Now, it was later in the 30s that Wright decided the depression hits, he's got no work. He had been out here helping Albert Chase MacArthur, they were the developers of the Biltmore. The market crashed. He knew that Wright was in trouble. Wright didn't have work. He was kicked out of Taliesin in Wisconsin because his ex-wife got it repossessed. He was living with his new mistress in La Jolla. And Chase McArthur, who used to work with him back in Chicago, calls him up and says, hey, me and my brothers are doing this hotel. I know you need money.When I first was started and we were working at Taliesin, we went to California and we got to visit with an original owner that hired Frank Lloyd Wright to design the house. She was still in the house and she was a dancer and she had hired Frank Lloyd Wright and she said, design me a house that I feel like dancing in every single day. So here she was in her 90s, she could barely walk and she said, but I will tell you this,I still dance in this house every single day. And it just like sent those goosebumps up my spine. And I said, that's what I want. I want to be that. I wanna do that for somebody. And that's what keeps me going.Yeah, you know you want we as architects always want control but that's the thing that happens you're done You give it to them and you walk away and make they can do whatever they want with it.

Mary D'Argenis-Fernandez grew up practically living in hotels. Her family spent their summers traveling and staying at different properties, sometimes for weeks on end. While their father worked, Mary and her sister, Katrina, would pass their time people-watching. “We would sit for hours in the lobby and watch the action around us,” says Mary. “We noticed how the staff greeted guests when they checked in and interacted with guests in general.” Her love of being immersed in the hotel industry was born from these annual trips, but her career in hospitality started when she was in high school working at Disney's Magic Kingdom making ice cream cones. “I loved my job and the company,” she says. “I had fun every day. I laughed with my co-workers and had a blast.” Although Mary originally intended to pursue a law degree, she decided to follow the path she knew would make her happier and give her the most professional satisfaction. With that, Mary returned to the Walt Disney Company after graduate school where she was promoted to a restaurant manager and an area manager soon thereafter. In that first year, Mary was selected to be a facilitator for the Walt Disney Company's legendary training program, Traditions. “In that role, I realized I could make an impact in the way employees interacted with guests and how they felt about their jobs,” she says. “By helping them feel connected to their work, there was the potential to increase retention, guest satisfaction, and profitability.” Subsequent roles at Four Seasons Hotels & Resorts, Mandarin Oriental Hotel Group, and Fairmont Hotels followed the years she spent at Disney. In 2015, Mary launched MDA Hospitality and counts some of the world's most prestigious hotels as her clients, including Conrad properties in New York, Washington D.C., and Los Angeles, the Waldorf Astoria Chicago, and the historic Arizona Biltmore. In addition to these iconic properties, clients include luxury residential communities, clubs, a national specialty grocer, and an international technology company. Mary holds a Bachelor of Arts from the College of the Holy Cross, a Master of Education from Worcester State University, and a Master of Business Administration from Webster University. Oleg studied biology at York College and upon graduation began working in Pharmaceutical sales, and was a Regional Sales Director for a fortune 100 Pharmaceutical Company for several years. However, deep down, Oleg knew his true passion was and is real estate. He bought his first investment property in 1999 and quickly became captivated with the entire real estate market. He expanded his portfolio from New Jersey to Nevada and then on to Arizona, quickly seeing his return on investments. When Oleg moved out West, he realized he didn't just want to be an investor, he wanted to give other people the same opportunity he has had. He loves working not only with buyers, but sellers and investors as well. Oleg has been in real estate for over ten years as it continues to be his dream career. Notes The Brokery - Oleg Bortman Seg 1 Oleg has a Pharma sales background, what he did for 15 years in New Jersey and then in Nevada. He met his real estate partner Tucker in Phoenix about 2010, and they started a real estate firm called Suits with an office in the Arizona Biltmore Hotel. Since then they've grown over 10+ years with four total offices. Their main office is now on 40th St. They are soon to open an office in Scottsdale, with a goal to open 8 or 9 offices total. They have 60 agents that work at the brokerage, 1099 tax set up who hang their license