The first point was that quantity surveyors (QS) and building cost estimators come from different backgrounds, but when it comes to residential costing they work in very similar ways. Either one can provide the cost education you need. You just need to find someone local.Although I did not cover it in this episode, the costs for a quantity surveyor's services are very similar to those of building cost estimator. I covered a building cost estimator's services and costs in the previous episode.2. The second point was again about the critical importance of obtaining costing advice early in the design phase, to ensure your budget and design brief are aligned, before you go too far. Ideally this should happen at two stages:First at the concept design stage when you have just got rough floor plans, to confirm your ideas are even feasible.The second stage, if you proceed that far is at the detailed (developed) design stage, when you have floor plans and elevations and a bit more information. But you haven't gone to Town Planning and you haven't gone as far as getting full engineering done. You may have partial engineering if you need that information based on your design. This is so important, I just can't stress this enough.3. The third interesting point is that both quantity surveyors and cost estimators provide costings for builders at tender stage. Many builders don't have the time or inclination to prepare their own tender estimates. It's important to note that all builders will have their own suppliers and buying power, and this will lead to a different final tender price outcome. The benefits of obtaining independent cost advice from a cost estimator (or a Quantity Surveyor):It's impartial and obligation free.You get a very comprehensive cost breakdown, so you can work out what to change to lower your costs (assuming you will probably want to!)2. Obtaining cost advice early in the design phase is critical to ensuring your budget and design brief align. Preferably at two key stages:Concept (Sketch Design) Stage: As soon as you have a rough floor plan to determine if your ideas are feasible. The report we call The Pulse provides critical intelligence for property investors because it shows how you can get both a high rental yield and excellent capital growth if you choose your location well. Recent editions of The Pulse have featured locations where rents have grown 10-15-20% in a year, but so have property values – providing the ultimate win-win-win situation for property investors. Hotspotting produces this report in association with leading national experts on property depreciation, Washington Brown – who provide additional key elements to the data in this report. The figures from Washington Brown show that intelligent application of depreciation tax benefits can create a significant increase in the rental yield of your property. It depends on a number of factors, including the tax bracket you are in, but typical depreciation benefits for an investment property can lift a 6.3% gross rental yield to 6.75%. A 6.4% yield can improve to 6.8% or 6.9%. Tyron Hyde, the CEO of Washington Brown says that “Depreciation is the secret sauce when it comes to property investing - and can turn a good, positively geared property into an even greater property! “Better yet, depreciation can turn a negatively geared property into a positively geared scenario.” Tyron Hyde reminds us that property investors are able to claim the wear and tear of a property against their taxable income, which should be factored into the yield of a property. Depreciation is a non-cash deduction, which means, unlike all other expenses on your property, you don't have to pay for it. The depreciation amount you can claim is built into your property when you buy it; you just need a Quantity Surveyor like Washington Brown to calculate the number. So, if you get a copy of The Pulse, you can learn a number of key things for property investors: 50 locations which are affordable, where you get above average rental yields, and which have good potential for capital growth – and the important data from Washington Brown which shows how depreciation benefits can turn a good rental yield into a great rental yield.

Charlene Colas is a South African who has been living in France for 20 years and studied in New Zealand to become a Quantity Surveyor. She is a tri-lingual and an advocate for advanced technology and wellness in our industry. She is a RICS charted surveyor (QS). Bespok – She is the co-founder of a niche consultancy called Bespok (the art of construction) located in Versailles (France). Her company works on turnkey projects with property investors that have portfolio's across mainland Europe and very recently in the middle east. They work to create solutions to problems in the built environment and construction industry by integrating blockchain technology and artificial intelligence. Charlene loves to discuss the myriad opportunities that exist for the use of technology, including project management, crisis management, quantity surveying, contract management, future solutions, and more. Charlene has worked for main contractors and professional multi-disciplinary practices, with projects in New Zealand and Mainland Europe.
