Real Estate is a block-to-block business, especially multifamily. There are too many nuances involved to manage multifamily without boots on the ground. This is where a lot of operators went wrong over the past several years. In addition to buying in markets they didn't know, many inexperienced operators followed the herd by overbidding on properties and used risky debt to make deals pencil. Most of these operators and their investors are now in a world of hurt. Bruce Fraser, Managing Partner of Elkhorn Capital Partners, avoided these overpriced assets and created a smart niche of buying highly distressed properties at deep discounts. As a result, his properties are doing extremely well. Elkhorn Capital oversees over 2000 units across Tulsa and Oklahoma City and plans on further expansion into these markets.

Bruce shares his strategy of focusing on underperforming C-Class multi-family properties in markets with strong affordability metrics rather than chasing trendy investment hotspots. He explains how his team identifies distressed assets with significant upside potential, handles property security and crime issues, navigates specialized financing options, and creates value through strategic improvements. In the past few years, great deals for multifamily properties have been few and far between because the prices have simply been too high to make sense. As a result, many inexperienced operators relied on risky financial engineering to make deals pencil and are now paying the price. A lot of these operators are going to lose some, if not all, of their money and take their investors with them. Bruce Fraser, Managing Partner of Elkhorn Capital Partners, has avoided these overpriced assets, and created a smart niche of buying highly distressed properties at deep discounts and turning them around for big profits. Elkhorn Capital oversees over 2000 units across Tulsa and Oklahoma City and plans on further expansion into these markets.

Sometimes coaches dream up the best basketball schemes in the most unlikely locations, like when Steve Kerr and Bruce Fraser plotted out the Golden State Warriors' motion-driven system at an airport wine bar. In the case of Paul Westhead's speed game - a devastating combo of continual fast break offense and pressing defense - it all came together when he coached Puerto Rico players during summers off from his main role at LaSalle University in the 70s. Westhead was later named head coach of the Los Angeles Lakers after his friend Jack McKinney fell off his bike and sustained a TBI. After making some inspired adjustments following Kareem Abdul-Jabbar's Finals injury, Westhead guided the Lakers to the NBA title in six games against Dr. J's Sixers, with Magic Johnson winning MVP in his rookie season. Westhead went on to perfect his “shoot in 5 seconds or less” approach - aka “The System” at Loyola Marymount University, where the duo of Hank Gathers and Bo Kimble hung 122 points per game on their opponents. In this episode, Paul shares: How his college coach Dr. Jack Ramsay helped him get into coachingWhy he played Magic at center in the Finals How Puerto Rico basketball and Old Dominion coach Sonny Allen shaped The SystemWhy he's always promised to blow his new team's socks offWhat legacy Hank Gathers left and why he still remembers the free throw Bo Kimble took in his honorLearn more about Paul's basketball journey in his book Speed Game: My Fast Times in Basketball and follow him on Twitter.

