Adam Bohn's young life consisted of constant moving. His mom went from place to place often living in difficult circumstances. When he was 7 he finally found stability in rural Wisconsin as his mom married the only father he ever knew. However 5 years tragedy struck and he was gone. His next years were even more difficult and in spite of his athletic prowess, he found him self drowning his sorrows in substance abuse. Two stints in prison the death of his mother who overdosed and a patient and loving wife brought him to himself. He now lives a life of sobriety using his artistic abilities in a viable trade. Few artists have had as much crossover success as Garth Brooks. The Okie not only took the country world by storm in the early-to-mid-1990s, but he was a certified mega pop star as well. And in doing so, Brooks redefined how country music was perceived -- and performed. Brooks made country music arena-friendly. His songs were radio friendly as well, as his 1991 album "Ropin' The Wind" proved. The album would go on to sale more than 14 million copies and produced hits (and Brooks standards) like "Rodeo," "What She's Doing Now," "The River" and "Shameless" -- a Billy Joel tune that showed that Brooks knows a great song when he hears it.

Part of the reason I just went ahead and went full steam ahead with this podcast idea of mine a few months ago is that I thought, well, with all the theatres shut down, theatre journalists will have absolutely nothing to talk about – so maybe a little indie theatre company making work in the middle of this storm will suddenly be of interest. Maybe, I thought, this is our opening. We are, after all, still making theatre of a kind – even if it’s in solely audio form. Theatre lovers will want to hear it, I naively thought. Turns out what theatre lovers want is celebrities. Turns out theatre lovers would rather watch cast reunion zoom meetings. They would rather gaze at Kristin Chenowith’s bookshelves than engage with some off-off Broadway something or other. Big companies would rather air the stuff in their vaults than point the way to smaller companies who may have already been working in the digital space. Theatre lovers would rather listen to a podcast of people talking about famous theatre than actually listen to theatre via podcast. State of Business Discussion: 1:45: we got a deal under contract on Monday, had it assigned by Tuesday. Um. Wholesale deals are still closing. 3:24: I think we've closed since COVID three properties. We've closed a couple of refinances that were in process. We've started refinances, um, during this process. 4:55: I have heard from various investors that, uh, banks are getting tight with LTVs and lines of credit. 8:10: I read an article on a study of rent paid in April saying that 35% of people didn't pay their rent. And then if you read in their article. When they did the study the previous year, it was like 25% of people were late, so really there was a 10% dip based on their data. 11:00: Ryan's team has 17,000 pieces of mail going out in May, while many investors are holding back and expects that to translate into eight or nine deals. With values, our team dropped down to 70% of ARV initially, but first-time home buyer inventory hasn't changed, so we're back at 75%. 15:45: Of the people that couldn't pay, our group has had communication with about 80 to 90% of them. They've been really proactive about communicating their circumstances Is Airbnb an Opportunity?: 20:20: Most people who bought Airbnb properties overpaid, over remodeled and over furnished. That's why those investors are in so much trouble as the only way they were cash flowing or breaking even was off of that premium. 23:05: really good thing to just keep in mind of building your business on the back of an industry that you don't control or on the back of another company that's susceptible to issues or changes. 24:45: I would say if you're going to get into Airbnb. Maybe you have properties that you can rent out conventionally and maybe you choose to Airbnb them, but you know, you can drop back to that. What We're Doing Now: 27:00: The best time to start buying is right before you hit the trough. That way you've got a little bit of lead up, but you don't want to buy right at the beginning of the down point, so Kansas City isn't buying too much just yet. 28:20: every legit buy and hold investor I know has overextended themselves then started to struggle with property management or construction 29:30: It took 10 to 15 years to get property management like into a well oiled machine in Oregon. 33:00: You as a business owner have to always kind of be in the driver's seat of your feelings and your emotions, especially kind of on the logical side. It was a highly requested show for some reason. First, let's take a question posted by one of our members on the LandAcademy.com, online community, it's free. Jill DeWit: Cool. John asked, "hey guys. I read again and again that subdivisions and their respective POAs/HOAs," those are home owner's associations, "are no good, and to avoid. Is there a way to determine if a piece of land is or isn't in one? Would you just look for a legal description without a subdivision name? Should I really be avoiding HOAs?" All good little questions. Jack Butala: There's like three questions in here Jill, but can you just answer the big basic one first? Should you avoid HOAs or POAs? Jill DeWit: Not at all. Jack Butala: That's what I think! Jill DeWit: No, it doesn't scare me at all/however you want to go in with your eyes open. You want to know, what are the fees, so you can properly advise your buyer. You want to make sure you don't have ... You're not buying one that has 500 dollars in ... Or whatever it is. You just need to know if there are any back fees that are due on it because when you buy a new property, you don't get to start from zero. If there's some back ... Just like back taxes, if there's some old HOA fees that are carrying over from the former owner, you get those. You just want to make sure you go in with your eyes wide open on that. Jack Butala: There's no way I can improve on that answer. Jill DeWit: Thank you very much. Jack Butala: It's treated just like taxes. Jill DeWit: Yeah exactly. Jack Butala: You have to call around. The easiest way is just call around and find out if that subdivision's got an HOA. They're very, very not common. The properties, they're ... I mean, I can list probably six or seven subdivisions around the country where I know they have HOAs, and then ... I'm almost never surprised by, "oh my gosh, that, I didn't check, that one didn't have one." This question ... This person's new and that's awesome, it's a good question, but you might not want to just worry about it too much. Just check. Jill DeWit: Yeah, just know what you're doing. To find out, an easy way to do it, is call the county and you can quickly ask them, "hey, this is Southwestern Estates, is there an HOA?" You can even do that as you're looking at it. Google "Southwestern Estates", or whatever it is, and you'll probably find the association. Their webpage will probably pop up, a lot of them are ".orgs" I've found. One little nice tip, if you're ever buying bulk stuff like that, in an HOA, it is not crazy to talk to them about negotiating the back fees on an HOA. Jack Butala: Yes, all those fees, unlike taxes, are all negotiable. Jill DeWit: You can actually call them and go, "look, I'm buying 10 parcels in your area, talk to me. What can we do to get these guys back on track." Jack Butala: Yep. Jill DeWit: Good question. Jack Butala: Intertwined, was on the last question, would you just look for a legal description without a subdivision name? No, there's no way to tell, as far as I've ever seen. No way to tell whether or not there is an HOA associated with a piece of property in a legal description. The vast, vast majorities of subdivided properties do not have HOAs attached. You don't want to just look for properties that are unsubdivided. You're going to miss a ton if you do that. Jill DeWit: You'll miss a lot. We'll buy them all, but you won't catch that. Jack Butala: That would truly be tragic. You'd be leaving a ton of property out.

Jack Butala: Intertwined, was on the last question, would you just look for a legal description without a subdivision name? No, there's no way to tell, as far as I've ever seen. No way to tell whether or not there is an HOA associated with a piece of property in a legal description. The vast, vast majorities of subdivided properties do not have HOAs attached. You don't want to just look for properties that are unsubdivided. You're going to miss a ton if you do that. Jill DeWit: You'll miss a lot. We'll buy them all, but you won't catch that.
