Stop being the pick me person. You know, the one who tries way to hard but still doesn't get the payoff. In this episode, you'll get the downlow on how to focus on what you want to be known for. There are no accidents. Your fear of success is the only thing blocking you from opportunities. Focusing on what you want to be known for is way different than ambition. It's your differentiator, your personal brand, how you are inspired to make a difference. Once you understand your brand, you can easily determine whether to say yes to an opportunity (even if it feels terrifyingly risky) or whether it's not the best use of your valuable time, talent and energy. When you communicate your brand, others start to bring you opportunities for things you actually want to do. Be clear about what you want, but open to the fact that it can look different that the way you thought it would. You will evolve as a person and your life circumstances will change, but your why will keep you consistently moving toward a life and job you love. Nothing is ever wasted. Every aligned action is helping to build the foundation of the success you want. In this episode of the EntrePastors Podcast Les talks with long-time pastor Dan Scott. Dan served Christ Church during a season in which a powerful move of the Holy Spirit took place as people were inspired, equipped, and released to go into the world and lean into their God-given gifts and talents in the marketplace. Dan captures many of the amazing stories that came out of this transformative season in his book Let the River Run. There were several national and international platforms that were launched out of this church during this season including Dan Miller's 48 Days to Work You Love and Dave Ramsey's Financial Peace ministry. We encourage pastors to listen to this conversation through the lens of what's possible when we see our people as uniquely shaped by God not just work inside our churches, but to be sent out to have an impact far beyond the four walls of the church.Guest Info/Links:Website: https://pastordanscott.com/ Call to Action:Get our FREE EntrePastors Get Started Guide https://www.entrepastors.com/start

Mark and Jesse discuss Patrick Lencioni's The 6 Types of Working Genius, a book exploring various personality types and the kinds of work most suitable to each. It's more than a personality test however! Lencioni's model assesses people according to their genius, competency, and frustrations in six areas: Wonder: The natural gift of pondering the possibility of greater potential and opportunity in a given situation Invention: The natural gift of creating original and novel ideas and solutions Discernment: The natural gift of intuitively and instinctively evaluating ideas and situations Galvanizing: The natural gift of rallying, inspiring and organizing others to take action Enablement: The natural gift of providing encouragement and assistance for an idea or project Tenacity: The natural gift of pushing projects or tasks to completion to achieve results Mark and Jesse share the results of their assessments -- their areas of genius and their areas of frustration -- and how they have seen these things manifest in problems in their own businesses. They also discuss how understanding your genius and frustrations (notice the word frustration is employed, not weakness) helps to focus your efforts where you will be most impactful, and ultimately build better, more effective teams. Well met, fellow wanderer,I welcome your company, here at this riverside resting spot, with willows budding, moisture and pollen swirling in the air, and the sun arcing overhead. I must say, those are some fine tools you're carrying in your pack. I'm curious how you learned to use them, and to hear of work that you've done. I'd like to know which paths brought you here, so I can get a sense of who you are. I wish to hear of your journey.Ahem. I was just speaking in story, but I'll say an equivilent in non-fiction speech. You see, I'm curious about the work you do in your business. Please tell me, what brought you to this work, and why is it valuable to you? That way, I can get a sense of who your services are for.Back to speaking in story:What's that? You want to bring others across this river to join you? Ah, but it is flowing fast and wide, ‘tis true. A traveler seeking your services might attempt a crossing at any number of places, but there's no bridge, and they would struggle to ford those waters without help.Which we might say, in a non-fiction way, thusly: I hear that you want to convey to others the value of your work, and why you do it. Yet ultimately, so many events led you to this work. When you're trying to explain why you do what you do, you struggle with what to include and what to leave out. You end up tongue-tied, or talking all around what you're trying to say without solidly landing on it.Let's go on with in story-form…Aye, it's true! This river you've crossed is formidable, wide, and full of contrary currents. Small wonder that you were able to cross, let alone others after you!Yet just see, there beneath the surface… stepping stones! Those could let folks to come across and meet you. You say there are too many stones, no single clear way across. Perhaps, but what say we try a few ways? If you agree, we'll walk them together, then