First step is to schedule a call with us. This episode originally aired on January 3rd, 2022----Bruce FraserI ran a successful hedge fund for over a decade, including through the financial crisis. In fact, we were at our all-time highs during the market troughs of 2009. Successfully navigating such turbulent times earns incredible trust with investors. Many of these investors were wondering what else I was doing with my own money – knowing that the Fed would be printing a ton of money for stimulus and asked my thoughts about investing in real estate. I had formerly been invested in real estate – some SFRs and small multi with one business partner. But based upon the research I was doing, I sold all of my investment property in 2007 – literally all of it. Based upon my analysis, housing prices were still headed lower in 2008, so I waited to begin re-entering the market with new real estate acquisitions until 2011, when I formed Elkhorn Capital Partners. There was still only nascent bank lending post financial crisis, so our initial investments focused on all cash deals, including tax liens, hard money lending, and buying non-performing assets off of bank's balance sheets. After a couple years of this, banks were lending again and Elkhorn made the strategic decision to focus exclusively on multifamily, which has remained its exclusive focus for many years now.----Meaghan DavenportMeaghan Davenport, Managing Partner with Gibby's Capital Investments, LLC. Investing in the financial markets is stressful, especially in a crisis. And even if you happen to be brilliant at options trading, $100K in the equity market will still only buy $100K in assets. On the other hand, investing $100K in multifamily will buy you a $500K asset—and earn you five times the return. Not to mention the fact that it’s essentially recession-proof! Bruce Fraser is the Managing Partner at Elkhorn Capital Partners, a private equity firm that focuses on multifamily residential real estate in economically insulated submarkets. Prior to Elkhorn, Bruce ran a lucrative hedge fund, successfully navigating the financial crisis before his research led him to multifamily. In a few short years, Bruce has built a portfolio of 1,600 units, and he currently serves as a member of the Forbes Real Estate Council. On this episode of Apartment Building Investing, Bruce joins me to explain what makes multifamily a better investment than the financial markets, especially through the COVID-19 crisis. He tells us about his first multifamily deal (as one of my early coaching students!), discussing the challenges he faced early on and describing how the Law of the First Deal impacted his real estate career. Listen in for Bruce’s insight on the advantage of choosing a niche in distressed assets and learn his aggressive but realistic approach to scaling a multifamily business. Key Takeaways What makes multifamily a better investment than the financial markets S&P 500 = 2.5% average annual return over last 20 years Multiplier effect ($100K buys $500K asset, earn $100K vs. $20K) Bruce’s first multifamily deal as one of my early coaching students 134-unit property in Fort Worth $5.7M acquisition (raise $2.1M) Sold 14 months later for $7.9M Bruce’s experience with the Law of the First Deal Second deal under contract when first closed Acquire 3 to 4 per year ever since Why Bruce chose a niche in distressed situations More control over occupancy growth than rent growth Create much more substantive equity in short period Why Bruce sought out coaching early on Overcome uncertainty Understand deal structure Bruce’s approach to scaling a multifamily business Manage time wisely (leverage third-party property manager) Be aggressive but realistic Bruce’s experience through the COVID crisis Investors ready to buy and deals available Biggest challenge = lending environment Bruce’s goals over the next three years Double portfolio to 2K to 3K units Centralized position in handful of markets Why multifamily is the best investment through the pandemic Tax efficient distributions Demand for apartments remains high Protects against inflation Connect with Bruce Fraser Elkhorn Capital Partners Email bruce@elkhornpartners.com Resources Goldman Sachs Economic Outlooks Purchase the Replay of Deal Maker Live Join the Nighthawk Equity Investor Club Learn More About Michael’s Mentoring Program Podcast Show Notes Michael’s Website Michael on Facebook Michael on Instagram Michael on YouTube Apartment Investor Network Facebook Group

Rick Tittle talks to Warriors Assistant, Bruce Fraser about all things Warriors.
Brothers, Sean and Brad Malone, are co-directors and producers of Wild About ’88 – The Rise of Arizona Basketball. In 1988, Sean and Brad caught basketball fever (often contagious – I contracted it the following year). As fate would have it, the Arizona Wildcats were firing on all cylinders, advancing to the Final Four of the 1988 NCAA Tournament. Tucson loved their Wildcats and the city relished in its team’s dominant 35-3 season. Arizona’s roster featured six players who would make the NBA – Sean Elliott, Steve Kerr, Jud Buechler, Tom Tolbert, the late Sean Rooks (redshirt) and Anthony Cook. We discuss the brothers’ respective love for the Wildcats and how they went from being super fans of the Cats, to producing a film that documents a season for the ages. Sean and Brad talk to the brilliance of the program’s “unlikely and fantastic rise under former head coach, Lute Olson”. They detail the importance of Steve Kerr’s captaincy of the 1988 Wildcats, plus, the unique circumstances behind Kerr still being a member of the team. Further, we cover the legendary Sean Elliott’s signing with Arizona and the vital role played by ‘The Gumbies’ – the Wildcats’ lesser-known, yet equally important players. We also chat about the impressive list of interviewees who are involved in the film and how Sean and Brad managed to contact them and arrange conversations that form the documentary’s backbone. You’ll hear great behind the scenes stories about Steve Kerr’s interview and an amusing Skype scenario that involves the always-affable Tom Tolbert. The episode concludes with Sean and Brad’s recollections of ‘The Game I’ll Never Forget’. There’s always time for a Michael Jordan and Dominique Wilkins story. Listen to our conversation and you’ll clearly identify with Sean and Brad’s positive approach and dedication to their forthcoming documentary. They have literally spent hundreds of hours researching and planning the film. Follow the brothers’ blog to keep up to date on the film’s status.
