Many people in real estate think being a generalist is the fastest path to greatness. That couldn't be further from the truth.  We see it constantly with the agents we feature on this show. Some of the biggest and most successful names in this business are the ones specializing in the smallest niches. The more you can dominate your own corner of a market, the longer you'll survive and thrive through industry shifts.  In a real estate market that's filtering out the weakest agents, strength comes from specialization, not spreading yourself too thin. There are many ways to niche yourself - you can go for a specific type of property. You can choose to invest more money in marketing when everyone else is backing away, or you can focus on the platforms you use.  Whatever path you take, narrowing down your focus pays off massively in this industry. In this special episode, we're highlighting 3 real estate professionals who've been winning through unique business models and niches. Rob Ellerman, Mike Smallegan and Chris Mosier share what they are doing to set themselves apart in today's real estate landscape.    You'll learn: Why the lakefront living niche will always demand agents The smartest way to expand your real estate footprint  How to stop hating on Zillow and use it to your advantage  About Your Host Remington Ramsey is a dynamic keynote speaker, entrepreneur, and visionary in the world of real estate. I've learned that when you become everything to what a need is out there, there's no denying that people are going to magnetize towards that. -Chris Mosier   The real estate landscape is competitive, and without a clear niche, it's easy to get lost in the shuffle.  Many real estate professionals face the same dilemma of getting stuck in a sea of generic listings, unable to differentiate themselves or their brand.  Launching a franchise, especially in a new state, is daunting enough, but focusing on a niche like lakefront properties adds another layer of complexity. But what if you could turn that niche into your biggest advantage, becoming an expert in that field? How valuable would it be to offer something truly unique that draws clients to you? Chris “The Lake Realtor” Mosier, broker and listing agent at Lake Front Living joins me to talk about her journey owning a franchise and growing it nationally and how she found her passion in lake homes.   Three Things You'll Learn In This Episode  Intentionality when it comes to family We need to be more intentional when it comes to what we plan and create for our families. How does this contribute to the memories they make and carry? Generalist vs. specialist If we need brain surgery, we're going to want a specialist, not a generalist. Why does the same apply when we want to purchase a lake home? Why some things aren't better done alone A lot of money and time can be wasted doing things on our own if we're not educated properly on it. Can we save time and money by asking for help?    Guest Bio As the driving force behind Ohio's Premier Lakefront Realtor Brokerage, Chris Mosier's mission is to unite buyers and sellers of lakefront properties across the state. Since founding Lakefront Living Realty—The Lake Team in 2015, the brokerage has expanded to include four virtual offices located at Hoover Reservoir, Apple Valley Lake, Candlewood Lake, and Put-In-Bay. Each office is staffed with resident realtor specialists who have an intimate knowledge of their respective lakes and markets. Chris is also excited about adding Buckeye Lake and Indian Lake to the roster this season. The brokerage's membership in every MLS in the state ensures that their listings receive statewide exposure, catering to buyers who prefer to be within a 2-3 hour driving radius from their home. Their custom website simplifies the search process, focusing solely on lake homes. In 2017, Chris partnered to franchise Lakefront Living Realty International, which is now operating in 12 states and is steadily working toward a nationwide presence—one lake at a time. Chris is honored to have been recognized in Entrepreneur Magazine's Franchise 500 for 2023, a distinction achieved by less than 5% of real estate franchisors. Although not yet ranked, Chris is determined to change that in the coming year, with eyes set on global lakefront domination. It is officially Pride Month – a time to honor and celebrate the LGBTQ+ community. And while we are thrilled to celebrate Pride Month this year, the reality is that our LGBTQ+ friends, family, colleagues and community members have been under attack. In fact, just last week, the Human Rights Campaign, the nation's largest LGBTQ+ advocacy group, declared a state of emergency for LGBTQ+ people in the U.S. after a wave of anti-LGBTQ legislation across the