Is Perth’s rental market about to change forever? Today, I’m unpacking WA’s massive new Build-to-Rent push, the state government’s bold plan to fix the housing shortage by partnering with developers and offering low-cost finance, generous tax breaks, and long-term rental commitments. We’ll explore what this means for investors, how it could reshape Perth’s skyline, and why it might finally make higher-density living an attractive, sustainable choice. I’ll share whether the new policies are likely to impact supply, be attractive to developers, what the benefits are, what tenants they will suit, and what policies and impacts of build-to-rent have been seen in the other Capital cities across Australia. Modern-day New England is a region comprising six states in the Northeastern United States: Connecticut, Maine, Massachusetts, New Hampshire, Rhode Island, and Vermont. English plans to colonize this part of America began to take concrete form at the turn of the 17th century. The first expedition to set out from England was led by Bartholomew Gosnold (1571-1607). October 2025 Sustainable Stock and ETF Picks. Top sustainable companies, best renewable energy stocks related to Chinese emission cuts, plus… By Ron Robins, MBA Transcript & Links, Episode 160, October 24, 2025 Hello, Ron Robins here. Welcome to my podcast episode 160, published on October 24, 2025, titled “October 2025 Sustainable Stock and ETF Picks.” This podcast is presented by Investing for the Soul. Investingforthesoul.com is your go-to site for vital global, ethical, and sustainable investing mentoring, news, commentary, information, and resources. Remember that you can find a full transcript and links to content, including stock symbols and bonus material, on this episode's podcast page at investingforthesoul.com/podcasts. Also, a reminder. I do not evaluate any of the stocks or funds mentioned in these podcasts, and I don't receive any compensation from anyone covered in these podcasts. Furthermore, I will reveal any investments I have in the investments mentioned herein. I have a great crop of 10 articles for you in this podcast! Note: Some companies are covered more than once. ------------------------------------------------------------- Sustainable Companies: 50 Top Investments For Sustainability on investors.com This first article could provide you with several investing ideas. It's titled Sustainable Companies: 50 Top Investments For Sustainability on investors.com. The introduction is by Anne Stanley. Here are some quotes from Ms. Stanley. “The top ranks are filled with financial services, utility and consumer companies… To build IBD's 2025 list of the Most Sustainable Companies, we started with Morningstar's U.S. and global Low Carbon Transition Leaders Indexes… The stocks had to have a price of $10 or more and sufficient data to create an IBD Composite Rating. We further qualified the list by removing stocks that did not meet or beat the S&P 500 in the past five years. We selected the companies with the highest IBD Composite Rating — all with scores of 80 or better. Finally, we ranked the companies by their Morningstar Sustainalytics climate management score, using the IBD Composite Rating to break any ties.” End quotes IBD's top 5 companies for 2025 are Eaton (ETN), Bank of Montreal (BMO), Stantec (STN), Loews (L) and TJX Companies (TJX). ------------------------------------------------------------- 10 Stocks and Funds that Benefit from China's Emissions Cuts on morningstar.com This second article might seem a little unusual. To see why, here's the title. 10 Stocks and Funds that Benefit from China's Emissions Cuts on morningstar.com. It's by Leslie P. Norton. Some of the investments are Chinese, which might bother some people; nonetheless, they will appeal to many others who follow this podcast. Here are a few quotes and some picks from the article. “China has announced plans to cut greenhouse gas emissions by 7%-10% from peak levels by 2035. This is the first time the country has committed to an absolute emissions target. In a video address to the United Nations, President Xi Jinping also said that China would boost wind and solar capacity sixfold from 2020 levels and increase the share of non-fossil fuels to more than 30% of total energy consumption… Who Benefits from China's Emissions Cuts? China will also accelerate its voluntary carbon market and carbon certificates, which companies can trade to offset their own emissions. Kathlyn Collins, head of responsible investing and stewardship at Matthews Asia [says]…‘With the increase in terms of focus on emissions reduction from intensity to absolute emission levels, more and more industries will come under the purview of the emissions trading scheme.' According to Collins, the main beneficiaries will be battery storage systems, grid infrastructure upgrading, smart grid metering, energy management systems, environmental consulting, monitoring compliance, and of course the continued buildout of renewables and lean power. It's titled 3 AI Infrastructure Stocks Riding the Coming Power Crunch on finance.yahoo.com