decide which ones you'll share with others. I say let's try out variety of routes. What's more, I'll wager we can have some fun while we're at it. Which is to say, in a non-fiction way: Let's look at some key events in your life that led you to your work. We're looking for events that were transformative, noteworthy. By telling this sequence of events—this story—you'll convey the why of what you do. And that why might just be the why of your listeners too. Choosing and telling key events that led you to your vocation can not only help your people find you, it can help you yourself depeen into the why of what you do. Let's have some fun discovering events in your life that were transformative, rich, and challenging, and which made you who you are. Now let's merge fiction and non-fiction.Ah, you're asking about how I knew to notice those stones? How did I come to be here by this river, helping folks like you? How kind of you to ask.Hi, I'm Theo. I'm a story worker by trade, which is to say I tell stories and help people tell theirs. Or you might say, I cross rivers and help others to cross theirs. How did moi come to this work? I fell in love with stories as a child, and gradually learned from the spells that stories cast upon me. Now I cast some upon others, and even share the spells themselves. I may be able to help you tell the tale of what brought you to this side of the river, carrying those fine tools and skills. My wish in this is for you to find kindred folks who love your work. And it so happens that I'm holding a free workshop for purpose-driven business runners (like your good self?). Inside, I'll give you teachings about storytelling, and there will be lots of practice time to tell the tale of how and why you came to the work you do. If all that didn't convince you, here's the signup-style blurb:If your business has roots in a unique, personal journey…If you want to discover and communicate that story…If you want to expand, contract and adapt that story to fit websites, promotions, bios and more…Then join me for this 60-minute Speak the Work You Love workshop. In this Workshop, You Will:-Hear my own story of how I came to this work, and why I tell it as I do. -Learn to spot key moments in the origin story of your business, then string them together into a compelling and relevant tale. -Practice telling your story in real-time, then try it in different ways, for different purposes.-Receive feedback to help you hone your telling. You'll walk away from this workshop with a deeper understanding of your business' origin story and how to adapt it to different purposes.Testimonials from the second time I ran this:“I found a new voice.”— Peter Gillies, Writer“This space of story feels both magical and real.”—Katie Colormaiden, Website DesignerI hope to see you there,Theo This is a public episode. Today's episode is bittersweet because I'm re-running a conversation I had with Dan Miller back in August of 2021. Dan was the founder of 48 Days, a company dedicated to helping you find or create work you love. He was also the author of the highly influential book, 48 Days to the Work You Love. Dan discovered he had pancreatic cancer in December of last year, and in just a few short weeks, he was gone. It was a shock to the many thousands of people who knew, loved, and respected Dan. In the early years of my journey in building a writing business, no one was more influential and helpful to my thinking than Dan Miller. I remember going to his “Write to the Bank” conference in 2012, feeling so intimidated by being around highly successful authors and business leaders that I barely spoke to anyone the whole time. Yet I immediately found that Dan and his wife, Joanne, along with other conference attendees, were incredibly gracious and kind. It's no exaggeration to say that I would absolutely not have a writing business today if it weren't for Dan. He impacted countless people, and some of those in turn had a big impact on me as well. I will forever be grateful for what Dan did for my life through his writing, podcast, events, and simply caring about me as an individual. Here's a quick story that was so typical of Dan. A few weeks before he discovered he had pancreatic cancer, he sent me an email totally out of the blue. Back in 2018, I had sent in a question to him to answer on his podcast. At the time, I was a college professor and was looking to transition away from teaching. I asked him if it would be possible to do it within five years, and how I would go about that. Wouldn't you know it … five years later, Dan emailed me to see how things were going. Of course, we had interacted in the years between then, but I was absolutely amazed that he remembered to check on how I was doing five years after I'd sent that message. Of course, he knew that I'd gone on to build a business, but he was curious about my thoughts on my transition. That was pretty typical of Dan—always an encourager who helped you become something better than you'd be on your own. On this episode, you'll hear some amazing stories from Dan's adventures as an author, including how he developed the first edition of the 48 Days book, why a book is like a business card, what it means to have SWISS dollars (you'll see what he means by that), and how his podcast helped grow his business. Although