In this episode of the Alchemist Nation Real Estate Podcast, I talk to Jack Bosch one of the experts when it comes to selling, purchasing and flipping land itself. Jack says that they bring people to being masters of landing flipping, so they're the land masters. They brand themselves as the land profit generator fund and they happened to be in the business for 18 years. They flip land as house flippers flip houses without the number one complicating factor of house flipping which is the house. He is not saying that house flipping is bad, he has flipped a few dozen of houses but you're dealing with so much complexity when flipping houses because you have to get in first of all or you if you're to do it virtually, still you must have somebody go into the house, you have to have someone estimate repairs, you dealing with a lot of competition and time frames because that person needs to sell it like in seven days. You're dealing with hard money and all that kind of stuff. With landing flipping, they're not dealing with any of them but they can do the same thing where he is actually helping one of their students through a deal that the following week, he will make 30,000 on the deal without having ever seen the property. He actually lives outside of the country, hasn't been in the country in 2020 yet he has multiple deals on the contract, one is closing the coming week, one is putting on the contract like today for sale and together, these deals would make roughly like $50,000 from overseas. Jack offers 3 pieces of advice to 20-year-old Jack that are most powerful to him. 1) - Never think that you're too young. 2) - Just Go for it. 3) - Surround yourself with people that are going somewhere. I WANT TO WORK LESS. All caps might have been a little dramatic there.But seriously, that’s what we all want isn’t it? The good news is, you can be just as productive and work way less. So much less in fact, you will feel super lazy doing this at first. That’s a good thing. Per usual, I didn’t come up with this all on my own. These are proven concepts from a number of world famous books and articles, all melded together. Concept 1) The 80/20 RuleMany of you know this rule so I’ll go quickly.Basically some dude a 1,000 years ago (i think his name was Pareto)Noticed that 80% of the land in this one place was owned by 20% of the people. And that 20% of the crops produced 80% of the yields at a farm. And on and on. Basically the rule applies to anything. Here’s the key point. 20% of your actions produce 80% of your results. Stop again and read that again above like 7 more times until it really sinks in because it’s true. Did you do it?I’ll wait. ………Before I let that concept sink in above I was..OverworkedUnderproductiveAnd stressed for literally no reason. NOW, all of that is in the past. I’ve actually even taken it a little further than that so let me get onto concept number 2…Concept 2) The Power RuleStole this from one of the best books ever, Peter Thiels “Zero to One” (which I’ve read like 12 times). Basically what he says is that 80/20 is for sissys. It’s more like 99/1. Peter is a billionaire.He founded Paypal with Elon Musk. And now owns a bunch of other companies. And invests in companies too.What he learned early on is that ONE COMPANY in a GROUP of companies he invests in…WILL OUTPERFORM ALL THE OTHERS COMBINED.Here’s another place for you to stop and read what I just wrote again…I’ll wait.…..Basically, let’s say you invested in Facebook + 20 other early stage start up companies back in 2010. It’s almost a guarantee that Facebook will have made you more money than the rest of the 20 companies combined. THE SAME IS TRUE FOR EVERYTHING IN LIFE.1% of your actions will produce 99% of the results. 1 customer segment will be better than 99 others combined. 1 daily habit will have more impact on your happiness than 99 others combined. 1 decision will have longer term affects than 99 others combined. You get the idea, it applies to literally everything. Which leads to concept number 3. Concept 3) EssentialismMaybe I’m just not that smart. But it took 3 books for me to actually make practical this concept. 1) The “4 Hour Work Week” taught me that 80/20 rule above2) “Zero to One” taught me the Power Rule3) And “Essentialism” taught me this last part(No need to link all these authors lol just search it in amazon they are the one with the most 5 star reviews :)Essentialism really is just EXACTLY WHAT THE TITLE IMPLIES. RUTHLESSLY CUTTING OUT EVERYTHING THAT ISN’T “Essential”.Can you see how this ties everything together?If 20% of your actions produce 80% of the results, should’t you try to eliminate that 80% of wasted effort?YES.If 99 of your 100 actions don’t really move the needle, shouldn’t you try to eliminate those 99?YES.