In this episode of The Olympia Standard, we reflect on the life and impact of Gil Carbone. He was a key but often overlooked figure in Olympia's history. Gil helped lead the transformation from a commission-style government to the council-manager system Olympia has today and served on the city council from 1982 to 1991, including two years as Mayor Pro Tem. We share a classic Gil story about his fiery stand against state interference in local parking enforcement, and we're joined by his daughter, Carol Carbone, who paints a vivid picture of Gil as a driven, charismatic, and deeply engaged parent and community leader. For more about Gil's pivotal role in city government reform, check out Episode #41: City Government Structure

She is a Kansas City native — having graduated from Ruskin High School (7000 E. 111th St.) before obtaining a Bachelor of Science from Missouri State University in Springfield, Mo., and a Master of Science from Southwest Baptist University in Bolivar, Mo. Throughout this episode, she discusses her journey as a policy influencer in Kansas City — including pivotal women in her life who have inspired her along the way. Burnett and Williams additionally discuss happenings within the Missouri State House in Jefferson city — some of which include current bill proposals. The hosts also delve into details regarding the upcoming Kansas City Public Schools (KCPS) School Board Election on April 8, from election day resources to absentee voting information. Parks-Shaw shares information regarding ballot question one, “Capital Improvements Sales Tax — Public Safety,” and what it could mean for Kansas City if passed. The school bond presentation and informational session, which Williams mentioned, will be held from 5 to 6 p.m., on Wednesday, April 2 at the Kansas City Public Library's North-East branch in “Meeting Room A.” Music used within Women Speak episodes is a song called “Ready to Talk” by Kansas City local artist Honeybee and the group's lead female vocalist, Makayala Scott. Ready to Talk is off of Honeybee's first studio extended play (EP) record, “Saturn Return,” which was released in March 2024. As Kathy and Rosemary wrote this in their book after interviewing Paula: “She who had been born into a boy's body and was given the name Paul by her parents knew she was meant to be a girl… After leading a double life he made the fearless decision to move forward with her gender transition... for the first time in her years on earth she was feeling seen, heard, loved and valued for who she truly was. A woman.”    Topics covered in the Episode: Transition journey Male & woman leadership insights Gender equity Authenticity Mary Oliver's The Journey Actions to take the deep inner journey What keeps us from leading Rejection Types of gifts Women apologizing   Here are three takeaways from the episode:   1.    Women can have very strong leadership tendencies and tend to have great confidence coupled with great humility. 2.    The call toward authenticity is sacred, is holy, and for the greater good and it's terrifying and never easy. 3.   What stops us from leading is not what we fear but what gave birth to the fear. It's something that comes from thinking we're unworthy of deep human connection as we are. You cannot lead from a place of strength until you deal with this dragon. Previously, he served as the Director of Community Outreach for the California Alliance for Renewable Energy Solutions and was a Board Trustee for the Coachella Valley Unified School District. Neftali completed his B.A. in Political Science with a minor in Labor Studies at the University of California, Riverside. Neftali also holds a Master of Public Administration (MPA) from California Baptist University. Learn more about Neftali Galarza via https://www.linkedin.com/in/neftali-galarza-1810a999/ Podcast Highlights: “The party politics, that doesn't matter when you're a three year old trying to get into preschool or you're a ten year old in elementary school or twelve year old in middle school or fifteen year old in high school. These party politics that are so divisive - they don't matter to these kids. And we need to bring back the conversation centered around the children, not about party politics that we're bringing into our school districts.” - Neftali Galarza on the topic of how divisive politics can delay necessary reforms to education. “I grew up in a mobile home park in Oasis, which is in Riverside County. There are to this day, a lot of communities don't have access to potable water... The idea that those students can go to college or go to a workforce, a CT program, and then join the labor union. Through education, you create these opportunities. Now you could jump a few economic ladders. Now you're in a different tax bracket. And that's through education that we have these opportunities to be able to create a community that moves forward, progresses and that we bring everyone together.” - Neftali Galarza on the topic of the power of education to help communities break socioeconomic barriers. “And I mentioned it's very important to have paid internships too... I had to take loans to do these internships and I'm paying them off now. I'm grateful that things have worked out for me, but it was a gamble on myself and the organizations that I wanted to intern in for. When we have a paid internship program, we can ensure that a college student isn't working at a fast food restaurant, going to school full time, and then looking for unpaid internship program.” - Neftali Galarza on the topic of the necessity of paid internships for college students, so they don't have to sacrifice their education for work experience or an income. The taxable value of the land at The Battery rose from $5 million in 2014 to $736 million in 2022, and it produced $26.5 million in sales tax revenue in 2022. The Battery had 10 million visitors in 2022, 80% of whom were from outside the county. Construction will begin this year on The Henry, a $500 million development, with a 3% ownership stake for the Braves. The Historic Board of Review recommended denial of the design, with criticism focusing on the proposed building's height and size and its proximity to the historic Root House. The county will also build a trail between Plant Atkinson and the existing Silver Comet Trail in a separate project. In a break with tradition, the Charlotte City Council rejected the top votainer and named the second-place finisher as the next Mayor Pro Tem. And, yes, votainer is a word I have invented and am promoting to replace the awkwardly cumbersome "top vote-getter." For almost three decades the Charlotte City Council has named the top votainer in the At-Large election to the post of Mayor Pro Tem - except on two occasions. But last night the Democrats passed over the top votainer, Dimple Ajmera, to name Braxton Winston as the Mayor Pro Tem. Why? Nobody will really say. Also, Councilman James "Smuggie" Mitchell was sworn-in despite questions about whether his presence on the Council is illegal. Mitchell says he owns 25% of a local construction firm named RJ Leeper. As a minority-owned business, the company gets City contracts worth millions of dollars. State law seems to prevent Mitchell from being on the body that awards those contracts. Mitchell refused to address the matter with reporters after the swearing-in ceremony.  Get exclusive content here!: https://thepetekalinershow.com/See omnystudio.com/listener for privacy information.

One thing that we can all agree on is that the past couple of years have brought unprecedented social and financial changes. And, it should come as no surprise that these macro factors have had a significant impact on real estate. However, with so many significant and disparate factors impacting the real estate market, how can investors anticipate where the puck is going in 2022 and beyond? To help us navigate this sea of uncertainty, David Coe moderated a panel entitled "What BIG Trends Do Real Estate Investors Need to Know" at IIREC 2022, that featured investors who have a broad view on the real estate industry. Aaron Norris is the VP of The Norris Group, which provides hard money to real estate investors in Florida and California. TNG also builds-to-rent (B2R) SFRs in Florida and trains real estate investors about the importance that timing plays in investment strategy. Tyler Lyons is an active real estate professional and the Director of Investments at Asym Capital, where he helps investors to invest passively in commercial real estate alongside world class real estate operators. At Asym Capital, Tyler is responsible for investor relations, fund management, and due diligence for new investment opportunities. Keith Eich is a customer and advisor to Tribevest, as well as the Mayor Pro Tem for La Canada Flintridge. With his background working in city government, Keith brought a unique perspective to this panel discussion. In this episode, these panelists discuss... With all of the governmental financial intervention since the start of the pandemic, what do investors need to be aware of? As the Millennial and Gen Z generations come into maturity, what impact will this have on the real estate market? How the panelists see “work” evolving and what opportunities this might provide for real estate investors? With the rise of crypto and blockchain, how might that change the real estate industry and what types of crypto private investments might be compelling?