there. They also have 4 full-time employees. They did a total of $350 million in sales in 2022, residential real estate, with the two partners doing $100 million of that. Phoenix market is very desirable for people to live in. Always good to be working, and living in a community and city that is growing. In the winter months and early spring January through May - Phoenix is very crowded and exciting place. The housing market is seasonal, with the summer being very slow. Snowbirds will make plans to get a rental five or 6 months in advance. Typically these are people from the Midwest where taxes and property taxes are high. East Coast, New York or New Jersey have very high property taxes. If you own a $1.5 million dollar house in New York, your property taxes could be $50,000 a year. If you own a $1.5 million dollar home in Phoenix, your property taxes could be $6 to 12K. Property taxes are five times more expensive on the East Coast. Somebody owning a home on the East Coast, could buy a home in Phoenix at a substantial discount. The Brokery deals in residential sales and re-sales. And then they also have a sister company that deals in rentals. Oleg is originally from Ukraine and was living in New Jersey. He did Pharma sales B2B, selling to doctors office. He worked with the company Abbot and eventually was transferred to the West Coast in Las Vegas, and then move to Phoenix. He highly recommends the book, Rich Dad Poor Dad by Robert Kiyosaki, learning the key concept - having money working for you, not the other way around. Initially invested in real estate in Las Vegas. He bought multiple condos with a cost of $70 K to 100 K. During the financial crisis of 2008 he watch those condos lose 50% of their value. Seg 2 Tucker Blaylock is his partner, a native of Arizona and an ex-Marine. He is highly organized and very good at marketing for a business. Oleg does the sales. They started the real estate firm called - The Suits in an office at the Arizona Biltmore hotel lobby. The second office is on 40th St. in the Arcadia area near LGO. 2019 they got their 3rd office near North Central and Bethany area. They owned the buildings of all their offices. Their next and 4th office will be opening in Scottsdale soon. They teach all their brokers how to own and run a business. This involves, how to read and set up a profit and loss, P&L. Their brokers are all 1099 reps. Each time they recruit a new broker they set them up with a seasoned broker as a mentor. They teach them how to build their own brand and become a listing agent. There are listing agents and buyers agents. You learn to create a business model, and also build your image with business attire. Then you invest back in yourself doing advertising and marketing. Their clients could be spending $3 or 5 or even $15 million on a property so they have an expectation of what their agent is. The Brokery is a boutique real estate firm. Realtors can get their license in 2 weeks, but need to go back to school for 90 hours to get a broker license. Seg 3 They recently were selling a housing complex called karma which was created by Boyer Vertical architecture firm, run by Jason Boyer. Karma is located 13th St. and Bethany, has 11 homes. It is a sustainable build with careful attention to detail and design with window locations and the layout. They also have clean tech, like span electrical panels. Boyer also created Our House development, in midtown Phoenix. Other builders they work with are, Jason Kush, with a development in North Scottsdale on Jomax. Branding and marketing are the key to any business. You want to attract like-minded people, employees, partners, and clients. Then repel people that do not fit with your brand. The Brokery brand is ‘relentlessly local'. Mini builders have a style to how they do it, an example is Trent Hancock of Camelot, they built Ranch Mine. Seg 4 Book recommendations, Rich Dad Poor Dad by Robert Kiyosaki, Tipping Point, and Outliers by Malcolm Gladwell. One of the main themes of Outliers, is you have to practice for 10,000 hours to become an expert. Geographic Farming - marketing, where a real estate broker or agent mails postcards to an area on a consistent basis. Relentlessly local, know the neighborhood. They do an analysis of an area, and determine the ROI for that area. Then you do research and scout the area with every day direct mailers and MLS direct mail route. They know the ROI of mailers. Agents need consistent mailing month by month for the whole year - 12 months. You mail postcards (best value) 2x / month for 6 months, then 1x / month for life. In the first 6 months you've created a brand as potential clients see your face 2x a month. They also use print magazine ads also, it is very visual. Overall this is a shotgun approach, where 3% will transact, and 3% will buy. Real estate agents are their own CEO, and it takes 3 to 5 years to really build your business. You have carrying cost of mailers which could