Dan is gone, you can still access his books, podcast, and all things 48 Days-related at https://48days.com. * * * Today's episode is sponsored by Karen Hunsanger, an incredible editor known as “The Word Wizard.” I've worked with Karen many times, and she is your secret weapon for crafting the highest-quality book possible. If you listened to my Tuesday episode this week, then you know that one of the most important mentors I have in this entrepreneurial journey, Dan Miller, died in January after being diagnosed with pancreatic cancer in December of 2023. Dan is a great man who has inspired countless people to change their lives and life styles, including me. In continuing tribute I wanted to replay this interview I did with Dan back in 2016 to give you another chance to be inspired by his words and outlook on life.
In honor of Dan Miller, I'm bringing back an episode on a topic I think is even more powerful at this moment: creating work you love. Here is the encore airing of How to Create Work You Love with the amazing Dan Miller I hope it inspires you to get after creating a work and a life you love. Show notes can be found here: https://milmo.co/podcast/how-to-create-work-you-love
Today's episode is a tribute to Dan Miller. He was a well-loved man, a mentor, and a friend to many podcasters and entrepreneurs, including myself. He is the author of the New York Times best-selling book, 48 Days To The Work You Love. In December, Dan was diagnosed with pancreatic cancer, and he just passed away on the weekend. My deepest condolences go out to his wife, Joanne, and their children, Kevin Miller, Ashley Logsdon, and Jared Angaza. From The MM Vault For today's episode, I have accessed our interview from the Mindfulness Mode vault of past episodes. I talked with Dan in July of 2020 and decided to share the conversation with you today. Dan Miller has been a guest on CBS' ‘The Early Show,' MSNBC's ‘Hardball with Chris Mathews, and the Dave Ramsey Show. Your podcast gives you great opportunities to create multiple streams of income. The show is like the gateway for your clients to enter your world. After they enter, help them solve their problems with a specific stream of income. Dan Miller of 48 Days to the Work You Love joins us on this episode today to discuss how his podcast sits at the center of his revenue universe. ONE STREAM OF INCOME Before you can create multiple streams of income, you need to get your first stream producing income. Focus on one before you launch others. There is power in focus. There is a saying that is contributed to Confucius. Then again, many sayings are. The saying is, "The man who chases two rabbits catches neither." When your focus is divided, you accomplish very little. Get your first stream of income working before you launch the next. You will find much more success. I suggest you start with the easiest stream of income. The easiest is the one that is easiest for you. We each have our own super power. Leverage your strengths. Before we talk with Dan Miller, let's look at a few options for your first stream of income. Some of these links are affiliate links, one of my streams of income. When you purchase through an affiliate link, it doesn't cost you any more than it would to buy directly from the site. However, I may receive a small commission by promoting it. I only promote products I use and believe in. The last thing I want to do is promote something that isn't something I trust will help you. ONE-ON-ONE COACHING One-on-one coaching is typically the easiest place to start if you teach people how to do something. When you share your expertise to help people overcome their challenge, this stream of income is easy to set up. First, determine the outcome you help your client achieve. Next, offer that coaching to your audience with a clear benefit. You can do your coaching calls on Zoom or the phone. Have clients pay you through PayPal or something similar. My first client sent me a money order. Craft a simple agreement, so each person knows what to deliver and what they can expect. Now you're rolling. GROUP COACHING Group coaching is another option. This stream of income takes a little longer to get traction. With one-on-one coaching, you only need one person. For group, you need multiple people. You will probably start your group with one person and let it grow. Just let the one person know they will get personal attention until others enroll. As you enroll multiple people, it is much easier when you set up recurring payments through a shopping cart. It is a challenge manually keeping track of who paid and when payments are due. I use ThriveCart. They currently offer a lifetime deal, but that is going away soon. You can see if the deal is still available through my affiliate link at www.podcasttalentcoach.com/ThriveCart. COURSES Courses are a great way to do the work once and sell it multiple times. However, it takes consistent marketing. Don't believe if you build it they will come. You need to consistently get your course in front of your clients. When you create your course, solve one specific problem. I made the mistake of putting everything I know into my first course. Nobody bought it. Nobody wanted everything. They simply wanted to solve their most pressing problem. To create a course, you need a course platform. ThriveCart