She started her career in her family's dump truck companies and navigated 4 different family businesses. Now she has 3 real estate investing companies and a dump truck company of her own. Whitney sees real estate investing as a great way to establish stable, passive income. It might help you leave the family company, your corporate nine to five, or even a bad relationship. She shares the way you can get into real estate investing. “There's books and magazines and websites dedicated to how to put your lipstick on, but there's not a lot dedicated to how to build a real estate portfolio.”    13:05 Whitney has a coaching business, Shebuysit.com, where she helps women get into real estate investing and teaches them how to make passive income from real estate. She relieves their pressure by taking over their payments.    Whitney's advice for entrepreneurs is to not be afraid to niche down and say ”no” to bad deals. Question: "I found 10 acres that are going to be up for sale through an auction. I'm confused because they want me to send $1,000 in. Is this right? And if it is, how do I get my money back if I don't win?" Real estate auction companies require an escrow deposit for several reasons. The first is to try and prevent latecomers. Auction houses don't like to get registrations on the Friday before the Saturday auction. They have to rush through the paperwork. The second is so you won't forget. If you put your money down upfront, you'll show up to the auction (whether virtually or in-person) and pay attention. The third reason is so they have your information if you win the auction. Whitney Nicely's first piece of investment property was land. She bought land at a bank foreclosure auction for $1,200. This included tax, title, and fees. When Whitney bought the land, she didn't even know where Decatur, Tennessee was. The land belonged to a subdivision development where a lady had bought it for $69,000, paid on it for 5 years, then let it go into foreclosure because it wasn't worth $69,000 at the time. Whitney sent out yellow letters to the neighbors of the property. They were interested in her offer to buy their land from them, but they wanted what they paid for their parcels. She was willing to pay them the money she had paid for her piece at auction, so she turned them down. Today, the land still sits empty because the development is progressing slowly. However, Whitney has a CHOICE about what she does with the land. She may be able to sell it in the future for $30,000 or so. She may build a house on it and sell that for $100,000. She's in no hurry. Property taxes are cheap and so are the HOA fees that keep it mowed. Whitney is a local small town girl that had a big dream to break into the good old boys club. She was born into an entrepreneurial family and she noticed that real estate investing was dominated by men. She decided to push the bounds of what women should be doing and what being a real estate investor means.     Why did you choose real estate investing?   Whitney’s mom was an old fashioned real estate investor and was the inspiration, in a way, for her to try it out. Instead of showing her the ropes though, she taught Whitney to stay started and learn for herself. She gets more done by dealing with the things that are right in front of her instead of the things she could worry about that probably wouldn’t happen.   How did you go from girl scout cookies to real estate?   Whitney was raised by people with the mindset of “if you want something, go out and do something.” She started her career flipping furniture, moved on to flipping dump trucks, and graduated to real estate after helping her mother flip a rental house. This is where she discovered her love of the world of real estate investing.   How difficult was the transition?   It wasn’t very difficult at all. You start with something small and you grow into more zeros and commas. Most people can save enough money each month to invest in real estate. Give yourself permission to move forward.   Did being a fourth generation entrepreneur help you growing up?   Being in an entrepreneurial family has both advantages and disadvantages. Whitney has always been very comfortable in the world of business, but it also comes with tremendous pressure for her to not fail. Whitney didn’t jump into the deep end of real estate investing right away, she worked four jobs before she bought her first property. Go slow and steady, and when you are ready, pull back on your time at your other job when you need to.   Can anyone who wants to, do this business?   Everyone has the same problems. There are opportunities everywhere and anyone can get started by starting small. Starting something like real estate can seem scary from the outset. When you focus on your seller and buyers, that takes the pressure off you. Your goal in this life should be to help as many people as you can, keep your efforts small, personal, and smooth.   Why shouldn’t we talk to realtors?   Realtors are in the service business of helping people who don’t have the time to do the research themselves. The best agents are investors, and the best investors don’t have a license. Agents are necessary, but for investors, this is not the best option. If you want to get started, stop watching television. On this episode of House Flip Masters Holly is joined by guest Whitney Nicely. Whitney has been called the Queen of Weird Real Estate in Eastern Tennessee.  Whitney started flipping houses in 2009 with her parents, her mother was a real estate investor and she knew that she would  become one herself. The first house that she flipped with her parents is when she fell in love with the process of flipping homes; she also fell in love with this particular house and ended up moving into it instead of her parents selling it. In 2013, Whitney and her brother were buying houses with cash, like her mom always did.  They bought 3 houses and one of them was a total loss.  With the two houses that they had left she realized that they had their life savings in them. Also, with only two houses she realized she was never going to get ahead.   Whitney knew she had to figure out a way to do real estate without putting any of her own money into the pot.  Since than Whitney learned about lease options and did her first deal in the Spring of 2014.  Although Whitney has only been using this method for the past 3 years she has done over 50 deals without having to use any of her own money. Currently she has 19 apartments and 7 chunks of land that she hasn’t had to use her own money to purchase.  Holly knows that a lot of people are interested in getting into real estate don’t have a lot of money which is why she is so excited to have Whitney share her success with listeners. Whitney says that her favorite way to purchase a home is through lease options, or as she refers to them as band-aids, because they can fix any situation.  Holly asks Whitney to share with listeners some situations in which a lease option is good choice.  Whitney says that when a house is over leveraged a lease option is a great choice to get a piece of property without using any of your own money.  Holly asks Whitney to share how a lease option works and what the process might be like. A lease option is an agreement that allows someone to rent the house with the option to purchase it at a point in the future at an agreed upon price today. Whitney shares that when she was a normal real estate agent she had her license for 18 months and only made $1,200 in 8 weeks using lease option she made $15,000 doing a lease option that she posted on Zillow.  Whitney shares with Holly that she recently found out from her lawn guy that he owned 13 properties, and after talking to him Whitney decided to buy a few of them from him. The first house that she bought was a cracked house-- the house was literally cracked and had been partially burnt. An interested party saw the listing and wanted to buy the house from Whitney.  She was able to turn her small purchase into big money by offering the right option to the buyer.  When her lawn guy found out that she turned around and made more money on it than he had initially charged her Whitney decided to give him a little more than she originally agreed to. The second house that she got from her lawn guy is not proving to be as successful as the first, but because it is not successful Whitney has decided that she is going to owner finance this house and put a big pink “Whitney buys houses” sign in the front and use it as advertising in that neighborhood. Whitney says that her bandit signs get her a lot of homes to look at so she is excited to see what this option will bring her.   She will actually own the land instead of renting billboard space.  When Whitney started doing lease options and owner financing she said that everyone else was working in one suburb so she decided to go the other direction and work in another county. She decided to do this so that she could get the experience and learn to play with the big boys in her neighborhood and have the portfolio to back it up.