go from 6 to 9 months before you're getting good returns on your money. In the interim real estate agents need to do other things to develop deals. One thing is to have a listing, do an open house and have people see the house. This can equate to free leads. You also do as many face-to-face meetings with the network you already have. You call everybody you know to let them know that you're in real estate, and have listings in the neighborhood you work in. You work one neighborhood and you dominate it. You know the neighborhood - this is sales and marketing. Then when a prospect asks you about a supermarket, school location or a good restaurant, you know it all. Mary D'Argenis-Fernandez grew up practically living in hotels. Her family spent their summers traveling and staying at different properties, sometimes for weeks on end. While their father worked, Mary and her sister, Katrina, would pass their time people-watching. “We would sit for hours in the lobby and watch the action around us,” says Mary. “We noticed how the staff greeted guests when they checked in and interacted with guests in general.” Her love of being immersed in the hotel industry was born from these annual trips, but her career in hospitality started when she was in high school working at Disney's Magic Kingdom making ice cream cones. “I loved my job and the company,” she says. “I had fun every day. I laughed with my co-workers and had a blast.” Although Mary originally intended to pursue a law degree, she decided to follow the path she knew would make her happier and give her the most professional satisfaction. With that, Mary returned to the Walt Disney Company after graduate school where she was promoted to a restaurant manager and an area manager soon thereafter. In that first year, Mary was selected to be a facilitator for the Walt Disney Company's legendary training program, Traditions. “In that role, I realized I could make an impact in the way employees interacted with guests and how they felt about their jobs,” she says. “By helping them feel connected to their work, there was the potential to increase retention, guest satisfaction, and profitability.” Subsequent roles at Four Seasons Hotels & Resorts, Mandarin Oriental Hotel Group, and Fairmont Hotels followed the years she spent at Disney. In 2015, Mary launched MDA Hospitality and counts some of the world's most prestigious hotels as her clients, including Conrad properties in New York, Washington D.C., and Los Angeles, the Waldorf Astoria Chicago, and the historic Arizona Biltmore. In addition to these iconic properties, clients include luxury residential communities, clubs, a national specialty grocer, and an international technology company. Mary holds a Bachelor of Arts from the College of the Holy Cross, a Master of Education from Worcester State University, and a Master of Business Administration from Webster University. In this episode of the Hotel Design Podcast, we welcome award-winning designer Therese Virserius, Founder of Virserius Studio. She's worked on projects such as W Atlanta Midtown, Renaissance Paris La Défense Hotel, Hyatt Regency Montreal and others such as the Arizona Biltmore. Host Glenn Haussman and Therese start off by discussing how she envisioned some of the Cosmopolitan of Las Vegas' suites and its guestrooms. “It was a massive project,” says Therese, as she describes the process of renewing the property five floors at a time, touching 3,000 rooms. The two discuss artistic point of view, Therese's Swedish heritage, her global travels around Europe and Asia, and how experiences with many cultures affects her design approach. Interestingly she worked with IKEA, but in business development and logistics. Turns out that wasn't satisfying enough, and her curiosity propelled her in the direction of hotel design. They move on to discussing the reimagining of the Frank Lloyd Wright inspired Arizona Biltmore Waldorf Astoria hotel, and the challenges and opportunities to modernizing a historic hotel while still paying respect to its iconic roots. They discuss the delicate balance of adding new design elements. Her biggest challenge: harmonizing a property that has had many expansions and “potentially less diligence in honoring the original design.” Turns out that over the decades, renovation drifted from the original concept, so they discuss balancing the need to honor the hotel's historic nature vs. newer elements where permitted, opening up spaces for more flow, creating new spaces that evoke a historic feel and modernizing the cottages. Therese discusses the importance of materials, managing historic vs. non historic project elements, reinventing the event space around the main lawn with a new bar/ lounge, site line connections, the hotel's signature cottages, opening up congested spaces in the main building and more. Plus, they discuss the use of LVT as a design element and how it adds to the overall look and feel of the newly reinvented