actually has a course platform built in called Learn+. You can see it on that same page at www.podcasttalentcoach.com/ThriveCart. I have also used Groove. It's an all-in-one platform that is pretty powerful. You can see that at www.PodcastTalentCoach.com/Groove. I have also used Teachable for my courses. Teachable is easy to learn. However, they standard plan has recently limited users to five courses. I've outgrown that, so I've moved onto other platforms. There are many other course platforms. Do your homework to find one that is perfect for you. MEMBERSHIPS The next powerful stream of income is a membership site. This could be a combination of coaching, courses, and content. There are a ton of ways to set up your membership site. It really depends what you want to include and accomplish. There are plugins available for your Wordpress site, like WishList Member. You can use membership platforms, like Might Networks. The all-in-one platforms like Groove and Kajabi also have membership options in their systems. You can take a look at GrooveMember inside of Groove at www.PodcastTalentCoach.com/Groove. Your membership platform will control your content, which members have access, and how they pay for that access. AFFILIATE COMMISSIONS Affiliate commissions are a great stream of income to get started generating income. The benefit of affiliate commissions is the ease. You don't have to build anything. You simply promote others and get paid when something sells. The down side of affiliate marketing is the work. You won't typically create repeat customers, because you are selling for somebody else. The provider will have the relationship. Just remember to vet the products and services you promote. Never be an affiliate for something you haven't used yourself or done complete due diligence to ensure the quality of the product and provider. By law, you cannot say you've used something or that it delivers a result unless you have used the product or service and receive that result. Be careful what you say. PRODUCTS You can also create a stream of income with products. You might write books, create software, or build apps. This is a great way to do the work once and sell it again and again. The benefit of products is the relationship. You can create repeat customers and lead them to the next step with you. The down side is the revenue and time. You won't make much off the sale of a book or app. You'll need to sell a lot to make any meaningful revenue. Products also take a long time to create. You don't typically write a book in a weekend. Therefore, let your product lead to something bigger. DAN MILLER Dan Miller has multiple streams of income. And his podcast sits at the middle of that network of goods and services. Dan is author of the New York Times best-selling 48 Days To The Work You Love and Wisdom Meets Passion, No More Dreaded Monday and An Understanding Heart. I hear the most interesting statements from people who are describing their lives. Recently a 36-yr-old MBA in an executive position in an exciting industry shared this concern in her coaching profile: “I have a vague sense that my life is too small.” Living large does not necessarily mean a bigger salary, house, cars or retirement fund. It has nothing to do with fancy vacations or the latest fashions. Rather, it means having a life that's full of meaning and purpose. And that can occur – or be absent – at any place on the continuum of the traditional parameters of “success.” I've seen millionaires who are living life “small” and those with scarce financial resources who are living “large.” Let me ask you this: What is your life saying to the world? Are you living your life too small? Is it so full of meaningless tasks that there's no room left for the things that make your heart sing? Are you pushing so hard in doing more that you've lost the sense of being more? Does more activity really equal greater accomplishment, or does it at some point tip the scale and begin to diminish the meaning of your life? Are you creating the legacy you want to leave for your loved ones? Reflect back on last month – yes, just this last month. What did you do to keep your life from being too small? Get the 7 questions to ask yourself to determine if you're living life too small, plus my thoughts on these great questions and a special invitation to our upcoming 48-Day Dream Life Blueprint event on November 14th, 48 days before the new year at https://www.48days.com/living-large 1. Would coaching my son through 48 Days to the Work You Love and the application guide help him get clarity on what he wants to do? 2. How do I tell the difference between a true mastermind and a group where they're just going to try to sell me something? 3. Do you think I could sell a book with only one sentence in it? 4. I'm a software developer but I've never felt that I'm very good - should I consider a new career? 5. My family and friends expect a discount at my business. How should I handle that? We've got some gripping stories today - from people who figured out how to move from where they were - to where they wanted to be. Questions: 1. I went from an unsure future at a dead end job to an exciting new career in 32 days from the time I picked up the book. 2. Your book is causing me to have chest pains. There should be a health warning on the front cover! 