Michael Ryan, an investor and loan broker with over 23 years of experience, shares his knowledge.Read this episode here: https://tinyurl.com/49eua957Based on all of your readings so far, what is happening right now?The two fundamentals for generating wealth in the US have not changed, it's either small business or real estate. The economy goes up and down. We are having a recession right now, I purchased more properties at the peak of markets, knowing the markets were going to roll over and go down. It isn't because I wanted to, it's because as an independent contractor in the mortgage business, my income is best at market peaks, and it tanks in the downturns which are the best times to buy. My tax returns don't support it, so I have to figure out how to generate wealth through real estate, and buy at market peaks, knowing that I am doing exactly that.Real estate is the slowest and the most boring path to wealth, but if you hang on to something for 20 years, the value is going to be up. We see the same thing with the equities market, the stock markets, spin the wheel of fortune, pick a date, and roll 20 years forward. I've property outside of Tampa, and they're talking about Tampa residential real estate stinks now due to over building, people moving to Florida seem to be slowing down, that's the headline. When you're coming off of five years of massive growth, does it make sense to have a little cooling period? Apartment buildings, after massive growth, does it make sense for the market to pull back a little bit? Does that mean that apartments are a bad investment? After Phoenix goes up 25% a year for four years, do you want to buy in Phoenix? Maybe not in year five but does that mean you're going to ignore Phoenix for the next 37 years?As far as a recession, I've always been in the "easy landing camp", because of other aspects going on. The job market is holding up because until the job market tanks, which is a trailing indicator, we're not hitting it. The bigger challenge we're having is the two, or three years of overcooked inflation, that's what everybody's fighting right now.Looking into the next two years, what do you think people should be doing right now about commercial real estate investing?What an incredible time to buy! When I'm talking with people, if you're a Democrat, I'm going to play a Republican and if you're Republican, I'm going to play a Democrat. The purpose is, you don't need Yes folks around you. You need people who are going to work to broaden your thought process, challenge it and you get to sleep on it. Then, come back and tell me what you want to do, and we will execute.Before the Fed meeting, when they lowered the rates, I put in my residential newsletter that the best time to buy was 90 days ago. When the interest rates were hitting 8% was the absolute best time to buy residential real estate in California. You had no competition, and the sellers were scared to death, so you were able to negotiate lower prices. We're in Prop 13, and lower prices mean lower taxes forever. And when the interest rates drop, we know what to do then. Now that the interest rates have gone back up, the commercial real estate cap rates are up. "Why is that happening?" Because now they're not expecting the Fed to be continuing half-percent cuts because the news is out that maybe the economy isn't as stinky as mainstream media would like to talk about. In the previous episode, you experienced blackouts and disorientation, likely from a malfunction in your Neuromax brain chip. As you make your way back home, you black out again and suddenly find yourself face-to-face with your ex, Lucy. Performed by Jenise Morgan, Michael Ryan, Tali Hamilton, KC Comeaux, Ghan Patel, and the Micrologus Studio choir conducted by Juan Klas. Story: Waking Up is about a synthetic consciousness born trapped inside a human. We'll cover the biggest/trending topics, featuring fun and interesting guest interviews, season predictions, player and team SEC trivia, and a wide range of various unique segments. Topics include: The SEC is developing some 13 schools represented in the top 100 picks (Missouri, Ole Miss, and Oklahoma are not represented in that, but Oklahoma had John Spikerman in the top 150). Our thoughts on Charlie Condon's future in Colorado. Was Jac Caglianone severely under-drafted to Kansas City at No. 6? NIL is a difference-maker. Top-250 talents who went undrafted include: SS Jalin Flores (Texas), outfielder Chris Stanfield (formerly of Auburn, now at LSU), shortstop Jonathan Vastine (Vanderbilt), 1B Jared Jones (LSU), catcher Luke Heyman and pitcher Pierce Coppola (Florida) and pitcher Eli Jerzembeck (South Carolina). Tennessee had six guys—Christian Moore, Billy Amick, Drew Beam, Chris Burke, Dylan Dreiling and Kavarez Tears taken in the top 150, with Aaron Combs and AJ Causey taken later. Draft surprises include: Alabama's Ben Hess in the first round to the Yankees, Mississippi State's Dakota Jordan's fall to the Giants at pick 134, the number of Mississippi State pitchers who were drafted, including four in the top 10 rounds (something that would have been unthinkable a year ago) and more. Did Ole Miss's run of bad luck continue in the draft, with two arms taken in the draft's last half-dozen picks, including 2022 postseason star Hunter Elliott? Florida got Luke Heyman and Ty Evans through the draft, but will 20th-round pick Colby Shelton return to the Gators or sign with the Nationals? It'll be interesting to see how a pair of talented, but oft-injured pitchers, in Tanner Witt (Texas) and Andrew Dutkanych (Vanderbilt) perform as both were drafted. Draft winners include Tennessee (many players selected, key recruits Tegan Kuhns, Jay Abernathy and Manny Marin got through the draft), LSU (key recruits William Schmidt and Derek Curiel pulled out of the draft, recruits Cade Arrambide, Mavrick Rizy and Michael Ryan went undrafted, plus, players Jared Jones, Chris Stanfield and Paxton Kling were not picked and will presumably return), Florida (the aforementioned players returning, plus, recruits Jackson Barberi and Joshua Whritenour got through the draft) and Vanderbilt (Vastine's return, all recruits except Owen Hall got through the draft). Teams hit hard include Ole Miss and Mississippi State (especially on the pitching end) and Missouri, which saw its only two top-250-rated prospects in high-schoolers Tytus Cissell and Ethan Bagwell. In this episode we return to Beechworth in High Country Victoria, after having Ben Kraus from Bridge Road Brewers on the show last year. This time we're joined by chef Michael Ryan from the highly acclaimed Beechworth restaurant, Provenance, to discuss Beechworth Bitters Company, his side project dedicated to amaro and cocktail bitters. A few years ago I brought you an episode about Italian amari, produced in partnership with The Italian Cultural Institute. This episode puts an Australian angle on this lesser known spirits category, as Michael explains how he created his own library of extracts from roots, leaves, flowers and bark, and blended them into this distinctive range of bitters that speak clearly of their Beechworth provenance.

In this episode, the TWTT gang chat all things sake to sandwiches with Australian chef, Michael Ryan. Michael Ryan is the owner/chef of two-hatted restaurant, Provenance, in the delightful town of Beechworth, Victoria.   Ryan opened his first restaurant, Range, in 2006, winning a succession of awards, including The Age Good Food Guide's two-hats and Country Restaurant of the Year in 2008. Provenance opened in early 2009 and has gone on to receive two-hats every year since. In 2013, Provenance won Best Regional Restaurant and Ryan was named Chef of the Year.   Ryan has a long-term interest in Japanese sake, cuisine and culture. His influences are reflected in the techniques and flavours he uses in his dishes and sake is always a feature on the restaurant's extensive beverage list. Ryan also hosts small-group guided culinary tours to Japan and is the author and co-creator of the book ‘Only in Tokyo'. We could easily have chatted twice as long as we did with Michael, who is always a joy to speak with and always has some great stories to share.