and is by George Budwell. Here are some quotes from Mr. Budwell. “1. Iren Ltd. (NASDAQ: IREN) has transformed its roots as a Bitcoin miner into a broader play on high-performance computing. The company is redeploying its energy-intensive infrastructure to support artificial intelligence, acquiring massive GPU fleets that include Nvidia's B-series accelerators and AMD's (AMD) new MI350X chips. That pivot is already showing up in the numbers: revenue climbed 226% year over year to $187 million in Q4 fiscal 2025, while gross margins improved as higher-value AI services began to supplement traditional mining… The stock has surged 326% year to date, reflecting investor enthusiasm, but the AI cloud segment is still in its early innings. The main risk is utilization: if customer demand doesn't keep pace, expensive GPUs could sit idle while fixed costs pile up. Still, Iren has so far executed well on its transition, positioning itself as one of the more credible emerging players at the intersection of compute and energy. 2. Applied Digital (NASDAQ: APLD) designs and builds AI-optimized data centers from the ground up. Its flagship Polaris Forge campus is planned to scale to 1 gigawatt of capacity -- enough to power a small city. A marquee lease with CoreWeave (CRWV) validates demand for its high-density facilities, but the stock already trades at roughly 34 times trailing sales, far above peer multiples. That valuation captures both the upside and the risk. If Applied Digital delivers on schedule and secures high utilization at premium rates, early investors could see outsized gains. But construction delays, cost overruns, or permitting issues could quickly erode returns. The stock's sharp swings this year underline just how much speculation is embedded in today's price. 3. Poet Technologies (NASDAQ: POET) is targeting one of AI's hidden bottlenecks: the energy cost of moving data inside data centers. Its optical interposer platform uses light instead of electricity for chip-to-chip and rack-to-rack communication, aiming to cut power consumption while boosting speed… With a sub-$500 million market cap, the stock carries lottery-ticket risk/reward: meaningful upside if design wins materialize, but significant execution risk until revenues reach scale.” End quotes. ------------------------------------------------------------- Shining a Light on 5 Clean Energy ETFs as We Step Into Q4 on finance.yahoo.com Now some picks from a regular to this podcast, Aparajita Dutta. Was steckt wirklich hinter der „Angst ohne Anlass“?
Are South Dakota Trust Better than Other States?
Sable Island is an isolated small Atlantic sandbar situated southeast of Halifax, Nova Scotia that is notable for its role in early Canadian history when France initiated the first attempts to settle on the island. The Viceroy of New France, Marquis de La Roche, sent soldiers and settlers (mainly criminals) to Sable Island to establish a fishery and fur trading post. When the convicts mutinied, they were left on the tree-less and stone-less Sable Island. Most of the settlers died, but a few managed to survive in mud dwellings for 5 years before being returned to France. Poorly planned, the settlement failed and was abandoned in 1603. STORY OF AMERICA - An isolated small Atlantic sandbar situated southeast of Halifax, Nova Scotia is notable for its role in the early history of America when France initiated the first attempts to settle on Sable Island. The Viceroy of New France, Marquis de La Roche, sent soldiers and settlers (mainly criminals) to the Island to establish a fishery and fur trading post. When the convicts mutinied, they were left on the tree-less and stone-less Sable Island. Most of the settlers died, but a few managed to survive in mud dwellings for 5 years before being returned to France. Poorly planned, the settlement failed and was abandoned in 1603. Host Mark Vinet's special guest Eric Yanis of The Other States of America podcast tells this intriguing story. The Saturiwa were a Timucua chiefdom centered on the mouth of the St. Johns River in what is now Jacksonville, Florida. One of the 500 indigenous nations & cultures that blanketed North America, they were a prominent political force in the early days of European settlement in Florida, forging friendly relations and alliances with the French Huguenot settlers at Fort Caroline in Saturiwa territory, in 1564-65. The Saturiwa are so called after their chief at the time of contact with the Europeans, King Saturiwa, who was sovereign over thirty other chiefs and their villages. The episode provides in-depth insights into real estate investment, with a strong focus on the challenges and opportunities in California, particularly related to fire-prone areas and property management. The speaker shares personal experiences in real estate investment, insurance claim negotiations, and the difficulties of navigating complex regulations in California. The discussion is framed within the broader context of property acquisition, management, and financing. Key Highlights: California Real Estate Market and Insurance