3. I gave my Dad the book 48 Days to the Work You Love by Dan Miller and roughly 48 days later he landed the most incredible job making over $100,000 per year. 4. My life changed January 2022 when I was let go at my previous job. I used the concepts from 48 Days materials to weed through the job market. These are 9 of the 24 summit session you'll enjoy at the Podcast Profits Summit. SHARE YOUR MESSAGE First, you podcast allows you to share your message and leave your impact on the world. Your listeners get to hear your voice, experience your passion, and get impacted by your expertise. You have a message to share. People need what you know. Your podcast makes that possible. Janelle Anderson will join us on the Podcast Profits Summit with "How to Ensure Your Message Isn't Just Heard, But Felt". This is how you make your impact on the world by sharing your message. Known as the Speaking Confidence Coach for coaches, Janelle is a Certified Professional Coach, author, and renowned speaker. Janelle is on a mission to empower coaches to launch on a strong foundation of clear messaging aimed at the audience most aligned with their passions and strengths, then grow their business through masterful speaking and storytelling. YOUR PASSION Next, your podcast allows you to build a business around something you love. As the old saying goes, "Do what you love and you'll never work another day in your life." Your podcast gives you the opportunity to build your business around that one thing you love. Jeanette Shorey taught music in schools for over 2 decades. She now hosts Stories That Sing. Her community is called the Happy Music Teacher. It is full of resources and community for elementary music teachers all promoted by her podcast. During the Podcast Profits Summit, Jeanette will talk about building a business around your passion. DISCOVERY Third, your podcast helps you get discovered. So many coaches come to me struggling to build their audience. How do I get more listeners, more downloads, more clients? When you build it right, your podcast can be a powerful tool to get you discovered. Search engine optimization is often mysterious to many people. It doesn't need to be that way. With a few of the right tools and strategies, you can show up in searches and get discovered using your podcast. On the Podcast Profit Summit, Daniel J. Lewis will join us with "Make Your Podcast Discoverable with Search Engine Optimization (SEO)". Daniel is the host of "The Audacity to Podcast". You'll definitely want to catch this session. Remember, going VIP on the summit will get you the recordings of every session of the summit along with other amazing resources. THE TOP OF YOUR FUNNEL Next, your podcast can sit at the top of your funnel. To grow your business, your client needs a path to follow. We call it the funnel. You offer free content to give people a taste of what you do. Get people to take action by allowing them to download a free resource in exchange for their name and email address. We call this the lead magnet. After nurturing the relationship through your email list, you make an offer to your audience and turn them into clients. Your podcast is the top of that funnel. This is where you give listeners that free content. Your podcast makes your funnel possible. Trent True will join us on the Podcast Profits Summit to discuss how to demystify your podcast funnel. ATTRACT IDEAL CLIENTS The fifth thing your podcast makes possible is attracting ideal clients. We talk about this a ton on Podcast Talent Coach. Your podcast makes powerful conversations possible every week. There are few things more powerful than being in the ear of a person having a one-on-one conversation sharing your stories. This is how people get to know, like and trust you. If you want to get more clients for your business, your podcast will make that possible. I am giving you that during the Podcast Profits Summit. It is called "5 Ways to Attract Your Ideal Clients with Your Podcast". BUILD RAPPORT TO MAKE SALES Next, your podcast makes more sales possible. There are many ways to make sales. Being authentic, building rapport, and getting others to help are three important pieces to that process. Collaboration is an amazing way to get in front of more potential clients and make sales. Jim Padilla is my coach and will bring "Leveraging the Power of Collaboration to Make Sales" to the Podcast Profits Summit. Jim is the founder and CEO of Gain the Edge and host of the "Opportunity Makers" podcast. This is definitely a conversation you'll want to revisit again and again. You can do that when you go VIP for the Podcast Profits Summit. All VIPs get recordings of all the sessions. You also get VIP gifts from the speakers, my guide to attracting clients, and my course "How To Crush Your Next Podcast Interview Like A Radio Pro". Get registered and go VIP at http://www.PodcastTalentCoach.com/summit. STAGES Things your podcast makes possible number 7 is speaking opportunities. Your podcast is like a demo reel. Not only can you attract stage owners, you can also show them what you do and how you do it. Being on stage is a great way to get in front of potential clients. There are a variety of stages. Get on stages and turn those audiences into clients. Kimberly Crowe is the host of Speakers