Today I'm going into some of the questions that are getting asked in our Perth Property Investment Facebook Group and it's going to be interesting! You may not be in the same specific situation, however, what I think is valuable is for you to see my thinking, my strategy, and how I approach decisions. There's potentially a lot to be gained by adapting this process to your situation. That's why I'm sharing and that's why these episodes have been so popular in the past.  I have some juicy questions today! "Should we buy in a certain area we're looking at?" "Can you purchase a property anonymously without the person selling it knowing who you are?"  Also, looking at some sequencing when you're trying to upgrade your home and "Do you keep your property as an investment?"  And some advice as to how I look at that situation when to sell, when to buy, and should you hold.  Then we look at Joondalup as a suburb. Whether it's worth buying an apartment or not.  Going into some of the comparisons between units and houses and how they performed in the past.  We're going into some of the options that a lot of investors weigh up. Buying a newer home or an established property, and the pros and cons of each. Then I'm going over paying off your mortgage VS. investing and paying off a mortgage later.  And finally, I'm covering my thoughts on NRAS properties. And it should be something that you consider when you're looking at investment options.  So let's go inside.   Resource Links: Episode 111: Strategies for Transitioning to Retirement and Greater Passive Income (https://www.youtube.com/watch?v=lfp7fxf1Dus)  Join the Perth Property Investment Facebook Group (https://www.facebook.com/groups/perthpropertyinvestors) Join Jarrad Mahon's Property Investor Update (https://www.investorsedge.com.au/join) For more info on our award-winning and highly rated Property Management services that give you guaranteed peace of mind (https://www.investorsedge.com.au/perth-property-management-specialists/) For more info on how our Property Sales services can ensure you get the best selling price while handling all the stress for you (https://www.investorsedge.com.au/selling-your-perth-property/) Get Jarrad's strategic advice towards your property purchase and development plans (https://www.investorsedge.com.au/invest-in-perth-property/)   Episode Highlights: Intro [00:00] My thoughts about buying in Girraween [03:02] Is It Possible to Purchase a Property Completely Anonymously? Covid-19: Gladys Berejiklian criticised for delayed lockdown decision as states turn on NSW

Australians are turning their backs on NSW as the state battles a fresh Covid outbreak, with the Premier copping harsh criticism for her decision not to lock down sooner. With millions of people in Greater Sydney plunged into a two-week lockdown and the Northern Territory and Queensland scrambling to contain growing Covid numbers, NSW Premier Gladys Berejiklian is facing backlash over her delayed decision to impose stay-at-home orders. The Perth and Peel regions remain on high alert on Monday after a woman returned to Western Australia from a Sydney hotspot and tested positive to the highly-infectious Delta variant. The virus has since spread to a 32-year-old woman who attended a gym in Joondalup.NSW Premier Gladys Berejiklian has been criticised over her delayed decision to impose a lockdown on Greater Sydney amid the latest Covid outbreak. (Photo / Getty)While Perth-Peel has avoided a lockdown for now, interstate media has not held back from directing blame at the NSW Premier, with the front page of the The West Australian newspaper on Monday asking, ‘Well … are you Gladys now? Questions over why NSW took so long to lock down'.In an editorial published in the paper, editor-in-chief of West Australian Newspapers Anthony De Ceglie wrote: “We all watched the highly contagious Delta variant spread through Sydney and we wondered if NSW Premier Gladys Berejiklian's initial refusal to go into lockdown meant the virus would leak out of the Harbour City and into other states. And yesterday, we got the answer”.“It is the Delta strain of the virus that is causing the latest drama across the globe, and the seriousness of this mutation of Covid-19 was underestimated by the NSW Premier,” he wrote.Front page of The West Australian on Monday, June 28. (Photo / Supplied)West Australian Premier Mark McGowan. (Photo / Getty)“Ms Berejiklian insists she does ‘not regret a single decision' taken during NSW's latest outbreak.“Ask those now in lockdown and the other states affected by her decision if they regret her approach.”During a press conference on Sunday, WA Premier Mark McGowan was careful in his response to a question over whether the Perth situation could have been avoided if Sydney was locked down sooner.“I don't want to get into pointing the finger. I don't want to get into a blame game with other states, but I think the lesson of all this is, that we need to act quickly and we need to be very, very serious when we deal with Covid,” he said.“Delay is a problem and so all I'd say is the lesson out of this is – act quickly, act with haste, take steps quickly and effectively to crush the virus.”The stern commentary from the west coast comes as a NSW Labor MP made a subtle dig at Ms Berejiklian's delayed lockdown approach.“Smarter people than me have said that she should've gone into a short lockdown earlier – we'll wait and see whether those views are vindicated,” Hunter MP Joel Fitzgibbon told Sunrise.A pedestrian moves along an almost empty George Street in the Sydney CBD on June 28, during stay-at-home orders. (Photo / Getty)“But it's a tough time for everyone and what this underscores of course is that fact that we're going to continue to have these lockdowns (while) we don't have broad scale vaccinations.”At the weekend, Ms Berejiklian hit back at claims her initial anti-lockdown stance was based on political reasons rather than the best health advice.“I do not regret a single decision we have taken because it has been based on health advice,” she told reporters.“When you are making a major decision to lock down millions and millions of people, you have to make sure it is based on health advice and not because you want to have zero cases every day.”However, Deputy PM Barnaby Joyce was more supportive of Ms Berejiklian's approach.“There's obviously two schools of thought. They had the northern beaches outbreak and they controlled that. This is another one, I have to say, a little bit more serious,” Mr Jo...

