Andy Blow has a few top 10 Ironman and 70.3 finishes and an Xterra World Age Group title to his name. He has a degree in Sport and Exercise Science and was once the Team Sports Scientist for Benetton and Renault F1 teams. He raced his first Swimrun (the Ötillö World Championship) in 2014. He founded Precision Hydration in 2011 to help athletes solve their hydration issues. PH became a sponsor and official hydration partner for Ötillö in 2017.Andy’s draw to Swimrun was the idea of being able to race in pairs. After knee surgery and essentially backing away from triathlon, he asked his training partner Elliot if he wanted to check it out. They then reached out to Mats and Michael at Ötillö to get into the 2014 race. (They finished in the top 10) Part of the attraction to Swimrun for Andy was the wild west/infancy stage and the adventure.We chatted about how he started PH by basically trying to diagnose and solve his own fueling problems in races. The idea for the company took shape after helping a bunch of athletes with a lot of success. We also chatted about the misconceptions about hydration and how a lot of symptoms that athletes experience during and after events can be solved by taking proper amounts of sodium. We did a deep dive into how to calculate sweat rate and properly hydrate and how to unlock better race performances. We broke down the different theories around hydration and why hydration now can be much more individualized and effective. Andy explained to us why they designed their products to have three levels of sodium formulas—1500, 1000, 500—and how to determine which to use and when.Finally, we talked about how to properly hydrate endurance events generally (they have a great blog post on their website about this) and specifically for Swimrun. Since teams are limited in what they can carry onboard, properly using aid stations to make sure that sodium levels are kept at optimal levels. Just had a very enjoyable catch up with Jordy Catalano and Tim Fleming on the current market and future direction of apartments. Five years ago Jordy Catalano and Tom Hywood launched Apartment Developments to bring the disparate offering of off the plan apartments to one place. Both Jordy and Tom are the sons of media heavyweights and injected fresh energy into a burgeoning sector. Since then AD Group (as it is now known) has grown to cover three distinct markets being - Apartment Developments  - Off the plan Apartment Sales House & Land Developments - Land sales & house and land packages in new communities ID Development Business to business platform to manage development sales Tim Fleming is the General Manager of AD Group and apart from an illustrious football career with the the Richmond Tigers (amongst others) spent many years at REA group (realestate.com.au) through its formative years when real estate advertising on the internet was still a hard sell. It took me a while to get Tim and Jordy in the same room to talk to me about AD Group and how they see the apartment market but I finally did it. The key to selling out your development project is finding buyers who are looking for what you are offering. Finding the right buyers' involves marketing activities designed to attract interested people. Generating and nurturing those leads is key to the sales success of your project. So today I am talking marketing off the plan properties with Tim Fleming. Tim is currently working on a couple of publishing platforms that help developers market their stock, and Tim was also involved very early on with realestate.com.au so he has enjoyed a front row seat over the past 10 years as the digital wave crashed over the property market. We talk about what impact digital marketing has had in off the plan sales, how you respond to a changing market and a couple of great ways you can generate and nurture leads. If you want some ideas on how you can generate more leads for your next project then we share some gems that won't break the bank. Lessons for real estate developers It was a good chat on how digital marketing is helping to reshape off the plan selling. I found it amusing when Tim recalled how in 2007 an email address was considered worthless as a lead to a developer, how things have changed! Here are a couple of lessons I took from our conversation: 1. Product and pricing is still very important for property developers Despite all the advances in digital marketing and the various platforms that have sprung up, getting your product and pricing right is still critical to the sale of an off the plan property. And this is amplified in a softening market, so pay close attention to what you are proposing and how much it is going to cost the buyer. 2. Producing helpful content is a great way for property developers to assist buyers I am a strong believer in producing content and marketing materials that helps people make a buying decision. If you can help educate people on what they need to consider before they buy a property that can be helpful and build trust. There is a mountain of content that you could produce to help people, from the type of furniture they may need in their new apartment, or how an owners corporation works, or the story about how you chose the site for your project. You can also produce content about the people on your project team - the designers, builders, interior designers etc - and sketch out the details of what you are trying to do. Just keep in mind that focusing on the needs of your potential buyers will produce more relevant content, rather than just publishing stuff that is all about you. 3. Nurture and measure your leads Tim mentioned that lead nurturing is very important and that paying attention to people is key to converting the lead into a sale. Tim highlighted the importance of measuring your efforts to understand where your audience is coming from and what they are interested in. And don't forget if you have past buyers or an existing database you can leverage your relationship with them. Maybe they have family or friends who may be interested in what you are doing... in fact I am going to do that on my next project with people who purchased in my last project, I am going to let them know early on that we have something coming to market so if there is any interest we can get the conversation going, as they already have some experience dealing with me, they may feel more comfortable dealing with me again. In Orange County, sales teams were gearing up to hit milestones going into the holiday weekend. Scott Wade, general manager of David Wilson’s Villa Ford in Orange, said his dealership was offering an extra $1,000 in trade-in assistance and clearance rebates of up to $10,000. The dealership, he said, wants to see a 10 percent growth in sales over last year’s holiday weekend. “We feel that we’re better equipped this year, better staffed and we have better inventory,” Wade said. “There’s a lot of pent-up demand we feel like we can tap into.” K.C. Heidler, OCADA’s president and owner of Carmenita Ford in Santa Fe Springs, said “sales are down and inventories are starting to build up,” leading to bigger incentives. Tips for buyers To make the most of car-buying, Montoya suggests doing research and test drives beforehand. All you’ll have to do when things are crowded over the weekend, then, is sign the papers. “You don’t want to arrive there and start the process from the beginning. You won’t get the same level of care and attention you would on a regular day,” he said. Wade said the holiday weekend would be incredibly busy. To keep customers happy, Villa Ford will have food and entertainment for people waiting to buy a car. He suggested customers make an appointment ahead of time to avoid waiting for help on the lot. Another pro tip? Line up financing before going to the dealer. Buyers may also want to keep in mind, Montoya said, that many of the deals expand beyond Labor Day. When they do, you can go later and avoid the crowds. Certified pre-owned vehicles won’t have as many incentives, but may have promotional interest rates, Montoya said. If now’s not the time, Montoya said some deals might be better at the end of the year, but the supply would be much slimmer. Auto sales slump Year-to-date, vehicle sales in Southern California declined 2.3 percent through June according to the California New Car Dealers Association. Car sales have decreased 11.7 percent in the period while light truck sales are up 10.1 percent. Light trucks sales have seen an insurgence due to more construction in the region and low gas prices. In Los Angeles and Orange Counties sales overall decreased 3.3 percent, according to the CNCDA. Auto highlights In the state, the bestselling car was the Honda Civic. The best selling mid-size car was the Honda Accord and the best selling compact/mid-size pickup was the Toyota Tacoma. In July, auto sales in Orange County were down 6.4 percent compared with the same month in 2016, according to OCADA.  Sackrison said the year in auto sales for Orange County would likely end with a 3 percent to 4 percent slump compared with last year. Perspective, though, is key. “Sales are still quite high,” Fleming at KBB said. “When you compare it to years past, sales are still at a strong pace, just not at record levels. It could have an impact on deals, especially with dealers where inventory has stocked up. That’s never a good thing. You don’t want cars sitting on the lot for a long time. That’s where more of the deals can be found and why its a good time to buy those 2017 models that are being phased out.
