Designing Elections? Yes! Whitney Quesenbery and I talk about designing elections, designing in government, and the future of election design. We dive deep into the world of elections, and Whitney’s and the Center for Civic Design’s work to help election officials nationwide design better elections. Show Summary Whitney had two careers before she landed in civic design. She had a professional career in theatre for a number of years before a friend asked her to write a product manual. That led to a shift into writing, and she worked for a number of large organizations creating and documenting content. In 2000, Whitney ended up on a federal advisory committee writing voting system standards, which led her into civic design and to what she calls her “last great adventure” founding the Center for Civic Design. My guest today is the former Miss United States and sports anchor, Whitney Miller. She has found her true calling helping individuals and couples as a love, sex and relationship coach. Her experiential journey to self-mastery started 5 years ago with her well publicized open relationship with an ex fiance. Whitney has since joined forces with some of the leading scientists and researchers in the field, and now hosts talks and workshops around the world. She believes that regardless of your relationship construct, monogamous or open, there are always ways to create more love, better sex, and healthier, happier relationships. If you are someone who struggles dealing with your personal insecurities, and you're tired of hearing people tell you what to do with your life, then you should listen to this episode. Whitney and I will be talking about her incredible backstory, having a strong mindset and how to overcome you deepest insecurities to improve your self confidence and become your best self. Whitney's Backstory: Whitney was naturally gifted. She started doing gymnastics and soccer by the time she was four. That's the only thing that she knew and she loved competing. She loves trying new things and doing pretty well at it. Pageantry was a complete out of the box for Whitney because growing up, she used to be a tomboy playing sports with the boys in the neighborhood and keeping up with her brothers. She was at the age of 15 when she started competing in a pageant. On that same day, she also had a surfing contest. She showed up to rehearsals, all sunburned, clearly not taking the pageant seriously at all. But she went into it and was just trying to see what it was like. And that's what her mindset was. Her parents always told her, “Whitney always does what she wants to do, like we can tell her to do one thing, but she's going to try to figure it out on her own.” Whitney's strong mindset She ended up winning the pageant and that's when she started to understand the pageant industry. When I'm 15 years old, she had a very naturally athletic body, which is great for sports, but not great for pageants, particularly back then. According to Whitney, 15 or 16 years ago, having abs and arms wasn't really considered sexy or feminine on a woman. And so I was constantly told, “You need to be softer. You need to get rid of some of your muscle. You need to not work out so much.” Her main secret is that she wouldn't let anyone say what she should do, or how she should be. She's going t o just be authentically herself. Again, she ended up winning Miss Texas, and winning the swimsuit, which is really interesting, because she still had my very athletic body. So she won swimsuit, went to Miss Texas. And when she went to Miss United States, she kept the same mindset. How Whitney handles her insecurities: For Whitney, people just need to understand that insecurities are just part of our lives. And insecurities exist to teach us. Whitney always tries to see how she can transform her insecurity into something that can be one of her greatest teachers, that can actually lead to a life that she really wants to live. The Momentum We make a choice and we get a little bit more momentum. We keep going until we start to just feel that way and we're gonna mess up. We're human, we're not always going to be perfect and stay on that course. By gaining that momentum, we gain confidence, because we start to trust ourselves that we're making the right decisions for ourselves. Target Market Insights: Multifamily Real Estate Marketing Tips
Many commercial real estate brokers (and educators) will sell you on the ability to just hire a third-party property management company once you buy an apartment community. However, it’s not quite as easy as hiring a PM and profiting. Property managers are valuable partners whose day-to-day responsibilities include screening tenants and fulfilling maintenance requests. However, they may not be equipped for asset management, where the real profits are made. So what exactly is the difference between property management and asset management? The two go hand in hand, but the roles and objectives are different. Property management focuses on the resident's needs and physical structure, while asset management focuses on the financial performance of the property. Good property managers optimize rent collection, streamline maintenance requests, and proactively manage risks. Good asset managers monitor expenses and discern between increasing the property’s value and investing in necessary expenses. In this regard, asset managers are involved in strategy and execution, while property managers may only be involved in execution. Whitney Ward realized that many commercial multifamily brokers have no vested interest after a deal is sold and wanted to create a full-service solution for investors to take them from acquisition to disposition. Whitney is the Founder and Principal Broker for Intuitive Management Partners. She oversees a full-service approach to investing in multifamily assets. She helps investors acquire, manage, and dispose of assets with an active role in asset management. In this episode, Whitney covers her full-service approach, the difference between asset management and property management, insights on third party management, and emerging trends in the Atlanta market. A quick search about Whitney Hansen will reveal that she is a millennial money coach, an adjunct professor and a content creator. But today spoke with her about her upbringing, her experiences with money growing up, and how she turned those experiences into a thriving business and a flexible lifestyle. Three things we discussed in today's interview: How Whitney managed to pay off $30,000 of debt in 10 months - that’s 3,000 in payments a month! What steps she took to buy her first home at 19 years old - but also, how she found the inner drive to do that! And we are hoping to learn something we can replicate from the fact that she only paid $472 for her master's degree. From Trauma to Winning In her own words, Whitney openly describes the trauma she experienced while growing up. The trauma related to her mother's dependence on financial support was something Whitney witnessed first hand. This dependence allowed for verbal and physical abuse to thrive within their family. In the end, Whitney vowed to pursue her own independence by using the money she earned to access the life she knew she deserved. What were some of the ways that she took back control? Whitney refused to accept her environment, and she adopted a money mindset where she took control of her financial future She bought her first home in her teens - at 19 she took a leap and she participated in a first time home buyer program that allowed her to reach her home ownership dreams Whitney actively pursued money knowledge - Whitney listened to financial and personal development gurus on CDs in her car while traveling to and from her job as a nail tech. Developing a Positive Mindset Carol Dweck, is often cited for her work on the importance of developing a growth mindset. Whitney's story is a prime example of how developing a growth mindset, as opposed to a fixed mindset, allows us to push past our inhibitions and achieve our goals. Statistically speaking, Whitney should have continued down a path of financial dependence instead of financial freedom. Her environment and her lack of a personal financial mentor would normally lead to a cycle of financial ruin. But due to her growth mindset - something we can all learn to develop - Whitney was able to make incremental changes and stay focused on her goals until they were achieved. Instead of accepting preconceived limitations, she moved passed limiting beliefs to reach beyond the obvious path. Whitney on the final questions: Money Lesson: Never finance a car! From first-hand experience, Whitney learned that cars can break down soon after you buy them. The worst part is that you still have to pay for something that doesn’t work if this happens! Life Hacks: Whitney swears by using the Pomodoro technique to increase her productivity. To use this technique, you begin by setting a timer for a preset period of time - and working with focus during that period. She does this process 4 times a day, and reports that if you use it, you will be overly productive. Start with 25 minutes, and take a 5 minute break in between. Try to increase from there until you find your sweet spot.

