Welcome back to another great Solocast today and Unstoppable Real Estate Investing Wealth. Today we are discussing one of the vehicles we utilize which is direct mail. Now this particular method of growing your real estate investment business could assist you with scaling up rather quickly, but there's tools and tips and secrets and strategies that you have to understand and deploy in order to do this right.First things that you want to understand when you're getting into direct mail? Is there are certain elements that you have to bring to the table? One of them the most important is your list. The most important aspect when you're starting to direct mail is your list. You can't go out and do a broad array of just every zip code, every home in a zip code, because you're not going to be hitting specific targeted people. You're going to be wasting a lot of money with mailing that way, because you want to be talking to people who need to be spoken to at the time.That they needed to be spoken to. And so what that means is if they're in bankruptcy or foreclosure going through divorce, you want to hit them at a certain time frame in a certain cadence, cadence meaning every 30 days, every 60 days, every 45 days, every 75 days, whatever you plan your marketing campaign out to, but you want to hit them in a certain cadence.That list by far is the most important thing that you want to focus in on. You want to focus in on those that are going to have the highest response, foreclosure, vacants, probates tax lien, landlord, tenant issues, foreclosures.Those are the ones you're going to want to hit on. Now, once you get your list put together and you want to start to grow or scale, you're going to realize there's only a certain amount of names that you're going to have you niche. Like we do a fire campaign. We might only get 15 or 20 to twenty-five tops in certain areas on a monthly basis.That's just not enough to grow and scale your business. It's enough when you're getting started. You hit them with phone calls, with texting, with emails. You're not going to endure through the smokescreen. You do whatever it takes to get these people to call. I ask Marck a little about his real estate niche and I have posted part of that conversation below![00:03:26]Billy: [00:03:26] like this snapping the fingers. And before you know what your kids are grown, they're off to college and having a family of their own.[00:03:30] It's crazy. So, Marck you have a niche, the business you're in. I know it's morphed over the years. I don't know if he ever really did wholesaling, but I know you were rehabber back in the day. Now you're really a turnkey provider. So for people that are listening to the show, they're not familiar with the word turnkey provider.[00:03:45] What does that actually mean?[00:03:47] Marck: [00:03:47] Yeah, sure. A turnkey provider is essentially a flipper only. You've already got the buyer in your pocket and you don't need to pay a real estate commission. So the beautiful thing is most people step over those hundreds of $150,000 homes because , they're more rental properties than flips.[00:04:02] Right? So most people would kind of flip in that. The 150 to 550 range, at least in the Kent state marketplace, we actually take, we don't do any of the small inner city properties or anything. We focus in a class areas. That's kind of our niche, but we take properties that are designed to be nice, suburban areas as rental properties.[00:04:22] And we actually, obviously, like anyone else we advertise and target to buy them under market value, but then we do a really quality remodel attracting a super high quality tenant. And then we, once the property is tenanted and already, rent it out rehab and rent it out.[00:04:36] We then, and only then do we sell it to an investor? That's kind of sitting there saying, Hey, Marck, I'd like to buy as many rental properties as I can. I just don't have the time or money, how to do it. So we call it a full turnkey operation because. We have high income, high net worth individuals that are wanting to build a portfolio of rental properties, but we do everything for them.[00:04:55] We take all the mistakes out of it cause they don't need to go kick their teeth in. In fact, I would say that most of them are dentists, doctors, lawyers, accountants income individuals that see value in real estate over the stock market. But I think the real estate industry for the longest time has done a very poor job of catering to the investor.[00:05:14]When you sign up for an entry level job, they say. We'll match for your 401k? No. Okay. So everyone just starts pouring their money into the stock market.  Benson [00:03:37]  I became licensed as a real estate agent. I'm still licensed to this day, started doing my own deals, started a mortgage company, and we're really started to move in the last. Eight years is during the last downturn, my business partner, Scott Fall.[00:03:52] And I were brokers in the same REO office. And we were we had our office had lots of listings. So we were managing all of these investor leads. And what we found is it was just really difficult to scale and work with a lot of people effectively using traditional means. And, we had the MLS, right.[00:04:09] And MLS is supposed to be the Holy grail of data, but it's not an effective tool of finding. Analyzing deals tracking markets. And so what we thought was there's gotta be a way to do this better. So my business partner, Scott is the brainchild of what we're running right now. Really killer comps, but you also, they have a bunch of different lists services in there. So you can build out your probate list, your tax lien list and your vacant lists. And you're not on a rock. So it's not just for comps, even though that's what it was built for. It also has a lot of other ad-ons that is really important in your real estate investing business.00:04:12] And that's an important factor too, because sometimes you can buy these properties, not add a lot of value, like you're not going to go in and do a full-blown renovation. You might. Be able to pick up this property with relatively good equity piece and just clean it out and put it back in the market. We call that a whole tale and listed and sell it and make a quick 30, $40,000 without doing anything.[00:10:18] All right. I have 2,600 square feet and everybody else is about 26 to 28. So that means they did some sort of a redesign in the house. The guys I'm buying it from, maybe they opened it up and they took some of the bedrooms and combine them to make a bigger bedroom. So this is what you have to start thinking about.[00:13:40] If you're talking about a $75,000 differential, I wouldn't even think about it. I'd renovate the property, turn it over, flip it and put the money in my pocket. So running comps sum this whole thing up, it's part art and it's part science, the sciences. When you're running, it is different thresholds. So I could be comfortable to ensure that I'm never going to be in the position I was in. Again, once they hit a certain cash number, then I was going to go out and start buying and holding. And now we have 48 units, which honestly is nothing compared to what, where I should be and what I want my goal.