country. So far in 2023, more than 525 anti-LGBTQ bills have been introduced and more than 75 signed into law as of the time of this recording – the worst year on record. Be sure to check out Human Rights Campaign's Impact Report, which shows the real-life impact of this legislation across the country, as well as their guidebook, which provides guidance for navigating states with anti-LGBTQ+ legislation. There are also ways you can make your voice heard on this important issue, and I'll be sure to link to all of these in the blog post that goes along with this episode. And while the attacks continue, the fight for equal rights continues. As park and recreation professionals, you have the power to lead this charge through building inclusive, safe spaces, supporting your LGBTQ+ staff and community members, and creating a culture of belonging. On today's episode, we're looking back at some of our previous episodes discussing LGBTQ+ inclusion in parks and recreation. If you haven't listened to the full episodes from each of these clips you're about to hear, I encourage you to check them out and consider what role you play in this mission. Together, we can inspire change, embrace our differences, and create a world where EVERYBODY benefits from the power of parks and recreation. Tune in to the full episode to hear from: Cal Dobbs (he/they), a queer transgender ultra marathoner and long-distance hiker who is running across America — from California to Florida — fighting for the inclusion of transgender people in sports and access to gender-affirming healthcare. Peyton Daisy O'Connor (they/she) a past parks and recreation director for Buncombe County, North Carolina, who produced a formal inclusion policy for trans kids, based on their own lived experience. Chris Mosier (he/him), a trailblazing athlete, coach and the founder of TransAthlete.com. Chris is a six-time member of Team USA, and in 2015 he became the first openly transgender man to represent the United States in international competition. Jason Shriner (he/him), a past marketing manager for City of Manassas Park in Virginia, who discusses how his agency was re-evaluating policies and spaces to ensure they were inclusive for LGBTQ+ people and the ways they were partnering with local LGBTQ+ advocacy and sports groups. This week's episode is with Chris Mosier. Chris is a hall of fame triathlete, an All-American duathlete, a 6-time member of Team USA, and a two-time national champion and Olympic Trials qualifier in race walking. He's also a Nike-sponsored athlete who, in 2015, became the first known transgender man to represent the U.S. in international competition. Beyond all of that, however, Chris is an incredible person who knows himself better than nearly anyone I've ever met and he's an advocate, inspiration, mentor, and a role model to so many, myself included. In this wide-ranging conversation, Chris and I talked about his relationship to sport and how that's evolved throughout his life. We discussed identity and how he shows up in the different communities that he belongs to, as well as why he doesn't want to be seen in any one particular type of way. Chris told me about navigating the world now as a white male and how that perspective differs from what he experienced earlier in his life, how we can all be allies and advocates for equal rights in sports and society, and so, so much more. This episode is brought to you by:— New Balance. The new FuelCell Rebel v3 is everything I enjoyed about its predecessor but with a more supportive upper, a little more cushion underfoot, and a more durable outsole. What it doesn't have is much more weight, checking in at under 8 oz, making it a great go-fast shoe for tempo runs, track workouts, and interval sessions on the road. Amelia says that she was “quote, unquote ‘famous,' for like 10 seconds,” but she's actually a groundbreaker. In 2016, she was on the cover of Women's Running magazine, making her, as she says, “the first out transgender woman on the cover of a woman's fitness magazine.” Amelia is an outspoken advocate for the LGBTQ community, and encourages others to speak up, as well. She suggests following Chase Strangio and Chris Mosier on Twitter. They tweet out all the information you need to voice your support for people who, as Amelia says, “really, really need your help and support. We're just the people who are hanging out, doing our thing, living our lives, just like you are.” You can follow Amelia on Twitter and Instagram. To hear Amelia's original episode from June 2018, you can go here. Thank you to UCAN for sponsoring RUNNING REUNION! UCAN uses a one-of-a-kind carbohydrate to provide a steady release of glucose over several hours that's easy on your stomach and doesn't cause a sugar crash.