Challenges (0:00 - 20:00) The episode begins with a discussion about the challenges of investing in California real estate, particularly in areas prone to wildfires. The speaker shares an example of successfully negotiating an insurance claim for a fire-damaged property, emphasizing the importance of thorough documentation and the need to challenge initial settlement offers from insurance companies. Real estate investors are warned about the hidden costs of multi-unit properties, such as the significant repair expenses and challenges related to rent control laws. Rent control in California restricts how much rent can be increased, leading to challenges for property owners trying to maximize profitability. Multi-Unit Property Investment: Advantages and Drawbacks (10:00 - 20:00) While multi-unit properties may seem like a good investment due to their lower upfront costs, the speaker warns that long-term profitability may be limited by challenges such as rent control and tenant difficulties. The discussion covers property management strategies and how cash flow can be maximized by screening tenants carefully and ensuring long-term stability in rental income. The importance of detailed tenant screening is stressed as a way to mitigate risks associated with rental properties. Tenant Screening and Rental Income Strategies (20:00 - 30:00) Tenant screening goes beyond checking credit scores and references. The speaker encourages background checks, analyzing social media, and assessing a potential tenant's overall behavior to predict reliability. Long-term tenants are ideal, as they help stabilize cash flow and reduce turnover costs, which are particularly significant in California's high-rent markets. Investors are advised to carefully weigh the risks of purchasing properties in regions with strict tenant laws. Investment Opportunities in Other States (30:00 - 40:00) The conversation shifts to out-of-state investment opportunities. States like Texas, Arkansas, and Kansas are highlighted as more favorable markets for real estate investors due to lower property costs, fewer tenant restrictions, and less expensive property management. The speaker advocates looking beyond California's high prices and regulatory challenges, emphasizing that other states offer better return on investment (ROI) and a simpler management process. Challenges in California's Real Estate and Insurance Market (40:00 - 50:00) The California insurance market is discussed, particularly the challenges faced by homeowners and investors when dealing with fire damage claims. The speaker notes that insurance companies are under pressure in California, especially in high-risk wildfire areas, which can make it difficult for property owners to receive adequate coverage. Investors are cautioned to account for the significant risk of wildfires and the resulting challenges in securing insurance, along with the high costs of rebuilding in fire-prone areas. Understanding Financing and Investment Strategies (50:00 - 60:00) The speaker shifts to financing options for real estate investors, discussing private money lenders and the flexibility they offer compared to traditional bank loans. The importance of understanding financing terms and using creative financing strategies is emphasized. Investors are advised to diversify their portfolios and consider other types of properties such as commercial real estate or multi-family units in more tenant-friendly states. Summary of Core Insights: California's real estate market presents significant challenges for investors, especially in areas impacted by natural disasters such as wildfires. Rent control laws and high repair costs make it a complex market for multi-unit properties. Insurance settlements should be thoroughly reviewed and challenged to ensure full compensation for fire or disaster damage. Investors should take a proactive approach when negotiating with insurance companies. Tenant screening is a crucial step in securing long-term, stable rental income. Investors should go beyond basic background checks and assess a potential tenant's broader behavior, including through social media. For investors looking for better ROI, out-of-state properties in states like Texas and Kansas offer less regulatory burden and lower costs. Financing options such as private money lenders provide greater flexibility for real estate deals, especially for those who may have trouble securing traditional bank financing. The episode offers practical advice for both new and experienced investors, guiding them through the complexities of California's market and helping them explore more favorable opportunities in other states. Creative financing strategies and thorough due diligence are key takeaways for navigating the challenges of real estate investing. Subscribe for more wildfire updates and tips on protecting your home against disaster. Whether you're passionate about environmental sustainability, intrigued by technological advancements, or simply eager to learn about the latest developments in wildfire prevention, this episode is a must-listen.
