Rachel are joined by Pauline Clarke, a nurse manager at Spaulding Hospital Cambridge and recent 2021 graduate of the MGH IHP Doctor of Nursing Practice program. For her capstone project, Pauline interviewed her staff about their experiences working through the pandemic. What she learned from her staff paints a vivid picture of life and work in 2020 for these dedicated healthcare workers.