Today's episode is #260 and the Grand Finale!    We originally created the show as a way for BibRave to contribute to the larger conversation around running, hoping to find and connect with new people, stories, and movements. After 260 episodes we feel so blessed to check every one of those boxes several times over. We've chatted with some of the biggest names in running, helped elevate stories that were under-represented or under-appreciated, and we've learned so much from all of our guests and listeners. Tim, Jess, and all of the rotating cast of characters are so grateful for the time you've spent with us in your ears, and we're going to miss chatting you up through all those miles.   Why are we ending the show? Well, that's what Episode 260 is all about. Tim and Jess talk about the larger business demands at BibRave, and how it's truly incumbent upon us to evolve and focus on our growing business needs. And while it's been made out to be a partisan issue, my identity should not be political. The identity of these kids should not be political. We're talking about basic human rights, dignity, respect, and opportunity--like every other kid has--to play the sports they love, to be their authentic selves, and to have a childhood and experience in school that is like that of their peers. Today is the first day of Pride Month, yet, as we kick off this month-long celebration designed to achieve equal justice and equal opportunity for the LGBTQ+ community, we continue to see many states introducing harmful legislation aimed at preventing transgender youth from participating in sports. At NRPA, it’s our position that being recognized as the gender with which you identify is a basic human right. Meaning that for the purposes of recreational sports, youth should be allowed to participate in the gender with which they identify. Last month, NRPA published guidance to empower park and recreation professionals to build more inclusive sport environments that welcome all youth into programming. Today we look forward to building on this guidance through a conversation with someone who is doing incredible work in this space.   We are thrilled to welcome Chris Mosier (he/him) to the podcast today. Chris is a trailblazing athlete, coach and the founder of TransAthlete.com. He is a six-time member of Team USA, and in 2015 he became the first openly transgender man to represent the United States in international competition. He is also a two-time National Champion and the first transgender athlete to compete in the Olympic Trials in any sport in a category different than their sex assigned at birth. Chris is a go-to source for policy and information on transgender inclusion in sports, and we couldn’t be more excited to welcome him to the show today. It’s not often that I get the privilege of speaking to someone who is the first in their field and blazing a trail for others to follow. In this conversation I spoke with the international athlete and history maker Chris Mosier. In 2015, he was the spark for changing the International Olympic Committee’s (IOC) policy on transgender athletes to provide such individuals with the right to represent their country at the Olympic Games. In 2016, Chris was pivotal in additional policy change within the IOC, by expanding the rights of transgender athletes to take part in the Olympic Games without the previously required necessity of gender reassignment surgery. “I was able to not only get policies created and policies changed. I was able to change the Olympic policy in 2016. All of those things happened because I thought what’s the worst that could happen... If they say no, so I’ll try again. I’ll try a different way. I thought there was no reason why I should compromise or give up a part of myself... There is a real opportunity, for who do I wish that I would’ve seen when I was a young person, and I can now set-out to be that person for the younger version of myself and for every kid that needs to see that today.” Chris is a hall of fame triathlete, All-American duathlete, 2-time National Champion, and a 6-time member of Team USA. In 2015 he became the first known transgender man to represent the United States in international competition. He is talented across multiple disciplines including race walking and was the first openly transgender athlete to compete in an Olympic Trials in a category different than their sex assigned at birth. We explore his work, mindset as an athlete and an advocate for change. Chris also explains based visual assumptions on gender, how people have treated him differently from the perspective of looking at a white woman, compared to looking at a white man. And how this furthers his advocacy of human rights across colour and for the LGBTQ+ rights movement. ————————————————————— His social links are: Instagram: @thechrismosier Website: https://www.transathlete.com/ ————————————————————— This episode is sponsored by Tracksmith, a brand which actively represents and supports the development of a runner’s life in the running community. Chris Mosier: Sport Is a Vehicle For Social Change - R4R 234