Playhouse and Podapalooza. She brings us "How Coaches and Entrepreneurs Can Instantly Profit By Speaking on Four Types of Stages" during the Podcast Profits Summit. JV OPPORTUNITIES Next, your podcast makes joint venture opportunities possible. You now have a stage to share with other experts. The can interview you on their stages in return. You can also promote joint venture partners and make affiliate commissions. Marc Mawhinney runs the Coaching Jungle. It is a group of over 25,000 on Facebook. Marc also does joint venture in a unique way. He also hosts the podcast "Natural Born Coaches". He will share his process with us during "Creating Unique and Powerful Joint Ventures" on the Podcast Profits Summit. MULTIPLE STREAMS OF INCOME Finally, your podcast makes possible multiple streams of income. Your podcast sits at the center of your business. The podcast can feed multiple other revenue streams. It could be speaking, writing, coaching, courses, and a variety of other streams. You simply need to build it properly. Dan Miller is author of 48 Days to the Work You Love. He hosts the podcast of the same name and runs the 48 Days Eagles Community. Dan's podcast sits at the center of his revenue universe. He will show us how he does it during "Creating Multiple Streams of Income With Your Podcast". It's all part of the Podcast Profits Summit. Should you quit your job? If you're a new investor, this question can be extremely daunting. W-2s provide security, insurance, and consistent income so you can get approved for loans and lending. But at some point, especially as things take off, holding onto a job could be holding you back. But how do you know whether or not it's time to quit? Take advice from some veteran quitters, Pat Hiban and Tim Rhode. You may have heard Pat and Tim on episode 648 of the BiggerPockets Real Estate Podcast, where they lay out their quitter's journey on how leaving their lines of work made them more money with far less stress. Now, they're taking live scenarios from BiggerPockets listeners and playing “2 Legit or Quit,” to give their expert insight on whether or not the job is worth the wage.Pick up Pat and Tim's newest book, The Quitter's Manifesto: Quit a Job You Hate for the Work You Love, today! Quitting your job is a big decision and it doesn't always lead to the perfect outcome—at least not immediately. Most people think that you have to be miserable or make very little money to want to quit a job, but even high earners still find themselves struggling to attend their nine-to-fives. Pat Hiban is the perfect example. He quit during his prime even as he was making a high income and after owning his own company. Regardless of all the respect, responsibility, and ability to make phenomenal income, it just wasn't enough for Pat.You may be feeling the same. Maybe you're daydreaming about multifamily investing as you sit at work, or picturing the perfect vacation rental property on your commute. Whatever your reason, quitting might be the best move for you to make, but only if it's the right time. Don't worry if you're struggling with decision fatigue, Pat and fellow quitter Tim Rhode just came out with their newest book, The Quitter's Manifesto: Quit a Job You Hate for the Work You Love.In it, Pat and Tim give stories and tools that will help you on your path to building wealth while leaving a job that you hate. The resources you'll find in this book are exactly what our very own David Greene used when deciding to quit his highly lucrative, but mentally draining job as a police officer. If you've been sitting on the fence, not knowing the next step to take in your career, this book may be exactly what you need.In This Episode We Cover:How to quit your job and start investing in real estate full-timeThe five factors of a soul-sucking job and how to evaluate whether or not it's time to jump shipFinding the "quitter's trapeze” that can help you transition from W-2 to self-employed workerBuilding your team of quitters who will hold you accountable and take you to the next level of your careerWhat it looks like when you're ready to quit and how to emotionally prepare for the impactAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets ForumsBiggerPockets Pro MembershipBiggerPockets BookstoreBiggerPockets BootcampsBiggerPockets PodcastGet Your Ticket for BPCon 2022Listen to All Your Favorite BiggerPockets Podcasts in One PlaceLearn About Real Estate, The Housing Market, and Money Management with The BiggerPockets PodcastsGet More Deals Done with The BiggerPockets Investing ToolsFind a BiggerPockets Real Estate Meetup in Your AreaDavid's BiggerPockets ProfileDavid's InstagramRob's BiggerPockets ProfileRob's YoutubeRob's InstagramRob's TikTokRob's TwitterBiggerPockets Podcast 190 with PatBiggerPockets Podcast 353 with TimHear David's Real Estate Origin Story on The “BiggerPockets Money Podcast”10 Challenges to Seriously Consider BEFORE Quitting Your Day JobBooks Mentioned in the Show:6 Steps to 7 Figures by Pat HibanThe Quitter's Manifesto by Tim Rhode and Pat HibanConnect with Pat & Tim:Pat's LinkedInPat's BiggerPockets ProfileTim's WebsiteTim's LinkedInClick here to check the full show notes: https://www.biggerpockets.com/blog/real-estate-648Interested in learning more about today's sponsors or becoming a BiggerPockets partner yourself?