“But Kale, how do I actually do that??”That’s a good question, and it’s different for everyone. However, the KEY is this. BE RUTHLESS.I never actually got to be “Lazy” and do “99% less work” until I became ruthless.Not mean.Not cruel.Just 100%, totally HONEST with myself, REFUSING to compromise on my MOST IMPORTANT ASSET, MY TIMEI literally forced myself to SLOW DOWN. For every decision. Every task that I would normally just race off and do without thinking.I would stop and really ask myself. Is this ESSENTIAL right now?Is this ACTUALLY moving the needle?Or am I just “working hard for the sake of working hard?”I can’t really prescribe how to do this for yourself personally.For your individual life, business, marriage, etc.It’s too unique for me to do that. I think the key with me was actually BELIEVING the concepts above, because without fully trusting in it, there is a HUGE temptation to just DO.Just GO.Just work work work work. It’s so tempting because appearing busy is the standard. But it doesn’t have to be. YOU CAN break free. This is a longer article today but I’ll leave you with a story that I think makes it stick home. Stole this from “Hell Yeah or No” by Derek Sivers. Basically, Derek had this gorgeous bike ride he did every day in Santa Monica. Along the coast.Those that have been there know how awesome this bike path is.But Derek wanted a workout, so he would do the 43 minute ride…HEAD DOWN.RED FACED.Huffing and puffing. All out. 43 minutes, every single time. Obviously, Derek got sick of this (like we all do when working out hard for an extended period can I get an amen lol)He started to dread the ride. So one day he vowed to just enjoy it. Head up, he watched the waves crash. He felt the wind in his hair.He smelled the ocean breeze. Wonderful ride, enjoyed the hell out of it, no stress, barely even noticing he was pedaling. When he got home, he looked in disbelief at his watch. 45 Minutes. You’re telling me…That all that huffing and puffing…ALL that stress…Was just for an extra 2 MINUTES?!?!?!Yep. and that’s how it is with EVERYTHING in life.All that extra worry. All those emails that you HAVE to answer.All those customers that you NEED to help, right now. That job that CONSUMES you. Probably isn’t apart of the 1% of things that actually matter. Hell, it’s probably not even apart of the 20%. *Language not suitable for children* It’s terrifying to watch someone you love fade away mentally. If you have never experienced anything like it, then consider yourself truly blessed. If you have, then you understand the gut wrenching stress and pain that comes with it. I (April) spent years hoping and praying that Mom would get better. There were days I thought my prayers were answered. I would say, “Yes! Thank you Jesus! I knew this day would come!” Have you ever had that conversation with yourself? I would think, "Finally she’s back to normal! She has to be … she’s talking and laughing again. She’s up cleaning and making dinner. Thank you, God!" Then a week or so would go by and I realized ... Nope. That was just a good week. I (April) grew up knowing Mom before the bipolar disorder started to take over her life. It was confusing for me to watch her change. Amanda grew up with Mom's illness. No matter what, I believe you should never give up hope. I’m talking about hope for yourself. Otherwise, you will quickly lose yourself in their world. You have to do everything you can to get into a good place. Go grab a drink with friends, workout, go see a movie and laugh. Be selfish and go do something that makes you feel good. Just GO! I’m not saying to leave them if you think their life is in jeopardy, but get away enough to save your own life and sanity. In this episode, we talk about some of Mom's strange behaviors and how we maneuvered around them. She would take a handful of pills, get in the car to run errands and crash. One day she picked Amanda up from a friends house and seemed totally fine. All of a sudden, Mom passed out at the wheel going 35 mph down the road with Amanda in the passenger seat. Amanda wasn't old enough drive. Our dad had no other choice, but to lock her medicine up and not allow her to drive anymore. You might think, "that settles that." But, not when you're dealing with our Mom. The hell if anyone was going to tell her how to live! I got so mad at her. I told her, "You better hope nothing happens to our dad (My step-dad/Amanda's dad). Because if something does, I will send you back to the funny farm faster than you can light a cigarette. " Dealing with this kind of shit is not for sissies. You might disagree with me, but I think it’s okay to be pissed off at them. I don’t mean get totally ugly with them like I did Mom. We talk about motherhood a lot on this show. It’s probably second only to running itself, and for good reason. Since starting this podcast, our fearless host, Tina Muir, has been pregnant twice, and given birth to her beautiful daughter Bailey. Not only that, but Tina first stepped away from professional running to get healthy and start a family. Here we talk about what it’s like to be a mother and to be a runner. From professionals like Alysia Montano who competed professionally while pregnant (once when eight months pregnant!), to discussing how quickly to get back into running after pregnancy, to brands that support mothers, we love to talk about running and motherhood. Today we’re welcoming back another mother-to-be, Sarah Crouch. Sarah is a familiar voice for those longtime listeners. She is an incredibly fast runner, who has qualified for the US Olympic qualifiers three separate times. She is also a running coach, a birth doula, an entrepreneur, and has a knack for interviewing the interviewer, often getting the best out of Tina. For those that don’t know Sarah well yet, you will get your chance as she will be a guest host on the Running for Real podcast for four episodes, as Tina welcomes her second child into the world. Sarah is a natural interviewer and will be speaking with four people she knows during her substitution. Today Tina spoke with Sarah, discussing Sarah’s journey over the last year, from running her best times in her life, to fracturing her femur, to deciding to start a family. Listen along and get to know our new host! Just Go for It Last time Sarah was on the show, she had just hit her first PR in four years of running. It was a tough four years, but worth it. Sarah was