"Yeah, sport is a vehicle for social change outside of the quarter of the field. We've seen sports lead social movements, and I think sport is one of those things that everybody can relate to. It's one of those things that bind us together, regardless of our other differences.”   –Chris Mosier Who is Chris Mosier? This week’s conversation is with Chris Mosier, the first transgender athlete to compete for Team USA, first transgender man to represent the United States in international competition, first transgender athlete to qualify for the Olympic Trials in any sport in a category different than their sex assigned at birth, and Chris is the person credited for the International Olympic Committee’s policy change for transgender athletes.  You don't know what you don't know. Chris says a lot of us have a fear of doing wrong because someone might get hurt by what we say, but it shouldn't prevent us from trying to do our best to step in and be an ally. There’s an idea of intent vs impact where our intent might be good, but the impact might still be hurtful. However, it’s just important for us to acknowledge the hurt we may have caused, and then vow to do better.  Which pronouns should you use? Learning the terminology is a good first step. For example, misgendering is one of the most common things that happens in the trans community. Mis-gendering is when someone says “she” instead of “he” or, says “he” or “she” instead of“they” for somebody's pronounce that they use.    Pronouns are how we refer to people when they’re not around. She/her and he/him are the most common ones, and there are people who use they/them as their pronouns too. Most recently, they/them has been approved by the dictionary to say that even though it is plural, it can refer to one singular person.    Chris explains pronouns are personal and we tend to make assumptions about people’s pronouns when we meet them. In the past year, we’ve seen a big push for people to put their pronouns in the bio of the social media, in emails, or in the window of digital meetings so people know what to correctly address you as. He says this is not just for transgender or non-binary people. It’s for everyone especially if cisgender people and allies do it because it opens space for everyone to be addressed how they want to be addressed. You can learn more terminology at transathlete.com You can't control other people’s opinions, but you can always control how you respond. “I realized over time is that I am not responsible for anybody else's thoughts or opinions. What other people think of me is none of my business,” Chris says, “but what I can control is how I respond.” You are possible. In 2010 Chris didn’t think transitioning was possible. He saw the high school and college kids documenting their transitions but didn't see any adults. Didn't see people in a mid-professional career. Didn't see any trans men playing sports with men. He just didn't know that it was possible.    It took a long time for Chris to even learn about trans identity and to learn the word transgender in a meaningful way. For him to realize it’s a possibility, then explore that with himself.  He knows how women are treated in sport  Chris knows how women are treated in sports because he was treated that way before transitioning. Women weren't given the same playing time. Women got the hand-me-down uniforms and second rate equipment. The men's team got celebrated while the women's team got a brief mention. He shares the mind-blowing statistic that women's sports only get 4% of media coverage on the whole of all sports.   “I'm really grateful that I've had the experience of being raised and socialized as female, competing in sports as a woman and then transitioning to mail seeing how differently I'm treated, seeing all of the harms that are done to women in sports. I think it just gives me this really unique perspective about gender, about power, about masculinity and femininity, and about positioning in the world privilege and all of those things that can help me be a better advocate.”   Chris says we have to understand that athletes come in different sizes, shapes, body structures, types of abilities and athletes receive different support.  How do you compete in sports as a trans-athlete? In 2020 Chris became the first openly transgender male athlete to compete in an Olympic trial. Even though he had to pull out because of an injury, he said his main goal had been getting to Olympic trials as a way to break the barrier and open the door for the next person who comes after him.  What policies and protections exist? Chris explains that in terms of trans policies, rules around transgender affect access to housing, protections for young people in schools, and the military. There were a number of harms committed by this previous administration against the trans community including targeted efforts banning trans people from public life. It was a top-down presidential initiative going through the Department of Education, and even Homeland Security. But in terms of political and legislative actions, Chris says we have a long fight ahead of us.    In the running world, when Chris first transitioned, he had to write to the New York Road Runners and ask how he could switch categories. He said nowadays many governing bodies have adopted new policies, and others wouldn’t make the changes until the Olympic level made them. Chris keeps track of these policies on his website, transathlete.com    In terms of public image and media, Chris says we’re seeing positive representation and seeing a celebration of achievements. More people can look and see someone like themselves in the media represented in a positive way or telling their story in their own voice.  