The vast majority of women perform a number of unpaid jobs every day, from childcare to housekeeping to food preparation. There is simply no time to pick up another job! But today's guest argues that there is a way for women to generate substantial income that doesn't require a lot of time and energy – apartment building investing. Whitney Nicely believes that every woman should control her own destiny by investing in real estate as soon and as much as possible. Born into a family of entrepreneurs, Whitney was inspired to invest in real estate as a creative outlet that would allow her the freedom to be her own boss. She flipped her first house in 2009, and has since grown her portfolio to include 17 residential houses, 19 apartment units and seven chunks of vacant land across east Tennessee. Whitney's philosophy is to take action first and figure it out as she goes. Her bold, ‘throw spaghetti at the wall' strategy has proven successful, and now she teaches women how to invest in real estate with no money, no credit and no bank necessary. Listen in as she shares why she prefers apartments to single family homes, how she landed and financed her multi-family properties, and her advice around building a reputation as a local real estate authority. A few weeks ago, Whitney and I shared a college football preview episode on the pod where we talked about which teams we felt looked good this year and which match-ups we expect to feel disappointed with after watching the games. Although there may be some fans that are feeling disappointed this week – overall, this has been an amazing week in college football! On today’s episode, we dive right into week one of college football. We talk about each game that was played this past week and analyze where some teams showed severe signs of lacking in their game. There is perhaps no physical possession about which customers are more passionate than their cars. At my first job at The Danbury Mint, I remember customers critiquing every last detail of the products – and those were 1:24 scale replicas of the real thing. General Motors understands this dynamic, which is why they have staffed a team of social care experts to represent their suite of car and truck brands in the world’s most public customer service channel. “We are the team minding the best interests of the customer,” says Whitney Drake, manager of social strategy and care. She works closely with both the Marketing team, with whom she shares “brand love” posts, and the Public Relations team, which helps with escalated inquiries and manages influencers. The secret to cross-functional success in social media? “Communicate, communicate, communicate,” she says. Social media communication is a consistent theme throughout the General Motors organization, as all new employees take a tour of the social command center during their first week – a tour led by the social care team. Drake is also working hard to increase the internal visibility of her social care agents, who “are the forefront of our company in the public eye.” “We’re striving to elevate the profile of these folks within the entire organization and I would challenge everyone who has a social care team to do the same,” Drake says. General Motors recently combined the marketing and customer care Twitter handles of Buick and GMC, much like Delta recently did when they stopped directing customers to a separate service account. The Chevrolet and Cadillac are maintaining separate handles – for now. “We don’t believe that customers actually identify, ‘I want marketing or I want customer assistance,’” Drake says. “They really just want to talk to the brand.” Drake sat down with me during Social Media Marketing World, where she spoke on a panel titled “Case Studies from Brands Excelling at Social Customer Service” (Not coincidentally, each of the four brands – General Motors, Hewlett Packard, OtterBox and JetBlue – have appeared on the Focus on Customer Service Podcast). The interview became Episode 32 of the FOCS Podcast, with highlights (and where to find them) below: 0:38 Whitney’s role and how social care is organized at General Motors 1:36 How Whitney’s corporate team interacts with local dealers and the car brand handles 3:10 The separation between marketing and customer service 4:34 How General Motors hires social care agents 6:48 Planning for a crisis 8:30 How Whitney is working to increase the visibility of social care in General Motors 11:44 What kinds of inquiries General Motors sees in social media 13:09 When to take a conversation offline 15:55 Attending the Social Media Marketing World conference 16:48 Whitney shares a memorable interaction with a customer 18:37 Whitney’s advice to someone starting out in social care Drake’s advice to companies just starting out in social care was poignant and relatable to every brand that’s been there for a while: “Sometimes you are building the plane while you’re flying it so you just do the best you can,” she says.