[00:04:01] Is in the next nine years to have 5,000 units and I will 100 freaking percent get there, not going to get there with singles. It's going to be with apartment investing. So my next piece of this whole business is building it out. But let me run by you. Are you ready to move your business in 4 weeks?  This is part two of that series and we are discussing how to run your business virtually!Today we have Dan Collins, a real live testimonial that was able to make way more than they planned by partnering with us for the sale of their home.Dan had a property that it was inherited within your family for quite some time after a brief conversation, 10 minutes, a very Frank conversation of his experiences with my company, easy sell property solutions on [00:01:12] How initially our cash offer was substantially lower than what you wanted and how we came up with this creative offer, which we do maybe about six to eight times a year, the equity lift program. And I think, I don't think I know you're going to be a perfect case study because your, an astute seller.[00:01:28] So you are somebody that. You'd know this business inside now, because I want you to explain what you do for a living, but like you're an educated, super educated individual when it comes down to this. So dealing with us on that level, I know you're going to hold us to a highest regard than somebody who is a layman who really doesn't understand the process.[00:01:47] You drill this. You were very specific, you were very detailed oriented. You put us through the ringer. So let's just start from the beginning in regards to the property, your sister, what the situation was, why you wanted to sell. And we'll just. We'll have a Frank conversation. We'll take it from there.[00:13:22] So let's talk now numbers. So we initially set out to, to have you and your family walk away with $250,000. Let's just walk through the numbers piece and show, what the end result actually was in your experience. In my experience, when we were negotiating the overall contract, we got to a point where we were setting the price.[00:13:43] We were working on the numbers and in the beginning, this is where we zero or flat line that we set a number of 385,000 as a sale price, which meant that to get me the two 50. You had an element of risk in there to make all of everything else work. And just to touch point on that, if it's sold for less than the 3d five, you were still guaranteed your two 50, that's the element of risk you have to perform to those numbers, which means that we had to really do our due diligence to ensure that everything we were getting ourselves into.[00:14:19] That we looked at the risk factors and said, you know what? This is something we dialed in a numbers. We're going to make a return on this. And if the market should shift slightly was still covered and as 100% still guarantee will in his family to $250,000. So it was a vetting process and a risk factor process on both ends and we both needed to be comfortable.[00:14:37] And so to that point to that point, we, you and I worked out the numbers, we worked out what the cap would be on. The profit for your side, with respect to, the construction costs and all the other costs. This life that I have that I've designed by choice. I did this by choice and beginning a couple of questions from people hitting me up on Facebook and say, Oh, you're lucky.  I want to die and come back as you and flattered hysterical. But the thing is you have a choice. You can do what you want to do when you want to do it on your terms, if you choose to do so. I'm here today in Puerto Rico for a month, and eventually I'd be moving here permanently within the next two to three years.Today is about how you could systematize your business and its systems and people to allow you to serve, to do what you want when you want with whom you want.I have multiple ways in which I drive in revenue into my businesses, but I want to talk about the two main ways with the investments, investment companies specifically. A rental portfolio, which gives me consistent cashflow on a monthly basis. We manage the portfolio ourselves. I have people in my company and my team that manage it for me.I get reports once a week to see where we are once a month to make sure we're on target with our collected revenues and make sure we have nobody who have to evict. And so that's one piece of it and it's literally on autopilot. I don't have to do much of anything. And then we have our real estate investment company, and that's who we're doing our marketing to find, fix, and flip or marketing to find and wholesale.And we have, we find fix and it turn it into a rental So I'm here for a month. How am I able to run the businesses? Well, today I have an extremely special guest and he's special for multiple reasons. But the biggest of them all is he is my first cousin from Baltimore, Alex Van Brooklyn, who is a an ex Marine who got into this business full time four years ago. And I got to tell you something about Alex. I'm not saying this is because he's family. Alex is somebody who when he listens to what somebody's saying, he asks questions. He actually takes in information and then he executes like an absolute beast. Now, he's only been doing this four years. We're going to go through his story of how he started, how he's growing and now how he's Scaling. He has 13 freaking employees within the last year alone. He also has a freaking, very unique marketing program, extremely unique. Like there's not a lot of people out there doing this. His system is called Bandit Signs on Wheels. It was the primary driver of all his deals for the first three years of him being on business. He's going to show you exactly what the program is, what he did, how he hires. He's going to give you all the secrets. And all you need to do is exactly what he did, execute like a freakin beast and start making some money. He used the VA loan to buy his first property in North Carolina and then when he was on deployment, rented it out. Decisive Podcast Munich Exclusive episode #56, Its my pleasure to introduce to you a young gentleman I met nearly 4 years ago, while shopping for studio gear in Munich. We introduced ourselves then quickly got into a conversation about his dj analog dj mixer (Urei) that needed repair or modified. He goes by the name Constantin Wittgenstein, born in 1994 in Munich, Germany and is currently studying Creative Music Technology at the Metropolitan in London, Uk. He started playing piano and the drums at the age of 5 and discovered the love for jazz, electronic and minimalistic music later on in school. From 12 on, he started with his own productions being influenced by jazz, funk, disco, soul, techno and house. He also works as a DJ since nine years continuously digging and exploring “music for the mind, body and soul”. Over the last couple of years he played at various clubs including the late Bob Beaman, Munich and Brilliant Corners, London. Local Sydney promoter-group, record label and recording studio, Analog Cabin, turn one this week, and we would like to welcome them to the DHA Podcast for episode #066. To celebrate their 1st birthday, they're throwing a little shindig at a warehouse party, this weekend, Saturday 11th May. In this mix we go deep into the musical mind of Drox (@drox), who is one half of Analog Cabin.