What can we do? While big change lies in the hand of governments and companies, changing public opinion is a wonderful way to get the change to happen. It’s what inspires people to stand up and speak out and say, “This is not what we want, we want equality. We want people to be treated fairly. We want people to be treated with dignity and respect. And this does not align with our values.” How you can be an ally.  “Don't be afraid to engage with trans people and ask questions, respectful questions. The biggest thing is probably thinking about why you need to know that information. And if it's not something you'd ask any other person in the room probably don't ask a trans person, but don't underestimate the impact that you can have in anyone else's life.”   If you have any social circle– friends, and co-workers, you can make an influence by being a good ally in those spaces that can have a profound impact down the road. Everybody has a role to play– whether it's in transphobia, homophobia, racial justice, sexism.    Resources: Trans Athlete Website Chris Mosier Website Chris Mosier Instagram Amelia Gapin R4R Episode Thank you to my wonderful sponsor goodr, Momentous, and Generation UCAN for sponsoring this episode of the Running for Real Podcast.   I have been a fan of goodr for YEARS and I literally have their sunglasses all over my house. Chris Mosier has made history many times before, as the first transgender athlete to represent the United States in international competition, appear in the ESPN Body Issue, and be sponsored by Nike.   This January, he once again blazed a trail at the Olympic Trials for the 50K racewalk, becoming the first transgender athlete to qualify and compete in the Trials in the gender with which they identify. However, injury nearly robbed him of the chance to make it to the starting line.    On this week's episode, Mosier shares the experience of having an injury he didn't tell anyone about; how he's changed his goals and perspectives through injury and other challenges, and the way his identity continues to evolve through his competition and his work as an activist.   A huge thank you to Fluid Running H2GO, the only app-based deep-water running system in the world, for sponsoring this season of the Injured Athletes Club. “Be the person you needed when you were younger.”-Chris MosierWith elections looming, the scope of human rights is being hotly debated — and soon to be cast across ballots. In the crosshairs is gender politics — specifically transgender rights — a vital subject of contention I admit to understanding less than I should. So let's talk about it.To anchor this exploration I reached out to Chris Mosier — arguably the most prominent and accomplished transgender athlete working to progress cultural perceptions and activate legislative change. You may recognize Chris from the viral Nike commercial that aired during the 2016 Rio Olympics. In addition to being the first transgender athlete to be sponsored by Nike, Chris holds the distinction of being the first trans athlete ever to be featured in the ESPN Body Issue.Among his many accomplishments, Chris is a hall of fame triathlete, All-American duathlete, 2-time National Champion, and a 6-time member of Team USA. In 2015 he became the first known transgender man to represent the United States in international competition.More recently, he picked up the sport of race walking and rapidly distinguished himself, becoming the first openly transgender athlete to compete in an Olympic Trials in a category different than their sex assigned at birth. As an activist, Chris has spent years at the forefront of the LGBTQ+ rights movement, paving a more inclusive path for future trans athletes. In 2015, he was the catalyst for changing the International Olympic Committee’s policy on transgender athletes to provide such individuals with the right to represent their country at the Olympic Games. And in 2016, Chris drove further policy change within the IOC, expanding the rights of transgender athletes to take part in the Olympic Games without the previously required necessity of gender reassignment surgery.Profiled everywhere from Rolling Stone to the New York Times, Chris is also the founder of Transathlete.com, a resource for students, athletes, coaches, and administrators to find information about trans inclusion in athletics at various levels of play. He has mentored transgender athletes around the globe, from high school and recreational to the professional levels, and helped teams, leagues, and professional sports leagues create gender-inclusive policies.Aside from his physical prowess, what impresses me most about Chris is his courage. He had the option to stay silent — to make the most of his passing privilege without enduring the scrutiny that accompanies a public coming out. But he did so to set precedent. To change public perception. And stand as a beacon of hope and possibility for those who will come after him. This is a conversation