Now this is the episode of SBL Shootaround that is 12 weeks in the making as co-host Ben Ettridge gets to speak with his dream guest as we also dissect everything happening in the West Coast Classic two rounds in. From the very start of SBL Shootaround, former 200-plus SBL game player and dual championship winning coach Ben Ettridge has made it clear that four-time MVP winner Jeff Anderson was his dream guest, and this week it all comes true. We speak with the Willetton Tigers legend about his life in basketball that saw him grow up in Greensboro, North Carolina around the same time as James Worthy and Michael Jordan before coming out to Australia, loving it so much he left college early to return, then met the woman that would become his wife and nearly 40 years later, and the rest is history. Anderson is the only man to be an SBL MVP winner and win a Coach of the Year award while he started working at Willetton Basketball Stadium back in the late 1980s and has been there ever since, seeing the eventual transformation into the new stadium now and seeing so many stars coming through of who he rates Adelaide 36ers superstar Daniel Johnson the pick of the bunch. The four-time MVP winner shares so many basketball and life stories in what is a truly fascinating discussion that you don't want to miss including the night he put up 46 points on the road in Geraldton but his opponent still scored 36 more than him before hitting the NBA! Jeff Anderson is the star of the show, but there's plenty more on this week's SBL Shootaround as we discuss everything happening in the West Coast Classic including the horror injury to Liam Hunt, the Kalamunda Eastern Suns going 0-3 and Ben Ettridge's return this Friday night to Joondalup. Also we look at the results of the West Coast Classic, all the standout performers and give our predictions for Round 3 this weekend.

#37 Creating the BEST Pre-school program for your studio with Erin Nash!

Business Of Dance Podcast

Play Episode Listen Later Apr 15, 2018 36:13

Hello everyone and welcome back to another episode of The Business of Dance Podcast. Today I have a very special episode as I will be interviewing the talented Erin Nash of Erin Nash Ballet Academy and owner of “The Fairy shop” Joondalup. Today's episode will actually be split up into two parts as Erin and I have a few topics we would like to cover in this interview. Part one, which is this episode I will be interviewing Erin, as well as discussing how to create the best Preschool program in your studio. Part two which will be next Monday, we will touch on the logistical side of things when it comes to running a preschool program at your studio. Before we dive into the show I want to quickly fill you in on Erin's businesses. Erin owns two businesses. Her studio: Erin Nash Ballet Academy, located in Joondalup Western Aus, is a professional dance school with a focus on Classical Ballet Tuition in a small class environment. Established in 2014, the school evolved from the need for more intimate classes in the Joondalup area, where students are not just another name on a list or a number on a spreadsheet. Erin’s second business is called The Fairy shop, which is a fun and magical place with all the pink and sparkles and delight you could imagine! It is a dream store for Pre-Schoolers up to teenagers and we sell all things girly, pretty and fun! They also host Birthday Parties at The Fairy Shop which is a custom built venue perfect for parties of up to 25 guests with a huge party room fit for dancing and party games, as well as a fairy dining room for lunch and birthday cake time. The venue also includes a Cafe that is open 7 days a week. The largest part of The Fairy Shop, however, is our Pre-School Dance program called “Fairy Ballet”. We run 5 classes per day,  6 days a week from ages 2- 5-year-olds in their beautiful custom built Fairy Ballerina Studio!   Erin’s Bio: Erin lives in Perth, Western Australia and has been a dance teacher for 11 years, 8 of which have been in my her business. Erin owns two businesses that run at two separate venues. The first is a ‘traditional’ dance school format “Erin Nash Ballet Academy” where they are a classical ballet focussed school, offering RAD exams, solos, competitions, & performance opportunities while also of course running recreational or just-for-fun classes too. Erin is very passionate about Preschool dance education & programs and the importance of nurturing and instilling that love for dance at such a young age. Not only that, but she really feels that the majority of studio owners out there are really missing out on this lucrative niche simplybecause it is not their expertise, and they don’t know how to crack into this market. Let’s dive into this episode!   Learn more about Erin: http://danceclassesjoondalup.com.au/?page_id=42 http://fairyshop.com.au/    For more Business Of Dance please, like us on Facebook and follow us on Instagram @claireosheacoaching.
