She holds B.S. and M.S. degrees in Business Education from Northern Michigan University. As a young working mother in the early 90s, Eve was the family money manager and curious about investing. When an article appeared in her local newspaper featuring the educational benefits of BetterInvesting, she joined. The Stock Selection Guide provided her with a methodology to make good decisions and understand what to look for in a stock's performance which leads to a buy, hold, and sell the range. In 2008, Eve was widowed. Fortunately, her life could go on without worrying about how to pay the mortgage or finance the final years of college for her daughter. She attributes the knowledge she gained through her membership in BetterInvesting as the reason her family is financially secure. Eve retired in 2015 from Cengage Learning after completing a 36-year career in business publishing where she worked in sales, marketing, product development, and editorial management. Ken Kavula is a retired educator who taught AP Calculus, Chemistry, and Physics. He also served as a secondary principal for 21 years. He lives near Flint, Michigan, with his wife, Natalie. They have two grown children and five grandchildren who live nearby and keep them busy. Natalie and Ken both give many hours to BetterInvesting, a nonprofit that supports investment clubs throughout the nation. Ken has served as President of his BetterInvesting chapter, the Mid-Michigan Chapter. as well as teaching extensively for the chapter and the national organization. Charles Bright is a native of North Brentwood, Maryland. He is married and has 2 Daughters and 2 Grandchildren. Charles Bright began his journey learning about the importance of finances when he had a paper route at the age of 11. His Mother helped him invest by buying savings bonds and told him they would double in 5 years. But, not really understanding the importance at that young age, he cashed them in before their maturity date. In 1996, through a family member, he had the pleasure of meeting a man named Daniel Garnett who gave him a share of Diebold, Incorporated stock and asked if he was interested in learning about stocks and investing. His love for numbers told him to say yes and Mr. Garnett took him under his wing. Mr. Garnett introduced him to the NAIC (now Better Investing) principles that he still utilizes today. His first major project under the tutelage would be to start an investment club. As of today, he has held various positions in the Pinnacle Group Investments and has assisted in starting at least 4 other investment clubs for others. He has taught children beginning at the age of 6 – 14 during summer camps about investing and the importance of saving money. He is passionate about teaching financial literacy and knowledge about investing to people of all ages. While playing monopoly in his early adult years, it clicked "not owning would have me always owing" and it made me insecure. Also, becoming a parent and having every waking moment calculated for me was stressful. I am committed to being a husband, parent, and employee but that puts me last on the priority list, and that also makes me insecure. Warren Mickens is a native of Gary, Indiana, and a product of its public school system. He earned a BS in Mechanical Engineering from Indiana's Rose-Hulman Institute of Technology and an MBA from Harvard University. His MBA focused on Operations and Strategy, not Finance. He has enjoyed a host of challenging career experiences. Warren began his career as an engineer at Cummins Engine Company and was later the Director of the Worldwide Government Business. Warren transitioned to the telecommunications industry in the 1990s and has held several Operations and Engineering Roles since. Warren became interested in investing in the late 1980s for two reasons: 1) He was scammed by a former work acquaintance who had become a financial manager. 2) He became a father of two sons and concerns over the costs of college education and retirement seemed overwhelming. Warren's family did not have a background with financial resources. His father died unexpectedly leaving four children aged 3-16 behind when Warren was in third grade. He rolled up his sleeves and joined an investment club and decided to learn about investing. He learned a lot. It worked. Warren is active as a trustee at Rose-Hulman. He and his wife Joyce reside in Denver's Southern Suburbs. Robin Ware, a senior executive with the United States Postal Service with a career spanning 38 years held leadership positions in operations, engineering, customer service and sales, and training and development. In these roles, she designed, developed, and implemented many leading-edge technology solutions helping the Postal Service significantly improve its operations. As part of a lifelong interest in finance, Robin helped co-workers, friends, and family understand personal finance options. While studying for her master's degree in 1996, she and her classmates founded a stock investment club, the Ninety-Sixers LLC, and joined the National Association of Investment Clubs, known now as BetterInvesting. After retiring from the Postal Service, Robin completed a Certified Financial Planner course at the University of Central Florida. She then founded