Here's background with the original report: https://www.iheartradio.ca/am800/news/dilkens-believes-amtrak-via-rail-link-is-an-exciting-opportunity-1.20532111 09:06 -Then, by listener request, we're talking about the three current proposals for new Detroit City Council districts. Some districts, according to the U.S. Census, lost more than 15% of their population and every district suffered a loss; and the charter says every ten years there needs to be a redraw.  Here's a link to the proposals - https://content.govdelivery.com/attachments/MIDETROIT/2023/11/07/file_attachments/2675727/Proposed%20Redistricting%20Detailed%20Boundary%20Maps.pdf?fbclid=IwAR0ThFAznIg0FOCGSKHL9I0A6XHmY6ys2F-_uTxhC6NDi2NhtCDDZAyHSzU  Feedback as always - dailydetroit - at - gmail - dot - com or 313-789-3211 Follow us on Apple Podcasts: https://lnk.to/dailydetroitonapple  Or Spotify: https://lnk.to/dailydetroitonspotify  Thanks to our members: http://www.patreon.com/dailydetroit  Or those who do a one-time contribution: http://www.buymeacoffee.com/dailydetroit

The suspect, who police identified as Kenneth Davis Junior, was taken into custody last night, just a couple hours after police released his photo.  Police Chief James White said Davis was wanted for raping an 80-year old woman last week and raping a 64-year old woman on Monday night. Really… Detroit? It's in America's cash-flowing Midwest. But is there a stigma involved? Does it matter? In the 1950s, Detroit was the wealthiest city in the entire world, led by the manufacturing and automotive industry. But it endured a horrific economic and population downfall late last century due to aging manufacturing plants, high taxes, overregulation, poor services, corruption, and lack of public administration. Detroit even filed for bankruptcy. Between 2010 and 2020, the population of the Detroit Metro grew 2%+, per the US Census Bureau. Time magazine named Detroit one of the World's 50 Best Places To Live—one of just five US cities. Our own COO, Aundrea Newbern, MBA, recently chose to move to the Detroit Metro.  The average Detroit income property from today's guest provider rents for $1,100 to $1,200 and costs about $120K. Lisa Waud is a collaborative, large-scale floral and installation artist who likes to invite people in to enjoy flowers, and from there into a conversation about the world, she was the artist behind the 2015 Flower House Detroit – a floral phenomenon in downtown Detroit. Erin Preston-Johnson Bevel is an unschooling mom, a full-time lecturer at Howard University, and a “recovering lawyer” putting her legal experience to work advocating within her Detroit community. She serves on the board of the Detroit Black Community Food Security Network, which came together with two other longstanding food advocacy groups - Keep Growing Detroit and Oakland Avenue Urban Farm - to create the Detroit Black Farmer Land Fund. The DBFLF was co-founded by Erin, Jerry Hebron, Tepfirah Russian, and Dr. Shakara Tyler; the Fund officially launched on Juneteenth 2020. Both Lisa and Erin are advocates and voices for community, integrity, and a healthy regrowing and interweaving of community and land, of growing thoughtfully and intergenerationally into our collective futures.  This is the story of that time when Flower House Detroit decided its next chapter was in the embrace of the Detroit Black Farmer Land Fund, where it would grow up into a Children's Sensory Garden for the community. Having just completed Black History Month and just entered Women's History Month, this seemed like the perfect - floral and restoration - tale to share forward. Enjoy. The all star lineup of guests that's coming to this thing is sick and this is one of the, literally my favorite comic con of the year. We're going to talk a lot more about it and we've got August gets like in the house. Uh, he's got a cool a benefit they're doing called Outback. Give back, uh, helping out, uh, people affected in Australia. We were going to a steakhouse. Yes. Cool. Bio bloomin' on you get 15, 15% get dedicated, uh, donated to Australia. Um, you know what on that? No. You may fire when ready? Welcome back. Thanks for hanging out with us. This is episode 332 of the one and only IT in the D show. Broadcasting live here. Well first off I went, I want to thank Detroit Detroit city distillery. That was our first time going there. Yeah, last week. Last Thursday. Um, and it's the perfect bed. We've packed the place. Holy crap. Well it's the perfect venue for what we do. Uh, I think we, we brought in about 50 ish people. Uh, not that person all there at five o'clock. Holy crap. It was weird. They were all there at five o'clock. It's in right in Eastern market. Uh, it's the perfect venue. I've do, I've gone ahead and booked once a quarter for the rest of the year for that place. I've, I look forward to going back there and I thank you to the staff or the parking lot. No. Great. Everybody loved it. And again, it was one of those things where people were like, Oh my God, I've never been here before. Keep hearing about it. Keep meaning to go here. Yeah. I love it. I think the only, cause that's kind of the, one of the sidewalls of our meetings and I think the only complaint I heard was that some people's nav took them the wrong direction on Rio poll. Oh, that's fine. Yeah, fine. Whatever. Uh, but no, so, uh, the fourth, uh, is the Anarbor event. Uh, principal probably pretzel, but I was gay. Uh, so, yep. And uh, and then, Oh geez. And after that we will be at go figure astronomic con, uh, the following weekend, uh, or actually that weekend. Uh, and then our next event, uh, in Metro Detroit is going to be at the Woodward troub on the 20th. And yeah, that's the scoop. That's my story. I'm sticking to it cause I remember to set it up for the third Thursday. Not the fourth Thursday. That's fine. It's fine. It's like saying I put him on the pepperoni pizza. I'm so stupid. Or put him on it to meet on the pizza. Just deal with it. Still felt dumped. My um, one of it is my favorite article of the week and this one hit home didn't hit home, but you read it and you're like, and it's basically called the day Microsoft office turned into malware and Microsoft,