cottages. Then Glenn and Therese move from the desert environment to one decidedly beachier, The Ray Hotel Delray Beach, Curio Collection by Hilton in Florida. The two use this property to discuss creating something inherently of the region; one that is a beach hotel, yet not actually on the beach. Plus, they discuss the challenges and solutions to creating an eye-catching hotel required to follow many specific architectural related regulations. Here, Therese created an escape that manages to feel upscale and modern with a design she dubs “tropical modernism”. Some tricks she leveraged was to create different zones in public spaces that freely flow but also feels distinct. It's also about breaking down the barriers between the staff, customers, and the overall experience so that a guest can feel more comfortable and ultimately hopefully feel more at home. She also discusses design strategies such as utilizing mirrors to create the feeling of more space, how lighting affects mood and can be utilized in different ways throughout the day, and other useful pieces of advice. They also talk about the continual journey of learning and how to leverage the nuances of different desires, cultures, consumer behavior to create memorable, functional designs and how to keep yourself mentally fit and constantly creative. I had the pleasure and was fortunate enough to attend the conference myself as well as our guest that we're going to be having on today and we're going to give you a couple of takeaways and get a good grasp on some of the key points. So today let's go ahead and welcome Jason Lee. He's our senior director of product and technology. I was fortunate enough to travel with Jason to the Lodging Conference. He has been to the conference multiple times, so he's going to have a some different insight on what the differences might have been in the past versus this year. So let's go ahead and welcome Jason in. Jason, welcome back to the show. Jason Lee: Thank you very much. Thanks for having me back. After my last performance, I was hoping that you would invite me back. I didn't know for sure. Ryan Embree: Absolutely. So today, as mentioned, we're gonna be talking about the Lodging Conference and this isn't the first time you've been, you've been a number of years now. I wanted to get your impression of, you know, this year's overall sentiment and how maybe this year's Lodging Conference has been different than years past. Jason Lee: Yeah I think like in terms of different from years past, you know, I remember going to the Lodging Conference right after the recession, you know, the 2010 / 2011 times and, and I think there was a lot of like, hey, you know, or we do see some trends going the right way, but are we ever going to get back to 2007 / 2006 levels of occupancy and revenue? Um, and I think, you know, over the last few years we've seen a lot of optimism and a lot of like, hey, the state of the industry. It looks really great and it's really awesome and I think this year you're seeing the same numbers as the previous probably five years of like, Hey, this is good, good growth. Um, but now it's a little more like, how long is this growth gonna go? Can we keep this going? Um, some people, they're feeling very optimistic and thinking that we're, we're, you know, the, that the, uh, the hotel supply line is correct. We're not overbuilding. The influx of travel seems to be going well. Millennial travelers and baby boomer travel seems to be, you know, on the rise. So you're looking at good segmentation and solid revenue projections. Um, but then at the same time it's like, or there could be some sort of economic collapse or there could be some kind of other thing that could happen that could cause a derailment that everything right now looks very, very positive. Ryan Embree: Right. And we heard "cautious optimism" a lot throughout the conference and you're right, you know, we've been hearing it from brands, we heard it from management groups that,

The concept of product differentiation is highlighted as Instructor Muender and Mr. Razavi discuss the history and unique setting of this beautiful historic hotel which is known worldwide as the "Jewel of the Desert." This distinguished resort boasts having hosted 13 US presidents thus far. Celebrities of all sorts have enjoyed the hospitality of the resort since its opening in 1929. The architect of the original structures, Albert Chase McArthur, was a student of Frank Lloyd Wright. Wright served as the consulting architect for the initial construction. Having begun service during the time of the Great Depression, it has been quite an accomplishment to achieve such ongoing and unparalleled success. The Biltmore is located just south and slightly west of Piestewa Peak and not terribly far from my office in Phoenix (less than a ten minute drive--and that only because my office is closest to the back side of the resort, so you have to drive around it first).