another investment club with a diverse group of professional women interested in learning how to invest, the Wining About Money Investment Club. She is also a volunteer and serves on the Board of Directors, BetterInvesting North Florida Chapter, and is a long-time member of the American Association of Individual Investors. In her spare time, Robin loves to run and completed a favorite race, the 2018 New York City Marathon. She also recently completed a half marathon in her 49th state intending to complete her 50th in 2022. She has run countless races and is a member of several local running groups. The Finimize Community helps casual investors capitalize on tech tools to connect and learn from other people like them. This episode is packed full of insights about community from a person who had no experience in the field when they first started. For community managers who have started in the community field from other fields and casual investors. Three key takeaways: 1. When a community makes sense for service-oriented businesses: Learning content includes several questionable sources online. Creating high-quality content that people love to consume and then creating a paid community around it helps to profitably solve this problem. Talking to your community (free or paid) helps you understand the different types and subtypes of people your content will help and their favorite topics. 2. Researching Community Members: As a first step to your community strategy, start by talking to the most engaged fans and understand their intrinsic motivations in life. Expand this circle in steps until you get credible data on a solid ideal customer profile (ICP). After this, create, grow, and optimize your community to improve the experience of this ICP so that any new members will find something they have in common with existing members. Have a clear business goal (what your company gets out of the community) and a clear community goal (what members get out of being in the community). Be ready to leave out a particular segment that is not well-represented in your data set to focus on your most profitable ICP. 3. Making the best use of community spaces: Create a community space that allows connections and public discussions to flourish. Let your content team find new ideas from these discussions. Your sales team can also use these spaces for competitive research. Make sure you collect data to prove the efficacy of any insights you use from the community. It's like, sometimes you do well, sometimes you don't. Elder is an Army veteran and life-long entrepreneur who was born and raised in Milwaukee, Wisconsin. He started his first business when he was 21 which was the first 1-800-GOT-JUNK? franchise in the state of Wisconsin. At the age of 29, he was appointed to Governor Scott Walker's administration to serve as the Director, Office of Urban Development for the Wisconsin Department of Children and Families. In 2016, he relocated to Washington, DC to serve as a Director of Strategic Partnership for a national venture philanthropy firm called Stand Together Foundation–serving over five hundred wealthy business leaders across the country. In 2019, he briefly worked as the Director of Urban Development for a legacy-minded private equity firm called Ambassador Enterprises in Fort Wayne, Indiana. In 2020, he partnered with W. Isaac McCoy and John K. McKiel to form an impact-minded private equity firm called I2J Group LLC resulting in their first acquisition of a small kitchen and bath remodeling company in Dallas, Texas with plans to grow a national home improvement vertical. Jamie earned him AS in Business Administration and BS in Organizational Leadership from Penn State University. Faith Investors Club is a limited partnership and a member of the NAIC, now Better Investing. The club meets monthly to discuss various companies (stock options) and determine if the club should invest/buy/sell stock. They view the investment as a part of "stewardship," as a way to make the best use of resources entrusted to them. They adopted NAIC's philosophy of investing regularly over time in well-managed companies through dollar-cost averaging. They benefit from the philosophy of investing regularly, reinvesting earnings, investing in proven growth companies, and diversifying risk. Their first investment was McDonald's, at the time, a company with proven results. Using the NAIC stock study tools, their portfolio grew as they researched other stocks of small, medium, and large companies. Today their investment portfolio consists of 18 stocks and total securities and cash accounts are over $260,000. Vivian McKnight is a former civil servant who retired from the federal government in 2012 with 32 years of service. She has worked as a Scientist, an Engineer, a Computer Programmer, and a Project Manager. Her last assignment in the Federal Government was as a Safety Manager for the Federal Aviation Administration working on the integration of Unmanned Aircraft/ drones in the National Airspace System. She started her Federal career as a Physicist with the Navy. Her formal education includes a bachelor's degree in physics and a Master of Engineering Science degree with an emphasis in Computer Science. She was born, raised, and educated in Baltimore City, Maryland