Today, Brent is the Managing Director of IPS Realty, where he helps others invest in Detroit’s booming neighborhoods, mainly on the East Side. He constantly monitors Detroit real estate, allowing him to identify the edge of hip areas and ride the wave. On this episode, he shares more about his experience, the city of Detroit and his best tips to find emerging areas.   Key Market Insights Transition is happening in the areas beyond Detroit’s central business district There was a talent exodus in 2008, but now people are moving back or investing in Detroit Outside of Michigan Ave, saw gentrification and West Village on the East Side has experienced dramatic growth Had amassed $1MM portfolio on paper in 2007 Avoided bankruptcy and decided to pay back debt on a monthly plan Started grinding, wholesaling and finding deals for other investors Not focused on the hottest areas, looking at the edge of hip and looking to ride the wave To find the path of progress, IPS looks at comps and data combined with the art of being apart of the neighborhoods, on the east side Most investors prefer the West Side, but he likes the East Side Areas in the primary parts of the city are at 110% of 2005 peak values Looking for values that are starting to percolate and seeing a curve with days on market, per sq foot costs, per door price Banks start taking interest in neighborhoods when homes begin to sale at $50k per door - allowing them to sell to homeowners For an investor, the difference between $100k house and $80k house is $20k, but for a homeowner it’s $110 per month Interest rates will go up and impact the market and may drive buyers who were looking at nice neighborhoods, may now look at adjacent neighborhoods such as Jefferson Mack With Tigers, Red Wings, Pistons, and Lions all downtown, there is a 50/50 chance for a sporting event any day in Detroit Detroit used to have 2 million people, now has just under 700,000 City has a 50 year plan for the land in Detroit and the market is shifted in influence by what the city wants to happen – think tax incentives Sit and watch for an hour to understand the property and block Many investors are savvy, but can get blinded by the numbers and projected returns on paper Multifamily has a mitigation against theft as there are still people living in an occupied house Prefer single family in B and B-minus areas D area is war zone and lots of blight, C has a few vacancies, but most have care, B are older houses, more frame, less brick, lots of renters, A is all homeowners, upper middle class Bull’s Eye Tips: Winning Your Market: Buy and Hold Tracking Market Changes: Check the market everyday Daily Habit: Check comps daily Resources: Ep. 14: Detroit’s Ruin and Renaissance with Jeremy Burgess  Crain’s Detroit  Best Business Books: Tools for Titans by Tim Ferris    Digital Resources MLS Loopnet AppFolio Google Drive Dropbox Hubspot   Tweet This: “Bloom where you’re planted” “For an investor, the difference between $100k house and $80k house is $20k, but for a homeowner it’s $110 per month”   “Real estate moves slowly”   “I can fix a bad house, I can’t fix a bad block” “Not focused on the hottest areas, looking at the edge of hip and looking to ride the wave”   Places to Grab a Bite: Apparatus Room   Connect with Brent: brent@ipsrealty.com 313-422-1333   Leave us a review and rating. About the episode: We are continuing the conversation around all things real estate and I would like to make a pit stop and talk about some place near and dear to my heart, Detroit and Detroit Real Estate; where it is, where it’s going and how to get in on it! No one can argue that the architecture available in the city of Detroit is unsurpassed. The majesty and detail of the mini-mansions that occupy the tree lined streets in the Palmer Woods, Boston Edison Districts(so many more I can’t mention them all here) neighborhoods is near impossible to find today in new construction. This city like many others, was severely impacted as a result of the crash and created a flood of vacant homes, foreclosures and short sales. Now, I am so excited to celebrate that the City of Detroit is back and its real estate values are being impacted by the flood of people that that want to occupy mid-town, downtown and so many other areas! So much to do and so much fun to be had from the River Walk down town and The Eastern Market to the Mid-Town District there’s fun for everyone and all ages, stages and cultures! Take a peak next time your moving through the city and you will be so pleasantly surprised at all that it offers to it’s visitors and more importantly, it’s ride or die residents! From the Host: I am joined today by Charles Ryan, Associate Broker and Team Leader for Ryan Realty Group. Charles celebrates a long relationship with real estate sells and has watched the city grow and change over the years. He has so much valuable information to share and you are going to love listening to his interview about the opportunity and growth in the City! I encourage you to visit my web-site @ www.sherryswift.com and read my blog from this episode to learn more about Detroit and all it has to offer in real estate, activities and growth. Write to me at Swifttalk@sherryswift.com and tell me about your thoughts on the beautiful real estate in Detroit and let me know that’s it okay to share because I would love to share your letter on the show!Today’s Episode Talks about:- Charles Ryan, the Realtor and his relationship and love for Detroit- Detroit - the crash- How the market and neighborhoods where impacted- The highly sought-after neighborhoods and what they offer- Investors in Detroit- Economic Growth in the City- The opportunity Mentioned in this episode:Charles Ryan’s website: www.charlesryanhomes.comCharles Ryan’s Facebook : www.facebook.com/ryanrealtygroupSherry’s web-site – www.sherryswift.com Connect with Sherry on Social Media and get instantly updated on our next episodes!Facebook – https://www.facebook.com/swifttransitions/Instagram- https://www.instagram.com/swifttalk/Linked in- https://www.linkedin.com/in/sherry-swift-70374610/Twitter- https://twitter.com/sherswiftDid you enjoy listening to the show as much as we enjoyed creating it?
