Karina Connors My guest today is Karina Connors, or Sexo, cos when I met her she was Karina Sexton so that is what so many of us still call her.  A born and bred Lismorian (Lismore is on the far north coast of New South Wales just 100km south of the NSW/QLD border), Karina first picked up a tee-ball bat in the 80s before then taking up softball. Once she switched to baseball as a teenager, Karina begin building one enviable resume which leaves her as the only far north coast baseballer to have been selected for the Australian women's baseball team and the longest-serving Queensland baseball team representative - male or female - with 17 years spent in the maroon!  But beneath the stats is a story of hard work, determination, heartbreak and joy, from three career-threatening injuries to the birth of her daughter in the middle of her career, to a long-awaited World Cup debut after she had officially retired.  Now Karina is still involved in coaching baseball, but more significantly, doing her part to help rebuild a local community and baseball family in her hometown of Lismore, which was recently devastated by the floods of February 2022. I've learned this lesson the hard way many times. Over the past two weeks with the intensity of the world, I could feel the guilt of getting on with my life, business and responsibilities kicking in. All I wanted to do was more and more for the NSW/QLD floods, and my batteries were running low.After a huge few days of helping organising Melbourne's mass donation drop for the floods, I looked at my week and it was full! My step daughters were coming back, coaching clients and guest speaking gigs for International Women's Day were ahead of me, and I thought, "if I don't pull back on the need to give out of guilt, I'll fry myself". Today's episode goes into how the guilt of being safe in a world where others are suffering can cause over giving for fear of being selfish or insensitive. There's a balance between giving and ensuring that you're filling yourself up. Theresa Mitchell is the founder of Agape Outreach, a not-for-profit organisation which works tirelessly serving the homeless. It literally started with Theresa walking past people living on the street (daily), seeing a massive need and choosing to do something about it. She decided to cook meals in her home and put herself in front of the people who most needed that kind of love and support. Thirteen years down the track she hasn't stopped and now this amazing woman is the head of an organisation with more than two hundred volunteers, supporting thousands of people living around the NSW-QLD border. Oh and I almost forgot, along the way Theresa has also fostered thirty-seven children in her own home (caring for up to five at time). I love what she's doing so much that, half way through our chat, I committed to running an online fundraiser workshop, with all the proceeds going to the outreach program. Details up soon. Today you’re going to hear from Pattie Lettice.But first a little back story… I was born in Moree and grew up on the North West Slopes and Plains of NSW. My mum’s family is from Mungindi on the NSW QLD border and I’ve always said that’s the centre of my soul. I had to go away for high school and uni and was homesick for the North West for 13 years. I knew if I became a teacher that I would get a job at Moree or Mungindi - that was the dream. I’ve always had a real connection to that country. Towards the end of my degree however I met my now husband in Narrabri and that is where I ended up. I love it here and loved talking about our western towns with Pattie for this podcast such as Walgett, Lightning Ridge and Brewarrina.10 years ago I moved back to Narrabri to do my internship at Narrabri Public School under Craig Jollow and this is where I met Pattie Lettice, our AEO or Aboriginal Education Officer. I took an instant liking to her and have always enjoyed hearing parts of her story. I’ve taught at nine schools in our district and have learnt that Pattie is an absolute stand out in the way that she conducts herself, her inclusive attitude and passion for reigniting her culture with our kids. We share a passion for teaching children and she continues to inspire me to love all children, despite their background, home life or what we might perceive to be their limited potential. Pattie is a living example that no matter where you come from or what you go through, if you set yourself a goal and work hard, you can achieve it.Pattie is a very proud Gamilaraay woman, married to her husband Noel, of 34 years and mother to too many children to count. In December of 2016 Pattie and Noel lost their only daughter Kia to cancer at age 22. Obviously that was a devastating loss for their family and I love seeing how they continue to honour Kia’s memory and carry her with them wherever they go.Our own daughter Bridie started kindergarten at Narrabri Public School this year. Like many families, we’ve missed watching her in her first year of school as we’d imagined. To celebrate NAIDOC week this year, Pattie taught all kindergarten children an Acknowledgement of Country song in language. It was filmed and shared on social media for families to see. I was very overwhelmed by this, here was our daughter who doesn’t identify as being Aboriginal but being included in this cultural opportunity which represented to me that we are moving forward. Pattie makes me more proud to be Australian and also a part of our wonderful Narrabri Shire community.If you’re looking for a resilient, Australian woman from this bush, look no further than Pattie Lettice.

“We know that the State Governments have all but abandoned public and social housing over the last decade in the tens of billions of dollars. And the people who have picked up the slack have been mum and dad property investors.” Ben Kingsley is David’s guest on this episode of Property Insiders. Ben is the host of his own podcast, The Property Couch, as well as being CEO of Empower Wealth and the current Chair of the Property Investors Council of Australia (PICA). Here he chats with David about what PICA is and what its plans for the near future. Ben explains that PICA exists to educate and advocate on behalf of property investors. A relatively recent group, it is not a group set up by business, but rather by other property investors in a response to proposed policy changes which may negatively impact upon the investment market. As opposed to PIPA - which serves the industry professional - PICA serves the consumer. PICA’s key goal is to represent its voter base, something it plans to do through providing members with opportunities to voice their views. PICA also seeks to help people understand property investment better. In addition, PICA wants to protect the rights of property investors through advocacy so investors won’t see a decline in their investment because of poor policy. They wish to find the right balance in regulation to improve the industry and protect member’s investments. Ben sees the biggest issues as being proposed changes to negative gearing and capital gains. These are not just problems for investors, but for everyone involved in housing: renters, homebuyers, and construction. In regards to negative gearing, price fluctuations may not be uniform across the state, meaning price reductions in some outer areas, which will push up prices in the inner city. State governments have fallen by the wayside with respect to investing in public and social housing, and it is small-time investors who have picked up the slack. They continue to drive demand with their investments, and if they were to leave the market, there would be no one to pick up the slack. To become a member of PICA, those interested can simply head to the website (pica.asn.au) and pay the $5 yearly fee (or $20 for 5 years). The funds collected are put towards policy responses and submissions, in particular relating to flagged changes to negative gearing and to tenants’ rights. Members are able to communicated their views to the board through petitions and open channels. PICA regularly updates its members on what is happening in the industry and is seeking independent assessments on the impacts of proposed policies. PICA is open to meaningful and constructive discussions around policy, and seeks a sustainable industry where property is available to everyone who wants to buy or invest.   About your host, David McMillan During his 16 years in the property industry David has worked as a property valuer and property adviser to private clients, financial planners, accountants, finance brokers, major banks and governments. Great headline, crap story - The planes that clipped wings at the airport in Paraburdoo. Those passengers are technically 'plane crash survivors' but the actual story isn't great. Terry was a shark attack victim.. But it was a tiny shark that slapped his leg with its tail. Roz was a tiger attack, but it was a tiny scratch. Mel got lost and found in another state, but it was just the NSW QLD border, Cindy saved a house from catching on fire and Lenno saw a great headline in the paper in Sydney. Matt LeNeves - starring in the miniseries Brock that's on this weekend. He spoke about the life of Peter Brock and filming the telemovie using the actual cars he drove! Ryan from the Bachelorette - kicked off last night. He didn't get to speak much during the show but he found his voice with the guys! The French chef has a new show called Around the World with Manu.