completing her higher education at Morgan State University and Loyola University Maryland. In 1997 she was invited by a friend to come to a meeting to form and ultimately join 12 Karats Investment club where she became one of the founding members of the club. 12 Karats joined BetterInvesting (BI) in 1997 when it was named the NAIC and as a new club, they took advantage of the Maryland Chapter services and training throughout the years. She served as the club's treasurer for many years, resulting in even more interest in investing, making, and saving money and later improving knowledge of tax-efficient investing. Her passion is encouraging women to invest and empowering women in the area of financial literacy and investing. Yohlaunda Battle graduated from Miami University of Ohio with a BS in Systems Analysis. She is an IT professional currently working as a business systems analyst and IT trainer at a dialysis company. She loves Jesus and serves as a women's bible study facilitator at her church. She is a current member of Model Wheeler Investment Club (MaWDIC) and a past member of Living Room Learning Investment Club (LRL), both of which are part of Better Investing, and serves as a director with BI Northeast Ohio Chapter. She is married with no children. While she has always been pretty good at managing her money and savings, she became an investor in her 20s by investing in her company's 401k plan as soon as she became eligible. Steven Butala: Welcome to the Land Academy Show, entertaining real estate investment talk. I'm Steven Jack Butala. Jill DeWit: I'm Jill DeWit broadcasting from sunny Southern California. Steven Butala: Today, Jill and I talk about the state of land, investment education out there online. Jill's like, what the heck is this about? It's shocking to see how many experts about buying and selling land there are out there lately. Jill DeWit: I know. I bet we've created about 99.9% of them. Steven Butala: I'm sure of it. Jill DeWit: Maybe 100% of them. Steven Butala: It's not just land its everything. Jill DeWit: Right. Steven Butala: It's just amazing how the internet obviously, is still super new. Facebook started in what? 2009? Not started, but became a thing? Jill DeWit: Mm-hmm (affirmative). Steven Butala: Eight or nine-ish, I think. So it's not 10 years old, and it's just amazing that- Jill DeWit: YouTube. Steven Butala: ... it taps into like [crosstalk 00:01:00]. It just taps into some kind of some certain personality types, just their need to not only express their opinion, but be an expert on something when they're not. I'm not complaining, I think it's funny, I really do. Jill DeWit: The only thing that's kind of frustrating, it's kind of like, we've been watching the news a lot the last... For the last several weeks, we've all been watching a lot of news, right? Because of the obvious things going on. It's funny how many there looks like seemingly 19 year olds talking about elections and history. I'm like, "What do you mean the last election when you were in middle school?" I have a real hard time swallowing that one, but it's [crosstalk 00:01:47] funny. Steven Butala: I understand that. You know what? Let's take a question and then we'll talk about it. Jill DeWit: Okay. Steven Butala: I understand the issue is we have a niche company. A bunch of niche companies, actually, but it's just funny when... I understand a new station being niche for people under 25. Jill DeWit: Yeah. Steven Butala: I have no issues with that, but when it starts to really seriously creep into the mainstream and it's just funny. Before we get into it, let's take a question posted by one of the members, our members on the landinvestors.com online community. It's free. Jill DeWit: Lucas wrote, "I want to share with everyone my thoughts on my current state with my land business, mostly just to get stuff off my chest. I love it. I haven't posted in a while because it's been a roll in of activity." Okay, usually that's a good thing. Steven Butala: Yeah. Jill DeWit: It's cool. "First the Land Academy support emails have been perfectly timed. I just got the week five email Sellers Calling Back, which covers handling inbound calls and hate. I've been amazed at the timing of these emails." Thank you very much. I would like to take some credit for that. "They come into my inbox almost to the day, that is relevant for me. This has a huge boost because it tells me that I'm on the right track with where I should be. Moving along quickly, but not too quickly. My first week of inbound calls has resulted in numerous emails and roughly two dozen calls. About half of those have been hate, which has been awful to deal with." Steven Butala: Yep. Jill DeWit: "Between email and phone, probably 12 sellers interested in accepted offers. I'm finding that my offers made sense from comp to comp standpoint, but I really didn't factor in the rate of sales in that area. So I may not be able to sell as quickly as hoped. Also, learning a lot about the variance that can be seen between zip codes within a given county. In future mailers that will be definitely a big part of my pricing process. Simply overwhelmed with all these calls coming in over the last week, I just can't process them fast enough." Steven Butala: Good for you.
