We have Ben Bergen who has acquired 14 properties over a short period of time and has the scars to prove it! Ben is a graduate of one of those many $13,000 per year group coaching programs, spent close to $50,000 and in his words he grew too fast, too soon, ego driven, nearly lost his shirt when he had 3.5 major renovation projects on the go. My observation is if not for Ben's own sweat, hard work on the tools as he is in construction, he would have ended up bankrupt like some of his coaches and fellow students. In the business world Ben filled both the visionary and integrator role. If his business was Apple, he was both Steve Jobs AND Tim Cook or Steve Wozniak.  As in Jobs could sell big dreams, raise capital but Steve Wozniak had to build the actual computers or Tim Cook had to make the Operations as smooth and efficient as possible. In my study of failed real estate investors, they were incredible at raising capital, their influencer marketing was expert level BUT they could not execute on their vision of on time renovations, on budget in a challenging environment both in construction AND the truth about real estate that no one is talking about, there's more folks out there than ever trying to raise capital from both veterans and weekend guru workshop graduates BUT passive investors/lenders have dried up.   Back to Ben, if not for some prudent decisions and his skillset, Ben would be in huge trouble hence it's best you give this episode a listen.  Ben lives and invests in Sarnia, has a construction background, has since left his six figure job and pension behind, and is starting up a property management company with the help of coach Elizabeth Kelly.  Please enjoy the show!   To Follow Ben: Instagram: https://www.instagram.com/benbergen_rei/  PM Company: https://www.instagram.com/rsb_property_management_2021/ Facebook: https://www.facebook.com/ben.bergen.7121

Habitual drug use in the United States is at least as old as the nation itself. Elizabeth Kelly Gray's book Habit Forming: Drug Addiction in America, 1776-1914 (Oxford UP, 2023) traces the history of unregulated drug use and dependency before 1914, when the Harrison Narcotic Tax Act limited sales of opiates and cocaine under US law. Many Americans used opiates and other drugs medically and became addicted. Some tried ‘Hasheesh Candy', injected morphine, or visited opium dens, but neither use nor addiction was linked to crime, due to the dearth of restrictive laws. After the Civil War, American presses published extensively about domestic addiction. Later in the nineteenth century, many people used cocaine and heroin as medicine. As addiction became a major public health issue, commentators typically sympathized with white, middle-class drug users, while criticizing such use by poor or working-class people and people of color. When habituation was associated with middle-class morphine users, few advocated for restricted drug access. By the 1910s, as use was increasingly associated with poor young men, support for regulations increased. In outlawing users' access to habit-forming drugs at the national level, a public health problem became a larger legal and social problem, one with an enduring influence on American drug laws and their enforcement. No, it's not reality, it is probably higher, but we don't want to be so. We don't want to be so optimistic that we're no longer realistic anymore. So, there's a balance there. And that's part of the journey." - Elizabeth Kelly "I want to always set people up for success. And I would rather say let's take 30 minutes a day and have people achieve that goal than telling people they need to spend two hours a day and having that not happen and it destroys self-confidence." - Elizabeth Kelly "If we can shorten the time it takes to transition into optimum performance in each of those [activities], then we recapture a ton of really valuable time for ourselves." - Elizabeth Kelly Connect with Elizabeth Kelly: Website: https://ekconsulting.ca/ Instagram: https://www.instagram.com/elizabethkellyconsulting/ Facebook: Elizabeth Kelly Consulting and Coaching Email: elizabeth@ekconsulting.ca Connect with Dave Dubeau: Podcast: http://www.propertyprofitspodcast.com/ Website: https://davedubeau.com/home Investor Attraction Workshop: http://www.investorattractionworkshop.com/ Facebook: https://www.facebook.com/thedavedubeau LinkedIn: http://linkedin.com/in/davedubeau

This week, our dear guest Elizabeth Kelly tells us everything we need to know about coaching: how to know when you need one, what to look for, what a coach can help you with, and many more things! In this episode, we cover:How our guest got started in her journey. Elizabeth, who wears many hats in Real Estate, tells us how she started working for non-profit organizations and fundraising sales, then realized with her husband that Real Estate was the best way to go for securing her retirement! Now she fully focuses on RE through coaching and public speaking, with a passion to help!Overwhelmed beginners who try their best to educate themselves through different mediums and yet don't know where or how to focus! With a lack of understanding of where to apply all the information they learn, a good coach is needed to help guide them towards goals and milestones! Elizabeth even gives us a 90-day focus tip you don't want to miss! How it doesn't matter where you are standing in Real Estate... you might still get stuck somewhere! There is no shame in that, it's just important to recognize when you need help. And, of course, a good coach can assist with that concern. How do you know it's the right coach? Elizabeth tells us how she sees a 30-minute discovery talk: as a job interview! She decides whether there is chemistry, if their values align, how communication works, and even how coachable someone is! The most important thing is: don't hire coaches just to tell you you're right!Elizabeth's important advice is to slow down. Forget the noise. If being on social media is bringing you anxiety or disappointment, stop spending time, browsing it! Make measure decisions.About Elizabeth Kelly: Elizabeth Kelly bought her first investment property in 2005. She and her husband Emmett started buying run-down single-family homes and converting them to duplexes. Eventually, they realized they had made a grave error and were forced to sell some of their properties. In 2010, Elizabeth and Emmett Kelly started guest speaking for Rich Dad Canada. By 2015, they were managing properties for other investors. Sandstone Property Management has now become a full-service management company. They have successfully flipped, wholesaled, duplexed, renovated, and re-financed dozens of properties. Connect with Elizabeth Kelly:Website: https://ekconsulting.ca/LinkedIn: https://www.linkedin.com/in/elizabeth-kelly-consulting/Instagram: https://www.instagram.com/elizabethkellyconsulting/Email: elizabeth@ekconsulting.ca Connect with Danielle Chiasson:Website: https://letsgetrealestatepodcast.com/LinkedIn: https://www.linkedin.com/in/daniellechiasson/Facebook: https://www.facebook.com/DaniChiassonInstagram: https://www.instagram.com/letsgetrealTikTok: https://www.tiktok.com/@danichiassonBook in a call: https://calendly.com/strategicsuccess/lets-get-real-estate-20-min-chat

You hear the dream-like conversations regularly.... people shifting from a small backyard garden to something that will sustain them and their family. How often do you see people do it? For two decades I've had a front row to watch as my brother Ray Person, sister-in-law Elizabeth Kelly & a group of friends created a farm co-op that does just that. This week's episode is a conversation with Ray about the farm in northwest Ohio -- not exactly the geography that first comes to mind for most people. Although they are producing food the way many think is near dream-like, the reality of digging into how they have been able to make this work, not just what it looks like, leads to a great conversation and some discoveries. We sat down in late May to talk about how this co-op was formed, how it works and as always, we took a look around capturing video too!