learning and relearning the reasons you work hard to accomplish a goal, and understanding that the doing has to outweigh the end results for you to be happy. After finishing the Chicago Marathon in 2018, she took three days off and started intense training for the next race. In hindsight, she would have decided to take a longer recovery period. Sometimes the best training you can do is to not train at all. The body needs to recovery before it can perform at its peak. Sarah went on, and in April 2019 she ran the Boston Marathon. Prior to the race, she found out that she had a stress reaction near her knee at the end of her femur. Deciding to run the Boston Marathon still wasn’t a simple one. She was in great shape otherwise, running some of the best times ever, and if she did well in this race, she would qualify for the 2020 Olympic trials before the competition peaked in the fall. She also had sponsorships to think about, missing out on a paycheck if she didn’t run or didn’t finish. Running Boston would be a risk, and in the end, one Sarah would take. During the race, Sarah’s femur fractured. She finished the race well behind her goals and her projected finish position and time. Going into the race, she knew that if it fractured, it would mean six months of recovery, still, she stands by her decision. “I will always be a risk taker,” says Sarah. She emphasizes that she wasn’t advocating that when you are sick, you should go out and play, but for her she was doing her job and doing her best to overcome a challenge. The risk-reward was worth it, and 100 times out of 100, she said she would do it again. In the end, people will have opinions about what you decide to do. Some will always be supportive, some never will. The best thing to do is be confident in yourself and accepting of the consequences, good or bad. Then it was onto the Jeff Bezos Phone Hack. So here we go with Ken and Matt. That is against the usage of rules and agreements of all these websites. If you had a picture posted on Facebook that was publicly accessible or on Twitter Craig Good morning, everybody. Of course, this is Craig Peterson on WGAN, up in Maine, on their morning drive show. There is some very concerning stuff going on to news statistics out that we talked about this week about fishing and BEC type email attacks. We are going to get into it right now. Ken We are back ladies and gentlemen it is 738 on the WGAN morning news with Ken and Matt on Wednesday, which means it's time to talk to Craig Peterson, our tech guru, to go over all the things about technology that affect our daily lives here today. Craig, How are you this morning? Craig Good morning, doing well Ken Well, let's start talking about some techniques, shall we? How many organizations last year, got phished, successfully? Craig Yeah, this is a huge trend that's been going on. You know, we keep hearing these warnings FBI has issued an alert out, and we will talk about it here on the show. It is really getting down to the brass tacks because we're, we're all somehow making some money, right? Whether or not you are getting paid because you know nothing about an oil company, or perhaps you are getting paid because you're working hard and getting up at 3 am every day. Those organizations, every one of them, right now got phished. Of course, you know what phishing is those of those types of emails that encourage you to click on something, maybe download something, etc. There are some new statistics out right now. They are kind of a little scary. You know, I'm not even sure these are that accurate because they say that nearly 90% of organizations around the world are targets of this whole business email compromise, type of scam, fear, spear-phishing attacks, which is a very, very big deal. And I think it's probably closer to 100% of organizations. I don't know you guys probably both have gotten those emails, right, supposedly, from your bank, etc. Absolutely. Yeah. I don't see why it's only 90%. But it's, it's very, very bad. It's very high. They're looking at global data from 50 million simulated phishing attacks. They got sent out to the customers of one company by their security firm, Proofpoint. They sent them over the one year but the part that's most alarming to me because you know, 100% that's not news. But unfortunately, more than half of the people that got these simulated phishing attacks opened the email and clicked on a link, and they were convinced to do it. That's the scary part. Another big story this week is telling us a little bit about what the results of that are the cost of it, and it's happening more, we are getting better. Okay. It used to be that it was 90% of people would open these emails. So we are getting better, but the costs are even increasing. Matt We are talking to Craig Peterson, he is our tech guru, and he joins us at this time every Wednesday to go over what's happening in the world of technology. I am always fascinated by this evolving facial recognition technology. I'm thinking of a man walking into the Gap or whatever, like in Minority Report, and they scan your eyes, or they just know they know who you are. They say Welcome back to the store. How did you enjoy those jeans that you just bought? Would you like to look at something new, etc.? The real utility of it, at least right now, is in terms of security and things like that. So obviously London is now adopting its facial recognition technology for police to us. Europe is considering a ban on it. Talk to us about where we stand with the use of this technology for law enforcement, and I guess