about Chris’s unique life. His transition. His trials. And his tribulations. It’s about the privileges of gender, race, and class. It’s about what it’s like having your very existence up for debate, and how our country is treating so many of her citizens as non-humans.For context, consider that 41% of trans youth attempt suicide. Horrific and unacceptable, it's a statistic that must change. Together we can do better. So it is with pride that I share Chris’ story, bravery, and vulnerability with you today.Note: This conversation was recorded pre-pandemic, thus there is no mention of the coronavirus. May this episode provide a significant and thoughtful reprieve from your 24/7 pandemic news feed. And for something new & different: People seemed to enjoy my brief check-in segment with Mishka Shubaly in the lead in to my recent episode with Chris Hauth (RRP #514). So I thought I'd do it again. Today's appetizer to the main course is Nadia Bolz-Weber -- my favorite heavily tattooed Lutheran pastor from RRP #428 -- who drops in to talk quarantine, 'grace for fuckups' and her fabulous new podcast, The Confessional. The visually inclined can watch it all go down on YouTube. I sent a message to the Empire Triathlon Club in New York and soon found myself attending one their strength sessions and runs! They welcomed me with open arms and I had truly a terrific time. If you're ever a triathlete in NYC, I highly recommend joining them! While still hot and sweaty from the session, I caught up with three of their athletes! Our conversations are short and varied: achieving goals, overcoming fears, journeys into triathlon, being courageous , giving back and much more!(At the end you'll hear me mention Chris Mosier coming on the podcast, we're hoping our schedules will match up for Season 4!).

Chris Mosier is a Hall of Fame triathlete and duathlete, and was called “The Man Who Changed the Olympics” by The BBC and New York Magazine. He’s a barrier-breaking Nike-sponsored athlete, who you may have seen in Nike’s commercials during the 2016 Rio Olympics. He’s a three-time Ironman, and was named Best Personal Trainer in the Northeast by Competitor Magazine in 2014. Chris was the first transgender athlete to be featured in the ESPN Magazine Body Issue, and was named Person of the Year by Outsports. In 2015, he became the first openly transgender man to make a men’s U.S. National Team when he qualified for the sprint duathlon team. He was also a catalyst for change in the International Olympic Committee Policy on transgender athletes. He’s also the vice president of program development and community relations for You Can Play and is an online coach for Daily Burn. Even though I’ve known Chris for years and consider him a very close friend, I asked a lot of the questions I’ve always had about what it means to be transgender, and he was kind (and patient) enough to answer all of them. Chris was never uncomfortable, and reassured me, “You don’t know what you don’t know.” There’s so much good stuff in this episode, and I learned so much during my conversation with Chris. Throughout the episode, we talk about Chris’s transition, what it was like for his family and his wife, and how it affected his sports performance and racing goals. We also talk about his job, what it was like being in a Nike commercial, and what he wishes more people understood about being transgender. For Trans Week we wanted to address the state of access to sports for transgender athletes, and we figured there was no better place to go than Chris Mosier. Mosier has participated in a United States national championship and a world championship as an out trans man, the first person to do that. Mosier has pushed for more inclusive transgender policies in sports at every level, from high school to the pros and international competition. Mosier talks with us about the level of inclusion for trans athletes at all of these different areas of sports.  He also shares his personal experiences fighting for his own equality in sports, and competing in a state like North Carolina after it passed a specifically transphobic bill like HB2.  Learn more about your ad choices. The People Promoted on this Episode: "Wade Davis is the executive director of You Can Play," says Chris. "It's another sports organization that does LGBTQ advocacy work in men's pro sports. Wade is a former NFL player and openly gay and he did a Ted talk on the mask of masculinity, and I think it's something that is so incredibly important for folks to listen to and to consider." I have mixed feelings," Chris Mosier, a transgender athlete said after clinching a spot on the U.S. National Team in the duathlon. "It feels great to have made the US National Team while in North Carolina - I earned a spot to represent Team USA in a state with policies that intentionally target transgender people for differential treatment and exposes us to potential violence and harassment." We discuss Mosier's win and what it means. We also talk about the one place where gay jokes are acceptable -- in a locker room where an athlete has come out. That's what pro baseball pitcher Sean Conroy learned. Being teased by his teammates showed he was just one of the guys. Learn more about your ad choices. Visit megaphone.fm/adchoices