beyond. Craig Last weekend, on my show, of course, Saturdays at 1 pm here on the same station, but and my show last weekend, I went into quite a bit of detail about this one company that had been operating kind of underground. They did something that this is frankly illegal. They scraped every picture available on the internet they could grab. That's against the usage of rules and agreements of all these websites. If you had an image posted on Facebook that was publicly accessible or on Twitter or on these online photo album sites that you can share photos. They have it. They have over 3 billion social media pictures. What they're doing is selling subscriptions to police departments. These police departments pay as little as $10,000 a year, can take a picture from some security cameras somewhere, and run it through this software. It's an app that runs on your phone. And it will tell the police where it has seen you before online. The police have been hindered over the years by only having pictures in their database of people who had interactions with police. You know you get arrested, they take photos and fingerprints. Now they have been able to identify hundreds or thousands of people that were involved in crimes were unsolved crimes, which is kind of interesting. So what London's doing now is they're taking that same type of technique. By the way, there are lawsuits against this company. Right now, it's in use in New York City. A lot of police departments are using it. But London's taking that type of technology because it's one thing to have faces. London has been, it's the most surveilled city in the world outside of China. And that means there's a lot of cameras out there. For years the city of London has been taking all of that information and use it to track people as they moved around London. Now with this newer technology that we're starting to see where it's tying it into social media posts to pictures that can find almost anywhere. They're worried about what they're calling a breakthrough assault on our rights. And we're starting to see this here in the UK is where the US is well, and it's very, very scary in the facial recognition is 80 ish percent accurate in some cases, is in the worst cases it's about 80% inaccurate, which is terrible. I think this is dangerous technology in the wrong hands, and it can easily be misused. The wrong hands don't mean like the guys in the White House. The wrong hands imply someone who has access to this type of database, who wants to find the name and phone number of that person they saw in this coffee shop. So they can call them up and try and get a date. It could be that simple. So I'm getting very concerned about it. Our law enforcement here in the US has relaxed the established rules of evidence that have been around for a long time and retaining things like our photos. When should they be keeping it that many police departments have cameras, video cameras on the cars as they drive around? In some jurisdictions, it means taking pictures of your license plate or photos of all of the occupants. When it finds an active ticket against the owner of the vehicle or the vehicle itself, you will be pulled over all automatically. Frankly, this type of activity concerns me because it's there will be mismatches. There will be people accused that shouldn't be. And honestly, I think we should be secure in it and have that type of privacy. Matt We were talking to Craig Peterson. He is our tech guru. You hear him every Wednesday at 738. You know, we said it earlier, Craig about Jeff Bezos and the hacking of his phone. What's the latest on that? Should we be concerned? Craig It presents an interesting problem because Jeff Bezos was using a piece of software on his smartphone that many people use has called WhatsApp. It was bought by Facebook some time ago. What happened is that the Saudi Crown Prince was upset with the stories in the Washington Post that were written by Jamal Khashoggi. Khashoggi had written articles, news stories for The Washington Post. The Saudi crown prince had met Jeff Bezos at a party, and they exchanged WhatsApp phone numbers. That's how you communicate, and WhatsApp, you have a phone number associated with your account. So now, they can talk to each other using WhatsApp, and WhatsApp is an app designed for secure communications that encrypted from end to end. Let's get into a little bit more meat of your question, which is what happened here behind the scenes? Well, it turned out the watch app had a bug in the way it has handled or maybe even still handles access to your photos and videos and other information contacts on your phone. And apparently, someone used the Saudi Crown Princes account WhatsApp account, sent a video to Jeff Bezos. That video had in it some malware that gave them full access to Jeff Bezos, and his phone and everything on it. Well, the phone numbers of probably the contacts, but videos and photographs. And Jeff Bezos notices his phone was slow, which by the way, is the number one reason I get phone calls for security. But the email slows the slow phone computers not working right. Jeff took his phone to one of these places that did some cyber forensic analysis on the phone. They discovered why yes, indeed, the amount of data that's being sent by your phone is 100 6,000,000% higher than usual. It is posting videos, etc. out to the Saudi Crown Prince. Guess what ended up happening? We ended up with the most expensive divorce in history with Jeff Bezos and his wife because those videos and photos leaked. So that's the basics of what happened here.
